After trying unsuccessfully for over a month to lease my condominium by myself on Craigslist, I finally bit the bullet just weeks before my old tenant was scheduled to move out and hired Robert, based on my research of online reviews. I can honestly unhesitatingly recommend Robert to anyone looking to get professional real estate broker services for their condo in Seattle. My wife and I have dealt with many brokers at various times in the past - including a very disappointing first round before switching brokers to Robert - and he was by far the best to work with. He doesn't just farm out the work once you get your listing, but is thoroughly engaged and communicative (something many other brokers give lip service to but then don't perform well) and works very hard right through closing. The last year in Seattle condo market was a difficult one to say the least, but Robert really stepped up and made it happen. (It was sitting on the market for six months with the prior broker who did very little beyond tell us to lower the price, which we did.) Robert had a good perspective on the market, was very proactive, professional and beautiful marketed us, and had great recommendations (including staging) to get our place in top shape to appeal to buyers. He had multiple open houses (our prior agent, obviously not wanting to work hard, said they never did much good after the first one or two). Importantly, he was probing and sensitive in his follow-up with potential buyers who came through, gathering valuable feedback. In the down condo market after such a heated period, it was a little hard to accept the reality we weren't going to get as much as we would like, but Robert did everything he could to bring us the best possible price at closing. Just as important, he was always professional, courteous, responsive, and communicative. In the stressful process of selling, I can only tell you that that was much appreciated and so lacking in several past experiences. He knows his stuff, he works hard, and he's very easy to get along with. There are a lot of brokers out there who like to phone it in when the market is hot, and just don't know how to handle a downturn where they have to work hard. We felt extremely lucky to have met Robert this summer. We weren't planning on buying; in fact, we met him because we went to see a rental property. Fast forward a week and we decided that buying indeed made more sense than renting, especially because the condo market was leaning more towards buyers. As we prepared ourselves for the process, we found the information on Robert's website extremely helpful and useful, especially all of the data he had put together over the quarters and years (definitely take the time to read through the articles/posts!). As Robert showed us properties, we quickly noticed and appreciated how patient he was. We are pretty thorough people and took anywhere between 10 minutes to close to an hour to view a property. He'd give us information about the unit before entering then gave us the time and space to look around. When we had questions, he gave us honest answers, and when he didn't know, he got answers that evening or by the next morning. When we wanted to see properties that we had seen online right before meeting him, he made himself available to show them to us. He really understands that timing is everything and that the more condos his clients see, the better and wiser decision we can make. He was also very willing to take us back to condos we had seen previously. Again, he pointed out that seeing a condo during the day vs during the evening can bring out something new! There was a ton of email exchange, and he responded in a timely manner all the time. He was available for calls, and he always welcomed our emails/calls. He was always calm, never irritated or short with us, even though we had lots of questions. He'd put data together, which was very important to us, as we thought data was the most accurate way to figure out pricing and all. Once we found the place we wanted to call home, he gathered all the documents, once again in a timely manner, and also reviewed them. He'd point out concerns if he had any as well as especially good points. This really helped us get educated about condos. When we were ready to put an offer down, his negotiation skills shone. We were amazed at how above and beyond he went to get the price that was reasonable and fair. During the inspection, which took 3 hours, he was there the whole time, allowing him to understand any issues there were with the condo that could affect the offer. While we were waiting to close, he kept in touch, making sure we were okay, and again, when we had questions about the closing process and weren't sure who to ask, he was there to answer our questions or direct us to the right person. I worked with Robert for over a year, first as a property manager to find a renter for my condo, and then as an agent when I decided to sell. He was absolutely terrific throughout. He always had great advice, with detailed reasons for his suggestions based on current market trends and his own experience, which made it very easy for me to make decisions and feel confident in our plans.
