This is a horrible management company. We rented an apartment with them for a year and a half and had a bad experiance from beginning to end. First, we agreed on a price with the broker and put down a deposit. A couple days later, the broker calls and tells us that actually the rent is going to be $100 more. We were desperate after a summer NY apartment search, so didn't try to back out. Then, when we went to go sign the lease, we saw that the listed apartment price was about $400 more than what we had agreed to pay. Attached to the lease was a rider, saying that we would get a $400 discount on the apartment. We weren't happy about this, but the broker wasn't willing to change the lease and at that point we were set to move and felt that it was too late to back out. We should have seen this coming, but one year later, when we try to renew the lease, the company tells us that our rent is increasing by $500. The building was rent stabilized, but they sidestepped this by using the rider, since technically the lease price was only being raised by $100. When we called to try to talk to someone about this, we could never get to anyone with any power to make rent decisions. They make no effort to try to keep long-term tenants. The apartment was also in very poor condition and we had persistent problems with cockroaches and mice, and we generally received no response when we contacted the super. Now, our lease ended 2 months ago, and we have still been unable to get out security deposit back despite repeated calls and messages. Avoid this management company at all costs. read more

I lived in the building at 502 E 89th St for two years. Sassouni Management is the most unpleasant, untrustworthy and lazy operation I have ever encountered. Every interaction with Ambi, the woman who works there, immediately turns into a fight -- even if all you're asking for is to have your lease renewal in writing. Of course, you have no other choice but to deal with her. So she lies to your face (refusing certain rights and obligations clearly spelled out in NYC housing law), hangs up on you and if you actually go to their offices she will walk out the door when you're in mid-sentence. She responds to requests only when you threaten legal action. This attitude translates into the management of the building, of course. The super is lazy and unreliable. He doesn't keep appointments and flat-out refuses simple jobs. The renovations are shabby and the common areas are filthy; when the concrete entryway got dirty he put down a carpet instead of sweeping, and when that carpet got dirty he just flipped it over. He painted the basement/laundry room and just stopped about a foot above the floor. He leaves old appliances -- stoves, A/C units, cabinets -- sitting in the narrow hallway for weeks at a time, creating a very real fire hazard. Of course, when I gave notice that I was leaving they acted quickly -- giving my personal phone number to every CitiHabitat broker in the city, without my permission. I was taking 15-20 phone calls a day! Argh. Seriously, you can't make this stuff up. Stay far, far away! read more

