**DO NOT USE THIS GROUP** One of the most frustrating, irritating experiences of my life. This is our third experience buying a property. We could not use the real estate agent we used to buy our present home because she moved out of state. I reached out to Kimi because I had known her through one of her other jobs, so I thought since I knew her she would be on our side when it came down to making the deal. This was definitely not the case. In the last six months I think she sent us about 3 listings from Zillow, never a formal listing like any MLS listings. We found a home we were interested in purchasing. She tried talking us out of making a lower offer. After the inspection, we found out there were lots of problems with the house, and again tried to talk us out of further negotiating. When we asked her to write up a reduction she did not, instead she called my husband to explain why that wouldn't work and how pushing the timeline (which was short to begin with 15 day closing) for the seller and began advocating for the seller. My husband came off the amount we originally wanted to counter and went with $6k less than the original amount and again she gasped and said that it wouldn't work and started telling him the seller's plight. She convinced my husband to come down $16k off our counter. She texted us saying the seller accepted our offer, and had us sign a document that looked similar to our counter, we did not notice that one of the important items regarding proof of repairs that the seller was supposed to send us, WAS DELETED! Nor did she tell us she did not agree to provide proof. We found out after closing :( She continuously pressured us to sign the docs, sign the docs, sign the docs! So we signed the darn docs and on the very same day we kept getting a bad feeling about the whole deal and asked her if we could cancel the deal....she did not reply. My husband called her, no reply. I email her, no reply. It was like she fell off the face of the earth. On the same day of closing I asked her for a copy of the fully executed documents...nothing. Finally after all the money had been transferred and everyone got pain (because it was a cash sale) she replied that she would get me the file within the hour. Needless to say, that didn't happen. By this point I was nervous because we just transferred all our money to the escrow company and our agent was not responding. I called the realty group and they provided me with a copy of our file, which they did. After reviewing the documents and communicating with Kate and Wendy, we found out that the seller did not agree to provide us with the supporting docs to the purported repairs. To top it off Wendy from their group seemed annoyed that I was asking questions. These are not the type of people you want on your side! read more

In April 2016 I purchased a condo in the Pearl and was represented by Kate of Rose City Realty Group. I worked with Kate exclusively on finding a property and looked at numerous properties with her over several months and got to know her well. She knows the market very well and is thorough in her follow up. During the negotiation for the property Kate agreed to put $4,000 of her commission into the down payment in order to help us get the deal done. This is not an unusual practice in this market and all realtors have done this at some time and understand the mechanics. She did not, however, ever put that into the documents. As with most highly competitive deals in today's sellers market there is pressure on buyers to submit offers quickly. Throughout the negotiation, back and forth documents, and escrow period Kate assured me we would get the $4k handled. At closing when I queried her (by then I had no option but to close or forfeit my deposit, she professed frustration that she could not get the seller to add her commission contribution to the documents. She held my deal hostage. Turns out that realtors cannot legally give any money to buyers or sellers outside the contracts so she could not give me the $4000 she promised and the deal closed with me left holding the bag. Given Kate's vast experience in real estate it is hard to believe she did not understand what it took to meet her agreement with me, rather, it appears she played the system. If it was just a problem with the seller then Kate clearly doesn't know how to manage a complex sale. Either way, her financial dealings are in question. So, I would recommend Kate for her market knowledge and her thoroughness but I would be very careful regarding any financial dealings with her. read more
