Rented a place at Newport Beach and a break switch went off a day into the stay. They couldn't find the breaker box so had to wait for the owner to tell them when it was. Meanwhile, no lights in the masterbed room and bath and no TV, when we wanted to watch the big game. So 36 hours later we got the breaker switched back on. I asked for compensation for the inconvenience and they offered $150 in a future visit. Seeing as how we will never use them again, that wasn't an option. Pretty disappointing their total lack of customer service. Don't use them at Newport Beach. There are so many other property managers for the properties there that you can use instead of them. read more

After renting this unit for family that was visiting, I sent some pictures to the property manager and a list of a few complaints. Gave them a chance to address/respond, no response. So, here you go. The kitchen was disgusting and overall the unit needed a lot of repairs and cleaning. The parking lot right in front of the unit is a nightmare with constant traffic, skateboarders, kids smoking pot in their trucks. The on-sight manager was in and out of the unit at least four times trying to address things that should be taken care of when vacant. This was not a cheap rental, but it sure felt that way. read more

What makes a vacation rental company stand out from the rest is how they handle unforeseen situations. I have never been treated so poorly throughout an entire booking process. Their lack of response makes it extremely difficult to be able resolve any situation in a timely manner, which was easy to figure out this was their ploy to trap you by attempting to pass their "deadlines". I researched the executive level employees for their help and they could not have cared any less about my concerns and situation. There's too many reputable vacation companies with outstanding customer service and top notch policies to waste your time and money on a fraudulent company. read more

I was thrilled to be so close to the ocean. I was thrilled with the view. I was thrilled with the walk ability of Carlsbad Village. The unit was a generous size, and the furniture was clean and modern. It is missing a fifth star for several reasons. 1. The carpets were very dirty (now, not their fault...spray-on sunscreen plus beach sand = yucky carpets; however, tile or laminate would've been a better choice). 2. Parking. We were supposed to be guaranteed two spots per unit, but upon returning from a Padres game, there were no spots at all. 3. Lack of ceiling fans (there is no A/C, but the floor fans provided were filthy and noisy). 4. No in-unit laundry (although there were hook-ups and a giant closet for the washer and dryer--there is a coin-operated laundry on premises, but no change machine and $2.00 a load). 5. The teens at night. As another reviewer stated, the local skater dudes take over the parking lot upon which the units all overlook. And they're stoned. And getting higher all of the time. The website photos make this place look much better than it actually is. We stayed in unit #7 and the view out the window to the left of the TV is actually a parking lot (not beautiful bushes and the ocean) and all you see are cars. There are no stools, no nice wicker chairs in kitchen. The carpet is so stained and dirty looking that I had to wear socks my entire stay. The vertical blinds kept breaking and falling off in the middle of the night (we tried to fix but they kept falling off). There were many missing when we arrived so expect sunshine early in the morning. I gave this two stars only because it has a great location. read more

Bianca Hazel is a Guest Experience Specialist here and they quite literally provide the worst guest experience imaginable. You can't get ahold of her -she is in meetings with the owners" (say, what?) and doesn't return calls. The property we rented quite literally had a flood after our first night there and they offered us, get this, a refund of our rental. Even that wasn't given for two weeks and with a lot of back and forth to get it. Are you kidding me? That's ridiculous. My credit card company would have given me that. Not one dollar for the fact that we had no tv the for one day we were there (it was broken), the place was dirty and then my suitcase was on the floor when the place flooded, leaving all my clothes soaking wet. No money for the severe inconvenience of spending hours packing up again and having to move our party of 12 to another location on a Holiday weekend, no less. They won't give you the owners name and you can't make a claim for your losses when this happens. I called the BBB who is now taking over. Don't rent from these scammers! read more

Had a terrible experience in New Port Beach CA. The place was a dump and Sea Breeze, though very professional, took many many emails and phone calls to attempt to remedy very bad situations. They expected me to have my phone attached at all times. I was allowed to read the reviews of the place I rented After my week and that review dealt with every one of my issues. Nothing was fixed or remedied. We paid a huge price for this dump and when I complained and requested a reasonable rebate they basically laughed in my face; though in quite a professional manner. Beware of Sea Breeze they are a dishonorable company! BTW, the 24 hr emergency number says; "leave a message". The pix don't do this frat house justice. Couldn't see out the filthy windows. Many dangerous situations left unchecked. Beware. read more

We stayed at 402 E. Oceanfront in Newport Beach. What a complete disaster. Upon entering the "house", there is a rancid smell which offends your sense of cleanliness. We thought that if we got some fresh air by opening the windows, it would eliminate the odor. It did not, and the odor lingered. We had a reservation to stay at this property for 9 days, but my family could only take 3 days here. On the third day, as I was preparing for bed, I found winged insects on the bed sheets. As I investigated the rest of the bedding, I found that there were insects crawling around INSIDE MY PILLOW CASES. Disgusting. I called the "office" and they said that there was nothing they could do about the bugs, and that I would have to sleep in this uninhabitable dwelling until the next morning. The untrained representative said that we could be lying about the insects, and that further confirmation would be required to effectuate a relocation. We left the house at midnight and stayed in a hotel. Upon receiving a phone call from Diane the following morning, I learned that I will not be receiving a refund for the days we did not stay there. Do not rent with this vacation rental company. They will be receiving a visit from the health department. read more

