Management is rude and unprofessional. Attempted to fine me 1000 dollars for an indoor cat they claimed damaged the lawn. Refused to budge on this line for six weeks until I threatened them with small claims court and then they backed off, but not formally. Their agent, out of frustration at her own incompetence, refused to email me the settlement agreement. Technically I could still sue them and make a ton of money, all because one incompetent, rude, petty employee, Michelle, could not get past the fact that I was sarcastic to her about not understanding how the burden of proof works. I've been stuck without a dryer for over a month, and when I called today, they didn't apologize, didn't explain--just said the case was closed, as if my time and basic living needs mean nothing. Horrible experience with the company. Paid $160 in application fees to apply for a unit because I couldn't talk to anyone to talk to me. Thought after I got approved maybe they would have better customer service. Got approved but the lease agreement came through with different information on it. Tried to get ahold of someone. Talked to Sherwin on the phone and he said he would get back to us after talking with the property owner about our questions. Only to find out that they removed us from the process and gave it to the next person in line without giving us the chance to talk with someone because "the deadline to respond expired". Fucking stupid considering we were waiting for him to get back to us with answers and he never told us it would push us past our time limit to respond" Extremely unprofessional and disrespectful not to communicate with us. I checked 3 different ways to make certain maintenance would not come before 1 pm because I work nights. I wrote it on the work order, I called Taylor the maintenance manager- left a voice mail. I text her` then we corresponded and she assured me that it was in the notes BUT THE maintenance showed up at 9:40 am the MAN DID NOT HAVE THAT INFO IN HIS WORK-ORDER!!! He looked at it again in front of me and apologized profusely... the ONLY PERSON AT RPMS to treat me like a Person rather than a profit! Also, they charged me 3-4 times for utility bills I did not owe, we had 20+ emails over a course of a YEAR and them mocking me while sending proof via photo, video, serial number, number to the manufacturer * they replied with snide emails stating, "we called too and its gas...Best" or "we spoke to the owners too, and its gas...Best" emailing me @ midnight on one! like its a joke to them! I was only provided one actual bill out of several which is Also illegal in Portland Oregon... Legally they OWE ME ONE MONTHS RENT for each wrongful utility bill they charged me. Law says twice the bill or a months rent WHICH EVER IS GREATER! It also states that the utility money rather when owed is to be kept separate from the rent money and that they cannot use it without consent or hold it as rent money owed...but they did! So, they owe me at least 3000$ just for this! I asked them to send maintenance over to see for themselves (they are less than a mile away). They canceled my request! Not until I substantiated my claim with the BBB did they finally redact the bills. ONLY TO DO IT AGAIN!!!!! Shady work practices. Applied to a unit, then was emailed a cryptic message essentially saying "don't get your hopes up for your application to be accepted". Which is the general understanding of applying right? Like first come first served for rental applications. But why start running the application for the 2nd applicant queued before completing the 1st to accept/deny?? Stealing people's money without proper consideration to get the app fees in their pocket. I've asked other agents if this is common and while it is legal to run multiple applications st once, it is recognized as poor practice. Would not recommend this company to anyone as a property manager. They took over my lease from another property manager, and when issues came up regarding move-in inspection, they failed to take accountability and blamed the other company for all the mistakes. They made me (owner) pay for damages caused by the tenant when the tenant disputed, and automatically took the payment out of my deposit without discussing it first. I worked with many different people within this company, they were never consistent or clear with who should be my point of contact and they fail to respond to emails or calls in a timely manner. 5/9/24 Have now severed ties with RPM taking care of my multiple properties. Lacey Hayes, one of the owners and I believe the daugher of Dan Hayes, has been so rude during the transition. Sent keys randomly in the mail with zero explanation, belittled me for not knowing she'd filed the leases in google docs when they should have been in the main portal. She's awful as is her team hence my previous review. I'm an owner with three multiplexes. I can emphatically say they're in way over their heads. Lacey comes off defensive and whiney instead of confident and steady. She would write these long LONG emails at 11:00 pm stating how wrong I was. I don't know. I feel bad for their tenants. New tenant working with Real PM Solutions and the process has been really great. I have a subsidy for housing and about half of my rent is covered by HUD. It can be extremely difficult to work with landlords and property managers using a subsidy due to all the rules and timelines on both sides, but this company was extremely helpful and responsive throughout the entire process. The person that showed me the place - Goergie I believe - was also amazing. Someone had removed the key box and when she got there she didn't have the keys to open the house for the showing. She went out of her way on a Sunday to go track down the keys and make sure I could see the place instead of just rescheduling. Happy thus far:) read more

