No place is perfect, but Robson Ranch is close enough for us. We built a house here in 2003, we're still here and we plan to stay as long as we are able. We've lived here longer than any other place we've ever loved. Sure, there are a few negatives. Some people come here and get frustrated with the strict HOA rules, but that keeps the community looking much better than neighboring single family housing additions where your vehicle can hardly get down the street because of cars parked on both sides. The HOA dues of almost $2,000 every six months will freak out some people, but the list of top shelf amenities you get is too long to list here. Not to mention the large common areas that have to be maintained. The golf course is very good and mostly separate from the HOA dues. One problem the developer had, especially initially, was they had not built a community outside Arizona. The Texas location remains the only one. They had an "Arizona" mentality and catered to snowbirds and designs that were popular there (except no tile roof here.) We still have some consternation with the developer, but for the most part, things are good. The developer has some homeowner representation on the board, but they still have control and will continue to do so until the last new house is sold. A positive thing, not just with Robson Ranch, but everyone who is over 65 with a "homestead", the city, county and school taxes are frozen. Our taxes have come DOWN significantly in the past few years. It beats going the other direction, especially since we have no children in the schools here (and never have anywhere).

Not enough space on this review to name everything. Now we have an AC condenser that is so noisy, our neighbors are complaining about it. We had ChasRoberts come out in early 2025 and they said that they would not warranty a noisy CARRIER condenser. Now we are looking at replacing our HVAC system so we can sleep at night without hearing our AC. Robson put in a under powered system by having three zones in the house to get an energy efficiency rating. That puts a strain on the condenser we've been told. We know quite a few people in the community that have had to replace their HVAC systems within 10 years of it being built. The cost $15k - $20k. That is not right. Our paint on the exterior of the house is showing signs of fading. Neighbors have painted their houses already. $7k - $10k. 5 years!!! Robson seems to use very cheap things and you have to wait in line to have things fixed. Our condenser should be replaced as it only lasted three years. I would not buy a new build home in a Robson community like ours and only look at resale. Consider this if you are planning on building in a Robson community. One more thing. They sold us a model that could not be built here at Saddlebrooke Ranch. That's another story. Neighbors here at SBR community are great. That kept us here.

My mother was here for rehab after a hospital stay, and the facility was recommended by Medical City Denton, just down the road. Over a week in, and having received ZERO contact from anyone that I didn't initiate, I asked why, and was told that they hadn't bothered to record anyone's contact information in her file -- translated, they didn't really intend to communicate. My mother, who can use a toilet, wasn't able to in this facility because she wasn't allowed to leave her bed, would be left in her own waste, and even when I would visit I felt like I was going to have to light myself on fire to get someone to help. After about a week my mother got a UTI from laying in her own waste, it took almost another week before they addressed it with antibiotics, and then they implied that she shouldn't be allowed to leave until the infection was better. Here's the deal: the infection isn't going to stay better as long as she's in your facility laying in her own waste. Truly a horribly managed place.

However, her bed is too small for her and not "automatic"....I was told there was a "wall phone" that she could share with her roommate, (she can't use a cell phone), there is no phone. The "call nurse" button has never worked...so each person was given "jingle bells" to ring if they needed help. Well, you can imagine how bad that goes. Who's bell is ringing??? I'm still on the fence with this one, but, feel like I have no choice, as we are limited dealing with government funding. Staff has been friendly and seeming to care.......but..........

    Went to this facility as an agency nurse. Not a welcoming environment. Arrived 15 min prior to…read morestart of shift. Night crew busy winding down. Checked for my assignment that was not in the book. Called scheduler, stated I was to work on 100 & 400 halls. When asked about log-in info, was told to call IT myself and arrange for that. IT stated that contractor could not call by self but to let facility representative to call on behalf of which they will email details to her and then will notify me. Scheduler was at home at this time. Called her back, she stated because she is home there is little she could do until she accesses computer at work. 6:30am, still waiting for her. No report given yet and not brief orientation to the halls and all that good stuff as a this was my first time at this facility. Around 6:45am, notified one of the staff, asking if there is anyone else to help me with log-in info as it was getting late into my shift. She called the scheduler, who was till at home and no indication that she will be in the facility at any time soon. Around 6:50am: Still no report, no scheduler, no log-in info, and no sign that I will start my assignment any time soon, I informed the other staff that I would rather go home. This was unacceptable of the scheduler. At around 7am, I left the building. Called my agency and left for home. When home, noted the scheduler had indicated that it was a no-show shift. I have never been to a facility where an agency nurse is supposed to arrange for my own log-in. As IT stated, it could be anybody wanting access to their system; hence telling me this info had to come from the facility representative. I do not recommend this facility to any agency nurse who cares about patients and time management. What a first time impression.
