Unfortunately, he missed several things that have cost me thousands and thousands to repair. A waterproofing/foundation company was able to spot some clues outside of the home that identified old changes in doors, covered doors, new doors, etc. that caused major issues to the foundation of the home. My gutters and facia board fell off in a storm, due to improper installation (the roofer identified that with a simple glance). He also missed a flooded subfloor underneath a leaking toilet. I'm aware that Georgia is a buyer beware state, and I'm aware of the purpose of the due diligence period. He had a friendship with my realtor and produced a very nice message that "this home is ready to buy." (Yep, I went with the inspector that my realtor suggested.) Nook and Cranny is okay, but will not catch every issue that your home may have hidden.
