Our experience with the site and staff caused us to cut our stay very short. We arrived at our site #165 and tried to squeeze into the space. It was a pull-through, but we couldn't because a wood pallet and a piece of plywood was blocking the end. We looked for the hook-ups and couldn't find water and sewer, so we called the office. They sent someone out, and he found the hook-ups under the neighbor's deck. The site was covered in dried dog feces that we had to walk on to get to the electric outlet. He also said that he didn't think we could extend our slides, so we had to move. The only site that was available was a back in at the rear of the park between two permanent residents. It was Friday night and we had nowhere to go, so we took it. I contacted Sun Outdoors to let them know of the conditions. The RV community manager for the company got back in touch and seemed to actually care. Kudos to Ashby! She tried to keep in touch and make things right. On Monday morning we received a call from the front office saying that we need to clean our site due to dog feces. She claimed that a cleaning crew couldn't get around the site because of it. I went out to walk around the site and found nothing. I called her back to see if she had the wrong site and she stuck with her accusation. I let her know that we would be leaving the next day (5th) when we were supposed to stay through the 16th. Again I reached out to Ashby to let her know of the situation and she agreed to cancel and refund the remainder of our reservation. We were so relieved to get away from there. I was quoted one price then charged a different higher price, lots are very small, no picnic table, no fire pit, no grass, just gravel and the door opens just a few feet from the neighbors spot. I never opened my awning or unpacked a lawn chair for the 8 nights because it was so small. This is not an RV park, it is a mobile home park with 95% permanent residents. I would not bring a family with children to this park. The residents trash the restrooms / showers early daily, and the service staff cleans them, just hope that you don't need to use them before they are cleaned. Some of the restrooms / showers have one small hook for a towel others have none. There should be several hooks for a towel, your bag / backpack, clothing, and no table or shelf to place your toiletries. Must use the back of the toilet, only flat surface, otherwise place your items on the wet floor. No office staff after 5 pm or on weekends. Stay away from this place unless you like ghetto style trailer park living. read more

Sandy Lake Sun RV is disgusting. Shame on them for calling this place a "Sun RV." I have stayed at many Sun RV resorts and this place was far from one!!!!! Missing pieces to the outer fence, murky pool, laundry smells like rotten eggs, mildew showers, tons of junk under the RV's of residents. Sketchy & dirty place!! read more

First of all, this is not an RV Resort. IT IS A TRAILER PARK. Those that are not single wide trailers are long term residents in RVs or even a few tiny homes. When we drove in, the desk clerk handed me a packet even before I identified myself. It appears that they do not have a lot of transient people on their way somewhere else. Our unit was 20' from their maintenance shed, which had activity (and vehicles) buzzing in and out of there constantly. When I backed into the assigned space there was only enough space to open our slide. The door for the outdoor kitchen or fridge was unable to be opened because of the units on either side of us. Once we got settled in, the construction noise from behind us was relentless. It went on every day that we were there. There were no other available spaces for us to move to. The temperature was between 105 and 109 during the day. Okay, Texas in the summer. Did you know there's not a blade of grass anywhere around the RVs? The only grass is by the very entrance, a small grassy median and in the "Dog Park". Did I mention the Dog Park? Well, it's the ONLY place that you can take your dog where there's adequate place for them to relieve themselves. The "dog run" is the storm drain in front of the entrance where you are on the shoulder of Sandy Lake Road. It's a 50 mph 4 lane road with no curbs. So, you take your life (and your dog's) in your hands even going out there. So, back to the "Dog ParK. It's a square piece of land that is about 100' x100 feet. 1/2 is mulch and 1/2 is muddy grass. The entire place reeks of dog urine. It appears that people with small dogs don't believe they have to clean up after their pets, so there are deposits all over the area. It was beyond disgusting. However, it was the only safe place to have your dog relieve themselves without fear of getting hit by a car. Just reviewing this in my head brings back such a nasty experience. These RV parks are now being purchased by corporate investors, since they've realized that they are a great profitable investment. We have stayed in a number of corporate owned parks as well as many mom and pop locations. This one is definitely one to avoid. With the permanent residents accustomed to the dog urine smell, industrial noise, lack of grass (or, abundance of asphalt), this is no place for an RV. The corporate owners who are just looking at spreadsheets will think this is a great investment. They better hope they don't come out an look at it. read more

What a dump! They put us in a site that sewer backed up! Maintenance guys said previous full timer let rocks get into line when it rained yet they still rented it again! Never any toilet paper in bathroom yet trash got emptied! Never answer phone....won't open front door to office and don't answer a knock. read more

RUN!!!! this is not the place you want to stay at. All summer the air conditioning in the laundry facilities and bathrooms was turned off, this was the park's attemp to keep the homeless population out because they sleep here every night. The trash bins are overflowing daily and the park refuses to have them emptied more than once a week and the homeless are digging through as well. There is dog poop all over the park and the bark park has more poop on the ground than grass. There is construction going on and the campers on the east side of the property are covered in thick layers of dirt and mud! read more

Let me first say this is not an RV Resort it is a trailer park or RV park. I would guess about 90 percent of the RVs are people that live there full time. There are some beautiful tree areas but the full time people have those spots. The RVs are so close together I was not sure if we could open our slide outs. There were no picnic tables or room for a picnic table. The area was so tight we had to park our truck in a dirt area behind the office. There was not enough room for our grill. Our spot was right next to the freeway. The people that work at the park are all very nice and helpful they try to maintain the park. If you need to do your laundry it's a big hassle you have to buy special card. If you are just driving through and need a place to stay for the night this would be a choice read more

