Rosen Management was very helpful! I found out we had to move but had no time to look for a new place. I informed the agent of what we could afford, what areas we preferred to live in and what was most important to us: parking and laundry etc. On the day of our meeting, the agent had four places picked out that were ready to be viewed. All four met our requirements. What I liked most about our showing was that was our agent asked specific questions that I would have never thought to ask! My first interaction with Rosen, who is the new management company for our townhouse homeowners association, could not have been worse. I spoke with Jackie who was the rudest, most disrespectful person I have dealt with in quite some time. While I am sure they have a lot of upset people calling in, to set that tone before I even am able to finish a sentence is not good customer service. This is my first Yelp but I just needed to share. I wish I would have read the Rosen reviews before purchasing my home. I would never purchase another home "managed" by Rosen. It is not worth the frustration. The only thing Rosen is good at is collecting money from homeowners. It is virtually impossible to communicate with anyone at Rosen; if you are lucky to talk to one of the so-called property managers, you will get nothing, but attitude. While you might think that a management company would be customer oriented, Rosen operates like it is a monopoly and there is no need to satisfy the customer. read more

I wish it weren't so, but in my experience it is. I am the Board President of our 21 unit Condo Association. I worked with 2 property managers and 1 property manager assistant during my time on the Board. I found the experience to be very time consuming on my end, chasing down where we were at with projects, following up on small tasks and sorting out what I would call normal, day-to-day property management tasks. I don't know if they are overworked and managing too many properties, I was never given an explanation as to why so many things for our property fell through the cracks. We had a project slated to be done in 2012 and by the end of 2013, it had still not been completed, because of what appeared to be their lack of management skills. We decided to go with a new company in 2014 and Rosen made the transition very challenging and a lengthy process. After learning even more from our new condo lawyer and property managers, Rosen had set many of our accounts up incorrectly and filed documents with the state in a way that would not be considered a "best practice" in condo management. They were our Associations property managers for about 7 years (I have only been in the Association for 2) and from what I understand, the relationship started out well, in the beginning, but was not maintained. As their fee kept increasing every year and our service continued to decrease, they left us with a property that was not being maintained, so we decided we had to go a different route. They are nice people and I hope they can make the changes necessary to figure out how to better service their customers. read more

I sold my condo recently and could not be happier about not having to deal with Rosen Management's staff ever again. I would never, ever buy or rent a property managed by this place. Every step of the way, from the purchase, till the sale of my condo, this company handled every matter, small or big, with incompetence and utter negligence. The assistant property manager for my building had some of the worst customer service skills I have ever encountered. Curt one line emails that didn't answer the question? Check. Inability to work with you to problem solve a matter? Check. Lack of follow through on any request? Check. What or whom she was "assistant property managing" I will never know. Eventually I just had to stop dealing with her for my sanity's sake and contact the property manager directly. Not surprisingly, the rotten customer service starts at the top. I would have to wait days for emails or phone calls to be returned from him. He was virtually impossible to reach at the main office, and they don't give you his mobile contact information. His voice mail message says he will respond within one business day. What it doesn't say is "one business day after your 2nd email and 3rd phone call." When he would eventually call back, it was always from a blocked number, so you could not call him back. When you call their office, whoever answers the phone sounds irritated that you disturbed them from their daily routine of putting their residents and clients through the wringer. And then there is the person who handles purchases and sales. This woman left me incredulous on multiple occasions. Both my purchase and sale would have gone smoothly, but of course this company stepped in to make it a needlessly stressful process. Here is one example. They charge $90 for a paid assessment letter and bump it up to $180 if the request needs to be "expedited" (i.e. you need it TEN DAYS prior to close.) I submitted my request a full month before close. Days went by after I sent in my check and followed up with emails, and we got no response. My attorney reached out to the sales coordinator and she responded by saying that the letter would be sent soon. No letter. So I called her and she claimed to have never received the attorney request. I told her I had an email from her acknowledging the request so unless someone hacked into her account, she was outright lying. Even after this, we had to wait 2 additional days to get a standard form letter from her that was necessary for the transaction to close. If you read the reviews here, you will notice a pattern in how Rosen Management employees operate - don't acknowledge a request unless you have called and emailed multiple times. Then after you force them to acknowledge there is an issue by being a daily nuisance with your emails and calls, they deny, deflect, and try to get out of dealing with it. And, when you finally get them to actually deal with a problem, they do an awful job and never follow through. My excellent real estate agent who has been in the Chicago market for over a decade said that she has never encountered a management company as incompetent as this one. My equally excellent and otherwise super calm real estate attorney seconded that opinion. I am still in disbelief regarding how a company in this day and age can continue to function as a viable business with such a lack of basic customer service. The only reason I am giving them one star is because Yelp does not allow zero stars. The two "property managers" are the least responsive people I have ever worked with. I work with many people in the real estate business and have never had such horrible responses of the lack of response from a property manager. The two "managers" know little to nothing about customer service or property management. They are also very hostile the rare time I actually get them on the phone. They also never seem to be in the office, I know for sure they are not checking up on my building. I would not wish this company on anyone and wish I did not have them. read more