Unfathomably bad. I don't even know where to begin; maybe I'll just start at the end. Our building was recently sold to new owners who will be managing the property instead of RPMS (thank god). Here's how the last two months of our tenancy with RPMS went: 1. RPMS told us that because the property was for sale they couldn't extend our lease (this was in early February) 2. RPMS said they wanted to extend our lease by the end of February 3. RPMS told us because a sale was pending they couldn't extend our lease (mid March) 4. RPMS sent us an email and a physical letter offering to extend our lease by the end of April 5. and then RPMS rescinded that letter ten days later Constantly jerked around, told one thing then another, little to no accountability in the process. Mercifully the new owners took hold and we paid them April's rent. That should have been the end, right? NOPE! RPMS sent us a bill for April's rent, plus a late fee (which are illegal during Covid-19 quarantine). Then, a day, later they sent us a bill for May's rent... in early April. Navigating the removal from their platform and termination of this billing process required multiple emails and phone calls. How hard is it to remove a former tenant and not bill them when you no longer manage the property? For RPMS, anything is (im)possible. AVOID AT ALL COSTS. read more

I work in commercial real estate and with property management companies across the U.S. When me and my family needed to relocate for work, we trusted RPM with our house and have rented our house through them for over 10 years. We just moved back into the house, and numerous repairs that were requested over the years (and that were claimed to have been performed) were in fact not completed. I have now moved back into this house and am now spending a great deal of valuable time and money to get the house into a livable condition. Very disappointed. read more

If I could give negative five stars I would. Like other reviewers have said, overcharging on EVERYTHING. I only rented one month where I received the full rent, the other five months I had to pay for 'repairs' even as frivolous as a broken blind. The inspector they hired failed to mention that one room had 18, yes 18 hooks installed in the ceiling of the guest room which damaged the drywall. RPM wants me to pay for repairs. Ridiculous. They charged $500 for the 1100 sq ft house to be cleaned. I broke the lease and paid $3500 to get out of the contract. I was assured I would get my home back in good condition and found these hooks when I moved in. So disappointed. read more

Their employee, James, is potentially one of the rudest, most incompetent human beings I have ever encountered. I scheduled a showing, was unable to enter the property, despite doing everything I was asked in the myriad of emails and texts. I called to see what the solution might be, and he gave me several instructions, none of which worked, and got short with me when I still couldn't enter, as if their faulty lock box was my fault. I was told, after I'd spent an hour in the rain trying to enter, I'd need to reschedule. So I did, and encountered the same problem entering and same rude behavior when I called. Finally, I called once more with a question about applications and was met with the most confrontational, condescending, rude attitude. He immediately began arguing with me. One of the worst property management experiences from my 14 years of renting at different locations. It was extremely difficult to ever get a call answered or one returned. I only needed to contact them a couple of times over the year, so I was an easy tenant. The worst situation is a contractor they hired to clean the gutters left my back gate open and let my dog out. After 24 hours and spending $150 on fliers and internet postings, with help from my neighborhood, I was able to find her. I had to call 5-6 times before anyone at the property management picked up the phone. I requested a call back and never received one. My mother, who flew up from San Diego to help look for my dog, went in-person to talk to them. Rather than apologizing or empathizing, their response was that "allegedly" the contractors and since no one had witnessed the contractors leaving the gate open, they would take no responsibility. Furthermore, after my mother said she's would have a lock put on the gate, their rudeness increased and claimed I would be violating the lease since they would not have access. (According to my lease, I can't change the locks on my front door. It mentioned nothing about the gate). Needless to say, it was left there. We have had a great experience so far with RPMS! We were kept up to date about our approval status and had no issues with needing any additional verification. The rental home we just moved into was so easy to view, even during this pandemic! It was impeccable inside and out and we absolutely love our neighborhood. The property managers and support staff even made onboarding during COVID19 super easy! We had no issues moving in and receiving our keys. We've had great communication with multiple team members. This property management has been scamming us. This is my 5th year under RPM. Everyone in the complex is also outraged with how they charge for water. 400$ per month is normal for them per unit. They also never communicate with the same person or email they don't make it clear how to communicate to anyone for help. The staff are sweet but the ppl in charge don't care and pull things up to corner folks to leaving so they can raise rent past 10% legally. Terrible communication. The building had issues upon moving in, broken fridge parts, ruined floors. Never have gotten a deposit back from them in all the years. Run away from homes that use them. read more

