Sandpiper property management is a terrible company. It charged me without reason $ 523.17 to patch wall damage that in fact did not exits, and it charged $ 725.00 for cleaning house that I had thoroughly cleaning (I was the only occupant, not pets, no problems) and that I was renting at 283 Carlo Drive, Goleta CA 93117. I was robbed of $ 1,248.17 from my $5,300 deposit check, and the person behind that was Denise Schultze, an agent for Sandpiper property management. I advise you not to work with Denise, she is dishonest and half straight. Also, if you are thinking of renting the house at 283 Carlo Drive check: 1. the heating system (does not work well), 2. mold in the kitchen cabinets, and sink, 3. the stove (does not work well, it is obsolete), 4. the sprinkler system (it is broken), 4. rats and spider infestation. Horrible company. I saw the reviews before renting from them, but I was desperate to find a place, so I didn't pay much attention to them. I regret that decision. Everything people say is true. They are very difficult to communicate with, and they will keep a large portion of your security deposit without providing clear reasons. We had a 10 month fixed term lease that said at the top that our move-out date was not eligible to be extended- which does not require a 30 day notice. Sandpiper slipped in an addendum that required a 30 day notice - all to keep our ENTIRE deposit despite the apartment being left immaculate. Joanne Flores was awful. She took several weeks to responded to numerous repair requests - no hot water, loose exposed electrical wires, non-working appliances the list goes on. Totally UNRESPONSIVE!!!! The worst leasing office in all of California I'm sure! Their properties are disgusting, they get it to look nice when it's vacant, but one day living there and ants show up, flies, spiders, etc. You can never get in contact with anyone there. We rented from Joanna Flores and she was completely incompetent for the entirety of our lease (12 months). The window frame of our bedroom got stuck in the middle of winter, called 12 times, showed up at the office 3 times, and no answer. We slept in the freezing cold with the window broken for one month. We had to pay out of pocket to get it fixed and of course they didn't discount it from our rent, and have yet to respond to any of this. Any kind of request goes completely unanswered. We were without water for 12 hrs one day, I finally went to the office and they said it was "scheduled but forgot to notify us." Everyone is extremely rude. As soon as our lease was up were out of there. Out of our $2,550 deposit they returned $100. The reason? None as left it even better than when they gave it to use. They said for repainting the apt and cleaning fee. Save yourself the nightmare and rent somewhere else! read more

The intermittent 5-star ratings must be friends of the employees or owners. We have literally started fixing our own maintenance issues and deducting it from the rent, which has been sanctioned by our PM Brenda so that she does not have to do the work. When appliances have had to be replaced, we have located the replacement items within the budget requested. It's baffling this conduct is permitted / we do their work for them. I love our location and we have been in our unit for over 4 years, the rental process to get into the unit was fabulous & super easy. Since moving in, two enthusiastic thumbs down. read more

This review is only for the application process. I found a property I liked and figured I'd show up to their office in person to get the best chance and apply asap. I was met by a very surprised lady. I explained I wanted to apply to a listing and she informed me that the only way to do it was online. I applied online and tried following up on my application over the next week and a half. The one time someone actually answered they were annoyed and sent me to voicemail. I left Brenda several voicemails and never got a response back. This company does not prioritize customer service or simple communication. I found out the place was off the market by seeing it was no longer on their website. 30dollars per applicant down the drain. All in all I'm glad we did not get the rental because we ended up in a better place and the reviews assure me we dodged a bullet. read more

I've been leasing with Sandpiper since September of 2017 and they have always been super responsive! I recommend sending emails to get your issues fixed. Brian&Ashley are super good about getting back to you within 24-48 hours and have their set team of plumbers/electricians etc: Miguel, their go-to handyman is super nice and accommodates all schedules. We recently had a plumbing issue that dragged on, but that was because it landed on the New Years holiday. Brenda is the absolute worst. If I could give zero stars, I would. This is the worst property management company in Santa Barbara. I lived at 2 different locations they owned, and both were horrible situations. The first one was at their Loma St location (they have now sold) where we had rats in the attic. Brenda refused to remedy the rat situation and after months of trying to get her help, I moved out. The second location was in the Funk Zone, where the laundry machine was always broken and would take our money, but not run the loads. I would always try to contact the office, and they always forwarded me to Brenda. Brenda rarely answered the phone and was zero help. This last location we lived at was a dump, and we essentially fixed it up and left it in better condition than when we moved in. Of course, Brenda only gave half of my security deposit back because the 'toilet paper holder was broken'. The toilet paper holder didn't even work before we moved in. Why would it cost $100 to fix a toilet paper holder? Brenda also works a second job, so she is almost always unavailable to help in emergency situations (sink overflowing, water not working, etc etc) I highly recommend NOT renting through Sandpiper. read more

