I live here since 2020, and each year after that it was a disaster, floors dirty on the highway, maintenance very poorly and also I must add that we asked to be transferred to another apt that would come available and after almost a week sending email and calling people on the phone they didn't know what to say and the easy answer was that it's rented which it wasn't true. Only good point is the locations, otherwise you can find better price and treatments elsewhere. read more

Parc 77 located on the UWS is a no fee rental apartment building. I recently moved in and the conceirge staff are absolutely amazing. The maintenance workers are spot on. I put in a few maintenance requests and within hours the issues were resolved. They routinely walk around keeping the floors and lobby clean. This is usually not the norm here in NYC. I even requested help with a very old window AC unit in my apartment and the manager allowed me to get a brand new one, replaced and installed by them, for free. When does that happen? This place really takes care of you. And they have a really cool policy where if you move in, and within 30 days you just hate the place, you can move out with no penalty or charges. Tell me who else in NYC has that? They have laundry on site, machines that actually work 100% of the time. You can pay with an app or a card. They have a wifi lounge on first floor. I highly recommend this apartment building if you want to live on the UWS. read more

I have lived here for about 9 months and I love it. The location is great, the staff is extremely helpful (any maintenance issues are addressed immediately - I have never waited more than an hour for anything, etc), and it's clean. Additionally, the staff will not let anyone up if they are not on your approved list without calling you first. They are also very diligent about following up with any issues and making sure they are resolved. Also, the apartments are a nice size, with hardwood floors and very bright. I have never used the laundry room (in the basement) or the Wi-Fi room, so I can't speak to those. The only thing that I would change is that the closet space is not great, but that's to be expected from an older building. In addition to paying for your own electricity and cable (obviously), you do have to pay separately for utilities like water and sewage (which it clearly states in the lease) but my bill has never been more than $50 per month which I think is reasonable. Overall, I really love living here and wish I had moved in sooner. read more

Just to clarify, my five star review isn't saying this building is a five star hotel experience. I'm saying that (so far) Parc 77 exceeded my expectations in every way. I will come back and review once I've been a tenant for a while, but for now this review is of the search through lease signing. To begin, Shannen was knowledgeable, communicated often and clearly, and was very flexible and kind. We came into the city to look at seven apartments in a single day, dealt with tons of leasing staff and brokers in the process, and Shannen was by far the most attentive. Shannen took the time to ask what we were looking for, showed us the unit we inquired about, but then also based on our answers to her questions recommended some others. We ended up settling on a different unit that we're over the moon for. The neighborhood is the most perfect section of the UWS. The building has character, is clean and practical, but doesn't have the extra bells and whistles of a full amenities building. That allows you to be in a wonderful neighborhood with a solid apartment at an extremely reasonable price. Our budget was actually 40% higher, but we were so impressed with Parc 77 we decided we would be more than happy there and would rather save the extra money for fun! Everything, including lease signing and rent payment, is online and easy to use. They even have an app! I'm very excited to move in, and will re-review Parc 77 as a resident. read more

We have lived here for one year now and quickly renewed our lease. There is nothing like this location. And considering the rent for this block, it is reasonable. The staff are wonderful! Elvin is always eager to lend a hand at the door and Selena and all the others as well. When I had a drain issue, Ziggy was right At the door. The laundry facilities are are clean. We feel very safe in this neighborhood and can't imagine living anywhere else in NYC. read more

Absolutely awful service. I was interested in this apartment, but not now! I tried working with Joseph, but thats a joke. I scheduled an appointment to come see two specific studios. 1. they never scheduled me, but joseph said I could come in anyway 2. the two apartments that joseph showed me were not the ones that I came to see 3. he told me that the two I wanted to see cant be shown because the current tenant didnt get back to them. then why didnt you tell me that on the phone earlier, before I traveled 40 minutes! he was silent! And he still didnt write down the apartments that I wanted to see. I had to walk this guy through taking out a pen to write it down! He said he would get back to me when I can see them. It has been two weeks and no reply. I have emailed him twice, and one was in reply to his email asking me if I have found an apartment yet. wow!!!!!! I had a similar experience at 505 W 54th. Both are "Equity Apartments" - I think they need to look into their service! read more

