Regarding the actual living situation: 5/5. Here comes the two bad things that would make me stay far away from here until the issues are fixed: -The internet is honestly terrible.Horrible. Plain and simple. I usually don't use that kind of language in my reviews. I want to preface this with I did not pay for my stay as my school put me up, but I am able to look at general prices online. For the price that is posted online, I am appalled at how slow the WiFi is. My great grandma who lives in the country and only get satellite internet and pays for the slowest internet gets faster signal. An updated facility like this only able to provide a .75mbp download speed on 3 bar connection to the wifi is unacceptable. And as someone who needs reliable internet to study, it just doesn't cut it. Enough said. -The parking situation. There isn't even 1 parking spot for every apartment there is. This leads you to having to park long distances away from the apartment. For a facility providing short term stays, they should expect that everyone will come with cars, and will need somewhere to park it. This is further compounded by residents possibly having people over with more cars, leaving a huge dissonance between the need for parking and the availability of it. Okay, rant over. Overall, rooms are well updated and clean, but the internet is atrocious and the parking situation needs fixed.

As a grad student, I like being a little bit more removed from the bar/undergrad scene. The other tenants here seem like young professionals or grad students as well...aka - it's quiet at night! My only gripe is parking - it's becoming increasingly difficult to find a spot after 9pm. However, I can't complaint too much because it's free. Hopefully when the new construction is done, there will be more parking available. It's really cheap compared to most places ($375/mo each) and even though it's old, it's a lot nicer than the college house we were in last year. Our rooms are also bigger than what we've had in the past, so we're pretty happy about that. We also encountered a lot of sprikets (spider crickets) at our last house, among other bugs, but we have been very fortunate here. I have seen a couple sprikets in the basement before, so I don't know about those apartments down there, but we're on the second floor and the only bugs we've seen are stink bugs near windows every now and then. Our apartment faces the east and gets a good amount of sunlight in our living room through the big back doors. My bedroom window is on the opposite side of the house but gets a nice about of sunlight too. Our apartment had new carpet when we moved in and that was a HUGE plus, everything was very cozy. The kitchen is fine and pretty spacious (not like the small galley kitchens in some apartments). Our refrigerator seemed new or in really good shape. Every apartment is a little different, though. Some have different cabinets, bathroom features, and flooring. Ours had the fake wood flooring in the kitchen and bathroom which I LOVE. The washer and dryer are in the basements of each building. The washer is pretty shallow and costs $1 per load, the dryer is 50 cents and doesn't do a whole lot (like most washers) so I always air dry my clothes.There are two city buses that come a half hour apart. They can take you to 3rd and Jordan, Memorial Hall, (or further down 3rd street), etc. We're both pretty laid back so the lack of partying here doesn't bother us. I do hear musicians practicing in their apartments but I really haven't heard anything in my building; I usually hear the most when I go outside in the parking lot. I would definitely recommend this place. I'm all about cheap rent, it's in a good location, it's fairly spacious, and not dirty.

Don't be fooled by the…read more"newness" of this apt complex and especially when they say they can't show you the units before applying (which will cost you a couple of hundred dollars). First, they refused to show the vacant units or even a model unit before signing the application and lease saying that each visit would require more cleaning. I thought that was a reasonable reason and applied, but when I requested to see the unit after applying (and paying like 300 dollars just for application) to make sure the unit is in good condition before signing a lease, they said they can't because it's not clean yet. Then they gave me a 48 hour window to sign the lease. I trusted them and signed the lease and when I was finally able to see the unit, guess what? I found four bugs (these are big bugs) crawling around the master bedroom, master bathroom, and two dead bugs in the second bedroom. Hannah, the manager said this was because there was no one living there to keep the bugs away for the last couple of weeks that it was vacant. Also, they said the unit is too close to the trail where there's a lot of bugs, and told me to hurry up and make a decision to switch to a different unit which I didn't like at all, being dark and smelly. Why didn't they let me see the unit before signing all this and taking my application money? They basically lied that it was cleaned after signing the lease too. Besides, does that mean that if I were to go on a vacation, I would still find these bugs? I therefore requested multiple times to fill the gaps in the room floors where all these bugs were probably crawling out of. I asked them if they can caulk it, or place caulking strips, or put something in there to fill the gaps. Hannah, the manager, said no to all of them. Instead, she told us to change the unit and to let her know ASAP. This was your fault and you want us to hurry up and change the unit? Then, she said the maintenance had some suggestions and made an appointment for us to make a visit and confirm. We went and there was nothing changed. We emailed, and then, Hannah said there's nothing that they can do and said these gaps are normal... How is that normal...? So ridiculous. After wrestling for two weeks and making multiple visits to make sure they were doing what they had promised us Hannah sent us an email saying that they're probably not the best place for us. It's not about the place. It's the way you're doing business. You're selling a yearly contract where people will be dwelling at least for a year. It seems like all you guys care about is making money.

Incredibly safe and convenient location. Designated bus stops to get to campus, or easily about a 5-min drive to my portion of the campus. Grocery store options are plenty - one is even walkable! Parking is plenty and tenants are mindful of each other by honoring quiet hours set by management. Speaking of which, the team of people on staff are great! Always professional, and very prompt replies. All questions or concerns that came up were answered quickly and thoroughly. Maintenance requests were attended to promptly, as well! The price might be a bit higher than other rental options, but I felt it was definitely worth it. Presentation of the space (grounds kept clean and clear), along with attention to maintenance requests in a timely manner, gave me such peace of mind as someone new to the area. After living there for 2 years, I moved into a single apartment after graduating. This marks my fourth and last year with Covenanter (I have relocated for a job). After living here so long, I know the maintenance and manager office staff by name. I have always felt like they have been friendly and done their jobs well. In 2013 a pipe leaked in my roommate's sink and they fixed it quickly and re-patched the entire affected area of the ceiling. They did a great job. Kudos to Adam/Rick with maintenance. With the 2 br/2.5 ba, I loved all the space in the lower level and the way my roommate and I could have some space to ourselves on the second floor. Plus 2.5 bathrooms! It's so nice to have two full baths and a powder room downstairs. When I moved out of the 2 br, I got most of the security deposit back and they were very fair with deductions. The single I was in had cathedral ceilings and seemed much bigger than the actual square footage. No it's not the most updated place, but it is not anywhere close to the worst or least updated place I have lived. They have all the appliances except a microwave, which any former dorm-student should have. There's always a lot of light and beautiful mature trees. They have a community garden that you can sign up for each year and a nice pool. The vibe is very relaxed and quiet. Maybe I was lucky but I rarely heard my neighbors and when I did, it was tolerable. I miss the proximity to places. The East side is great. From Covenanter you can walk to the mall, Kroger, UPS, Pizza X east, etc etc. Out of all the places I lived in during my 6 years in Bloomington, this is by far my favorite. I think it's a nice neighborhood and Victoria is a great property manager. I sincerely miss living down here. TL;DR: This is a nice community. You're surrounded by nature and it has a relaxed vibe but you're also close to everything and on 2 major bus lines. The updates are decent and while it's not like everything is brand-new, it's not old either. Staff all around are great: friendly and helpful. They were still painting the walls. Once I finally moved in, the place is absolutely disgusting. Mold, trim molding in shambles, and they didn't even bother to vacuum the apartment. Please take a look at the pictures (these were from September 1st 2025), the vacuum is what I did myself in only my room. Beware of a landlord who doesn't care, as long as they get their money. I guess that's to be expected of a massive landlord operation like Hunter Properties. I didn't submit the Inspection Form in time so they are going to steal my money for the damages that they didn't fix prior to me moving in. Scummy people overall.