I moved in, hoping to have a quiet office space as I do healing work. I had just moved from a large professional building, so I had expectations of the bathrooms being stocked with paper towels and toilet paper. This was not the case at 1811. The staff, although all were very beautiful, they were not helpful at all! It made me nuts!! It was very deceiving! I wonder why they are doing that kind of work, when they don't even want to actually HELP!!! What's the point of them even being there? The building is beautiful, that's what attracted me to it. There was no parking available for free. You had to pay extra to get one parking space. The suite's temperatures tended to fluctuate between hot and cold. And when asking the staff for help with it, they were hesitant to do anything. The walls were SO thin that I had to keep my voice down to a whisper, so not to bother my fellow building mates! When someone walked down the hall, it echoed in my suite! When I had a client on the table, the noise was definitely distracting for the client as well as me. I couldn't even make or receive phone calls in my office, as my neighbors could hear my every word! I am thankful to my broker for helping me to find the place since, unlike the staff, he is very enthusiastic, patient and helpful. If you are looking to rent a suite from there, go in aware of these issues for they were really challenging to deal with once I got in there. I am thankful I chose the month to month contract, as opposed to signing a year lease. I'm glad to be out of there and what I hope for most- is for the Sandpiper employees to find joy, it must be miserable to be miserable. read more

I do however appreciate you mentioning the portal for we have used that numerous times (pre-sign in required) and can now confirm we have been purposely ignored. Lived in one of their properties for the 2017-2018 school year. Was a pretty nice place on Kellogg Way, but many problems were left unresolved after countless maintenance orders submitted through email and their maintenance request button through their website. Apparently our lease stated in an addendum that our fixed lease turns into a month to month at the end of the year, we had no idea and they tried to rip my roommates and I off at the end of the year by having us pay an extra half months rent and the usual "several hundred dollar cleaning fee" that is very common in California. Presumably because they only had renters booked after that half month was over. We managed to play them at their own game and ended up sticking with our actual payment plan after we talked with Brian in the office. Last thing, Ashley is one of the worst employees I have ever communicated with in my life. Super unfriendly, rude and unhelpful, doesn't know what she's doing or saying half the time. I cannot imagine why they would allow someone like that to represent their company, but I guess subpar managers attract subpar employees. read more

By far the worst property management I've ever come across. I live in one of their properties with four roommates and there have been nonstop problems with the house that Sandpiper has been unwilling to address and fix since the day we moved in. The house has a front and back unit and I live in the back unit which was never cleaned or renovated after the last group of tenants moved out. We moved in to see dirt and grime all over the floors and walls, stained carpets, broken blinds in two rooms, and a rat infestation. Yes, a RAT INFESTATION. After numerous failed attempts to reach them through phone calls, voice messages, emails, and office visits, Sandpiper FINALLY sent someone out to fix the blinds and put out a couple rat traps and that was as far as their "help" went. Now we're dealing with leaks in the roof and BLACK MOLD GROWING ON THE WALLS and Sandpiper is continuing to ignore all of our requests for help and maintenance. Everyone office employee and property manager/owner is dismissive, careless, incompetent, and absolutely unwilling to help in any way shape or form. DO NOT RENT FROM SANDPIPER. They sent a plumber but ignored the standing water. The standing water caused literally thousand of dollars in damages which we the owners were left to pay. Worst property management company in Santa Barbara. They are unresponsive to any and all communication. There's asbestos in the ceiling and mold under the extremely warped bathroom floor. They never replaced the bathroom floor from a previous tenets flood, like they said they would before giving us the keys. Usually I would have to email the company owner to get Brenda to respond to her email. There were about 10 things that needed fixing upon moving in. When we finally got a maintenance person in, he was surprised and said "all of this should have already been done before anyone moved in." They don't care about any tenent. We had one washer and dryer for the whole building, and it took 3 months of me emailing Brenda EVERYDAY before they would check out the broken washer and eventually replace it. Upon trying to move out, they refuse to respond to tenent reference inquiries, might as well not even list them on the new applications. I would give zero stars if I could. read more