I had the immense displeasure of dealing with some bimbo girl on the phone this morning who tried to force my roommate and I out of our apartment earlier than we had both made arrangements for. Apparently there was some "clause" in our lease that said if your term ends on a weekend day, than sorry, you actually have to be out on the preceding business day. When I spoke with this office MONTHS AGO, and explained I planned to stay until Sunday, the 31st NO ONE CORRECTED ME OR SAID I COULDN'T. Then this snobby, stupid little girl LIES TO ME AND SAID SHE LEFT VOICEMAILS for my roommate and I warning us. NOPE HONEY, no you didn't. So when I tried to explain to her this morning (tried, because this girl does NOT let you get a word in edgewise over her incessant, inane rambling) that because she didn't do her due diligence, I was now forced to pay hundreds of dollars to change my moving date with my movers because it's so last minute. And when she couldn't offer up a shred of empathy but instead just kept trying to speak over me in her nasally, air headed tone of voice, I started to cry. Do you want to know what her stellar customer service response was? "Oh my god, ewww....don't start to cry. Ugh. Um. Like. Ok. Uh. ....bye." And she hung up on me mid-sentence. So, if you want to deal with an awful, embarrassing excuse for a human being like this idiot princess of a girl who clearly hates her job and her life and doesn't have any regard for how her stupid mistakes affect other people, then be my guest! Very sub-par company. I've had bed bugs for over a month and the office worker yells at me when I call to check in on exterminator status. She doesn't listen, she speaks over me, and is more concerned with being defensive rather than understanding my perspective. The exterminator company they use also isn't good. They don't explain anything they're using / doing and give you the bare minimum treatment. I'm starting to think it's a scam for them to make more money as they've been back so many times now. We've lived in one of their apartments for 6 months already and they have yet to fix details that were part of the initial apartment walk through. When we moved in the apartment was a mess, there were no outlets no working lights on top of open floor and other issues. WE didn't have heat or hot water for almost 2 months. We've notified them by writing and phone calls about the issues they say they will open a ticket and send someone to fix it but they never follow through. 8-year tenant - very difficult property mgt. company to deal with - will use any possible opportunity to 'fine' you, very sluggish to fix anything, extremely rude to requests, and made the move out process exceptionally stressful. On the move out process, they consistently threatened they would not return my security deposit back unless I had done everything in my power to ensure all brokers had full access to my apt - involved me (not them or the super) opening up the apartment to 7 different brokers 5-10 times a day for a month - seemed excessive, and was stressful and exceptionally time-consuming. I once got a note from them, with an official final warning for having 'a party', threatening to kick me out, and saying that my lease will likely not be renewed unless I pay a fine. They had sent me this by mistake, meant for another resident (so they said), and after me/them figured this out, they said 'well the same applies to you if you have people over' - things like this just leave such a bad taste. I am very surprised (and suspicious) to see the 5-star reviews, I've really never come across a business that operates like these people, generally speaking. The Company is probably bad enough, that I would avoid renting one of their apartments, and if you do, be sure to read the small print in the contract, before signing. I would also ensure the place is painted and nothing needs fixing, because it will never get done whilst you are there. read more

I've rented my very first apartment in NYC about 8 months ago in a building managed by Sassouni Management and I must say that I wasn't expecting the service I've been receiving considering the low rent I pay for a prime location. My super is very nice and responsive, a little hard to understand sometimes but still so nice. So far all of my telephone encounters with the management team for repairs, billing and leasing questions have been pleasant. One time I had guests coming over and my toilet got clogged. I called management and a plumber came to my rescue within 2 hours and saved my dinner party! I don't regret renting my beautiful apartment because so far every experience has been a good one dealing with this management company. read more

I lived in a Sassouni Building in the East VIllage for 10 years and was just looking them up to put their contact info on an application I am filling out and decided to take time to write a review. They were great as I recall..my fridge broke, i called them and the next day there was a new one, I had plumbing issues, they gave me the plumbers info, a window broke, there was the window guy, etc, etc. The building was regularly exterminated and was clean and well maintained. They are very organized, answer their phones and deal with issues efficiently and professionally. They own a LOT of buildings all over the place and I'm only speaking about my experience and one building, but if you are about to rent from them, go for it. When it came time to move out I even did the proper thing and paid my last month of rent, trusting that they would return my security deposit..and they did so immediately. They didn't even care about the fact that I had painted the walls a bright color or installed a ceiling fan because in the end, after 10 yrs of living there, they had to re-paint and rip out cabinetry anyway...plus they were probably happy because they knew they would be able to rent the place for several hundred more than my already costly rent would have gone up to had I stayed yet another year. The only thing that annoyed me was that when the end came, my roommate found a new place much quicker than she anticipated. She was a friend so I didn't wish to stick her with the last month of rent at my place and I didn't want to pay the whole thing my myself either and also could have gone one month earlier. When I asked to end the lease one month earlier..after 9 yrs and 11 months of living there, they basically refused. They tried to show the apartment, saying if it rented right away, I could leave, but when there was no taker right away, I was out of luck. I got lucky that another friend needed a temporary place for a few weeks, so between the roommate taking her time to move and the other friend "subletting", i didn't end up having to cover much on my own at all, but that was a little annoying at the time and it would have been better for us if they just said "sure, you can leave a month early". It annoyed me more in hindsight, because OF COURSE they came in and ripped out cabinetry and spruced the place up after I did leave, and it sat vacant for one month anyway while that happened. To make this longer (!), I need to add that I read the other reviews and I would agree that they don't care how long a renter has been in the unit or that you are worth holding on to because you pay on time always. So don't expect that a couple years or even ten years of tenancy will get you favors with rent increases or anything else. That kind of sucks but I take it that they never have issues renting out the places. Also perhaps their policies have changed, but they never flinched when my first roommate (who co-payed the broker fee with me and was also on the lease) moved out and my name only remained on the new lease. If they re-charge a renter a broker fee every time the lease is adjusted that would be insane and unheard of! I could see asking for a second deposit in case that one remaining tenant's income isn't enough to float the rent because how would they know for certain that a new reliable roommate would be moving in. Most likely they got burned a few times that way and this is why the new policy is in place. It's a bad one though because roommates come and go and if a tenant wants to hang onto the place and have only their name on the lease while they manage the second bedroom that should be allowed, even if they have to run a credit check on every new roommate that comes in..not a new broker fee though! I think that might be illegal because brokers do one thing only, and that is SHOW the units and organize the lease signing for new tenants, not manage the leases for existing ones. The leases are managed by the management company and they don't get additional fees for printing a new lease up. So if times have changed, watch them on that stuff, but trust them on properly managing the buildings and returning security deposits for good tenants. Also I was grateful that in my building dogs were allowed or that a blind eye was turned. Thank god for landlords that allow animals! Humans do way more damage than dogs or cats and our city could truly become a no kill city if more buildings allowed pets because more would adopt! read more