We are owners and turned over management of a multifamily building to RPMS. RPMS borders on incompetence and outrageous over-billing. Under their watch in 2020, a resident using meth, had taken off every door, every cabinet/utility door and gutted the sheetrock and plaster. To restore the 1-bedroom apartment with new sheetrock, appliances, flooring, blinds, new painting was $9000. That's right, they managed the apartment and it was trashed. They overcharged for vendors on every single rental turnover. Their bills are like a Verizon or Xfinity bill--charges and fees on top of fees until all you are reading are line items. They charge a flat management fee per month. Then, when a plumber/repair person makes a repair, they charge another fee. They take a whole month's rent for a lease-up and then charge more fees for overseeing cleaning, light repairs. read more

I am writing again because nothing has been done, for nearly a year to fix the hole in out wall. A leak started 3 years ago from a rotten gutter spout. When ice forms I created a funneling our home ruining our carpet, and belongings. They have done minimal patch jobs and ignored the issue. Last year around Christmas, it happened again. They removed a large portion of sheet rock and insulation, in the room with the worst issue, and have just never come back. A year later, they still need to email us to ask if they fixed it. No, you haven't, and it seems you never will. A $2000 apartment with a hole in the wall is the exact value you get from this company. read more

I love my apartment but the property management company that manages my apartment really need to work on their communication, clarity of communication, and respond in a timely manner. Took them a week to deal with my garbage disposal, over 2 months to communicate the missing keys for the storage unit of my apartment, and the apartment was not cleaned before I moved in. They took so long to deal with my keys that I called a locksmith out. Then they wouldn't reimburse me because I did not go through the proper channels of submitting a request and emailing. However, I did submit those and have the copies to showing I did so in the correct manner and they still put the fault on me. Before signing the lease I asked them several time if my pets were allowed. After they collected my deposit, they forgot to clear it with the HOA and they changed the pet fee from when I originally signed the paper to the updated one without disclosing to me. Luckily my pets were ESA approved. When I moved in, they did not walk me through where the mail was, the garbage was, how to let someone in the build, and they were supposed to work with the HOA to block off the street the day I moved in. Luckily my neighbors were able to show me around. read more

Petty, vindictive, deceptive. Every time I've dealt with them I've regretted it. This is just one experience I've had with them: My dishwasher started exhibiting an intermittent problem where it would go through it's cycle normally, but never fill with water. When I opened a maintenance ticket I was very clear about the nature of the problem. They sent out a tech who looked it over, we talked while he was working on it. He wasn't able to recreate the problem but was sympathetic to the fact that it was sporadic and trusted the veracity of my report. Next month I see a charge for the service call on my rent. I contact them and explained the problem still exists and they wouldn't hear it. Their stance was "a tech looked at it, said it was working, the bill is your problem." I tried explaining the sporadic nature of the problem and the nature of my discussion with the technician, but they refused to listen and simply insisted that I pay them $140. I've refused to pay it and continue to. On two occasions since they've threatened me and sent me condescending emails implying that I'm, I don't know...making it up for some reason? They seem completely immune to logic and are deaf to the idea that it's bad business to hassle me over a trivial amount of money. They've surely wasted many hundreds of dollars of both of our time over this silly thing. In an effort to remedy the issue I opened a new ticket to hopefully identify the problem. I was reluctant to do so, due to my previous experience, but they insisted, making it sound as if I had finally gotten in touch with someone more reasonable. Another tech, same scenario. He was again sympathetic and suggested that I record a video of the problem to backup my claim. They again tried to charge me the $140 saying that the tech found no issue and the dishwasher was working fine. This doesn't align with the conversation I had with the tech, but whatever. Per his suggestion I recorded a video of the dishwasher not working and sent it to them. They watched it and somehow came to the conclusion that I'm still liable for the charge. I don't even care about the money. It's the principle of it. This is one of several bad experiences I've had with them. They've been thoroughly unpleasant to deal with and I'd discourage anyone from doing business with them. read more