So, I find it quite interesting that SeaBreeze Vacation Rentals has a person named Bianca Hazel who's title is "Guest Experience Specialist" because our experience was horrible and they are impossible to reach and get a settlement from. Hate to say this but someone is either failing at her job or just doesn't have the authority to make decisions to help guests. We rented a nice house on the beach and there were lots of things wrong with the property that were unacceptable. One is the TV in the Living room did not work. No adjustment on our rate and no repair during our stay. So we paid a lot of money and the guys in our group could not watch sports during our stay. But the worst thing is we experienced was a flood and they not only did not immediately pay us our money back but they had offered to give us $1100 a night to go elsewhere for the remainder of our stay and so therefore we rented a property based on that offer, only to have them "change their offer". Two weeks later we still do not have a refund. What a poor "guest experience" this was! I do not recommend that you do business with this company! Not only do they not care but they don't return calls. Their star rating is well deserved. read more

I just spent a very delightful week with friends in a rental house at Dana Point. The house located at 35095 Beach Rd was a trip back to the 80's. This would not have been bad, but that was the last time any maintenance had been done on the house, both inside and out. I would not recommend this house. The location was great the house would benefit from a tsunami. read more

THEY CANCELED OUR BOOKING THE DAY BEFORE CHECK-IN WITH NO REASON.... Seems like I might be piling onto the litany of bad reviews... To get a break from our 12 weeks of quarantine in an apartment with two children we finally booked a totally distanced driveable few days away in a house with a yard, a pool, anything to get a little sanity or change of scenery, let our two very cooped up kids play outside in grass.... we booked 6 weeks in advance and immediately were charged (and paid) the very expensive rates. We took off work, we planned it around our 3 year olds birthday, since she couldn't celebrate with anyone. We were given check-in instructions two days prior and saved them to our phones. The morning of, we woke up, packed our car, got our kids ready (my 3 year old basically wore her bathing suit in excitement) and looked at the app for our check-in instructions and found that they had canceled our reservation THE NIGHT BEFORE. No call. No reason. Nowhere for us to go now. They gave us two other random substitution properties, via email, that don't fit our needs. They were not apologetic. Since then, we have been chasing them for a refund, going on 4 weeks now and no check. We've called and emailed and they swear a check was in the mail as of 6/15. We live two hours away from their home office. Still haven't heard back. We have opened a fraud complaint and dispute and are trying to recoup our money that way. read more

I rented 303 43rd street in Newport beach for a 4th of july vacation for my family. I was told an agent would meet me with keys. When I arrived the place was filthy and no agent in site. When I called the office they told me after a 30 minute wait that an agent was too busy to show. I tried to use the code to get in but it did not work so I could not enter the property. The house was very dirty with trash left out. The driveway was blocked. Not only could we not get in but it was not a safe environment for kids and family. I called the office to let them know that since I was not met on time nor was I met at all, and the place was not what it appeared to be and could not gain access that I was going to cancel my stay. When I asked for the owners name I was told ***look it up***the refused me a refund and emailed me after saying the would consider and said, look t up. I wanted to love this place because it is right on the beach. Upon arrival when parking in the back, there were 4 - 5 bags of, I'm assuming trash lined up on the wall of the building - very off-putting and not a great first impression, but I thought maybe the cleaning crew is just lining them up to put them in the dumpster (10-15 feet away), so I overlooked that and we go up to the 2nd floor (#6), as we pass the window I was praying wasn't ours because the screen had been bent out like someone tried to open it from outside, unfortunately it was ours (mind you my husband and I had our 13 month old child with us), we get to the door and our entry code didn't work, so we had to call and leave a vm and wait close to a half hour to get a correct code to enter. We come in and everything looks ok, very spacious and looked pretty clean from first glance. But I noticed some small things that I thought wow, that's a simple fix anyone should be able to tackle (ottoman that was very leather that was peeling terribly, nails/holes in the walls where there should have been pictures hanging up, but were missing, and paint peeling from some of the baseboards, doorways and fireplace), but again it's not a huge deal I just thought, hmmm they could have made a better effort. So the screen that looked like it had been pulled from the outside was in the bedroom - and made me completely uncomfortable not just for myself and my husband, but our son, we kept the window closed and found a pole to put there during our stay - which meant we couldn't have fresh air from the 1 window in the bedroom. Also, that same window was missing 2-3 of the shades, so anyone walking by could look in at us sleeping! We go out onto the patio to see the million dollar view (and that didn't disappoint as we expected the parking lot, but we were on the 2nd floor so no biggie), one of the screen doors was completely off of the slider and just leaning against the doorway, and the other screen door was torn at the bottom, so my husband had to put the screen door back on himself. As we are unpacking some of the groceries we brought, the refrigerator light was burnt out, all of the dishes were dirty and put away anyway - and ANTS EVERYWHERE, not just in the kitchen but throughout the entire place. As we went to bed the first night we slept with the bedroom and bathroom door open for ventilation from the bathroom window and balcony, I noticed a huge gap in the main entry door up at the top. The next morning my son was running around for about 10-15 minutes without shoes and socks and I notice his feet were black from what I thought were clean floors. So I cleaned him up and we went to sit on the patio for coffee and noticed that the furniture was pretty filthy as well as the patio in general - I realize being a beachfront property the elements make things hard to keep super clean, but these things were just plain filthy. We wiped down everything with the disinfecting wipes we brought ourselves where we were sitting and where I knew my son's hands would be, but the least they could do is power wash the patio floor and furniture between guests. We did reach out to the property mgr while we were there at least about the screens because we didn't want to be held liable and the ants because - ewww. She said they had ordered a new screen that hadn't arrived yet and the ants had been a problem but there was some bug spray under the kitchen counter - just what we want on every surface with a toddler walking around. They could have at least placed the screen back on the tracks before our arrival. When we left and got back home, I had to wash/sanitize everything we had taken with us there. Extremely disappointing and will not every stay here again and I absolutely do not recommend this place. read more

