If I could give them a 1/2 start I would. I rarely leave reviews UNLESS it is great service before and after. Well I will tell you this....They are absolutely WONDERFUL to get you in there and get ALL your info, get the loan. BUT IF YOU HAVE AN ISSUE after, FORGET IT!! Don't plan on getting it resolved very quickly. We received a check sent to pay of loan and for some reason the check was stop pay by Royal Mortgage. So that company I sent it to now says I owe them money due to NO fault of me. I have tried to get ahold of Royal Mortgage at the text# they gave me before the loan to see what to do. I was told a check was sent out over 7 days ago to me to pay and it has not arrived. I want this taken care of and it seems to be lingering SINCE the 1st of the year. IT needs to be DONE. I WILL NEVER RECOMMEND THIS COMPANY TO ANYONE. read more

Lendingtree forwarded a request for a home equity loan to royal united. It quickly became clear after being handed from one employee to the next and listening to their repeated conversations this is a low quality financial institution if not an outright scam. I cut contact and went on with my life Days later I get (2) text messages from people claiming to be Vice Presidents at Royal United. Jordan Kane is the most aggressive, he continues to text me long after I demanded he cease all contact. Their offers are so goo they cant put it in writing BUT these offers are so lucrative I would have to claim them as income with the IRS. He sends a ridiculous screenshot of a payment amortization claiming to cut my mortgage to just 8 years. I laugh it off as ridiculous. They then start going line by line through my credit report (via text) disparaging my decisions. (I do have a full transcript of the text exhange for anyone interested) I will not be shocked if my personal info is now sold to every scam artist under the sun Please save yourself the hassle, steer far away from this company at all costs read more

Well just got off the phone with Loren Senior Lender at Royal Mortgage, short communication....all I can recall was her departing words while I held my mouth open, "Have a good one" whatever that means after denying my loan. Problem is this I am trying to payoff a terrible private loan and I explained to Mathew the situation and please do not run my credit unless you feel it's going to fund, I feel he should have known my length of employment would be problematic. So this makes 3rd time in a month which is not helping my cause. I just wish lenders would take into consideration our concerns and not just fulfill an agenda which may or may not benefit them, but definitely causes the borrower potential grief when trying their best to improve their financial position in a difficult loan environment to start with. I was called at 7:53am CST on March 3rd, 2025. Caller hung up when I answered. I returned the call and got someone, not sure who it was, but I was pretty aggressive with them because they're a mortgage company of some sort reaching out to people prior to 8am on a SUNDAY. The employee and I exchanged words, he told me to kick rocks, and that the unemployment line was open. He ended up hanging up, and then proceeded to call me back to back to back 34 times from 8am, to 3pm CST. (photos attached of phone numbers incoming and times) I also received a text message (photo attached) from the suspected person I was speaking with, and again, my response was pretty aggressive. This employee obviously thinks this is a game. I have never contacted this company, I have no idea who they are, I am in the process of refinancing my house with my CURRENT mortgage company. This place will never, ever, be on my list for use. Whoever this employee was that was acting like a child, should have his phone usage revoked. What a disgusting company. To add to all of this, the company in discussion was filed against in court during year 2021 for this sort of thing. Continued to call consumers who had requested that the calls stop. A complete waste of 3 1/2 weeks and $600 in appraisal fees, (they won't use any appraisal you provide, regardless of how up to date it is). They will keep you hanging on and reduce the amount of the loan every time you speak with them. I DO NOT RECOMMEND. read more

Predatory lender. I never heard back from them and they lied about credit inquiry. I made it clear where I was in the homebuying process, I did not want a hard inquiry on my credit for 2 years knowing that I was just beginning to think about home ownership and there were some circumstances that had to be dealt with first. In the long run they did me a huge favor by not contacting me back because I took care of a few issues and got a good conventional loan from my bank. Now I just have to wait another year and a half for their hard inquiry to fall from my credit report and my experience with them will only be a bad memory. read more

Make sure you have a guaranteed loan approval before you shell out $700 for an appraisal. Get the approval in writing, with the stipulation that they refund the appraisal fee if the loan doesn't go through. read more

Got a call just after 6am. First communication with this company. Advised not to call this early. Received 10 more calls from Indiana, Ohio, Texas...not appreciated and the company is super aggressive or just rude. Neither of which I am interested in. Scamming people with teaser rates they share with screen prints that can't be saved or referred to as a quote. They use scam promises as bait to justify very high fees then switch the details and pitch higher debt and interest scenarios in a predatory way. read more

I was warned that this is a scam company. I inquired about an equity loan but their whole game is to refinance your home with a higher interest rate. Once I saw that, I declined. But for the last two weeks they have continued to harass me despite me telling and demanding that they not. My suggestion is to avoid United Royal altogether. read more

The spammiest company I have ever encountered. I'm talking over 4 calls AN HOUR, daily, plus countless of voicemails clogging our box even after responding that we're not interested in their rates. This place is garbage I don't know why I wasted my time they actually gets no stars I don't recommend them for nothing I was just trying to change mortgage companies because the bank I had originally bought my house with 6 years ago gave me to another they got my hopes up all high saying I had equity paid for the appraisal gave all the necessary paperwork check stubs w'2s everything they asked for come time to close they had the audacity to ask for my tax lady number to get my tax returns to make sure I can pay this loan back WTF mind you I just bought this house 6 years ago and I didn't have to do all that I'm already paying a mortgage. My. Mortgage was only going to go up $300 so all of this for $300 difference no way that's petty I don't even want it no more I'm good with the mortgage company I got I'm just gonna hang with Mr. Cooper by the way all this BS took 30 days on the 30th day is when they asked for my tax lady number that should have been the first thing they asked for. I feel they targeted me as a senior for their mortgage scam. 1st they got all my tax info from the last 2 years. I explained that as a senior I live modestly and even though I own some mortgaged rental property, I just don't have much income. Because of my good credit rating they said that wouldn't cause me any problem. I even got an acceptance letter and then they insisted I pay for an overpriced Appraisal which proved that I was forthright. And then they left me stuck with the $800 appraisal bill, and abruptly stopped our deal because I don't make enough money. Just like I told them, in the beginning. Praying on Seniors! read more

