    An email from BH that gives me zero understanding of how my issue will get fixed.

    I identified a slow pipe leak that caused damage to the wall, the floor, and my bathroom interior. I have had a hole in my apartment since June, that opens up the wall between my bathroom and the common hallway. Communicating with BH has absolutely failed - miserably - and nobody should have to let their neighbors hear and smell bathroom sounds like this for months. They conveniently forgot that it was an unresolved issue, then blew it off saying that construction crews are overloaded. I would have given them better marks if they had communicated this to me as well as a timeline with some kind of get well plan but their response was nothing more than a virtual shrug.

Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.

I'll be the first to tell you we are extremely picky in regards to property, location, management, etc. That being said, The Frank Estate did not let us down. Property: I can't speak for every apartment, but ours was remodeled with colors and styles that felt luxurious vs a run of the mill cookie cutter complex. My only complaint is the cheap interior paint. This complex was bought by another group last year and they have actively been working to correct the cheap materials and fixed the other owners did. That does mean construction is happening in the neighborhood, but it's incredible how quick and professional the construction crews are. Location: This area is beautiful and quiet. Management has a team mow and maintain the grounds daily and maintenance takes care of the trash on a daily basis. The grounds has a nature reserve where you can see multiple wild game birds, beavers, etc. You also have gated access to Fanno Creek Trail and are within walking distance of two parks, a Starbucks, fast food, and a gas station. As other reviews have stated, parking can be a challenge. I saw management actively expand the amount of parking locations and were flexible with everyone on parking when work vehicles were taking over. Management: The Property Manager, Kim Sergeant treated us as if we were her only tenant. If there was ever a problem, we would have a resolution within 24 hours even if it was the weekend. The Maintenance team, specifically Lewis, are very personable and are happy to help you with anything with a smile no matter how big or small. Summary: Overall, I'd say this is a fantastic place to call home. Just like with any apartment in the PNW, it can have some draw backs, but you'd be hard pressed to find a better location and team for the price.

They will also give new tenants prices that are hundreds of dollars less per month for the same floor plan, zero respect for the loyalty of existing tenants. As for the buildings themselves the units were built in the 90s and show their age. The complex has no sidewalks and the traffic is constant.

When it came to selling we were eager to get our house sold quickly (as we'd just purchased a new home) and Grace got it done. She had the house staged to perfection, held open houses (she even left her kids event to show our house to someone!). Unfortunately, there were multiple maintenance issues throughout our stay, the most significant of which was the complete failure of the air conditioning during a heat advisory. We reported the AC issue immediately. Despite repeated follow-up messages over more than 36 hours, we never received a meaningful update regarding when it would be repaired. The thermostat was set to 70°, but the temperature inside the house reached 83°F by 10:00 PM. None of us slept well, and the home remained without working AC for the remainder of our stay. This wasn't the only issue. The hair dryer that was listed as an amenity was missing. The primary bathroom door was pulling away from the door jamb. Before booking, I specifically asked whether the grill was available because we planned to cook several meals there. I was told it was, but it did not function properly and struggled to grill food. What disappointed me most was the response. After spending more than 24 hours without air conditioning during a heat advisory, the only compensation initially offered was a $100 refund and a late checkout. We did not feel that reflected the impact these issues had on a $2,700 stay. I understand that maintenance issues can happen. What matters is how they're handled. In our case, the problem was never resolved during our stay, communication was poor, and the proposed resolution did not match the severity of the situation. Based on our experience, I cannot recommend this property or iTrip Northwest.

    COMPANY HAS A CHANCE TO IMPROVE THIS 1* RATING... We booked…read morean Airbnb that was managed by iTrip and prior to getting to the house everything seemed great. Their response time was good and they confirmed there would be a crib, a pack n play, and a high chair waiting for us. Fast forward to when we arrive at around 4pm. We look around and don't see any of the promised items. I call them and they direct me to look everywhere in all the closets, in a locked closet, etc., and ALL THREE items are nowhere to be found. We have 2 babies under 2, so you can see how much of an issue this would cause (also we would've just brought our own stuff if we needed to...). They say on the phone, oh wow that is not good and I see in our messages that we said all three items would be there, please let me "speak to senior management" and the "owner" and get back to you. Then they respond at around 530 with this long message basically saying "oh the items aren't there, and we should not have said they would be, and we'll look into this matter further and update you, yadda yadda yadda" I text them back immediately and tell them our babies go to sleep about 730 so please update us as soon as possible. We eat dinner, and at 7pm we have not heard from them and I call/text them, no reply until 715 saying "we have not received approval from the owner regarding the baby items, we may not have an update until tomorrow. we'll update asap" blah blah blah So obviously we need to go out and buy pack n plays for our kids now in a small town (Newberg, OR) and luckily buy literally the last pack n play available at the big box store I'm forgetting the name. They specifically say "If you need to purchase cribs for your children, please save the receipt and send it to us. We'll escalate it to our senior management team for reimbursement review". I respond, "no not review, you will reimburse and this is ridiculous." The next morning we get their auto AI "I hope your check in was smooth, first night restful, blah blah blah WE ALWAYS STRIVE TO PROVIDE A 5 STAR STAY EXPERIENCE FOR EVERY GUEST. ANYTHING LESS THAN 5 STAR AND WE FEEL AS IF WE FAILED. IF THERE IS ANYTHING THAT IS AN ISSUE OR THAT WE MIGHT BE ABLE TO TAKE CARE OF FOR YOU PLEASE DON'T HESITATE TO LET US KNOW. YOU CAN ALWAYS CALL OR TEXT DIRECTLY AT 503-230-0534" My response: "Still waiting on the promised items. But thanks for your AI morning message..." Back and forth for the weekend of them continuing to say they apologize and they will escalate to "senior management team" etc blah etc blah. I send them my receipt for $83 and request for partial reimbursement on the Airbnb due to not having appropriate sleeping arrangements as promised. They once again say thanks for sending over, we'll escalate to senior management team, blah blah blah. Our stay ended June 7th. June 10th They say they haven't forgotten about the reimbursement. they're waiting results of "the recent inspection of the home and once they have more info they'll coordinate. they appreciate patience, etc. I immediately respond "What do you mean "awaiting results of the inspection". How is that even related?" I then follow up with Hello? they don't respond. June 18th I realize they have not followed up via text/call/airbnb message. I ask "Hello I'm still waiting on my refund". June 22nd: "Hello? We need our refund please." They never respond. I text their number today June 26th "Hello? We are still waiting on our refund." "Wella, Vic, Chris, Charm, anybody please respond. You are ignoring us. We had to spend $85 and also expect a refund since our airbnb did not have TWO CRIBS that were promised." They finally respond... "Good morning, Upon your check out our team inspected and did not find the purchased items. The refund can only be applied if the items were left there. -Chris, iTrip Northwest" I respond basically: "you never said to leave the items. this is ridiculous." Call them, talk to Chris, he reviews things on his end over the phone and at one point laughs at how we got upset. Again, "he'll talk to sr mgmt". AWAITING RESOLUTION!!
