I wrote my original review for Robyn's Nest back in 2016-2017, and they threatened to not renew my lease if I left it up. The company may be in different hands now, but it was still, hands down, the absolute worse rental experience I have ever had. I lived there for about a year with a single mom that lived paycheck to paycheck. She had lived there for a year on a 2 year lease. When it came to renew the lease, they raise the rent 43%! Only a few months later the 10% rental cap was introduced, so what they did is now considered illegal but they felt absolutely justified and said they were doing the right thing. The area was horrible (86th and Woodstock), the unit was old and run down, and they did no renovations and it was next to impossible to get anything fixed. They were just abusing the housing crises and said their reasoning was that the Lents Renewal Fund was being introduced and the area was set to gentrify and increase in value over the next few years so they were raising the rent to reflect what it would be valued at after the 5 year plan was finished. They claimed that they were so generous in allowing the 2 year lease, and that the rental value had indeed increased 43%. Lents is still a terrible area to live in. They knew there was a housing crises, that a lot of people lived paycheck to paycheck and would be unable to afford a move and would be stuck in a slum run by people who do not have the best interest of their tenants or society in mind. Only a few months later the rental cap was introduced into law because of hoards of greedy landlords and PM's were implementing this scummy behavior which is now illegal. We were unable to say the name of the company in the news segment and on my old yelp review otherwise they wouldn't renew the lease. If the lease had renewed in a few months after that time, they could only raise it 10% and would need to provide $1,500 per person on the lease to move if they were to move. I have saved all of the emails from Robyn's Nest and I hope to God the same people are not running it anymore because they were unprofessional, cold, snarky, and just not anyone you would want involved in your life at all, especially regarding housing. If you bring up your complaints at all and expose their awful behavior, they would threaten you with the loss of your current housing. In this area in Lents, most of the properties around us were foreclosed homes that were inhabited by homeless people who destroyed them even more, and there were so many campers that we even had the homeless people squatting on our drive way. They left needles everywhere, had fights and would throw themselves at our house and kept us trapped in there, would mess with our cars, steal from us, etc. Robyn's Nest did absolutely nothing to address it, just ignored it or gave a "deal with it" suggestion. Their maintenance guy was awful. They had one guy who did it all who was creepy and unprofessional, would stare at you and make inappropriate comments, and he was always "booked up" for weeks. When asked about it, they said he was the cheapest they could get and weren't going to get an alternative that would cost them more money. The quality was reflected in the service received. The dishwasher was broken and it took over 3 weeks to get the guy in, and he didn't even get it fixed the first go. I have always rented and I am a good renter who always has paid rent early, never been evicted, i'm never loud or destructive. I used to move at least every year due to work, and this is still, 12 years later, the absolute worse company I have ever rented from. I am surprised they are still in business, but I am not surprised their reviews reflect their poor service. Always look closely at how companies answer poor reviews, especially if their responses are argumentative and hostile- it reflects how they will discuss issues with you if you were to use their service and bring up a complaint. Their responses to poor reviews are defensive and place the blame of the problem on the person making the complaint. They do not accept any responsibility in their actions and use the old, "tough shit" attitude that I experienced with them. A good rental company is one that will do what they can to help, do their best to be fair and care about issues in their properties and their tenants, and actively try to change what people were unhappy with. This is not one of those companies, but there are so many out there that will value your support! This is a link to the news segment that aired. During the time I lived there I was giving notice for having too many cars in my driveway when they were the refrigerator went out they wouldn't help me replace even half of my groceries that I just bought it was a horrible place to live they were horrible Property Management . Would not recommend them at all read more

Great company. Not terribly over priced and very flexible. Unfortunately, they sold my lease 6 months in to SATAN aka Real Property Management and the service has been horrible since. Praying someday they take it back. read more

If you are a home owner looking for a property manager, RUN away! We dealt with Robyn, the "owner" for over a year and had no problems, but now there is a "manager" and he is absolutely terrible and will NOT work for you, will not return calls or emails, and is VERY rude. We are actually reporting them to the Oregon Real Estate Board and the Oregon Association of Realtors for ethics violations. read more

If you are looking for a place to rent stay away from this company. On top of having multiple bad experiences with them as a tenant I was just price gauged on my move out charges. I pride myself in living in a well taken care of home and spent days cleaning. I cleaned every surface including the blinds. I was still charged $455 for cleaning. Instead of replacing the 18 year old carpet they charged me $633 to clean it. $240 to replace bulbs and $144 for supplies. Per their letter by compliance with the law they do not issue itemized invoices. I will be consulting an attorney and the Oregon State Property Licencing Board. read more

I agree with what others have said. Good luck getting a deposit back. I will admit that nail holes were present and a couple walls needed to be painted. I also admit that I screwed myself over by not doing more of a thorough inspection on move in with pics and video. So I guess the jokes on me. But to charge me over $1500 dollars of my deposit for that is ridiculous. Not to mention that they are so slow to repair things. I bought my own repairs because we were freezing in the winter without heat. If I was renting my home I wouldn't want them managing it. The house was practically ready to rent when we left. I rented from Robyn at two locations in the past 6 years. At both locations she never fixed any of the black mold issues that we kept complaining about even after seeking legal help. She does the bare minimum and not even that. After renting a new place from her she still ignored the issues of mold in the new home. On top of that when we moved in the new home it was a mess. Ant infestation that she told us about but never fixed. Cabinet doors just fall off because whoever fixed her homes does a poor poor job. On top of all that she will never ever give you a pet deposit back or any of your deposit for that matter. She nickel and domes you whenever she can. Never trust her. read more

