We needed framing, sheetrock, electrical, trim and closets built. Joe was way more responsive than all other contractors and was very reasonable with costs. The price was exactly what he quoted us. (Another contractor was supposed to start before we found Joe and completely ghosted us around the start date.) Lou was the main guy who was here several days and he was great. We felt totally comfortable with him in our home. Our 4 year old son kept asking where Lou was after the project was completed. Lou worked around us when it came to hours that worked best for our family. Our kids love their bedrooms. And our 4 year old son finally sleeps in his own bed. We will be calling Joe when we are ready to remodel our kitchen and bathrooms.

DISASTER. Turn and run. We hired Joe for a large 203K project. We had problems from the very…read morebeginning: he was slow to start, kept changing his mind about the game plan, complained about the fact that he could get no money up front--terms of the 203K that he had of course agreed to--and pressured us to give him significant up-front money to "help him start". He instructed me in June of 2024 to rush to buy materials for a small bathroom that was still mostly unfinished in April of 2025; that kind of thing happened multiple times. His workers were inadequately supervised, and he was difficult to reach, often saying things like I'm at a kid's soccer game, out to dinner with my daughter, etc. The way that 203K's work is that HUD inspectors come out at regular intervals to make sure that adequate work has been done to make a draw from the total budget. Joe did a bunch of stuff merely to look busy to justify the first draw, in August: a slap-dash exterior paint job over crumbling paint that made a mess and did not hold, for instance. Between the first and the second draw, there was slow but meaningful progress--but by then we were 5 months into a job that we were told would take 4-6 months, and nowhere near done. During much of that 3-month interval he had just one guy working on our huge project, an electrician. After the second draw, in late November, he basically just stopped working on the house. We were making double housing payments the whole time, of course, so we panicked. We were almost out of money. After numerous calls and messages failed to get him to pick up the pace, at the urging of our lender, we scheduled a third draw, 3 months after the second one. At that draw, the HUD inspector certified that no work had been done, so no funds would be paid out. That's when we finally worked up the nerve to fire him. It was terrifying, because our lender told us that we would have trouble getting anyone to take on such a large project with only what was left in the budget after Joe depleted it. By the grace of God, we did find one. He swept in and got the job done in about 4 months. We finally moved in almost exactly one year after closing. Of course we had two mortgage payments the whole time. The work could have been finished within 6 months, or close to it, if we had found a great contractor like the one we found after we fired Mr. Depiano. Working with Mr. Depiano was harrowing. We were newbs at this, and therefore easy to fool. DON'T MAKE OUR MISTAKE.

They were also able to re-use some of my stone which brought the cost down a little. They had an entire retaining wall with new steps done in less than a week, and it looks great. When we wanted the walkway put in a year later, we went right back to them. They also honored another local company's offer to plant two memorial trees next to the walkway at no cost, which I very much appreciated. They will continue to be the first place I go to get quotes.

He claimed he could expand both sides of my driveway and it would look like one even finished job. Well, it did not. Looks like a hot mess and clearly not as he promised. When he asked for payment, he somehow for got the original quote he had given me and added $300 additional to the cost of the job. My advice to others is to get his initial quote in writing - I did not and took his word that he would remember. I called and asked him to return and fix the mess and I haven't seen or heard from him since. It's been about a month and nothing from Mr Garcia. Next time I'll just call the real pros and just pay the cost instead of trying to work with these small local guys who really don't know what they're doing. I think they just get lucky in some cases and some people might get decent work from them, but it's probably 50/50 on what type of results you'll get.

Soon after an on-site evaluation, Jim provided a detailed line-estimate that was very competitive. The projects involved hardscaping, drainage and landscaping. The work included installation of a brick paver walkway alongside the driveway; installation of a catch basin and corrugated solid drainpipe to reroute the drainage from the HVAC system away from the house and foundation; removal of a large forsythia bush; creation of mulch beds around existing shrubbery; and installation of an extensive patch of perennial ground cover on a mulch bed. Jim's crew worked diligently and efficiently to complete the multiple projects in a single day, despite the problem presented when cracks in the 43 feet of thick metal drainage pipe were discovered during the excavation to install the sub-grade and base for the paver walkway. Jim quickly and effectively resolved the problem by replacing the old broken pipe with corrugated solid drainpipe and a pop-up emitter, which required an unscheduled run to the supply store. When the job was finished, the crew was meticulous in hauling and dumping all the debris and watering and cleaning up the work area--a welcome conclusion to a job well done. Grassworks not only met my expectations, they exceeded them. I would not hesitate to use their services again and would highly recommend them with confidence to others as well.