I have a much longer review on Google, but, would never stay here again. The RVs are packed in like sardines. WiFi didn't work at all during our two day stay, water pressure was bare minimum. It trickled in the sink and shower and we could barely flush. The pull-through that was reserved turned out to be a back in. Scott, in the office, was very pleasant upon check-in, however, nothing was done about all of the above, even though I did call. We wanted to purchase propane before we left, since there was a station and a sign saying "We sell propane." Unfortunately, these brilliant people let the guy go on vacation with the combination to the propane station. This place isn't cheap, either. I have stayed at much nicer parks for half the price. Nope, would not ever stay here again. read more

Obviously a lot of the reviews here are really old and out dated. I stayed here for five months in the fall and winter of 2013. I enjoyed my stay and thought the office staff was great. He spaces are extremely close together but that didn't bother me. What did bother me was someone else's hook up box being in your front yard when you step out side your door. This is not a place where you go camping. It is a long term place. Great access to a lot of the Dallas area. Easy to get to both DFW and love field airport. read more

A complete Dump! Crowded, small spots, trash dumpsters overflowing, poor WI-FI, the entire staff took off for a holiday weekend. In 20 years of RVing this is by far the worst campground I have ever seen. Using "Resort" to describe this hole, should be punishable as false advertising. read more

I can't speak to what a stay at this RV park would be like since I never got past the front desk. I was made to fell very unwelcome from the moment I walked through the office door. I walked in and ask about a couple of spaces I had seen on my initial drive through and a "gentlemen" grunted "you don't pick your spaces, we pick them for you". I was then informed they were almost always full and he began to check on the computer. He growled they were over ninety percent full. I realized right then how they treated customers and I would not be one of them. Other negatives I noticed were that the RV's were so close to each other, you could reach out your window and touch the next RV. Sandy Lake RV Community - RV Parks Near Me - Carrollton, Texas

A long term resident has a large aggressive dog (well over 100lb dog). Due to poor maintenance the dog pushed through the dog park fence and savaged my dog. The dog owner and management brushed it off and made no offer to assist with the $700 vet bill, nor even apologized. My dog almost died and has 7 inches of stitches on his neck. This is not a place for visitors. Small uneven pads are one thing. Having a savage dog on site and ignoring what it does shows that there is zero care for resident safety. Avoid this place at all costs. read more

If I can select no stars I would. 1st time RV living we knew we would have issues come up. We decided on this park due to the amenities and our commute to work. We waited maybe 20 days for a spot due to no spots available. We got a corner spot that we were very grateful for even though we had a hard time parking both vehicles. I decided to ask for another spot well I was advised no available spots all rented. After 45 days here we get rain and it inundated with water /no drain just huge puddle of water but I dealt with it. I had to walk barefoot to my car then dry my feet before I put my shoes on to go to work. I went to ask again total of 5x showed pictures and I got the same "nothing available ". I noticed last week several RV being moved to better shaded spots. Still I prayed about it and thought I'm sure Miss Sheila hasn't forgotten us. It rained a lot today and I lost it. Why did it take me to be rude and mean so the entire office can move my RV to another spot? I honestly think if I want Hispanic we would be in a better spot. Im NOT impressed with staff. We have a choice so we may move elsewhere. Planned to stay 12 months NOT anymore. I've started looking to move. I would NOT recommend this place to anyone. read more

Spaces are very tight, there's NO outside space at all. No room to put an awning out, barely enough for slides. Pads are uneven, little space for cars and neighbors are allowed to encroach on other sites. Management does not enforce their own rules. Wouldn't stay here again even if we were desperate. read more

If you need a place to send one night this place would be o.k. If you want to stay any longer don't stay here. The spaces are super close, no room to sit outside. Almost all concrete and asphalt. Very little grass. The pool is tiny. The office closes very early on the weekends. I was doing laundry at 4:00 in the afternoon and went to go get change at the office and they closed at 3:00. We come in yearly for a month at a time to visit family/grandkids. Staff is great (shout out to Shelia and Scott in the office). During this last trip one of us fell and broke foot (an off-site fall). Shelia and Scott helped with getting paperwork FAXED back and forth to doctor's office. Also inquired a few days later how we were doing. RV sites are immaculate, many in shade. Pool is very clean, public restrooms are super clean, as is laundry area. Large modern beautiful clubhouse and grill/covered patio available for use. Very quiet at night. Sandylakes RV - hats off to you! read more

The roads are atrocious and there are stray cats everywhere!!! The management changes every couple of years but none of them do anything to fix the roads or the cat condition. There are so many cats that roam around and breed. The cats are a menace...even peeing on our front door and cars. It's ridiculous. The only good thing about this place is that it is centrally located. read more

Great location is what this RV Park has if you need to be in the Carrollton area. Pretty easy to access DFW Airport. Staff was OK. No "hello", no "thank you". Spaces are really close together. Park needs some updating. Seemed that a good bit of the people did live there. I will not say that I never stay there again, but I would look for better. Its an average older RV Park. read more

I agree with prior review, only I drove through and saw how tight it was in there, then I called and inquired about a site. I really got the impression that they didn't need any business, they had a spot they might grudgingly rent to me, but when I found at they didn't have cable t.v. that was the tipping point and I decided to look elsewhere.
