Avoid this company. Use any other company but this one. The buyers of our house hired this company and the old man Frank was involved. He found a leak in the shower pan that no one else saw and said it would cost $7,000 to fix. He also found 20 other things no one else found and of course put a super huge estimate next to it. Talk about a conflict. In addition, he also talks down to people, comes late and generally is a complete a-hole. I could go on and on. The bottom line is he is incompetent and should have whatever license he retains revoked. read more

I recently needed some dry rot repaired on my townhouse. I carefully screened and vetted companies until I found three that seemed to be decent - both from online reviews and having all the proper licensing and insurance, etc showing on the state of CA CLB website. So, of this select group of three, I had them each give me bids. San Miguel came in lowest AND could do it very quickly (which was required by my HOA). So I went with them. I couldn't be happier with San Miguel Termite & Construction. They did top notch work, from what I can tell, did it quickly, and under time and on budget. I tried to give the employee (Tony, I think) doing the work a tip at the end, but he said the company policy was not to accept tips. He said the owner, Frank, paid them well, and provided benefits, so there was no need for a tip. The fact that the company takes care of its employees also made me happy I had selected them for the job. There was a small misunderstanding in the beginning (before work started), but the owner Frank called me and totally took care of the problem. I was very impressed with him. He cares about his customers and doing right by them. I fully intend to use San Miguel for all future termite-related issues I encounter in the future, and as well, will be highly recommending them to any acquaintances as appropriate. Agree w/ Trina. Avoid avoid avoid. We recently purchased a house which had been inspected and cleared by this company. 8ish months after moving in, we noticed some 'flying ants'. I called Terminix, who came out immediately, and found a few tubes in the crawl space. They could not estimate how long the termites were there, but suspected the activity was relatively recent. We had the whole ground treated with some badass termidor stuff so that got them. Wanting to understand a bit more about the pre-purchase inspection, I called San Miguel. The inspector who did the pre-purchase inspection, Frank, got on the phone and took a very 'whatever' tone. After pressing how important it was for me to understand the history here so we could correctly address whatever problem arises, he finally committed to coming out to our house that Friday to look around. By late Friday afternoon, I called Frank and asked where he was. He had obviously completely forgotten and made his way over. When Frank arrived, he started claiming the Terminix guy had lied about the termites and walked around the outside of the house criticizing Terminix's work (they had applied treatment all around the house). When I showed him his original report illustrating no termite activity and Terminix's showing spots of activity, he got visibily offended and became borderline aggressive. He wanted a print-out of Terminix's report to call that inspector so they could compare notes. Now a bit nervous with Frank's behavior, I printed it out and quickly showed him the door. Two weeks later, I called Frank to follow up. He let out a huge, totally offended that I called to follow-up, sigh and basically told me to go pound sand. I prioritize trust, commitment to quality, and professionalism incredibly high when selecting a contractor. You can guess where I rank Frank along these three vectors. read more

Hi, we used Frank on recommendation from a local realtor whom we trust 100%. It was a situation where we had found termites in 1 bathroom and wanted an immediate total home inspection to make sure they were not elsewhere. Frank was professional, calm, responsive and very helpful in explaining everything. He came the same day I called, coming over to our house after finishing another job locally. It was a hot day and around 4 when he arrived. He worked until around 7:30 PM to get the job done for us. He patiently explained everything to us and told us the most cost effective remedy. I could not find anything negative to say about Frank and his services to us. He also found a gas line that was lying in the dirt under the house that services our pool. We had previous home inspections, and no one had EVER mentioned this dangerous situation. We immediately had a separate shutoff valve installed and will be fixing this setup over the summer. He also explained ways to simply fix a few things (rather than completely replace) to keep costs down for us. Patient, knowledgeable, kind, responsive, easy to work with, personable. read more

Definately avoid. San Miguel replaced our raised deck 6 years ago. Now we are trying to sell our property, and low and behold, a main support beam (that was replaced) has popped up on a home inspection, as needed to be replaced due to dry rot. I have used Frank and San Miguel 10+ times, and he is wonderful. I always joke with him that I only want to use him when BUYING a house and not selling, because he does too good of a job! (And this seems to be borne out by the other complaint saying that Frank found too many things wrong in the house that others hadn't found...clearly that guy was selling his own house, not buying it or he would have given 5 stars!) In truth I have used him while selling too, because he has been doing this 30+ years and I would rather use an experienced local guy like that than some big chain read more

My Mom hired Frank to do a pest inspection on a duplex she planned to sell. I met with Frank at the completion of the inspection. Frank spent alot of time with me explaining what needed to be done. My Mom and I decided to hire SMTC to do the repairs needed to clear inspection and also to remodel one of the units.Since my Mom is 90, I have been working with John ( who works for Frank) during this project. I want to say that my Mom and I are really happy with the work that has been done. John has been very enthusiastic about this job. The apartment was a disaster & now it looks great thanks to John & his crew. Frank should be really proud to have them. read more