RPM was actually pretty good to us. They fixed stuff when we asked, they were on top of everything. The problem i had was with the third party company they use to vet people. This company was so incompetent it blew my mind. They called and said i was denied because an apartment i lived in didn't call them back. Yes you read that correctly, i had to call and scream at them to call the apartment building again. I have good credit, a job, and money in my bank. I have never been denied a rental yet this company seemed like they wanted to do everything possible to not rent to me. This company has been an absolute nightmare to deal with. I've lived at the property for 2 years and have countless issues with communication with them including not being able to get ahold of them, or them giving permission to enter our home for maintenance with no notice or warning. The owner was having issues as well and told me directly he was thinking about ending his agreement with them and dealing with me directly. Since he was in town and talked to me about that, they have started telling us that we are responsible for fixing things the previous tenants left in complete disarray. At this point its looking like it will turn into a legal issue to ensure we are not penalized for wear and tear from previous tenants. RPMS did not and does not do any walk through when a new tenant takes over an existing lease. I'm under the impression they are trying to save face with the owner and look like they are now following up on things that they should've been doing over the last handful of years. I would never recommend this company to my worst enemy and in fact if anyone else has had similar issues I would love to get in touch to discuss options to take action. My review is based on my initial experience with RPMS. First off, I notice their apartments/homes for rent are a staggering amount higher than comps for the area. Their pet screening process is asinine. You have to pay $20 per pet just to "screen" them....then pet rent, then a pet deposit. Okay guys, my cat doesn't need a credit check. I've rented from plenty of landlords who didn't need to do a screening of a cat's behavior in order to rent to me. What a waste of money. Likewise, the process your application (run your credit and take your money) the moment you submit an application, even if there are multiple people ahead of you in line. You mean to tell me if there are 30 applicants for an apartment (and trust me, there are) you're going to charge each of those people $50, and hit their credit with an inquiry knowing full well you'll probably find a qualified tenant in the first 3? Makes no sense. Sleazy at best. The real fun part was that we didn't even get a chance to rent from them. We scheduled a viewing not once, but twice for a duplex near us. The night before, it showed up as cancelled and I thought it was strange, so I rescheduled for the same time. Then, they sent me an automated email saying "We're doing cleaning, your appt is now the following day!" Okay...so I already took a day off work to do this. Then, an hour before the viewing the following day, I get another text saying "We're doing random maintenance, your appt is now the following day!" All this, after I had already changed my work schedule, and it's presumptuous to assume I can just come in 2 days later. Imagine if you weren't from here and you had scheduled a viewing with limited time. I even responded to them to ensure there were no other changes (as instructed if you had questions.) No response. My husband and I were both irritated at this point, and came here to read reviews. Now we're realizing their flakiness was a blessing in disguise because this place clearly is disorganized as hell. read more