They were very slow at repairs, actually our big burner on our stove never got repaired after months of them being aware. They also took out $190 from our deposit for replacement of a few bulbs, cheap stove drip trays and a few broken blades on an old blind. This was without notice and after a walk through where they stated there were 'no major or minor damages'.... Glad we were only with them a year, to have a landlord claw back like that over bulbs and drip trays with an over priced contractor bill is a red flag for bad business. Be aware they also require invasive 6-month inspections & high carpet cleaning fee when you leave no matter what. read more

Do not waste your time with this management company - they don't keep you updated on anything. Utility bills were kept under the owners name and balances were unpaid for months (by the tenant). When it came for the utilities to be shut off the tenant opened new accounts in her name leaving me with all the previous balance - and how did Robyn's nest help, they did NOTHING! I agree they don't return phone calls because they are busy but have time to send you a long email saying nothing important. Now since they didn't do the job they should have I need to deal with the tenant and possibly take them to small claims court. This company deserves zero stars! read more

Do not trust this company. I had them managing my property for 2yrs. It started out okay, but then Robyn stopped returning emails and phone calls and I found out later that she had actually sold the company. The new management/ownership is horrible, they had my tenants sign a new lease at a lower rate when I specifically told them not to (who does that?), they would not return phone calls and then when questioned they said the line was busy. They were calling a cell phone and lines do not get busy. I would expect that excuse from a teenager, not a professional. I felt lucky I got out and got all of my money back. The real icing on the cake was when I spoke to my tenants and found out they had been complaining about a horrible smell in the furnace for over 6 months with not response to from the company. Also, Robyns Nest had to access the attic once and instead of bringing the key with them they broke the latch and the lock to access the attic, while telling my tenants they did not had a copy. This was a lie - they had a copy the entire time. I only found out about these things after I took back the property. read more

Service has gone down hill since Robyn has a new manager to handle the business. My tenant always pay on time, and suddenly payment checks started to come to me really late. The last couple months the checks came to me at the end of the month. I've been trying to call (3 times), email (3 times) to make arrangement for the tenant's final inspection, and still have not received any responses. read more

I'm a little surprised to see some of the reviews, which are mostly not from landlords. As a landlord, my experience with Robyn's Nest for the last 6 years has been very good. We've had virtually 100% occupancy during that time, and little turnover, indicating to me that tenants have been relatively happy with their leases. I also know that when the tenant reports a problem, Robyn's Nest tries to solve it quickly. Every lease renewal, Robyn's Nest has provided timely info as to prevailing rates. I hope Robyn's personal influence remains an influence on the management. read more

Robyn Carradine makes sure both the property owners and tenants needs are met. Not once have I seen her lose her temper and I don't care what time of the day or night it is, she is available. In these times of rude and don't care employees - it is refreshing to find someone with exceptions customer service skills. Thank you Robyn for being there for us. read more

We have one rental and it is being "managed" by Robyn's nest. Our relationship with Robyn started out well and through our first year we had no complaints and having it been our first time using a prop. mgmt. co. everything seemed to be working well. Recently we had been getting complaints from our old neighbors stating that things were not going well with our tenants at the house as there were very strange folks coming and going at all hours of the day and what appeared to be drug transactions taking place (this is in a very nice suburban neighborhood). We immediately contacted Robyn's office and after several months we were able to get to look at our property and it is in tatters. We were crushed to see the state of our very nice, expensive home and the thousands of dollars damage done to it. On our date of the property inspection Robyn did not meet us at our house but instead sent a "general manager" that we had never met and had been working at the company for "3 days" who after telling us there was nothing we could do to get the tenant out or fix the issues left us with no real guidance. The tenant had changed the lock on the door and was still asleep in a bedroom when we managed to open a rear door and were met by his very large dog. Drug paraphernalia littered the living room, mess, dirt, broken items everywhere, it was soul crushing. We have had a brief phone call from Robyn's nest since than that was aggressive and dismissive (called my wife "a pain in the ass"!) and as of this date still have not received our monthly rent check or any communications from anyone at Robyn's nest nor any call back after calling them several times. Please be aware that this company is very unprofessional and unwilling to help you when you need them most. If you have them as your management company now you should look over your contract to see how you may sever it and find someone more reputable and professional, truly devastating company to be looking after your most prized assets. read more

While we did not end up renting from Robyn's Nest, we did view a property and go through the application process. Unlike some companies, they only accept one application at a time, and I felt like I was dealing with straight-shooters, unlike some other management companies. Robyn was fantastic in terms of communication, letting us view a lease prior to even applying, and making arrangements for us to view the property. I can only speak for the property that we saw, but it appeared to be cleaner and better maintained than most rentals that I have seen. read more
