WTF? We rented a property through VRBO (owners can use other rental agencies to list through VRBO) and it was a joke! When we arrived 15 min before check-in we were asked to come back in an hour so they could finish cleaning. We had driven over an hour to get here in 100+ degree weather and we were asked to wait outside. The weather was extremely hot, and humid, for Newport Beach this particular week, but we complied. Once we checked in we did a quick look-a-round. We found 2 broken beds, 3 broken chairs, a broken handrail and very few house amenities usually attributed to a well-managed properties. We quickly realized the WIFI was not working and called for support. Someone came out and reset the router, but it was out again within 30 min of him leaving. WIFI was needed due to a couple of us needed to work via computer during the weekday. Remember, we are in a pandemic. We got another (different) tech-guy out who spent 2-3 hours re-installing WIFI enhancers, etc., and his work too did not last very long after he left. The only response from SEABREEZE was the the owner "didn't want to spend money on upgrades. Which leads me to the beds. A handyman showed up on day 2 to fix the beds. He spent 2-3 hours sawing and drilling . . . .leaving sawdust all over the rooms. It gets better! We planned to BBQ hamburgers on night 3 or 4. The property had 4 propane tanks (1 on BBQ, 1 on fire pit, plus 2 extras) available. Yep, you guessed it. NOT ONE OF THE TANKS WAS FULL!!! We found a partially filled one and tried to light the BBQ....and found that the grill's burners were broken or clogged. Thinking that it might be poor tank pressure, we went out and purchased a full propane tank on our dime. The burners would still not adjust to HIGH, so we cooked hamburgers @ 250 degrees for the next hour. We did call SEABREEZE who said they'd bring propane. They did, but it wasn't until our dinner was over. We made the best of a "not so great" situation. We will be sure to research any future VRBO properties and make sure SEABREEZE Rentals is not involved. This property is in a great location and the owner should be ashamed of how his house is being managed. If he (we found his name through the internet) is as cheap and irresponsible as SEABREEZE makes him out to be, then shame on BOTH of them. VRBO should stay away from listings with this company. We rented this property so that there would be little interaction with the public due to COVID-19. Our group included a pregnant mother and her 2-yr old and we didn't anticipate having 4-5 individuals (strangers) coming in and out of the house during our vacation. Again, WTF? read more

Don't rent from Seabreez! What a mistake. Thank god for Mother Nature, the beach is beautiful. The customer service is missing, the home was not clean, the furniture used and outdated. The pictures were glorified and not accurate. The kitchen was so small you could only fit 1 person and yet it has 6 bedrooms! There were no trash bags! The condition of DP155/157 is deplorable! And too make a rough few days even worse the cleaning crew was standing outside by the front door with their kids 30 mins before our check out time. Waiting and watching our every move. Find another rental service who won't take 4 days to answer your emails. read more

Do not believe what you see in the pictures on their listings. Our unit did not have safe, adequate beach access. The stairs are set in plastic buckets filled with sand and then those are placed on top of sand bags. The unit itself was as described, but worn out and awkwardly laid out. We had to move a headboard in order to shut doors between bedrooms, the showers had very low pressure and one leaked and caused water to go everywhere on the floor. There is little to no pantry space to store your food. The pictures shows a shelf in the kitchen that could be used for storage, but that has been removed (another misrepresentation). The location is nice and the neighbors were quiet. It would have been okay, if we had the access that was described. The description states that the breakfast bar is located next to dining for 8. There is NO dining area in the house other than the breakfast bar that seats 8. If you have 8 people staying there you will have to break up. your groups to eat. The description also mentions and outdoor shower, there is none. It is capped off and painted over. There is a spigot on the patio and that is it. It doesn't drain well and water floods a section of the patio. The company itself is horrible to work with. They didn't return phone calls or emails and refused to acknowledge our safety concerns. read more

We had an amazing time here. The kitchen is fully stocked, the bed was very comfortable, and the view is incredible. Highly recommend!

So overall this vacation rental was very disappointing. The only good part about the rental was the location. Everything else was a disappointment. We arrived to our rental at the time of check-in and had to wait more than two hours outside because the maids weren't done cleaning and the apartment was a mess. The whole unit was dirty. This was my first time not staying in a hotel and Will be my last. The utensils were dirty, the glass on the patio was disgusting, the rooms were sandy , the cleanliness was just not up to par especially during a PANDEMIC. I got bug bites while I was sleeping and it seems as if it was a black widow that bit me or something very poisonous. I would NOT recommend these rentals to ANY of my friends. Also many things were breaking or broken like the blinds and other things. Spend your money on a nicer place to stay, trust me! read more

Don't bother with this company...I've tried for over 5 months to resolve issues regarding a previous stay at Seashore Drive in Newport Beach. Basically, couldn't reach the company to get WiFi/TV service; house was not clean; things broken. We were told by this company that the owner was "unmotivated" to give any sort of refund...apparently, as long as they got our $$, we were on our own. I noticed in one bad review, an exec from this company stated, '100% customer satisfaction is their priority." We'll, we think not so much! read more

