It's sad to see the negative comments on here, but I think people who have not had a good experience tend to "sound off" more than people who have had a good experience. No place is perfect, but Robson Ranch is close enough for us. We built a house here in 2003, we're still here and we plan to stay as long as we are able. We've lived here longer than any other place we've ever loved. Sure, there are a few negatives. Some people come here and get frustrated with the strict HOA rules, but that keeps the community looking much better than neighboring single family housing additions where your vehicle can hardly get down the street because of cars parked on both sides. The HOA dues of almost $2,000 every six months will freak out some people, but the list of top shelf amenities you get is too long to list here. Not to mention the large common areas that have to be maintained. The golf course is very good and mostly separate from the HOA dues. One problem the developer had, especially initially, was they had not built a community outside Arizona. The Texas location remains the only one. They had an "Arizona" mentality and catered to snowbirds and designs that were popular there (except no tile roof here.) We still have some consternation with the developer, but for the most part, things are good. The developer has some homeowner representation on the board, but they still have control and will continue to do so until the last new house is sold. A positive thing, not just with Robson Ranch, but everyone who is over 65 with a "homestead", the city, county and school taxes are frozen. Our taxes have come DOWN significantly in the past few years. It beats going the other direction, especially since we have no children in the schools here (and never have anywhere). read more

We built a new home in Robson's Saddlebrooke Ranch in Oracle AZ and took possession in late 2021. It took us 2 years to have everything fixed in our home that was faulty. Not enough space on this review to name everything. Now we have an AC condenser that is so noisy, our neighbors are complaining about it. We had ChasRoberts come out in early 2025 and they said that they would not warranty a noisy CARRIER condenser. Now we are looking at replacing our HVAC system so we can sleep at night without hearing our AC. Robson put in a under powered system by having three zones in the house to get an energy efficiency rating. That puts a strain on the condenser we've been told. We know quite a few people in the community that have had to replace their HVAC systems within 10 years of it being built. The cost $15k - $20k. That is not right. Our paint on the exterior of the house is showing signs of fading. Neighbors have painted their houses already. $7k - $10k. 5 years!!! Robson seems to use very cheap things and you have to wait in line to have things fixed. Our condenser should be replaced as it only lasted three years. I would not buy a new build home in a Robson community like ours and only look at resale. Consider this if you are planning on building in a Robson community. One more thing. They sold us a model that could not be built here at Saddlebrooke Ranch. That's another story. Neighbors here at SBR community are great. That kept us here. read more

Make no mistake. This is a great place to live. But we are full as far as the amenities go . There's no space for more people. The sales office will tell you that a whole new amenities center will be built in the north part of the property. There is NO plan for this. Robson corporate in Arizona makes all the decisions and they have no plans to expand any of the amenities. Their properties in Arizona have plenty of new and expanding amenities but we are the step child. Requests fall on deaf ears. The only thing not being used to overflowing is the tennis courts. We pay a ton of money in HOA dues so it seems like we should get a return on that. They continue to build more homes but we cannot accommodate more people using the facilities. Please be aware, that if you are hearing that more amenities are being built, they are lying to you. read more

Robson Ranch has a lot going for it. A nice good course , Pickelball and fitness centre along with many classes. However there are just as many negatives. The grill is overpriced for mediocre food. The same with the bar; drinks are very expensive. The Ranch is run out of Arizona and any input from Texas seems to be disregarded. For instance the Grill home owners received 10%. That was changed to the discount after the first $250 dollars spent but you have to ask to use your discount and it's not record on the bill. The HOA rules are enforced and extensive and some are ridiculous. For instance taking on a phone with EarPods ? Not allowed in the fitness centre. Talking out by the pool with EarPods ? Not allowed. Talking too loudly ? Not allowed? I am sorry what's the difference between talking with AirPods on vs talking to someone. ? The pool that is Outside ? Really ? Too loudly ? This is 55 or over and some people have hearing issues. If you can deal deal with the rules , grill and bar it's a nice place read more

Run away! They are crooks and will take your money. We put 25K earnest money down on some land and within ~30 days our circumstances changed, and we had to cancel our contract, and we asked for a refund. They did not do any development to the land and spent no money in design or anything. They would not refund our money. I would understand if they kept 5k for administrative purposes but to not refund a nickel of 25K did not sit well with us. Buyer beware. read more

