After interviewing about 6 agents, we decided to go with Tim&Ryan because they are more responsive and have deeper local knowledge in the area where we want to purchase our first home. More importantly, we were willing to spend the time and effort to remodel and they have lots of resources and experience in remodeling. During the shopping process, Ryan provided guidance every step of the way. He gave us contacts, sent us potentially interesting properties, toured the properties with us and gave us tons of good remodeling ideas. Sometimes we would send properties to them and they would give us their take. When it came to making offers, Ryan would send us the disclosures and comp sales and usually gave us an estimate of how much he thought the property would sell for under the current market condition (which was pretty accurate). We were in a tough market because the inventory was low and it was hard to find an ideal property for the price we were willing to pay. We gave 4 offers but they were all rejected. It was easy to overbid but Ryan never encouraged us to do so. Instead, he gave us assurance that we would be able to find one that we like with the right price and he was right. This property was not on our list originally because it was beautifully remodeled a few years ago and didn't need much work. We would have missed it if Tim&Ryan didn't bring it up. We gave an offer and the next thing you know, we were in contract. The closing didn't go smoothly because our lender messed up, which delayed the process. Ryan puts in work! We all know how crazy the Bay Area housing market can be, where buyers put in countless offers just to get rejected. Ryan managed to get me the very FIRST home I looked at and fell in love with. I found the home by myself and toured it but needed a realtor to move fast and make things happen. Within hours, Ryan walked me through the process, including information about the home, and he put in a well reasoned offer within hours. He strategized with me on how to make the offer to get it accepted. And it did! My entire home search process in the Bay Area took less than a week total. He then worked morning, day, night, and even in the middle of the night to answer my questions fast and to make sure the closing process was moving forward. This included texts and emails I sent him well past 10 pm (sometimes past midnight) that he answered immediately, video calls where he postponed boarding an international flight to talk to me, and more. As a first time homebuyer, I was unfamiliar with the whole process but it was great having Ryan by my side educating me and making sure my inexperience didn't trip anything up. I'm in my new home now, under these awesome 14 foot ceilings in a renovated living room, writing this review after the process from search to closing took only about a month and it feels great!
