We had an overall good experience here except the apartment needed a good cleaning upon move-in, the TV usb port being damaged and difficult to use, and being billed for utilities before we moved in and after we moved out. The second lease was 2025-2026 term at 906 Market St Normal, 1 bedroom unit. The apartment was filthy at move in and oddly they came to inspect the unit for move in conditions after we cleaned it and moved in. We had several months of charges for water problems they were fixing in the building at the direction of the Town of Normal (per YA billing dept). I'm not sure why these repairs were charged back to tenants. There were also random charges for things which we never understood, but made sense to them. It wasn't worth my time and energy to dispute. I value both too much. They bank on that. Literally. Maintenance showed up A LOT and gained unauthorized access into the apartment without the required notice. We know this because she was home when it happened several times. The last straw was when she was in the shower and heard someone inside her apartment in her bedroom. She asked 3 times for the guy to leave, finally yelling at him to get the *&%$ out before he would comply. He cussed at her. We called several times to report the issue on different breaches before this happened and each time we were told they would make sure it didn't happen again. After this instance, we purchased security bars for the two outside doors and changed a lock on the outside door into her bedroom. The lock change was against the lease terms but drastic situations call for drastic measures. We also reported it to the Town of Normal which was our saving grace. They never bothered her again. We also found it annoying that students were still made to move out for 3 weeks in-between leases on the same apartment. My advice: With any Landlord, take video of EVERYTHING AND write down all imperfections ceiling to floor (including dust because they'll charge you for a dirty ceiling fan, blind, or vent regardless how it looked when you moved in). Know your rights as a tenant before you lease and report violations to The Town of Normal immediately. They were kind, responsive and effective.

They wanted to charge us $2200 for a year lease. They provided no warning, in fact on a phone call I was assured they'd raise it only $200. They lied. No matter, they didn't care. This was in addition to the fact that on repeated occasions throughout our lease term with them, they'd call and warn us that so many other people wanted to rent our unit and they wanted to "check" if we wanted to stay through another lease. They also suggested that we simply raise our rent mid lease because there was so much interest. This is illegal and manipulative. It felt almost like the $600 increase was retaliatory because I didn't want to raise our rent in the middle of a lease term. The same home they wanted us to rent for $2200 for a one year lease is now barely $1970 market value on Zillow. This rent increase impacted our lives severely at a time when I was expecting a child very shortly, gave birth, and was then postpartum. We tried to negotiate with them explaining that we didnt want to move at such a vulnerable time but also couldn't afford their increase, to no avail. This was incredibly stressful. We signed the lease and we're then forced to break it, at which point we paid a ridiculous termination fee and we're still charged $700 for a microwave handle after leaving our home in absolutely impeccable condition. Be warned.

I moved in and the first thing I noticed in my apartment was that there was black mold on a wall in the living room, then I found more spots throughout the apartment. So ofcourse I call the office, to get immediate help for them to clean the mold off the walls. They told me that maintenance will be doing further inspections later in the week and that they will "try" to get someone out today. However, I can't just up and leave and go stay with a family member or a friend while I wait on Sami maintenance to take care of it. I tell them this, and they are like "well you have two options, either wait for maintenance to come out and clean it or return your keys and move back in, on the official move in date." Which would've been in June. I'm sorry but not everyone has the luxury to go and stay with a family member or a friend. It's extremely shitty to disregard a residents living situation and not take care of the problem immediately and not argue with the resident and be shitty towards them about it. So I kept telling them this; that I need someone here today to clean it, because I have asthma and chronic bronchitis, and I am going to get terribly sick because of the mold. To fast forward a little bit, they ended up sending maintenance out eventually, however the manager for maintenance, was telling me that if health inspection came into the apartment, they would say it's "livable". Which that's completely crazy, I had to call the health department for normal township and the health inspector said otherwise and plus they found water damage in one of the bedrooms. Also to note throughout the entire interactions I had with Sami employees in the office, they were rude, non sympathetic and just overall disgusting towards me. Secondly, I have two cats with me at this time, one of them: I am pet sitting for and the other is my service animal. Maintenance, told them that I have two cats, Sami office employees said "Hey, when maintenance was in the unit--they noticed their was a cat. The building is actually pet friendly, but you have to properly register it and pay for it before the animal is supposed to be in the apartment. Do you just have one cat or 2? We can send the pet form to your email. It is $300/pet." $300 per pet!!!??? What the hell is $300 covering and why that much for a cat? Like I have no problem filling out a form for my service pet, and the second cat is gonna be on its way back home next week but why charge residents $300 for a cat?? Like wth, plus when I was just in the office, I was telling Natalie that I didn't know pet sitting wasn't allowed and I just can't get rid of the cat, like I was paid to pet sit and the pet will not have a place to go. She just kept shrugging her shoulders and being disgusting towards me about it. Natalie has an unprofessional attitude in general, if you have been working your job for this long you should know how to have proper customer service skills and not act rudely. Customer service is about growing rapport, being respectful and have a good attitude and a good smile on your face! Overall there is just complete unprofessionalism happening in that office, and something needs to be done about it. How can you be okay with yourself and talk to people the way I have been spoken to!!!

Unless we refused to pay rent until the problem was solved, like, say, the bathroom ceiling falling in and the toilet caving in to the basement. There were mice in the house- we knew where they were getting in, and Brad's solution was rat poison instead of plugging up the hole (which, by the way, we discovered held the remains of some former woodland creature- that was the final straw). We have a dog, who managed to get in to the rat poison. I should have sent them the vet bill. Every time I complained that something wasn't getting done, Nick acted surprised that it hadn't been remedied because Brad hadn't said anything. It's not my fault that they don't communicate, just fix my damn toilet. When we finally moved out, it took legal action and six months to get back our security deposit. NOTE- AS PER ILLINOIS LAW, THEY HAVE 30 DAYS TO NOTIFY YOU OF DAMAGES, AND ANOTHER 15 DAYS TO CUT YOU A CHECK. If they don't get you your notification/check within 45 days of your moveout, YOU ARE LEGALLY ENTITLED TO THE ENTIRE AMOUNT OF YOUR SECURITY DEPOSIT. Nick is the one who told me about this, so they are perfectly aware, just negligent. Pursue them to the fullest extent of the law until you get what is legally yours.

    I rented from Todd for the 7 years I lived in Champaign at two different TLT properties, and I can…read morehonestly say that my experience in Champaign would not have been as good as it was had I gone with a different landlord/rental company. I signed my lease blind from out of state the very first year and Todd was incredibly accommodating and understanding of the situation, and went out of his way to send me extra pictures of the apartment both inside and out so I knew what I was getting when I signed (this was before video tours were a common thing). When I moved out of that apartment to a bigger one with TLT, Todd happily showed me every unit I had even a little interest in so I could make whatever choice was best and went over the honest pros and cons of each as we went through them. From a renter perspective, TLT is fantastic. Maintenance requests were always taken care of within a few days, and the few times where a very serious issue happened (i.e., pipes bursting) maintenance was there on the same-day to make sure no damage was done to anything inside the apartment. Huge shout out to Jim and Andy for always taking care of things. Any time there was any situation with extenuating circumstances for either me or my roommates over the years Todd was always very understanding and flexible and always genuinely tried to work to help make things work seamlessly. We always had plenty of heads up when our apartment was going to be shown, and there was constant communication in all of the move out / move in processes. I really can't say enough good things about Todd / TLT and the experience I had renting from him. If you have the option to rent from TLT over any other group, do it, you won't regret it.
