They are professional, well-regarded in the community, and a pleasure to work with. Ben is friendly, energetic, and frank in his approach to home buying. After we realized how quickly the housing market moves in Decatur (especially for homes in our price range), I started compulsively checking various real estate websites and emailing Ben to get him to show us houses that had just gone on the market that day or the day before. Was that a bit over the top? Probably. But Ben was responsive and always accomodated us in his schedule. Ben is laid back in his approach to showing homes- he lets the buyer walk around and answers any questions they may have about a property, or promises to find out the answer if he doesn't already know. Where Ben really shines is in the offer/negotiation and home repair demand process. He gave us great advice, spent tons of time explaining what various boilerplate language in the offer meant, and so forth. Ultimately, Ben helped us secure a fantastic home in our price range, in less than 2 months time. With Ben's help, we got all of the items found in the home inspection process (including some minor mold) fixed by the seller. Ben's knowledge and attention to detail at the end of the buying process during the final walk thru were impressive, and incredibly reassuring for us as first time buyers. The rest of the Keen support team- Barry and Adam in particular- were also great to work with. Adam provided a ton of useful information about setting up utilities, trash collection procedures, etc. They are also great at providing referrals (such as a vet for our cat, reputable locksmiths in the area to rekey the house, etc). Last but not least- at closing, we were given complimentary address return labels w/ a picture of the house on it, and some postcards w/ the same. Just an example of their approach- it is totally comprehensive, and they exceeded our expectations.

Property owners think twice before conducting business with All County Legacy Management Company…read more Worked with the company for five months beginning January 2023 for turnkey service and management of my property. Facts: -approved work from vendor that was incomplete, the paint work that was completed was poorly done and not executed by a skillful painter. After two months of no tenants I decided to visit the property to see why. Paint on the floors, paint on all hardware on cabinets and doors throughout, paint on the appliances. Wrong type of paint was selected and poorly applied leaving brush marks, paint bleed and excess paint drip spots. Even the vents were inoperable due to excess paint. -additional light fixtures and mirror removed without authorization -Ed Ledlum acknowledged during our walk through on May 9th he was responsible for removing a face place covering wires and dryer ducting and would replace. However when I returned to property on May 31st nothing had been replaced. -I had the property removed from being listed because of the hole in the back deck that was not addressed or noted during the 5 months he was managing the property and the horrible paint job. The mirror removed without authorization was replaced with a mirror that was chipped and not properly mounted. -Later learned my pest control vendor left two messages with All County to schedule termite inspection as part of my maintenance agreement that was not returned. All this is evidence there was no onsite management of work being conducted at the property. If at least one visit was conducted when the first room was painted it would have avoided having to pay double to correct the entire interior paint work and losing revenue for months.

Low Key Scam Richard…read moretakes in multiple applications at a time to rent, where most home rental companies take down a home when an application is submitted and relist if application fails. So he's receiving multiple applications (at $75 an applicant) at once. The application process comes across as a scam as it continuously says incomplete, you'll complete and it will ask you for an additional $75. If you have any questions about this process you can email or call Richard, but don't expect him to reply. He's a fan of only sending out automated messages, nothing personal. If he actually picks up the phone, he'll say he's out of office and he'll call you right back... but that call will never come. Then you'll receive an automated sorry email saying you did not get the house 3 hours after he said he'd call you right back. Major coward vibes. If you need a man of integrity to rent from, you're not finding it here. Since applying to one of these rental homes, we have received contact scam phone calls and text messages. AND NOW WE HAVE HAD A $1200 FRAUDULENT PURCHASE ON OUR CREDIT CARD! Richard Burton is a crook!
