Ryan Tan was our realtor and helped us find our first home. He asked questions and listened to everything we wanted. We looked for homes in the OC and Riverside area and were only available to look during certain times and Ryan worked around our schedule and made it easy for us. We were able to send him a bunch of listings and ask questions and set up viewings with ease especially having two young little kids. He was honest with us and worked with our budget. He made sure we were comfortable and didn't push us. After a few days in the OC, we decided we would pursue homes in Riverside County. Only recommended if you or your spouse works odd hours and traffic won't be an issue. Anyways, we put in 3 offers. The first two, definitely intense, but we didn't get it. The 3rd house however, our offer was accepted. So freaking exciting but so scary and stressful at the same time but Ryan helped us through it all and made sure everything needed was completed based on the terms of the contract. Reviewed the report with us, followed up with the seller's agent since the damage we saw were not disclosed, and talked to us regarding our concerns and made time to showed up with my husband when we called in a specialist to come to the house for the concerns we had. After inspection was good, we had to wait for appraisal to come back. This part was filled with anxiety because it determined our actual fate with how much the house is estimated to actually cost. This was like totally intense and stressful! I even broke out like a teenager entered puberty because that was how stressed I was. Anyways, the appraisal came back lower than we expected because the appraiser decided to be bias in my opinion and lowballed us by $10k. I'm a data analyst and so when numbers came back, I knew it didn't make any sense based on the report provided and that we were definitely screwed because of it. My husband really just wanted to at this point back out. Ryan talked to us and help us figure out a number we were comfortable working with in order to try to negotiate price down where we're not losing out so much because of the appraisal (still not a fan of the appraiser) and Ryan definitely knew we didn't want to start the process all over again! We would not have our current home without Ryan's expertise and professionalism. My wife and I met Ryan 1.3 years prior to our purchase, and due to massive student loans and other circumstances, we had a ridiculously wide price range from 750k-1.4million depending on purchase timeline. We even took a 6month break from house hunting due to a huge emergency medical expense, and Ryan let us know he would still be there for us when we were ready. Lets just say, we were somewhat difficult clients and Ryan worked with our crazy timeline in a understanding and more than professional manner. Everything is going great so far! We are in the process of buying a home with Ryan and Max's help.
