I wanted to update my review: Again...GREAT company if you own a rental. I'll let you fill in your own adjective for what they are if you are a renter in one of their properties. I'm reviewing twice (trying to update mine and not do two...oh well). After waiting 28 days after moving out, we finally received EXACTLY 50% of our deposit back. They hired a cleaner to reclean the house after finding any and every dust ball or smudge. They had to hire maintenance to weed (unrealistic level of weeding that no human can sustain). And charged us $375 for 6 holes in the wall that we puddied but couldn't paint due to their maintenance person not being available to get us matching paints. They didn't give us our utility bill so we incurred a late fee that they will not take ownership of or adjust. They also told us we wouldn't be charged for a light bulb that was out, charged us for it anyways, then half admitted to the issue and finally issued a refund of $110 for one burnt light!!! We work really hard and save our pennies. We can also barely afford to live in Kirkland. We've rented for over 13 years from multiple people and have NEVER had a penny withheld. Here's what a recommend to any future renters of Gregory Property Management: 1. Pay your rent but don't you dare live in the home. If you do, wear booties, and don't scuff the baseboards. 2. Don't use the lights...but still check them ALL before moving out or you'll be charged. 3. Just go ahead and let your small children be crushed by bookshelves as securing them to the wall will leave a hole, which you can't fix yourself and they have to charge you to paint the ENTIRE WALL again. 4. Just spray toxic pesticides everywhere you can...but keep the grass and bushes in perfect condition. 5. And they offer you so many options to hire "their people" to do yard care and cleaning for you. Get it in writing and amounts...but just take them up on their offer...They're going to charge you for them in the end anyways. These are facts and not an opinion (except for the last part...that's just my therapy so I don't cry). Companies should be held accountable, but I will definitely be checking if they manage a property I am looking to live in moving forward. I hope you do to. read more

I live out of state and needed a reliable, trustworthy company for our old home. GPM made it easy for us to just "let them handle it". Meaning, we didn't need to go and make a bunch of calls and interview a bunch of people in person at the house (we already have jobs). The company kept us in the loop and took pictures, answered our questions and basically took care of everything the house needed for it to be rented. The annual (or was it semi-annual) house visit inspections are an added layer of reassurance. No regrets here. Wish I found them sooner!!! read more

Gregory Property Management kicked me out of my rental house because I'm queer and is an unsafe company to deal with for anyone LGBT+ (and honestly, for any women). (I'm complaining from a renter perspective, but GPM ALSO does many things that cost a landlord a LOT of money and lost income, such as NOT SHOWING THE PROPERTY UNTIL IT IS VACANT AGAIN. The house I moved to was vacant for a single day to flip, the house I left was on the market 3 weeks for prep work and another 3 weeks waiting to get rented. PICK A BETTER PROPERTY RENTAL COMPANY that does the work you're paying for, and doesn't open you up to legal liability by stealing from tenants.) I rented a house managed by Gregory Property Management. As a tenant, I was helpful while the house I rented was dealing with a water leak and required a month of construction. They promised me a credit which they did not give (basically keeping a thousand dollars from insurance for "loss of use"). They also promised me a renewal lease once they finalized the paperwork. I stayed up until 3 AM one night moving stuff around so the flooring could get pulled up, and until 2 AM one night moving stuff around so the flooring could get put back down. They filled half my garage with construction stuff and then complained that I had left a few boxes outside (I'd taken them out TO MAKE SPACE FOR THEM!) The property owner spent every day of that month construction project at the house too (with his wife), and near the end of the construction he noticed the pride decals I had on my laptop and around the house. Despite being more than accommodating and doing work FOR them, paying rent continuously early, and solving MANY house issues on my own at no expense to them - the day construction was done they kicked me out of the house because suddenly the owner had a problem with me. Is it related to the fact that he stared me down literally for 20 minutes while I tried to ignore him? I don't know. When I complained about feeling unsafe around the owner, Brad (GPM owner) laughed at me then told me to 'keep things civil'. I just don't want to get murdered bro. He very clearly DOES NOT TAKE SECURITY CONCERNS SERIOUSLY for tenants. Of course despite asking this, several times the property owner -- who had no business at the property -- would just... be hanging around. They intentionally left the main bedroom shower leaking to push me out of the property faster; they visited 5 or 6 times to fix it but couldn't fix a simple leak. Seriously. After I dealt with being kicked out/moved, they returned the security deposit late, and kept a few thousand dollars of my security deposit for things like adjusting the height of the shelves in the kitchen. Absolutely unsafe to rent from for anyone, but especially and aggressively anti-LGBT+. (Notably, the plumber showed up with a thin blue line hat and their truck had a confederate flag. Nice.) The owner himself told me he doesn't rent out properties in Seattle, essentially because it's harder to screw people over because Seattle city has SOME renter-friendly laws. read more

