This required that the plat be amended. I was able to find the original surveyor who after discovering the precarious position I was in saw an opportunity to gouge me on price. I was desperate to get the plat amended so I reached out to fellow brokers. I was immediately referred to Kevin Kolb of TS. Kevin put me at ease immediately. He knew the process and quoted me a reasonable price. I will say that after this conversation, I never really interacted with him again but was then passed on to his assistant Andrea. Andrea was extremely professional and PROMPTLY responded to calls and e-mails. She worked very hard to get everything in place to get our plat amended and recorded in a timely fashion with COH. We searched on Yelp to find a surveyor and checked out the websites of the surveyors who received strong reviews. We reached out to 3-4 surveying companies to request bids. Precision Surveyors' bid was 1/3 the cost of one other surveyor and 1/4 the cost of another, so the call to go with them was easy to make. Once we hired Precision Surveyors, the company sent someone out to survey the property on our schedule, and the entire team was responsive, quick, and professional. At the end of the process, we had corners of each of our lots flagged; an emailed version of the survey; and a mailed large a color original and quite a few black-and-white copies.

Exactly a year ago today, Houston suffered a tremendous natural disaster. No one could imagine a 54-inch rainfall could happen. Within hours, flood water kept rising from bayous and reservoir. The most frightening experience was evacuation from those flooded neighborhoods. People around the world watching us in devastation on TV and social media. We can't prevent acts by the mother nature. But we can build our life around floodplains. This is how I love modern technologies. Understanding the knowledge from FEMA and Harris County Flood Control, flood insurance became a fact of life for homeowners. My neighbor and I wanted to get elevation certificates for our flood insurance. We were recommended JAG Engineering by another neighbor in our subdivision. I first emailed them from an email address on the website. I didn't get a response (this is normal). Then, I filled a form on their website, which got me an email reply. I called the following week and got an appointment. Some neighbors said the process only takes 5 minutes. But John (owner of JAG Engineering) and his crew was there for nearly 2 and a half hours. They took time to make sure the highest accuracy. You may ask why elevation certificate is a requirement for purchasing a flood insurance. FEMA releases floodplain maps in Houston and everywhere in the country. It depends on how far away the property is from flood lines to determine the chances of getting flooded. But after Hurricane Harvey, these maps need to be updated again. It's a good thing we got our certificates. My neighbor is going to buy his flood insurance. Me on the other hand, I already got a flood insurance. I was hoping to see I could save money on my insurance. Overall, my experience at JAG Engineering was satisfying. Told him the time sensitive need for a site survey to rebuild a fence. Assured me he could do it. They came to the house and initially did not finish the survey and told my wife that because of another neighbor's fence being in the way they couldn't get it completed. (I had a fence company coming the following week.) They then cancelled coming back on Saturday to do it because they were afraid of the weather. It never rained. Bottom line, I had to rebuild the fence due to my backyard pool without the survey and hope we didn't encroach on the neighbor's property. They still insisted I pay for a survey they completed after the fence was built.

When title-related questions arose and additional clarification was needed, I did not receive the level of responsiveness and cooperation I would expect from a professional surveying firm. Rather than addressing concerns and moving the project forward, the engagement was ultimately canceled after I questioned the significant delays. As someone who regularly buys, sells, and develops property, I understand that issues arise and schedules can change. What I do not expect is a surveyor who spends more time debating than delivering, treats legitimate client concerns as a problem, and appears unwilling to work constructively with the other professionals necessary to close a transaction. Our leasing experience with this management company was frustrating due to poor communication and…read morelack of follow-through. The process took about a full month. During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline.
