New Just moved in and if I could afford to move back out I would. I had signed a lease and paid all my deposits. I went to get my keys on May 23 and they could not find them. 4 hours waiting for keys. However once I got them and went to the unit I was supposed to move into that day, you didn't need a key to open the door. It was broken and just opened. I was supposed to be getting an upgraded apartment and nothing was upgraded. The unit was a mess like someone had thrown a rage. It was FILTHY. Not cleaned at all. Not move in ready. Not even the ability to live in. There was literally sh×t in the toilet. See pics below. The response from the manager, who barely responded to tje leasing agents text was they would have the carpets cleaned for me. SERIOUSLY???? The apartment was unlivable. After 8 HOURS they finally let me look at a different apartment on property and we moved units. Mind you they closed at 5pm for the holiday weekend and i got my keys as they were locking up. I did an inspection and there are major issues in the "new" apartment as well. No ability to shower in my master bath. Dirty light switches. Washing machine has a broken piece. Cabinet shelves put in backwards. No microwave when I toured the unit. Batteries in the remotes for fans had to be replaced...by me. The wrong size closet doors in the 2nd bedroom. Caulking on the tub gross. Around the bottom of the toilets....gross. it took me another week and going down to the office to get ANYONE to come look at some things. And sh@t still isn't done. I'm sure im missing some but I'll include pics of both places. Amy in the office was amazing trying to assist but I am beyond pissed off at this. Nothing offered to me. No rent reduction. I just completed a full year living at Waterside and feel obligated to STRONGLY warn prospective residents. This ownership company absolutely prioritizes revenue over integrity and fairness toward the people who live here. When my lease renewal came up, my lock in rent rate for the year was significantly higher than the current market rate being advertised for the exact same apartment. When I questioned this, the leasing "manager" (a title I use very loosely), Lindsey Kitterman, stated that Mark-Taylor's policy only allows them to keep rent the same or increase it, but will NEVER adjust it downward to reflect current market pricing. This policy creates a clear and intentional imbalance. Management is fully aware that renters have limited leverage; most people cannot realistically move units within the same community just to obtain the fair, publicly advertised rate. Rather than valuing existing residents, the company relies on inconvenience and lack of alternatives to extract higher rent from those who stay. If you're considering living here, understand that loyalty is NOT rewarded, transparency is lacking, and fairness ends when your initial lease does. Extremely disappointed in Mark-Taylor properties, please spend your money with a company that puts integrity and its residents first. THIS IS NOT THAT COMPANY! read more

I've been here for a month, the experience has been awesome so far. The property is beautiful for starters and the lake is awesome. Ashley and the rest of the office staff have been great and easy to work with. The maintenence people seem to get things done quickly and efficiently. Scorpion infested property that's old and run down. I lived here a year ago and I have lived in 6 other communities in Chandler, this is the WORST. Management was extremely rude especially the girl with the short hair in the office had the nerve to yell... so unprofessional. Maintenance will be in your apartment multiple times a week and the toilets will flood a lot... The heater cannot stop after reaching set temperature and I cannot use thermostat to turn off the heater. The maintenance team LEFT MY MAINTENANCE REQUEST OPEN UNATTENDED FOR ONE ENTIRE YEAR!!! In Winter 2020, I submitted multiple maintenance requests for this heater issue. The maintenance team did several random trails (replaced thermostat, replaced capacitor relay, replaced sequencer, etc.), but none of them fixed the problem. Then I submitted one more request saying my heater is still not working properly. A week later the maintenance team directly closed my request by leaving a note saying 'AC and heater working properly'. This is rediculous since I tested the heater again and it is obviously not working properly. Then I re-opened that maintenance request and the leasing office replied saying they ordered some parts from out of state and the shipping may take a week. I waited for one more week and nothing happened. My heater is still not working properly. I followed up with the leasing office asking for updates on the repair, and they just did not reply to my email at all. Since then, they no longer followed up and my maintenance request was left open unattended throughout 2020-2021, until I cancelled that request recently in 2021 and re-submitted a new request for the same old issue. This time, to ensure they will not ignore my request, I called and emailed the leasing office, and I received no apology but only excuses from them for their endless repair. I asked them to give me an estimated time and updates on the progress of this repair, they replied asking me to directly contact the service team for updates. I then asked them to provide contact information (phone/email) for the service team, they then replied saying 'the service team members do not have a direct line phone number or email available'!!! If you are not providing the contact information for your service team, why are you suggesting me to directly contact them??? My maintenance request is still open and my heater is still not working properly. There is no apology, no explaination on delays, no progress updates, and no estimated completion time for this endless repair. The only thing they 'promise' is that, they will work on this soon/ASAP. However, from my experience throughout 2020-2021, their definition of 'soon/ASAP' actually means 'PLEASE WAIT FOR ONE MORE YEAR'. If you plan to live here, I wish you all have a perfectly working HVAC in your apartment. Otherwise, you may need to be prepared for living without proper heating/cooling for one entire year! read more