Don't trust them. Using them as managers for our duplex in Portland and would definitely NOT recommend. Our current state is one of our apartments is empty and we are paying for our tenant to stay at a hotel while the heater is repaired. The tenant reported the heater wasn't working on Wed morning, but RPM said can't get a contractor out till Friday. Since it's freezing I agree to pay for tenant to stay in hotel while repairs are complete. RPM was unhelpful in trying to get someone out sooner, so end up waiting till Friday comes around for contractor. I reach out to my rep, Carl on Friday for status. He replies "Hello, work was scheduled for today. Will have an update as soon as Vendor provides one". But NO update comes! I try Carl several times but he ignores me. Nothing. Then I send email to RPM, and call their so-called 'Emergency Maintenance number...it's just an answering service and they don't know anything! They also have NO WAY OF CONTACTING ANYONE and offer to send an email, which I have already done! So I have no way of knowing what work has or hasn't been done, and am still paying for my tenants hotel! Add to this that they tried to double-bill me for work that was done on the unit, and the fact that they were negligent in reporting other issues with cleanliness in a unit that likely delayed finding a tenant, Incredibly unprofessional and unreliable. read more

Just had some work orders completed and a routine inspection. Could not be more pleased with the guys that were sent out. Brian with Innovative Contractors was excellent with the work he did. The jobs were completed fast, efficiently and he was a pleasure to speak with. Cameron Meger performed the routine inspection and was such a great and respectful guy, it felt like hanging out with an old friend! There is extensive construction happening to my roof, to which I never recieved notice of. After calling management to inquire about the construction they stated they had no maintenance requests or any information on why there is being construction done on my roof. I was lied to on the phone as the receptionist tried to get me off the phone, after being transferred and transferred I was told I would receive a call back in 10 mins but it has been days. not to mention my previous complaint and re of service for a leaking window in my basement has yet to be fixed read more

This company took nearly a week to get back to me, after applying for a rental. They told me that my application was approved but the rental was unavailable. While their non refundable application fee is legal, it's wildly unethical. They're making money off of renters application fees. They will continue accepting applications on properties that already are in the process of being rented out by someone else. If you care about your sanity DO NOT DO business with this company. If you have done business with them, and have had a similar experience PLEASE report them to the better business bureau. read more

Renting a unit managed by this company has made my life infinitely more stressful. Run for the hills. Please do not rent from this company no matter how nice the unit. Almost 2 years since moving out, my roomates and I are still being extorted. When we moved in, we pointed out a very damaged carpet in one of the rooms. When we moved out, they blamed the damaged carpet entirely on us and charged us for the full replacement. This carpet was also required to be replaced the very next year by Oregon state law. They also should have charged us an amount for the carpet based on depreciation schedules but we have no idea what they charged us for because they never even had the decency to show their work. So by that metric, any high school math teacher would be disappointed too. Any carpet price based on depreciation schedules should have been covered by our security deposit, but I have NO IDEA what our security deposit was spent on. There was also an issue with water running in the toilet and what we suspected was a leak. We reported it ASAP looking out for our own best interest as well as the landlord and company best interest. Well, they claimed that we didn't report it fast enough and decided to charge us $1477 for it despite the fact that our utilities by contract were fixed at $95/month PER ROOMATE. I guess it's only fixed when it benefits them. When we moved out we didn't get any of our security deposit back which was over $2000 AND we were charged over $2,000 on top of that. I still have no idea what our security deposit was spent on and I may never know despite countless attempts to figure out what happened the fateful day we moved out. My roomates and I were all communicative and respectful and in my two years of living there and two years since, I have not ONCE gotten anyone on the phone to discuss this debt issue with me. Instead this debt has been sold to debt collectors who are notorious for illegal harassment. They don't care that the debt is illegitimate nor does the property management company. It almost seems like the model is 1) Unreasonably charge tenants 2) Threaten with collections 3) Sell to collections So no matter what, they make money. The injustice with this company is unreal. So yet again, please, run for the hills and don't do business with them. Unless you're a landlord, then you may stand to make some cash from their side extortion business. read more