I work for a Mortgage Broker and it has been 2 weeks since I sent my initial request for a condo project questionnaire so we can get a buyers loan approved to close. I get emails from Alexandra saying "I'm sorry I haven't sent this but I will do it today". 2 days later, nothing. I call and she says the same thing. Even the sellers attorney can't get what they need. Now the closing has to be delayed because we are several days from the closing date and I still don't have anything from them. This company is so unprofessional. Their lack of caring not only for the seller who is the current homeowner but also for the buyer, who unfortunately, will have to deal with this kind of unprofessional behavior for the times in which they own the condo. It is just horrifying that there such a lack of consideration and professionalism. read more

In my mind, Rosen deserves no stars, but unwillingly I have given them 1 star. My building switched to Rosen because they were conveniently located near our condo building. Bad mistake. They love to give themselves a pretty raise every year, do not respond to emergency calls, never return calls when a unit owner needs to speak with them, they have a high turn-over rate for their property managers, their English speaking skills are sub-par, they do not know anything about quality customer care, and last but not least MIA MAZURA IS THE WORST EMPLOYEE I HAVE HAD THE UNFORTUNATE PRIVILEGE OF DEALING WITH DURING A TIME WHEN I NEEDED IMMEDIATE ASSISTANCE, AND THIS WAS SOLELY BECAUSE THE NEW PROPERTY MANAGER WAS NEVER AVAILABLE TO SPEAK TO ME!!!!!!! read more

I am a condo owner in a building that is unfortunately managed by Rosen Management. They are the most unprofessional management company I have ever had the displeasure of dealing with. Their service is so terrible that I am considering selling my condo to end this misery. Let me cite two incidents of many. Our condo had a periodic inspection on the alarm and sprinkler system last week. Weeks ago there was a sign up sheet and it was mandatory for each unit to sign up for a 15 mins time slot. We were informed the inspection should take only 10-15mins. We were threatened by the management company with a $150 penalty if we were not there for our appointment. I reserved the 8am earliest possible slot because I had to be at a meeting by 9am. I waited until 8:30am that day and no one had shown up. Spoke to our condo maintenance crew and was told that the inspection company did not show up until 9:30am the previous day for the first appointment. The owners were not notified regarding the tardiness. They must think we have so much time just waiting around. What's the point of even signing up for a designated time slot. Left message for this personnel at Rosen and AS EXPECTED, nobody called me back. What they do best at is imposing penalty fees if we don't do what we're supposed to. It REMINDS me of living in a dormitory... Another incident: I refinanced my mortgage and the mortgage company required a document that had to be filled out by Rosen Management. I had to pay the mandatory fee first to Rosen before the form could be filled out. I was told once they received the fee, they would process it right away. Well, NO SURPRISE, they did not get it done. My loan officer called me 7 days later and said nothing was faxed over. I have heard so many complaints from my neighbors about Rosen and just don't understand why our condo association does not bring our business to another company. It baffles me that we pay so much condo fee for this unacceptable level of service. Just the thought of having to contact them again before I move out of this building gets my blood BOILING. I will give a NEGATIVE 5 star if that is allowed. Economy is still bad..... How can companies like this stay in business? How can these staff retain their jobs???? I am just puzzled! There has to be a better company that our condo association can work with.....Do we not care about the quality of customer service anymore???? This is just unacceptable..... read more