Even though our loan consultant was professional and helpful, our positive experience ended there. After two and a half months of meeting demands for additional documentation, we finally had to give an ultimatum to close out our file and return our cost for the appraisal. My wife and produced substantial retirement incomes, documentation of assets, and credit ratings of over 750. We were considered well qualified. Our loan consultant was, at times, as confused as we were why the loan was stuck in underwriting for such an unexplainable time. well I found a hard inquiry on my credit report I didn't ask for or agree to. i've called a couple times about getting removed off my credit report, I keep getting sent to some guy named Dan to have it removed, I've left messages asking for a call back, not calls and still on my report. no one really trying to do anything about their mistake on my credit report read more

Guy callled me from this company and really persistent to try and get my business. But after reading off the reviews to him he just hung up the phone on me and called me right back. I told him I thought he hung up after me reading negative upon negative reviews to him and he said he understand and maybe we should just part ways at this point. Said that being the company they are it's likely I would get this type of feedback. Which I said "not if you guys are doing your jobs right". I don't agree with that statement. Royal United Mortgage is a SCAM of a company. When I decided not to use their company, they had to provide me with a denial letter because I applied with them. However, the denial letter was nothing like the loan I applied for. The loan amount was much, much higher, the fees and cost were much higher as well as the rate. I wonder if they were going to pull that out of their hats at the closing in hopes that I would sign on the dotted line for a loan amount that I hadn't applied for. Also, i questioned their origination fee. They were charging over 4.5 points as an origination fee. I worked in the mortgage industry for more than 30 years. As a mortgage loan officer, a loan processor, and as an underwriter. If the lender takes an application, they must provide a GFE or a Loan information disclosure. Not a typed up loan analysis. If I wrote a review for RUM just after closing on the refinance, it would sound much like those here -- fast, easy process. A year later, I have nothing besides distrust. I was actually steered into refinancing rather than a home equity loan, charged outrageous interest (although my credit is excellent) and paid points to reduce the interest rate that was still high. Why did I agree with this? Because I needed an emergency repair on my property. I told the loan advisor about the emergency and he subsequently learned that I am a retired senior citizen. The loan advisor said if I did business with Royal United, he would refinance the next year when interest rates decreased and waive closing costs to reduce my monthly mortgage payments because I would be a returning customer. He did not tell the truth. What he did instead was an attempt to churn. He actually said that if I agreed to the new loan (that would only reduce my monthly payment less than $50.00) , when interest rates decreased again, he would refinance again. That would mean I would have to refinance an additional $6.5K of debt which amount was closing costs. Rather than offer me the lowest interest, they were charging points for me to get the highest interest. I am refinancing to reduce my monthly mortgage but not with RUM. The comparison opened my eyes. The difference is $4K in closing costs with no out-of-pocket costs to me, as compared to RUM's more than $8K in closing costs. The credit report cost $56.00 compared to RUM's $300.00, and the appraisal was $96.00 as compared to RUM's $550.00. My monthly payment is significantly lowered because of the low interest rate, and I won't have to worry with customer service representatives who read prepared scripts in heavy accents and talk without putting a period at the end or their sentences. read more

They sat on my mortgage loan for 1 month. I did everything they requested. My home is paid for. No mortgage. I had a credit score of 712. Never had a late payment. And income of $42,000 a year. They gave me a preliminary approval. A second home on a 8 1/2 acre property needed work. They required it to be disjointed from primary home, which was being done. I had income to qualify for the loan. They are great salespeople to get your loan information. But are failures to deliver the loan. They sent me a denial letter after holding up the loan for a month. My primary home is impeccable. The second home needing work was being removed from the property of the loan. My husband and I began the refi process with Royal United Mortgage in March 2021. We are both middle-aged, each have credit scores in the 800's, solid work history, our home appraised for $25k more than expected, and we were going to have RUM payoff 100% of our other debt, leaving us with a low DTI. Even with all these positives, the refi fell through in July. My loan officer, Kristina T., did well enough; however, her higher-ups, Kaitlyn M. and Kylie M., did not have the simple courtesy to respond to any of my emails. Who does that? In addition, the processor and underwriter that include Luke M., Matt S., and Doran L. are too slow to update (weeks at a time) and appear incompetent. We provided countless income documents and they would often seem confused and ask for something more and something more until they finally stated on July 13th that they cannot include my husband's income because it is "variable income." They were all aware of the facts regarding my husband's income in March and they could have made that determination then! In fact, the lender I am working with now, has no issues with my husband's income and does not consider it "variable income." Furthermore, RUM advised that the appraisal is transferrable, and I have learned that it is not. I will have to pay another appraisal fee. I am currently disputing the $565 appraisal fee charged with my credit card company. I would avoid RUM, or at least, this particular team because I have never experienced worse customer service or wasted so much time and energy!!! read more

I was in the market for a home equity loan. Initial representative was very nice but the loan included exorbitant closing costs. They tried to camouflage the closing costs. One I realized what was going on, I went with another lender. Royal United called in the big guns to convince me to stick with them. This person was extremely aggressive and told me there was no way I could be getting the loan quoted by her competitor. She was wrong. Beware of these guys. read more