I lived at a UES building rented by Sassouni Management for over 4 years and have to say that the company is shady and unprofessional. First I was overcharged on the security deposit and had to pay 6 months rent. After I moved out, I didn't hear from them for over a month until I found a check for part of the deposit in my mailbox. They had DEDUCTED 1 MONTH RENT from the deposit but did not provide a list of repairs. The apartment was in a very good condition when I moved out and I cannot imagine what repairs would have been required apart from painting the walls which falls under normal wear and tear. Other issues were, stolen mail and refusal to install a video camera to stop the theft, days without heat and warm water in winter for several years, the super yelling at tenants for no reason, being very rude on the phone and often not even answering phone calls. I cannot recommend renting an apartment from this company. If you do, make sure that they are not overcharging you on the security deposit because you might not get it back. read more

I lived in a Sassouni-managed building in the East Village. Don't pay attention to positive reviews. If your standard for management companies in this city is "they didn't make my life totally miserable" then you've got the tenant version of battered wife syndrome. The fact is, any company that puts so little effort into treating their customers is just as bad as one that is mendacious, negligent, or law-breaking. While my super (or rather, the super's assistant who did all the work) was terrific, every other person was lazy, uncaring and/or incompetent. To wit: upon moving out, the super spent about 90 seconds looking around the apartment to inspect for damage, cleanliness, etc. He said it was fine. Then, when I finally (over two months later) received my security deposit back, it was $200 less than the total amount. The office told me there was damage. I asked what specifically. They couldnt answer me. But they also refused to issue me the correct amount for my deposit. They know it's not worth suing someone for $200, so it's a nice last fuck-you they can give to their former tenants. I know that sometimes you're stuck and have to hold your nose and work with certain companies. I would encourage you to expend every effort to avoid having to live in a building managed by Sassouni. read more

The management company is VERY hard to contact over the phone. I once had to call them 24 times...YES 24 TIMES!!!....to finally speak to someone about why the rent was wrong on my bill. Five months later, the problem was finally solved. Unlike some of the other reviewers, my super is actually pretty awesome (I'd give him 5 stars!!!). He always answers his phone, is cheerful when I see him in the mornings, and fixes stuff in the apartment quickly. read more