Before I describe the worst of this fiasco, our room had 1 towel per person for a week's stay, 1 face cloth total, 2 hand towels, no bath mat, limited toilet paper, & coffee filters. Months ago we booked our stay only to get a notice from our credit card company that our reservation was canceled! Apparently, the reservation system was taken over and we were shut out cold. We made a frantic call and after numerous exchanges with trying to deal with their computer glitches (what decade is this, anyway?) & call after call, we were given our accommodations back with the caveat that we needed to move for our last night. This was beyond comprehension, but we were desperate. Why, if we had already made our (earlier confirmed) reservations were WE needing to relocate? Questions as to what we would do with our belongings (there is no office on site) in the interim hours went unanswered. Until we arrived, we were never comfortable that we would, in fact, have a place to stay. Towards the end of our stay, since we had to change rooms, we thought it would be easier on us (we're not young) & our two young grandchildren to extend a day so that we weren't spending our last day there moving from one room to another. Yep, at our expense for their issues. At this point, we learned that suddenly we could stay in the same room. Maybe. We waited & waited to learn our status. The day we were to move (or not), we had a power loss in our unit. We called to report it leaving voice mails throughout the day. This, of course, resulted in our refrigerator items being jeopardized. Later in the day, we called a number that we found posted on an information sheet (outdated information) on the refrigerator. We happened to reach a former employee who gave us a number to try. We reported our issue & shortly afterwards received a phone call from the person we had tried to call all day. She told us that she wasn't working that day! How does a company have just one employee available for emergencies & how is it okay to not let us know where we should be staying? 2 1/2 hours later (with two hungry little ones) a gentleman came to check out the things we already had done. Obvious fuse box, etc. He was not given the correct key to get into the main breaker! By this time, we were beyond ourselves with exhaustion. He told us to go ahead and move our belongings to another room, which took us 1 1/2 hours. read more

Renters Beware! My wife decided to surprise me with a one week stay at the Sea Breeze Vacation Rentals. Let's just say that the photos you see online are NOTHING like the actual thing. Our unit smelled of mildew and smoke. Part of the search criteria used in selecting Sea Breeze, was that it must have cable television. When we first arrived and noticed the cable television was not working, we immediately called Charlotte with the Property Management Company listed on the ad. She said someone would come out the next morning to fix it. Well, 6 days later and 4 follow-up phone calls from me, nothing was ever done and Charlotte eventually stopped answering and returning my calls. What did they care, they already had our money anyway. Aside from the location being conveniently located on the beach, there were ZERO redeeming qualities about this place. Although my wife felt like she did the the proper research beforehand, obviously photos can be deceiving and empty promises made to renters can easily be brushed under the rug. Great vacation rental experience through SeaBreeze-friendly, responsive and the app made it so easy. The condo in Solana Beach at the Del Mar Beach Resort #747 was in the perfect location - close to dog park beach, race track, restaurants and shopping! Seniors can park and get into the condo with no stairs. Balcony and living areas have perfect ocean and sunset views as does the community patio and 'living room.' Lots of stairs to the beach, but easy for most people to tackle and you can walk the beach to dog beach during low tide. Couch is so comfortable and the condo is clean and updated-loved it! read more

Our experience was frustrating and the service left something to be desired, was not worth the cost. We arrived later than expected, in the dark. After almost an hour of being lost, with no instructions on the reservation or at the address to check-in at another resort, no on site check-in or help, we had pre-paid almost $300 for a one night stay, we were at a our wits end, when we saw a nice lady staying at there instructed us to go to a different resort to check-in. We were frustrated and asked why the reservation confirmation did not have instructions to check-in here and we had attempted calling the number for Resort-time and Sea Breeze with no answer at all. The clerk was not helpful and obviously not trained, he acted as if he hears all the time and could care less the problem with the Sea Breeze, he said "it's been a work in progress since we took it over, I don't know why we took it over".
