Everything seemed really great BEFORE I had tenants, there was lots of open communication, she explained everything. I felt like we were partners. But then as soon as I had people interested in the house, I had NO INFORMATION given to me about any of the financials. I was not privy to their lease agreement, the amount of the deposit, anything. I was also not given any information about when payments would be disbursed until I reached out and asked. This didn't feel like transparency. I was finally given my first payment 12 days after tenants moved into my house. I received a very small fraction of what they paid on move in. This was expected! Expensive, but expected. What was not expected was the re-key fee that Best Life charged me. I left complete sets of keys, there was no need to charge me the rekey. This shouldn't have been a big deal, but I received nothing but defensive communication in response. No apology. She offered to remove the fee but didn't apologize, when I explained why I was frustrated she FIRED ME. That was it. I would have loved for this to be a great experience with no hidden fees--this business advertises pricing transparency--but instead, on my very first disbursement there was a hidden fee. Disappointing to say the least. ALL I NEEDED WAS AN APOLOGY, INSTEAD SHE FIRED ME. I have no idea what will happen to my poor tenants.

I was informed it was a NONSMOKING…read morebuilding, and every day I have to walk through the halls trying to hold my breath, cover my face, to prevent breathing in the thick cloud of smoke from other occupants in the building. I've complained, wrote incident reports, all that's been done is a letter informing tenants of the nonsmoking rule. I informed management that that isn't going to work. Her only advice to me was to keep writing a report. Instead of going door to door and making it clear who's smoking. Especially when've told her whatrooms smoke is coming from. I have medical issues that have been exasperated by the smoke coming into my room from around the door jam. But I'm not aloud to put weather stripping along jam to keep the smoke out. Or anything for that matter!! I do not recommend living here. No one in management does anything to help. They just sit in the office. The management before current one I told him about bed bugs I found in my room and even brought him one in a container, to show him. All he did was kill it and told me to flush it!! It took a month of writing reports to get an exterminator in here. I've heard from other tenants that are also having bed bug issues who aren't getting help. Smoking is a fire hazard!! And a health issue. My lungs burn, my allergies are on overdrive, and my clothes stink. IM NOT A SMOKER!! tired of not being heard. Please do something about these issues.

Let's just say, that things with them have not started off on the right footing, because although we received a notice from them, about the acquisition, the notice was given on the exact last day of June this year, June 30th, with rent becoming due on July 1st, the next day. Their notice was extremely vague when it discussed rent payment requirements, such what who we needed to make the deposites payable to, and what other pieces of information us tenants were expected to include on that deposite, but nothing was found anywhere in the notice about where we needed to drop or mail rent to. It only described that "if our unit complex had a designated drop box for rent and work maintenance requests, we could use that. At my unit, I was made aware of no such designated location. But after a long time of trying to contact their new locations office, and absolutely just getting cricket noises as a tangible response, I called their Portland location to where I was finally able to make break through with that issue, eventually resolving it, and hoping nothing else would become problematic. Well since that took place in July, last month, as August came rolling around; I'm finding myself to have another issue with Cascade management, that really didn't need to be as problematic as it is now. I turned in my August rent check on August 1st, at their new designated "Main office location, and have daily since then, been monitoring my bank account to see when my rent check gets taken out, just to give me comfort that it's all been accurately received and dealt with. Welp with checking that, I see that rent has not been withdrawn from my account, even though I delivered the check on August 1st, with it now being August 13th and nothing reflecting rent has shown up on my account. I made sure that no mistakes where made with writing the check out, as well as verifying the accurate nature of the corresponding account and routing numbers tied to my account, to which they've shown themselves to be correct and valid. I didn't leave out any spaces that needed fill ins on the check. So I verified everything I could on my end of the rent check. Now, with everything I mentioned just now, I also made several consecutive attempts to reach out to Cascade Management, both their Portland location and their new office location and the corresponding phone and email information. Moreover, I contacted Jamie (August 1st, 4th & 10th) the portfolio manager and Kim (August 8th & 10th), as well as Cascades Corporate email (August 10th), via multiple emails. In addition to that, I called their Portland location, using their corresponding phone number (August 6th & 10th). All of this because I have been trying to make sure that no issue has been occurring with my rent payments. I want to make sure that everything went through as they should. I know that the reachout attempts I did, may be excessive, but I want to make sure that there hasn't been any rent payment issues. Out of all the contact attempts I have made tirelessly, the only people who gave me any sense of a response, we're the operators who answered when I called the Portland Location. Even though they couldn't be the same people to help give clear responses to my rent questions, I told them I wanted to make sure that there's been no issues, and they haven't been authorized to be able to help specifically with that concern or type of concern. They told me they would elevate this up to Management, the team of whom I've already reached out to via email, and have heard nothing back from. I feel so ignored right now... and over something that should be fucking easy to receive a response for, such as: Yes there's been issue from your rent payment, or no there hasn't been any issues, or something.... I just need a simple response that could say whether or not I need to fix that issue or not. And every single fucking day that no response is given to me via phone or email, is another day to which I worry about the possibility of receiving an eviction notice. If that later thing happens, this is something I will directly take them to court over. Because I will show all the logs I have about all my attempts I've made, to reach out to them about fucking RENT CONCERNS, that they've chosen to ignore.

Their introduction letter named the company but no individual property manager contact -- a potential violation of ORS 90.305. Multiple residents called Sterling repeatedly for weeks with no callbacks and no responses. When I called their Vancouver, WA office requesting our property manager's contact information, the receptionist refused to provide a last name and was shockingly rude. June & August rent statements arrived with zero Sterling contact information -- no address, phone, email, or website -- despite their introduction letter devoting an entire page to payment instructions. July rent statement included a page with contact information, but only after I sent Scott Hess a copy of my MMCRC complaint. After I cited ORS 90.305 in writing and contacted their licensed property manager Scott Hess directly, Sterling responded promptly and provided individual contacts and park rules. Prior to that: weeks of silence. Our community consists largely of working class residents, many non-English speaking, elderly, and disabled. Sterling's responsiveness appears directly proportional to how much leverage a resident has. Documentation exists. MMCRC has been notified." For context: our previous management company, Pure Property Management & owner property management people, were responsive, professional, and respectful ~ unlike Sterling.