Everything said about bad communication is horrifically true, and we endured this during the pandemic as 3 college students living far from home. Withholding information seems to be their strategy; more than once, we were given instructions at the last minute that could have affected our ability to move in on schedule. Make sure you get everything important to you in writing, and don't expect them to be reachable over the weekend, which strangely seems to include Fridays. A staff member who they admitted was very new and inexperienced had control over our case, and the result was our finding out a FULL month later that we had been approved to sign a lease. It seems that nobody had explained to her what "approved with conditions" meant and she dodged the consequences for weeks. When one of our cosigners called to get information, she did everything in her power to get off that phone. Keep in mind that we were housing insecure at this time and being flooded with unnecessary expenses. Almost everyone we spoke to acted like we were ignorant and a bother, until they saw they were the ones who messed up. As soon as we mentioned specific laws they had broken, things became comically quick and easy. There were no apologies or offers to make up for the stress they caused, only disappointment that we are not as clueless as they assumed. The house was empty for almost two weeks, which I know because we helped the previous tenants move out. In that time, RPMS did little to no cleaning and likely no repair work at all. This is obviously a very challenging time for everyone, but they didn't seem concerned about even proper sanitation during this transition. Many of the windows are missing screens and the blinds are trashed. But they considered charging the old tenants hundreds of dollars in cleaning fees because they left "pillows and tampons" (in the linen closet and bathroom) making it impossible for them to clean the carpets apparently. So in the choice between being homeless and dealing with this company for the next 11 months, they narrowly got us. We had absolutely no choice, but you might. Please don't give them any more business, the owner makes it publicly known that he "doesn't believe in" COVID. read more

Any time you need some work done, have a question as to your lease, or are requesting a solution that may take some time (i.e. requesting that RPMS put a small fence in the alcove beside your building to deter people from shitting there, or replacing an ancient dryer that takes 3 cycles to dry anything effectively) it takes them weeks to respond and in the end, they probably won't do anything. Sound infuriating? It is. But in the meantime, you can enjoy the mass emails they send about how they're doing their part to help with COVID-19, followed by ones claiming they "accidentally" charged late fees to tenants who are deferring rent payments as per the moratorium... Seriously?? Get your shit together RPMS. If you try calling, you will be forwarded to voicemails of employees who I'm not even sure show up to their jobs... Who can blame them though? The company they work for is GARBAGE at its job. If you finally do get someone from RPMS on the line or to email you back, the tone fluctuates between patronizing, sarcastic, and occasionally even threatening. Thank goodness our property is, as of April 1st, in the hands of someone more adept at doing their job and my housemate and I won't have to deal with them any more... at least that's what we thought! It's been almost two weeks since they switched management of our property and they can't even seem to take our emails off of their mailing list and they even tried billed us for April's rent! Based on my recent experience I would a stay away from doing business with this company!!!! We recently had an experience dealing with them and it was by far the least professional real estate management company we've ever encountered. My wife and I submit an application to rent one of the units they manage, We were of course excepted. After which they required us to move in within 10 days which is completely unrealistic considering we're moving into three-bedroom house. We explained to them that we would require 30 days before we can move-in which is totally reasonable, they were unwilling to accommodate us. Meanwhile they took several hundred dollars in fees that they then refuse to return to us. Lastly the property that we looked at was in need of maintenance, which It's just another indication of how poorly they operate. Is this even an operating business? They are supposed to be managing my rental home and I have been trying to get in touch with someone over there for 2 weeks, but they are not answering my phone calls or emails. I am beyond frustrated with them! read more

Great experience so far with these folks. Always courteous, always working to assist and answer questions. Rachelle in the office has been so very helpful with our move-in questions, from parking spots to working as our liaison with the property owner regarding some modifications we requested. Always fair, always diligent. We love that we can pay our rent online and make maintenance requests with photos on the Internet portal. If this keeps up, we may be RPMS customers for life! read more

Dan Hayes, the owner is very personable & seems to run a competent & well designed company. Things quickly turn sour. Your "team members" are constantly changing & you don't know who to call. They charge exorbitant prices for any tiny repair to be made. The kicker was when I stopped using the company, they gave me the wrong & therefore useless garage door opener which wouldn't even work my my opener. That cost me over $200 to get fixed. The 2 mailbox keys returned weren't even mail box keys according to the post office supervisor. Steer clear of this company!! read more
