And I was never late on rent or anything. One more thing I need to mention is the free parking mentioned in the original post I searched was not technically guaranteed. In my building its first come first served and you know what that mean during street cleaning or snow days. I wish they have options for paid assigned parking. For months, I have repeatedly provided documentation, followed up by email, and requested confirmation that my account would be corrected. Instead, I have been met with silence, delays, and a complete lack of accountability while incorrect charges continue to sit on my account. No tenant should have to spend months chasing property management to fix a straightforward billing issue. It's exhausting, unnecessarily stressful, and creates an environment where you feel ignored rather than supported. At this point, the issue is no longer the original error--it's the refusal to communicate and resolve it. Property management should be competent enough to handle basic accounting corrections, respond to resident concerns, and follow through on commitments. None of that has happened here. I pay my rent on time and have done everything asked of me. In return, I've had to repeatedly fight to have an obvious mistake corrected while being forced to wonder whether my rent payments are even being applied correctly. This entire experience has demonstrated a level of incompetence and indifference that I would expect from neither a professional management company nor anyone entrusted with residents' homes. If you're considering renting here, understand that when something goes wrong, getting a simple issue resolved may become a months-long battle. This doesn't even touch on the hostility of the property manager that comes to on-site.

    The building management person, Ed, is quite a specimen. When i came over to check out the…read moreapartment before renting it, he led me to the wrong apartment and we walked into an apartment where a person was still living inside of it and it seemed like he had 0 days notice to prepare because he was scared and shirtless. The apartment looked absolutely nothing like the listings online but we still signed the lease (dumb move). Ed has a great landlord special where he paints over a leak in the shower ceiling 3 times in a row without fixing the problem, but he made sure to say that we were causing the problem and that our shower curtain was the issue (No it was not). 2 inch German cockroaches live in the laundry room and yes they do get sprayed with Raid but i have seen them for 2 years in the apartment, so im assuming they also pay rent. The rent gets increased every year and you cannot contest it. Sometimes they do turn off all the water in the building for maintenance but they do not give you a heads up until they already turned it off. The shower water is low pressure and will turn off if the person above or below you turns it on, there were lots of days where water was not available for showering. When we moved out, Cagan just said to get someone to take over the lease and that was all- Ed called us to demand 100 dollars for leaving the apartment a mess (the mess was thumbtack and tv mount holes that we were allowed to do and asked for permission to do so when we moved in) and we did not get a message from Cagan to hand over 100 dollars, so im just guessing the money goes straight into his pocket. Our apartment was the cheapest in the complex at 950 in Lakeview East at 541 West Oakdale Avenue, a very desirable location in Chicago near tons of businesses, restaurants, the lake and lots of greenery, so it was a nice deal at first but once the rent creeped up to 1200 we couldn't justify the price anymore. What was nice was that the utilities were included however there was a lot going on internally and it was ultimately not worth it

But real talk I am poor man, I come from drug addicted family and raised like scum. Ben Erenberg has been the only person that proved contradictory behavior to the negative reviews that are put down here. He never cared about money he cared about our wellbeing outright. When my lover was going through chemo and we were struggling to pay the bills Ben took major care of us by allowing the lateness of payment for several months. He was more compassionate than the last building owner and management. His staff followed suit when I brought up the situation. We never had issues because I am a handyman/contractor but I mean I never needed to work hard to keep the property livable. Minor things happened and thats normal. Alot of people think that they have a right to demand things but they never understood what it means to own and run a property. 1 landlord owns that home not several, a property manager works on behalf of that owner and its up to the owner to make financial decisions at the end. Cagan will take the bullet of course especially for the bad owners who want to be a wolf in cagans clothing. Ben has been a sweetheart and has a right to defend himself if pushed. I just want to say thank you so much from the top to the bottom of my heart. Because of how he is treating us after more of our badluck he so caring as if we were his family. Im crying as I write this too man because now we have to leave. I fell down the stairs somewhere and banged up my back where I cant work no more. But Ben is still that guy that cares. Hes willing to do more than we asked. So when you look at the reviews look at the integrity. Because most renters dont have any nor know how to behave when it's displayed to them... Incredibly attentive and responsive staff, from the office to the maintenance folks. They're proactive about health and safety concerns. They make it a point to replace all smoke detector batteries twice a year and offer complimentary preventative pest control (always with advance notice and signs posted letting you know it's going to be happening, and they always make sure to ask if you have pets that they need to be careful not to let out when they enter) - they keep the building extremely clean. I see the cleaning person around the building doing her thing almost every day. It's also the most festive building I've ever lived in. Every month they put up new decorations (and sometimes candy) for holidays in the entryways, lobby, even on each floor. And they keep a ton of beautiful plants and a water feature in the lobby and laundry room. Everyone is very friendly. When you run into the maintenance person, he always takes a moment to ask how everything is going on your floor/in your apartment and maybe share some fun facts about the building's design. If you have an issue or concern about something, they respond right away. They send you holiday and birthday cards and have been offering free laundry on site throughout the pandemic. The laundry room is huge with 6 washers (most brand new) and 8 dryers. They do everything they can to make receiving packages easy and secure for their tenants. If you're looking to rent in the Edgewater neighborhood, do yourself a favor and ask Ardmore Winthrop Properties for a tour of one of their buildings.