You can do better for property management in Santa Barbara. As a longtime renter, I have been in all sorts of situations with rental properties, and this was -- by far -- the worst tenant experience I've ever had. From Day 1, Justin and MaryAnne demonstrated very little concern for the value of my time/energy, when they presented us with a "lease" that had over 27 mistakes in it. When we tried to call them to discuss, it, our messages weren't returned and our requests to set up an appointment to discuss in person were ignored. It wasn't until we marched into the office and demanded attention that we were paid attention to -- and even then it was only to nod their head in agreement and to print out a new copy of the lease. Upon reviewing THAT copy, we found MORE mistakes! But that was just Day 1. As actual tenants, our calls weren't returned, our requests to discuss major issues with the property owner were ignored, and when a major appliance short circuited just days into the rental term, it took over 2 months for it to be repaired. And not for lack of effort on our part. The list of complaints goes on and on. Will never rent from them again. read more

I moved into my apartment late January of this year. My boyfriend and I have had problems with our apartment from day 1. I told Brenda I did not want to sign the portion of the lease that states the property is free of mold. She insisted the mold would be taken care of. I stupidly signed the lease. Miguel (friendly maintenance man) informed us he would be coming over day 2 of move in to fix our list of problems. He "fixed" the mold issue by cleaning it with bleach. Fast forward to now (July), we have sent in a maintenance request, 2 emails, verbally expressed our concerns, and withheld a portion of rent to try to get the mold out of the bathroom. Emedietly after the verbal exchange about the mold, a maintenance man shows up unannounced. He told me the dry wall needed to be replaced and a fan needed to be installed. In my head, "no shit!" After that encounter we did not hear a thing from sandpiper. My shower rod should not be completely covered in rust after 5 1/2 months. My apartment is up for rent right now. It is on Laguna please be aware of this on going issue before proceeding. There are plenty of more issues just please be aware this company is completely shady. read more

I do not recommend renting from this company. I have held off from writing this review hoping things would change but they have not. I moved into this apartment at the beginning of September, it is a brand new building and the a/c has not been working since day one. I have called about it 15 times in the past 6 weeks (yes, I kept track) and I just keep getting the run around. Rarely does anyone answer the phone and it takes about three messages to get a call back. I understand that with a new building there will be some problems but they should be fixed in a timely manner. I have been more than patient. We've been told that if we're not happy living here then we can be let out of our contract and that we complain about the littlest things. I have only been complaining about the a/c because it's been super hot in here. Everything else that's wrong with the unit I was just reporting to make note of it because I was not provided with a move in checklist. This office is the Worst! They never returned my calls; they were evasive and only cared about their gain. Brenda, the receptionist, has extremely poor customer service. She does not take any accountability for mistakes. Brian Alderman, one of the account managers, rarely answered my calls, and when he did, he was completely useless and eager to get off the phone. Ashley Robles, a relatively new account manager, never responded to my calls or email. The worst of all the members has been Justin Egerer, the company owner, he did not return my calls and when he finally answered, he was rude and intimidating. Please avoid this company. Since I moved into my apartment in August of last year, practically every month has seen a problem crop up and the normal procedure for Sandpiper seems to be to ignore the problem, then blame the tenant for the problem when I threaten to withhold rent. Even now, my toilet (bowl, seat and cover) and bathroom sink grow mold every couple of weeks, and Sandpiper has never sent anyone to remedy the problem. When the pull string to the less-than-one-year-old blinds broke in the bathroom, followed by that of the ones in the living room (which I fixed myself in front of the property owner a few months before) in late July/Early August, Brenda ignored my maintenance request emails. When the property owner's son called them himself, Justin tried to blame me for the problem, as he has done when we had the nearly three-month-long water-temperature saga and wide-spread mold problem in the bathroom that required the bathroom to be gutted and remodeled. I am very lucky to have such helpful and proactive property owners. Still, this has not helped me to avoid Justin's gas-lighting attempts and Brenda's refusal to do her job. Mentally, living here has been torturous. read more

However when I was having an issue with moving out and having the lease taken care of Brenda in the office was a HUGE help with keeping me updated as things got more complicated.