Pretty funny that j.b.'s review isn't "recommended" because j.b. has it right on target. Definitely a great location, across the street from the Museum of Natural History, and less than a block from Central Park. There's a subway entrance just a block away too. But management has screwed up relentlessly, and have "can't do anything right but it's all your fault" down to a science. Every time they mess up, they blame it on you. We carried our first month's rent check in to the office and shortly thereafter got a reminder to pay our rent. When we went over to the office with the receipt they hadn't wanted to give us, to enquire as to why our rent hadn't been credited, we were told that we should have paid online - all their tenants do! When we paid online, the money just, somehow, never arrived. Did we sent the money to the address on the bill? How wrong of us! We were told we should have paid the rental office instead. So many screwups, and none are their fault. And the place is absolutely filthy. The carpets have brown streaks, especially in front of the elevators. Dirty recycle builds up in the trash closets. And the only good thing about the cockroaches is that they seemed to be dying by the time they made it to my apartment. When we moved in the apartment had been superficially cleaned by the last occupants, and clearly not touched since. The window sills were filthy, and the windows had a coat of grime. The floor had a disgustingly greasy quality as though it had been lived in for a long time without a deep cleaning. It took several rounds to get it clean. Added: See the hours for the apartment management office? We were just at the office at its opening time. Five minutes later, no one was there. The doorman said the woman who was supposed to open it wasn't ever on time and might be half an hour late. This is the kind of lazy, poor service Equity Apartments provides. No wonder they can't get anything right! read more

Perfect location! The doormen and service crew are first rate! Building is very well maintained, and apartments are terrific! Rates are market for the area and NYC in this type of building, so while I'd love to say it's expensive, it's pretty much in line with the market. After 3 years I hate to leave, but it's just become worth it to buy since rental rates seem to be in a never ending increase... (Again, not the fault of building, everything in NYC has been going up steadily) I would recommend this building to anyone who can afford it. BTW - Tammy is AWESOME! read more

I loved this apartment for the people that worked there and the location- but the noise level, pests, and management company are horrible. I was street side, which was great for the view - but the level of noise from the street was beyond normal. It literally seemed like the windows were open - that's how bad the noise was. I also had a mice problem more than once, which the guy downstairs dealt with quickly (thank goodness, he was very helpful). But for the price paid for a luxury building, I was shocked that this was even a problem. I wouldn't have written a negative review for either of those issues, however. I understand it happens. But the way I was handled after moving out has prompted me to write one if only to warn others. After I moved out, I got no explanation for why I owed money in addition to the deposit they already kept. I emailed several times and asked questions because the math didn't make sense. They just kept sending me a statement with no explanation why I owed additional rent for days I wasn't in the apartment at an even higher rate than I had been paying and had never agreed to. Then, the worst part is that after a month, they sent my information to a collection agency. It was the most shocking and horrible thing to have this agency calling me to collect $300 on a bill I didn't understand and had tried to get information about from the management company. Again, I was never going to write a negative review for the noise/mice - but the way my account was handled after moving out was atrocious. I will never live in a my equity apartment again. read more

I spent three years in Equity Apartments and it was the biggest waste of money. The location of this apartment is great, but you are just a dollar sign to the people who work there. The lease agents don't give a **** about you or anything after you move in. One example is the A/C in the unit, it started to smell and I was told they couldn't replace it because it was not part of my lease! The unit is built into the wall. They also advertised amenities that are not in every apartment, it was very fraudulent not to have a listed amenity that's on the website. They won't negotiate with you when it comes to renew your lease, as a matter of fact the leasing agents don't even come around the building unless they are showing an apartment to a new prospect. I have a feeling they get paid extra for new leases signed so there doesn't seem to be an incentive to keep existing tenants. The prices will go up on you each year and they will harass you until you renew and won't meet face to face with you to discuss anything. The people who work in the building are kind to you but they also don't care much about the building or the residents. During the busiest commute times, especially between 8 - 9 am, they will have the elevators shut down collecting garbage from each floor while you're trying to hurry to go to work. The hallways smell the units are extremely over priced. Don't go there unless you have a lot of money to throw away. read more