Pro's:The community is beautiful and well maintained. The people who live in the community are friendly. If you want to stay busy, this is the place. Between the amenities and residents something is always going on. Con's: we built during Covid and as our sales person loved to keep saying, "we are selling a house per day." What to expect with that...they had to quickly hirer more outside contractors to build the new homes. Many of these contractors are not experienced, nor cared about the final product. In addition, the builders up here assigned to your home construction went from overseeing 10-11 homes to over 30. We had so many mistakes and kept pointing them out. It got to the point your basically forced to close and deal with warranty tickets. We had over 86 warranty tickets just within the first 8 months. We had crooked toilet tanks, bad cabinetry, drainage issues, and I could go on and on. Even after my cabinets were replaced they still have flaws. After our year warranty ran out, we had to pay someone to come in and re-grout our entire master bathroom. We had to replace a capacitor on an air conditioner (less then 2 years old). They get you with a no money back if you don't close. The average money down before ground is broken is 100,000. In addition, the activity center is constantly closed for one repair after another. The roads new and old are constantly needing repair. The grill is overly priced and the HOA dues keep going up. Last, good luck getting an early Tee time and everything with exception to the pools and gym come with an additional cost. My suggestion, purchase an existing home prior to 2020 and hire contractors who know what they are doing and remodel to your liking. It will be much cheaper then building and going through Robson design center. read more

I am building a home in Robson Ranch and very excited about my decision. I did a lot of soul searching of other active senior places that could not compare with Robson Ranch. Everyone I have met so far has been very friendly. I would like to say thank you to sales agents Scott and Linda Drinkwater for being so helpful to me and to Megan Lopez in the Design Center for allowing me to make great decisions for my new home. To the people making negative comments for petty reasons take a look at yourselves in the mirror. The property does not revolve around just you and your beliefs. It is for all of us to enjoy and be considerate of one another. The gas wells are well explained and you can do your research on them. Getting in over your head financially is no ones fault but your own and you should only blame yourself. Make wise choices and you will be happy with Robson Ranch. read more

Robson ranch really robs you from your money. Do bot buy a house here. I gave them hundreds of thousands of dollars to build me my last resting place but known the fact they took my money and ran off with it. I have contacted lawyers and soon and hopefully this nazi camp will be shut down soon. read more

My husband and I fly out to visit property twice because we were being transferred to Texas. We decided on a lot Sales agent said a hold would be on property while we went home to check on sale of our home. The agent stated she would call us if anyone wanted our lot and we would give her credit card for down payment. Told her on a Friday she said great she would pull contact send to us. On Sat No Call but a email lot was gone sorry but the one next to it was available for 50% more! When we tried to call her all day she was unavailable till we asked to speak to her supervisor then she came to phone only then but still no offer to cut price or take blame for un cutting us. Both her and her supervisor refuse to take responsibility for not even calling us and give us a chance to pay over phone like they promised. Lesson learned will Run from this place and look for a lot or home somewhere else! Buy there with caution!! read more

Our experience with the Robson Co. has been a frustrating and disappointing experience. Once we moved into our home, there were so many things that had to be repaired it was frustrating. Almost 15 months of having to get things repaired, we would caution anyone going into an agreement with the Robson Co. to read each and every word on every document before you either sign or initial. When things go array we found that Robson has an "out" for most issues. We cannot really comment on the amenities at this resort because we haven't used but a few of them. The grounds are nice, but it's the business end that is very disappointing and costly to the homeowner. read more

Something You Should Know... My husband Dean and I entered into an agreement with R.R. to build a home, significantly influenced by the models which include many R.R. upgrades with little upfront transparency regarding pricing. We figured going into this community there is a markup for the numerous amenities, but BUYER BEWARE you're in for a surprise and possible huge financial mistake. We made over $100,000 of deposits during the course of their design process. This started with a reasonable deposit to enter the contract, but became significant once you start their "2-phase" design process. It's not until you finish design that you have the estimated final cost of the home build and realize how under water the project can be. During this time, we increasingly suspected their non-transparent pricing on upgrades and standard credits. Before making the final deposit, we performed more due diligence with a realtor, an appraiser, R.R. building suppliers and R. R. HOA, to understand the fairness of their pricing model. During the mortgage process, we also discovered R. R. does not pay normal closing cost for the seller. After realizing what we consider as unfair business practices, we decided it did not make sense to build because of R.R.'s aggressive pricing and how the home would be significantly underwater. When we decided not to move forward, we asked for part of our deposit relating to upgrades back, thinking R.R. was not out-of-pocket for these upgrades. They refused, offering instead to transfer the deposits to another home option we were not interested in, for all of the same reasons stated above. The way in which they structure the contract, it's costly to back out at any time. R.R. then terminated our agreement and kept our full deposit of $119,000. Lesson learned, we hoped to live in R.R. but ended up being bitterly disappointed. We searched the internet extensively before visiting the property and R.R. must do a very good job of making sure negative comments never see the light of day. Again, BUYER BEWARE!
