He also said I might have sticker shock from the scope of work I wanted done. I wanted all new kitchen cabinets, granite counter tops, bathroom vanities & toilets, kitchen appliances, a new shower stall with glass doors, porcelain tile in the kitchen & entryway, ceramic tile in both bathrooms, and old school oak floors throughout the rest of the 1100 Sq. Ft. of my home. I was NOT shocked by the price quoted. It was within reason. Upon signing the contract and initial payment in their offices, Greg blocked out on a calendar what phases would be completed on what dates, and was given a firm date of completion of the overall project. I made my selections for cabinets, countertops, bathroom fixtures, tiles and appliances and paint selections at the appropriate times. I paid extra for some change orders I wanted as the work progressed. All the work was completed exactly on the dates blocked out by Greg, and the overall project was completed a few days early. Upon completion of the final walk through, I was handed a check for over $700.00, because they completed the work under budget. I moved back into an essentially brand new home. It's been nearly nine years, and the workmanship and materials have held up extremely well. Obviously, I strongly recommend Sunwood Development for your construction needs.

All the rainwater floods my back yard and I cannot walk without long boots. I have attempted numerous times via email and photos to fix the problem. Sunwood has either ignored or delayed their response to me. It's almost a year since I moved in my home, but the problem has not been fixed. They claim they have 2-year warranty, but the time goes by with no repair. When the weather gets warmer, we will have more rain causing more muddy water and lots of bugs around my house. It will put my property and health at risk.

I was a bit skeptical about the quote because I have been through drama with contractors. Bill was phenomenal from the first call. I sent him a few pictures and he called me to schedule a meeting. He arrived right when he said he would and soon after provided a quote with suggestions that matched what we talked about during the walk through. Needless to say the quote matched my budget and we booked to have it started. Bill, Justin and Kevin are stand up guys and I feel like the are now part of my family. They stayed within the budget and the timeline promised. They went above and beyond to prep and clean up, every day. They kept me in the loop about the progress almost daily. Although, I asked on our initial conversation and he confirmed that he was licensed. After seeing the pictures of a new kitchen and reading the excellent reviews posted on yelp I contacted Mr. Ralph. He first gave me a labor cost of to renovate my kitchen for $3,000. After a few days he text me dropping his price to $2,700. He said he understood my situation & was willing to help me out. Few days later he went to my home, measured, sent me a shopping list of the items I needed. I ordered them through Lowes. Had them delivered bc his truck didn't have room/space for all the materials. While waiting on the new cabinets he demoed the old kitchen cabinets, painted the ceiling, walls and trim. This is where things began to go south: After noticing the old wall were the original cabinets were not painted, I asked him why not paint the old walls? He was resistant bc the new cabinets where going to be installed and no one would see it. He later gave in & began painting the old yellow walls. He charged $500 for the paint job + I purchased the paint. The quality I was promised was NOT what I or my real estate agent was seeing. The purpose of this project was to renovate my old kitchen so I can list the house for sale. After telling Mr. Ralph I was not happy on how large the gap between the refrigerator and top cabinet is I asked if perhaps the cabinet can be switched to a bigger/more functional size. At first he told me the gap can be covered if I placed something on top of refrigerator. I said ok. I thought perhaps a sign or basket would do the work. A few days later my realtor goes in, sees the cabinets and was also not pleased. She's sold properties for many yrs and is able to tell something is wrong right away. She called me up- bc I'm out of state- sent me more pics and strongly encouraged me to get the right cabinets for this area. After reaching out to Mr. Ralph he became belligerent, said I was micromanaging him and should trust the process. Mr. Ralph then texted me to let me know he was packing up & leaving. He demanded the rest of the $ owed which I had paid 1/2 of what he was charging me up front. Told me the job he was doing cost a lot more than $2,700 yet that was the cost he gave me. He told me if I did not paying him the rest of the $ owed he would not return. I asked him: would you pay for a job you are not happy with? A job that hasn't been completed? No, I didn't pay him & thankfully did not return. I failed to do my research for project. As a first time home owner who moved out of state & needs to sell the home. I trusted someone who told me on many occasions he was professional, experienced and meticulous at his craft. For this I'm paying the price. Please do not make the same mistake. Do not take a contractor's word no matter how nice they seem. No matter how many times they tell you they understand and want to help you. Ask to see proof- which I was never provided. All I received was an invoice for the renovation of kitchen cabinets and painting of my kitchen. I'm glad I listened to my realtor. In less than 24 hours of Mr. Ralph walking out of this project a new certified/experienced/recommended contractor stepped in. He wasn't shocked of the quality/service I received. Unfortunately, he's had to step in to fix jobs like the one I was left with. The new contractor confirmed: All the cabinets and counter top that were initially ordered were measured incorrectly & ALL the materials which were order needed to be returned w/ the exception of the ones already installed- bc those can't be refunded since they've been drilled in. I've lost $ & a lot of time. My home was suppose to be listed already. I lost $1,600: $1,350 ($2,700) was given as a deposit + $250 ($500) for kitchen paint job. I now have to pay extra to get the job done correctly- so basically I got what I paid for . Lesson learned. Do YOUR RESEARCH. No proof of licenses, no contract, no drawings, etc no business/$.

We initially began getting quotes for a new roof back in July and it took Al nearly a month to give me an initial quote. I should have moved on to the next contractor back then! Our roof was badly leaking so we were seeking out an emergency loan through the state to get it done ASAP. After going back and forth with Albana Roofing and our financing provider basically all summer, things were finally approved in the last week of August, and we signed a contract with Albana Roofing stating that work would begin by 9/20 and commence by 9/24, weather permitting. All of September was beautiful, so that wasn't the reason why the work didn't get done. I found myself in the beginning of October, still waiting on these roofers! I'm assuming they had bigger jobs that took priority because they were making more money. We had to pull our financing (though we have other means to pay for the job), and Al called me wanting to know what was going on. He informed me that I put them in a bad place because they "already ordered materials" which is something that he had been telling me, and my husband, since before we even signed a contract with them! I told him that I was going to talk to our financing provider and that if it came down to it, I could probably just give him a credit card number. He told me that he would talk to his brother and get back to me later than night via e-mail. I never heard back. Since then, I sent Al two e-mail just wanting to know what was going on. The cherry on top is that when I went to follow up with Al one final time via e-mail this morning, it bounced back! He blocked my e-mail address!!! What kind of terrible business owner does that?! I was very nice, understanding and patient throughout the entire process. Thank god we didn't give them any money. It is my understanding that this company was started by their father, and I can only hope that he would be dismayed by this.

In addition, they did not use felt as a layer (an obsolete process), and they took physical rather than satellite measurements. Sonny, who attended our Board Meeting, answered questions, provided samples, and gave financing options. He is an exemplary professional. Sonny's highest priority is making everyone happy. Work was timed according to everyone's schedules. The grounds were also kept safe and orderly. When the project was finished, it was done in a timely fashion, conformed to code, and looked wonderful. A few months after the work was done, a freak wind gust exceeded the 130mph rating on the shingles. Albana was back on the job and repaired the damage. Based on all of the above, Albana was a dream to work with. I cannot recommend them highly enough. When we eventually get to do siding on our buildings, they will be at the top of our list to get that job done also.