Not very happy with Rosen the past few years. The previous company was on board the 20 years prior that I've lived here and rarely had a problem with them....and they actually returned calls! Rosen has posted notices in the past to do work on certain days and almost always come on a different date. Now we are getting various fees that we never had in the past. A recent posting stated a new $75 charge for water shutoff if needed which was never included in the past years that I've lived here. I can go on and on but I'll just give it a rest and give them a D for a grade....Can't wait to move! read more

Take me to court Rosen....These people are not just A-holes, not just incompetent. They are dishonest buisness people. I am wondering where their lies will lead. I am in the process of purchasing my first home, a condo managed by this company, and I have felt nothing but displeasure in dealing with this company so far. Due to the constant delays in receiving various materials needed by my lender in connection with the purchase of my condo, the closing has now been delayed. What's even more frustrating is me, being the anxious, persistent and utterly impatient person that I am, could not help but call the company myself to find out where our requests were and why it was taking so long to hear back from Rosen and receive our requests. To my surprise, each time I would speak to someone, I was told that everything was or would soon be on its way.. and then days would go by without receiving anything from the management company. They would try to blame everyone else and say that no one ever asked for this or that, but I know that myself, my lender, my attorney AND the seller's attorney were all persistently reaching out trying to move things along. Then suddenly 1 day before closing Rosen was extremely cooperative, but it was too little and too late. Due to the seemingly haphazard and unorganized presentation of the various condo docs (budgets, bylaws, etc.) my lender is now concerned that the association is not sound, so the closing is now delayed. Had we received things more timely, these issues would have surfaced sooner and we could have probably closed on time. At this point my lender is waiting to hear from the project manager to try and resolve the issues. I have 9 days before my rental lease expires and I will be homeless if the closing does not occur before then. I am not one to write bad reviews but I feel like this whole experience for me as a first time homebuyer could have been much easier if it weren't for Rosen Management. I am now extremely stressed thinking that my lender is ultimately going to be unsatisfied with the association and Management Company even after they speak to the project manager. For all the reasons this deal could have fallen through, I NEVER would have expected it be due to this. So future buyers, don't take this for granted like I did! UPDATE: My lender just spoke with the rep from Rosen and it is going to take them the entire remainder of the day "at the latest" to simply coordinate a time when my lender can speak with the project manager. This is absurd and is exactly the reason I feel so compelled to write this review. There is seemingly no sense of urgency within this company and I have reached the limit of my patience. read more