I lived in the building at 20th and First Avenue for two years and any dealing with Sassouni Management was a horror. I moved into the apartment a few months into the lease (my buddy from school switched jobs and I took his spot), and was appointed as the person who had to deal with "Ambi". The other roommates had each decided dealing with Ambi was such a miserable experience that the new guy could have the task. EVERY, SINGLE call to Ambi resulted in her yelling at me for the most ridiculous things. I never could figure out why a leaky roof was the reason to scream at the person paying the rent. At the end of the day, the apartment was well located but everything controlled by the management company was done poorly. We had mice, leaks, broken elevators (one guy got trapped) and a robbery (the door could be opened with a credit card). They also totally screwed us out of the security deposit and the sad truth is that it was better to be out the cash than to go through another round with Sassouni management. Consider this: I created a Yelp account purely to write *this* review. The issue of this management company being staffed with some of the least competent and most belligerent people I've ever had the misfortune of speaking with is merely scraping the surface of the problems you'll have if you rent from them. It has been below 20ºF for approximately one week and I have *no* heat in my apartment. I've been renting since the summer and, thinking back, didn't have heat for any of the fall or milder winter months. I've called several times and spoken with my building's super--not only is there still no heat but the reason they've given me is that I have a sofa in my living room that is blocking the heat... For anyone new to Manhattan, this is illegal. It comes down to the fact that they act illegally with respect to nearly everything but, regardless of how correct you may be in any or all of these scenarios, you can't really find a resolution. To sue them would not yield an immediate result, if any. They also charge extraneous fees for unidentified reasons (again, not much you can do aside from try calling and reasoning with disgusting people) and, my personal favorite (aside from having no heat!), they tell you that if they don't receive your rent in the mail by a certain date, it doesn't matter when it's postmarked or if you can prove you sent it; they'll immediately charge you a $400 late fee. If you get stuck like I did, make sure you send this shameful sham of a company your rent via electronic checks through your bank. They've never tried to charge me a "late" fee because they don't want to sue Chase. Stay far away, protect yourself and your money. read more

Slumlords. I moved in with my roommate in November of 2009. In February of 2010 we first reported a leak in our hallway. No response in the way of repairs or any resolution. Since then, the hallway leak has gotten progressively worse (you need an umbrella), and three leaks have sprung in my roommate's bedroom. Her mattress as well as personal belongings have been soiled and, still, everyone at Sassouni Management is doing "all they can," and yet, nothing has been done. We have filed two housing complaints against Sassouni with the HPD, and have recently discovered that there is a lead paint violation in our building, as well! Do. not. sign. Do business with Sassouni if you want to be falsely accused of crime and otherwise violating your lease and be pushed out of your apartment. End of lease approaching, called to discuss renewal, was told we (I or my roommates) had written and called to notify management we were not renewing. Lie. When I responded that this is a lie, the person I was speaking with had no further information and nobody else was available to explain. I was told somebody would contact me; of course, nobody did. Suspiciously, after called, a letter was slid under the door falsely accused my roommates and I of using drugs, engaging in illegal activity, and otherwise violating our lease. Again, lie. Neither management nor the super has ever contacted us in any manner other than this letter (by phone, in person, et c) to discuss these accusations or come to the apartment to investigate. Neither our neighbors nor anybody else has ever complained to us. We have certified mail receipts proving we have paid rent on time every month, have kept the apartment in excellent condition, and have rarely contacted the super or management with any request (of course, the one or two requests we made were not only ignored but our calls were not even returned). read more

