Even before we closed escrow, she walked us through the property management process. She was very patient and thorough in explaining everything, so we signed a contract with A&W. We closed escrow just under two weeks ago. Since then, Kathy and her other staff members at A&W have worked diligently to get the property ready. She showed the property on a number of occasions, and was able to find a well qualified tenant, who will be moving in, just FIFTEEN days after we took possession of the house. The tenant caused over $10,000 in damages, including bursting the main water line to the home. Kathy failed to manage this property. Tenants were late 2 times for rent, and she never sent the required 3 day letter per Mississippi law. Tenants also did not pay last two months of rent, kathy never filed a court case or tried to go after them. Here's how bad Kathy is at her job: tenant put down they had a job making over $35,000 a month on their application and she never verified. Monique Ward is the agent on their rental application, so she clearly missed the mark here too. Owner/ Broker Nancy Carpentier clearly is running a poorly managed business and putting incompetent people in positions they cannot manage, meanwhile, homeowners are stuck with costly damages. I do not recommend this business, well unless you're a tenant who doesn't pay rent and skips town - then this is your place!!!

When we moved out we did a final walk through and she assured us everything looked great and we would be refunded our $1000 security deposit in its entirety. After being told this we were shocked to receive a check in the mail for just over $300. Along with the check was a letter with bogus claims about repairs that needed made and expensive landscaping that needed done. We were scammed and stolen from. She took advantage of the fact that we are a military family and were moving overseas so we would not be there to hold her accountable. Hopefully this review will be helpful to potential renters. We had to learn a hard life lesson that not everyone lives by the same morals. Hope others can learn from our experience.

Where do I even start if I could give these people negative stars I would this is the most horrible…read morerental company that I've ever come in contact with in my life we are a military family we were living in California at the time this was last year October when I came across the house online we paid a security deposit and two months rent because we weren't gonna be able to actually move into the house until February so in December of last year we drove all the way from California to do a walk-through when the chick from the office came there and we went over everything that was wrong with the house I'm talking about mold to no windows opening to a door that was literally about to fall apart like it was sawed in half a refrigerator that had mold in it a bathroom floor that was about to cave-in The list goes on and on she tells us that she's going to hire a contractor to do everything that was on this list now this was stuff that needed to be done not just frivolous cosmetic stuff this was major stuff but it was a cute house so I gave her the benefit of the doubt we drove for two days all the way from California to get to the house it was super cold here we get to the house we have no electricity we have nothing this was Valentine's Day Feb 21 So we stayed in a hotel room that was super overpriced the next day we were able to go to the house get the electricity turned on that was supposed to already be turned on because they said it was going to be on to find out that the heat doesn't even work for the house we went a whole week without heat nothing was done that the woman in the office was supposed to get done she lied to us about everything like everything nothing was done how do you just lie to someone that you know is making like a 3000 mile journey ... But it gets better than that the door took about four months to kind of get fixed it's still not done they blamed it on their contractor not responding to them however he lives right down the street and I saw him outside all the time the mold problem never got done they never opened up our windows we literally had to get a new refrigerator and put there's a storage because it was moldy there was one thing after the other these people treated us like hell then summer comes the air conditioner doesn't work properly at all we asked them to come fix it all they wanted to do was put window units in just to skyrocket our already high electricity bill after the hurricane the air went out I called them it was about 10 minutes after they closed they told me there was nothing that they could do and I would have to wait until the next day to get anything done mind you we had heat in taxes and he didn't visor is it was super hot I know you all remember how hot it was after the hurricane not to mention the big sinkhole we had in the front yard since March of moving in that never got addressed the corroded pipes from the house being from 1935 them not caring about telling me if it's not broke then they're not gonna fix it one thing after the other so after all of that our lease technically was not up until December but we have moved out already I don't care I told them they could sue me I would be happy to go to court and tell the judge everything about these people these people do not need to rent out houses if anything they need to be shut down this is a mockery it's pathetic they treat people like hell .... This is just a portion of literally what we went through living there do not rent from these people they do not care they will put you in a trash house and go through every avenue not to fix anything and then when you do get angry they want to get mad and angry back at you please do yourself a favor and go somewhere else and find a rental property !