If I could give zero stars I would. They lose my checks and charge late fees, never respond to calls or emails, the building hallways are never clean, snow and ice are not taken care of... I've had to go about fixing things in and around the building myself, i.e, garage doors, locks, and batteries on smoke alarms because I expect a certain level of security living in the city and all...of course, I have never been reimbursed for fixing these things myself. Truly the most unprofessional people I've ever had to deal with, what exactly am I paying you for??? This review pretty much mirrors the others..I just dont know who to talk to anymore because Rosen won't return calls or they are "always in a meeting", etc..Ya RIGHT...that must be why their calls are screened by the receptionist. First of all, atleast when I am having a disagreement with someone..I would prefer to do it with someone that knows and speaks proper english as well! Their half ass "notices" they send out...And we are only a mile if that ,away from the actual Rosen building with their workers practically piled on top of eachother on top of it, can't they just drop off the notices, instead of charging us an arm and a leg for copies, yes copies and postage, for their half-ass misspelled and gramatically incorrect notices !!! I have asked that on countless occasions and they just won't listen..i will even pick them up for god's sake! But NOOOOO Rosen's way or the highway...they are always right, never wrong..and god forbid u give the slight inclination they are wrong or maybe mishandled a situation they either blame Randy..since he is I guess a property manager as well, but has too many things on his plate to deal with my issues..which makes me feel like a pee-on....like How dare I call Mr. Rosen, (my so called property manager and bother him) and complain about issues that are not being handled by the primary property managers or assistants...so much turnover, that has got to tell u something, and the double negatives, the ain'ts, and no nobodys, blah blah...if I wanted to go listen to crappy grammer I would have payed for a much less expensive property management company...but this one takes the cake..so much money I hand over to these people, so many acctg mistakes that they don't even take account for or just blame it on someone else or someother department there!!! What kind of company is that..how UNPROFESSIONAL!!! Also, if I feel like I have to pick up the phone to talk to Rosen I dread it and since I am on the board of one of their properties they manage..."manage"..I guess thats what they call doing nothing..or maybe getting an exterminator out there once in a while..! And paying all these assessments for what? Then when something major needs attention, we have no reserves to pay for that? WHAT?? And then one of their employees told me that I don't pay their paycheck...Debbie I believe, what a piece of work she is....come on now who does then Randy Rosen get his money from...really extorts our money and then uses it on his payroll...because it is certainly not going to his wardrobe or anyone else's I met from there, their grooming alone is atrocious!..Because everyone who I have dealt with there which are alot of people because of the mis-managing, high turnover, whatever excuse it is...(but certainly not their fault!) look like they just crawled out from under a rock and dress sloppily and along with their speech maybe their forte should be trailor parks....HA!! Sorry people just want to warn you on this company..total joke...and yes we are looking for another management company..or please show me someone competent, nice, or atleast civil and respectful from there and please show them to me because I have not met with one...(out of the many I have dealt with from there!)...So if you are looking for a good management company, please heed my advice....ROSEN....you must be Jokin to go for Rosen!!! An update to my first review is definitely in order when it comes to Rosen Management. We have a hydraulic elevator in our building that has been making some awfully scary noises since the 3rd week of November. I first notified Rosen, via a group email that includes the president of our association, on November 30. A 50 year old hydraulic elevator that is moaning and groaning and even issuing a recorded message advising that elevator service personnel be contacted asap is, I feel, something that should be taken seriously. An elevator that fails is a very dangerous thing. Ten days after my first notifying everyone of this problem, Rosen has decided to finally contact our elevator service contractor, who, supposedly,will send out someone to "see if there are any issues with the elevator". Amazing. If there were no issues with the elevator, it wouldn't be making all kinds of noises, bucking and groaning at the top of its travel and issuing recorded warnings! The incompetency of Rosen Management continues. Let's hope no one gets hurt as a result. read more

Our condo building switched from Rosen several years ago and they are definitely missed. They were helpful and attentive. I once called late Sunday about a slightly leaky roof and the owner called me back within 15 minutes and had someone on the roof addressing the problem the next morning. In the past two years I've lived in my building my assessments have gone up a minor $10, and I have never been assessed any special fees. In the whole time I've been here, our entire roof has been replaced and several amenities added or enhanced. They take the initiative to support the board in small projects such as trash removal issues, community gardens, etc. All things I don't have to concern myself with, if I choose not to...the joys of only owning the interior of a place...BRAVO!! read more

By far the worst management company that I have ever worked with...if this management company manages your association look for a different condo or be prepared to pay an arm and a leg to figure out a problem that they should be helping you with. I've had a leak in my house for the past two days (wall is drenched now and behind the furnace so drying it will mean uninstalling the whole furnace so that I do not get mold. Called the 24 hour emergency assistance and they were extremely rude and said no one would come out because it was after 8 PM...I called this morning when the office opened at 9 am and the receptionist was extremely rude and said he couldn't help at all and there was only one person who could and she was not in the office...I even asked to speak to Randy the owner and I was told that this was not his problem...this is a multi unit issue so I cannot just fix it myself since the leak is not originating from my unit...something that could have been a low cost if emergency responders came out will now be insanely expensive since the walls behind the furnace are so wet. read more