My daughters live in a lower east side apartment managed by Sassouni Management. They are the worst apartment management company I have ever seen. The superintendent does not answer calls or messages. The management office does not respond to calls or messages. If you somehow succeed to talk to a person, they talk really rude, interrupt your words or hang up the phone. The roof leak which was not repaired caused a ceiling explosion flooding the room, but management says they can't do anything until the snow melts and roof is dry. Heaters don't work and no one even answers the phone. Overall terrible experience. Looking forward to the end of our lease contract. i lived at one of their buildings for 2 years and i have never been more happy to move out. i should have known that it was going to be bad when the first day i moved in there was a gas leak due to the incompetent super (who i can't imagine is certified to do this) "forgot" to seal the gas line to the stove......... how does that happen????? aside from that, the average temperature in my room during the winter months was 52°F and in the summer months forget about getting hot water in the shower or sinks. also our front door never locked letting anyone from the wonderful *sarcasm* streets of new york come and go as they please. this mgmt company is a prime example of the incompetence that is present no matter where you go in new york. i would not recommend this company to anyone ever read more

Hi everyone. I made an account solely to inform you all on what a terrible company Sassouni is. Bare with me though, way to much to say it might come out like word vomit! Lol So we signed a lease in June 2013 for a 3br/1.5br apt. We chose the apartment because it was bright and spacious, even though everything within it was clearly dated. By the looks of the exterior and the stairwell we should've known what we were getting ourselves into... So the first couple things we experienced weren't SO BAD - we noticed the door knob (to apt not building) was stripped. So you can pull the knob right off (when we would close the door it would shut abruptly and the door knob would FLY across and make banging noises that couldn't go unheard) Took a few days to get in touch with the super. Finally did, set up a time - never showed up. Maybe because he ONLY SPOKE SPANISH... Apparently its common in Sassouni buildings to have unresponsive, non-english speaking supers. Finally came - fixed the problem for a day, and believe it or not - it remained broken for the entirety of the year! Everything did. Other issues: The apartment was barely cleaned before we were given access, there were rotting vegetables (one appeared to be a clove of garlic?) in the cabinets.. It was fly infested and goo from the rotting crap was left for us to deal with. Even after cleaning the left mess, the bug infestation grew worse. We ended up having 22 fly/gnat sticky strips hanging form the roof (looked BAD). We got that under control for a bit. Then got even worse!! We saw cockroaches here and there (+ few mice) , never anywhere near my room so i never thought too much of it as long as the cat or someone else took care of it. We also had the poison stuff scattered around the house. (we were TOLD the apartment would be sprayed monthly to keep it under control. never happened) One night I was in the kitchen, and I still can't believe what i saw but it was so disturbing i left the apartment a month early and rented out my room!! There were baby cockroaches scurrying in and out of the electrical sockets i could see their nasty grime around the edges of the openings. When i was moving my stuff out later, i opened the drawer in the kitchen we used for miscellaneous things no one ever really used there must've been about 30 little eff-fing cockroaches!!! The infestation in this building was unruly and and cannot be justified. Shit hadn't even hit the fan yet, wasn't until the month i was moving out. I started calling Sassouni at LEAST once per week.Every single time it was the exact same drill. Eventually when close to time of our lease end and they hadn't fixed ANYTHING that was broken since moving in and our security is now in jeopardy for their faults, so I called them with a different approach. The girl who would generally pick up the initial phone call, if answered AT ALL, is the most disrespectful B**** I've ever spoke to, I have NEVER encountered anyone like this before. I was trying to explain to her that I've called 100 times - repeated the problems TO YOU + another woman in the office, and nothings been done.She asks me "well what are the problems?" DID YOU NOT HERE WHAT I JUST SAID? I just told you that I'm sick of repeating all of the issues only for you to sit there, not write anything down, ignore me (asking questions i've already answered) and be demeaning? WHAT DID WE DO TO DESERVE THIS? She proceeds to tell me she doesn't remember ever talking to me before an that it must've been someone else. You liars!! Of course immediately after that crap I copped an attitude. But I certainly wasn't disrespectful. So i said look, this is what it comes down to. We don't give a damn that you ignored us this entire year, thats besides the point now. Our yr of hell is over. What I'm telling you now is that its in OUR best interest to have these things fixed. Bc I'll make sure that no one you bring to show this apartment will leave here thinking its anything better than what it is. I honestly don't even have to say anything.. It speaks for itself, let them take a walk around and point out things we unfortunately weren't made aware of.. So you won't rent it and I won't get security its lose/lose. The super was always nice and never complained when things needed to be fixed. Whenever we contacted Sassouni directly, they quickly addressed the issues. If I could give no stars, I would. My roommates and I moved into an apartment fall 2012, the paperwork and process was excruciating but typical for NYC. However, wasnt typical was that the apartment we were moving into had two broken windows, a broken toilet, fireplace and the place was trashed. It took weeks, and my personal time to get everything sorted post our move in. No discount, no apologies. This company is extremely difficult to get in touch with as well, the attitude is basically you are interrupting them. I would not recommend ANYONE to live in any building under their management. read more