I love living here! India and Sheila were especially helpful and attentive during the leasing process, especially India who has gone above and beyond for me a few times. I wish I Was able to see the unit prior to the paperwork but figured with COVID guidelines most apartment complexes aren't doing that, and was very pleasantly surprised at the condition of my unit upon moving in. This is a nice area, quiet, with the size of the apt and amenities I would say its well worth it. Conveniently located next to Safeway and there's a big park across the street. I lived at Waterside for a little over 2 years and it was nothing short of a delight. The property is very quiet, clean, and (though a little south in Chandler) fairly convenient with a Safeway next door. The lake near the back of the property is pretty nice and you can usually see several ducks lounging around. I leased a 2nd floor apartment (top floor of the building I was in) and had not seen a single scorpion my whole time there. There were the occasional critters, but nothing crazy. Neighbor noise was never an issue however my apartment faced South Alma School Road, and there was a noticeable amount of street noise (and noise from the baseball fields across the street) from the living room. The staff at the leasing office was helpful and courteous, and the maintenance team was always very prompt and polite. There were even a few instances where the maintenance team stayed after hours to ensure that my apartment was back to working order before they closed up. Everything considered, I would recommend this property to anyone looking for a safe and affordable community in Chandler (and for those looking for a quick commute to the Intel-Ocotillo site). read more

This used to be a nice place to live with helpful office staff. Once Tyler was moved to a different property it went downhill quick. Office staff is incompetent and has never once returned my phone calls. The work orders they wrote were no where close to what I requested and I lived with a clogged kitchen sink for three days until my boyfriend came and fixed it for me. It was incredibly frustrating dealing with the staff, the rent was raised without any notice, we are charged for gas when my apartment has no gas. I felt like a number and not a member of the community. I'm so happy to be done with this place and two of my other friends are on their way out too due to the same issues. Its a shame, if they would have treated me better I would have stayed indefinitely. read more

I couldn't disagree more with two of the reviews. I have lived at Waterside at Ocotillo for a year now. Just HAPPILY renewed my lease!! Woohooo!!! First, the staff AMAZING!!! Office staff is knowledgeable and friendly and welcoming. They are true professionals but also treat their tenants as FAMILY. Anytime I have needed help with a question they have given me an immediate reply and offered suggestions/help/advice. I have lived in too many apartment complexes to count. I'm old. Lol. This is by far the best! CLEAN, QUIET, MODERN. The office staff takes great pride in keeping the complex landscaping beautiful. The maintenance staff. LOVE them!! They fix things IMMEDIATELY! The only time I have to wait on a repair or update is when I request them to do it later, not vice versa. The maintenance men are kind, polite and so hard working. The apartments are SPOTLESS when you move in, so impressive! I couldn't recommend living her more!!! 5 stars all around!!! read more

The management is so non customer service oriented it drove me nuts. They don't work with you as a resident. All you are to them is a $ sign and not a customer. Fidel Castro could probably provide better customer service then they do. It's sad and I would never recommend Mark Taylor to anyone. Go somewhere else like Pillar. read more

I have been here a year and just signed me second lease. I really can't complain about anything. It close to work (chandler business park) only 5 min drive. It's awesome you can walk to Safeway. Waterside at Octillo nice peaceful apartment until a grumpy security guard comes and disturbes your night, Last night around 8:40 PM I was using the grill inside the pool area, I had my husband come in and help me out as he was walking our dog just in a few second the property security guard approches us and askes us to remove the dog from the pool area and we agreed to as we were trying to do as he said he came at us aggressively, his voice infliction and demeanor was insuing a confrontation and argument. we never disagreed with him on doing what asked to, he was very unprofessional just they way he approached and his tone of voice was not the way to handle the situation. It is uncomfortable since occurrence was with my kids around. It being a Mark Taylor prpoerty I was hoping they security guard would less confrontational and insuing a a confrontation and would conduct himself in a more professional matter. read more

I love living here! The staff is friendly, the apartments are VERY well maintained. The school district is one of the best in the state. The manager Ashley and Tyler in the office put my family comfortably in the apartment perfect for us! The carpet was spotless all the appliances worked better than most in houses I've bought or rented in the past. The pool, gym,and landscaping are flawless. I don't have to pay memberships or workers to do it! The garage can fit my car and bikes with Room for a few other items! On Sept 17th 2016 I spent a curious 30 minutes inside Waterside's front office. No one was around to help me. Another young man came in and mentioned how odd it was. A few minutes afterwards Michael and Desmond walk out of the mail room (which had the door shut). Looked like they were doing some inappropriate things on the job... in the office with residents right outside the door. This was absolutely disgusting behavior for any professional. YIKES. read more