We've had an absolutely great experience with them. We started working with them back in 2018. They helped us locate our first renters and get the unit ready for them cheaply despite the need for a super fast turnaround. (Our new home was being completely remodeled and fell behind schedule, so we had nowhere to go until the last minute.) They handled all the interactions with the renters, including when the washing machine died shortly before the wife went into labor. They sent us options for a comparable machine via email, I picked one, and they had it installed next day. It was so hands-off and easy that when my mother-in-law moved out here, we decided to keep using them. While she reaches out to us for easy-to-fix problems, if it's anything more complicated, they can turn it around faster and cheaper than we can. It's worth the money to know that she won't be without, say, heat because she won't call us in the middle of the night and/or we can't find someone to come by fast enough. read more

I wish I could rate higher than 5 stars! When we decided to moved across the country, we were very scared to rent out our house! But, we couldn't have been more happy with each step of the process over the last year. At the beginning, Joe (the property manager at GPM) came to our house and answered all of our questions and explained the process and fees. I especially liked the fact that GPM will inspect the *inside* of the house more frequently than other companies. They took great pictures to market the house on MLS. They were skilled at picking the best renters. Tons of detailed pictures are taken to prove the condition of the house at the beginning. When the washing machine broke, the Maintenance guy was super helpful in explaining what went wrong with it. After I picked out a new one online at Home Depot, he picked it up and installed it right away. Joe is only a text or a phone call away. He is quick to respond. And because he lives locally in Bothell, he can pop over to the house in a flash! Clear and frequent communication with the renters regarding their responsibility of routine upkeep of the house and yard is reassuring (they cc the owners on the emails). Monthly statements are easy to understand and thoroughly detailed. Office staff is friendly, helpful and quick to respond. When we decided to sell our house, we used Brad Gregory (owner of GPM) as our realtor. Seamless and extremely easy process! New professional marketing pictures were taken. His crew came in to do a little touch up work on the walls. They also made sure the yard was maintained until closing. Zero stress. Highly recommend Brad as a realtor and Joe as a property manager!!! read more

We Joe was very helpful and went out of his way to ensure that our former tenants (who were living there before we hired GPM) moved out seamlessly and ensured we had new tenants in quick succession. I have multiple property managers, as I have rental homes in areas that Brad and Joe don't work in. These two are by far the best. They have managed 2 of my homes for about 9 years now. I pretty much don't even know I own these homes. They take care of everything! I have had excellent tenants, never any problems. What sets them apart from the others, is they are very much maintaining my homes to keep them in good condition and maintaining value. They are excellent about identifying things that need to be addressed that could cause future problems. They are also very fair about things that don't necessarily need to be done right now. Brad and co. have managed my condo in Kirkland for the past 4 years while I've been out of the country. I could not be happier with his work. Based on feedback from the neighbors, the tenants have been really great and are exactly the kind of people who you hope rent your property. Brad has handled each and every issue quickly and professionally, always at costs that seem completely reasonable to me. When there were larger issues, he had a wealth of advice and contacts for me. I'm not the most responsive person, especially when I'm not in the area, and he has been great at sending follow up mail and working through things properly, even while dealing with a troublesome owner :) All in all, I can't recommend Brad and his team enough. The difference in professionalism is remarkable, and now I wish I had made the change years ago. Gregory Property Management is a first class organization in every respect, and had I found them earlier I could have saved myself a lot of grief and lost opportunities. It is so refreshing to be working with a competent staff that truly has my best interests as well as my tenants' interests at heart. I couldn't be happier that I made the change in management. Our house is further out from residential areas and he found renters for us after looking for just a week!!! While attempting to find a rental home I contacted Brad about one of his rental properties. We exchanged phone calls and text messages several times over the course of 2 weeks regarding details on this particular home. A few days had passed and I followed up with a text message asking if the home was still available. He replied by text telling me I needed to call or email him. Happily, I called and asked if the home was still available. Instead of providing the needed information he proceeded to lecture me on how he does not conduct business over text messages because it cannot be recorded or saved, and how he does not remember talking to me because he has 50 properties he manages and could not possibly remember talking to me previously. I found Brad to be extremely rude, self righteous and disorganized. At the end of Brad's lecture I said I was no longer interested, and he casually mentioned the home has already been leased. Really? Could that not just have been text messaged to me and we both moved on with our day? I found it very sad that Brad was so helpful and willing to text with me when the home was still on the market, but now that he found a tenant he feels he has the right to treat people like garbage.