Their buildings are in terrible condition, and by terrible i mean: roaches, mice, and other bugs I've never seen before. I tried explaining to them that sending the exterminator once a month isn't going to solve the problem. The whole floor in my building is infested and they just calmly collect the monthly checks without giving a sh*t. You can literally hear people scream whenever they walk into their apartments. I found a dead mouse behind my bedroom dresser. Let me add to the fact that I am OCD clean and NEVER bring food into my bedroom. I wish I could give them ZERO STARS. They don't have an email address to provide you with (what kind of business does not give away their email? RED FLAG). They never return calls back when they say they will. They don't have sympathy when you tell them that you kill 5 roaches a day. Take better care of your buildings and the tenants that live in them. Also, on move in day, half of the lights in the apartment weren't working, the floors were a mess, half of the sinks were clogged and some of the stuff we just fixed ourselves due to unresponsive company. read more

I've been a tenant of Sassouni for 2 years (214 E. 82nd) St, and overall, it's been a pretty good experience. The building is clean and the super is present and not too difficult to get a hold of when you need him. We've had issues (clanging radiator b/c it was WAY too big for the space - Sassouni replaced it... eventually; one mouse, which Sassouni promptly took care of; and loud neighbors, which we and other neighbors have complained about on many occasions to no avail from management. Police, yes. Management, no.). The reason I'm only giving 3 stars is because of their resigning policy. Like I said, I've lived in my apt for 2 years, always paid my rent on time and have had no noise complaints and now that my roommate is moving and I want to stay, Sassouni says I have to repay the broker fee ($2500) in order to change the lease in any way. I find this to be absolutely ridiculous, considering that all the broker is doing is switching the names on the lease and running a background check. He's not finding me a new apartment. They even told me that in order for me to have my name on the lease alone (not putting a new roommate on), it would still cost $2500. I've talked to multiple friends and coworkers and no one has ever heard of such a policy. $100 to run a new background check, sure. But to repay the entire broker fee? Crazy! I find this to be nothing more than a thinly veiled scam and am moving because of it. I would have gladly stayed at least another year, maybe more, but their unwillingness to be reasonable to a long-time responsible tenant is unconscionable. I am forced to move again after 1 year in a building of theirs because they indeed they are raising the rent by 20%, a $400 dollar per month increase -- equal to $4800 per year. They gave us less than 40 days notice of this. It is a terribly inconvenient personal time for me to move but my only choice is to stay and pay these crooks extra and watch them try to raise it again in a year or to leave now before any more money is thrown away. They took forever to respond to an attempt to negotiate and then returned with an offer of a $350 increase per month. I am sickened by this treatment and absolute lack of consideration for what is ethical and humane. Over the last few months, many people have been chased out of the building for this same reason and I wish I had realized the scope of the problem then so I was prepared for this predicament. I am also sickened when I think of the brokers who sold the apartment who said they personally were waiting for apartments for open up for them to move in. Many have opened up and none of them have moved in. I am sure that is a line they use. Overall, I've had a terrible experience and it is worth waiting for a better apartment to open up than to take one of these. read more