Do not rent a place from this company. We rented a place through VRBO which they managed and it was a dump. We showed up to find dirty linens, stained carpets, rusted furniture, ripped flooring in the kitchen, rusted sinks and countless other issues. When I contacted them they had a canned response that is was normal wear and tear. They also indicated we would not be held liable for the stains and conditions which was not the point given that we did not make this a dump. Maybe they should update the pictures to show the wear and tear so people truly know what they are paying for. When I asked to get in touch with management they would not provide contact information and instead just said as the renter I accept responsibility. Shouldn't the rental company take responsibility for accurately representing what you are paying for? This was not a cheap rental and for them to hide behind a "contract" is shameful. If they truly want to provide service they can but instead choose to rake in the money with disregard for people. read more

We just got back from our 3 night stay! Our family had an amazing time! This location provides a great view of the beach and is perfect for families. Loved the private parking area! The village is walking distance and has a lot of shops and restaurants to choose from. The Seabreeze team is very kind and responsive. Our condo was clean upon arrival and had everything we needed. When we walked in they even had serene music playing with a screensaver on the tv. They also welcomed us with a message on our bulletin board. Everything was so nice! I would definitely like to steer any consumer away from this vacation rental company. There are many other options for Orange County rentals. No fitted sheets on the beds. When we arrived one of the toilets was broken and stayed that way for 2 days because the company 'Sea Breeze Vacation Rentals' did little to respond. Laundry coin operated ? Really? At this price? The kitchen 'starter pack ' consisted of circle K salt and pepper. Never before have we experienced a rental that did not have at least a basic spice rack and a few condiments in the refrigerator. The unit however was extremely clean hence the 1 Star review. Other malfunctions as well that I won't go into. Just do your research! read more

Our stay at SeaBreeze was exactly how you would imagine a vacation on the California coast. Close in proximity to the downtown area, and steps away from the beach. Having readily available parking was a plus, and we were pleasantly surprised with an earlier check-in. Talk about service and accommodation! The unit was clean and had some tasteful upgrades to the interior, and had sliding windows in the master that allowed natural light to come in with a faint sound of the coast in the background. This place was unbelievable!! Its got huge balconies with unobstructed, breathtaking views of the ocean. We stood on the balcony listening to sound of crashing waves all day and night. The sunset view was the most magnificent I have ever seen. My kids spent most of the day on the beach jumping into the waves and having the time of there lives. We rented a very spacious two bedroom suite with plenty of room for my entire family(6). It was a whole lot cheaper than a hotel where would of had to rent a few room, here were able to fit into one unit. It felt like home! These units are fully furnished with large kitchens providing everything you can need for a vacation. The Carlsbad neighborhood attracts a very nice crowed of families and retirees, all conducive for a pleasant relaxing vacation. I definitely will be coming back here! read more

We had the worst experience renting this property as it did not meet our expectations of a luxury beach rental for almost $1000/night. DO NOT BOOK WITH SEABREEZE - They do not screen all the rentals, our family had a horrible experience and they would only offer $500 in good faith credits and sign a document... WE don't want to have another rental experience like that so what good does credits do us?? Here it is below, DM me if you want actual photo evidence and proof we had this experience as we documented everything. Unsafe living quarters advertised as luxury beach rental in Malibu on seabreeze site... I booked this place for my family of 6 and we are not complainers so writing this doesn't sit well but we want to make sure this house doesn't get rented without full disclosure of what you're really getting for nearly $1000/night... First off this place is 3 bedroom, 2 bath as advertised however the 3rd bedroom is uninhabitable. It is at the bottom story (dungeon setting) and the only access to it is down the windy staircase outside patio... The room is not finished remodeling, it has NO FLOORING. It's concrete slab, cold to the touch with an old dirty circular woven rug trying to cover it all. Next the house was filthy! We spent most of our time checking in, cleaning the place so we felt comfortable staying here the next 3-nights... The floors were so dusty/dirty our feet are covered in dust the entire stay walking around the place. Also be aware we had tons of ants in bedroom 2 and 3. I took pictures so show and have already had to clean it twice as we have a new born in our room and don't want them crawling on her at night... The main floor with the kitchen / garage / living room / patio has no bathroom so you need to walk down a very sketchy fleet of stairs (I do not believe up to code with the steepness and size of steps) to get to the 2nd floor with two bed rooms and a bath. The only issue is the bathroom is tiny and the remodel/modern feel is very cheap. The shower can barely fit 1 person and worst of all the sliding wood door going into the bathroom was broken and a hazard to us. We have stayed away opening/closing it during our trip in fear it might fall over and hurt someone. All in all this has been a terrible stay. There are ocean views but the nearest point of entry is about 1.5 miles each way so not really walking distance if you are carrying beach stuff + children for the day. Does have good views of the ocean but overall this place isn't worth $500/night in current condition! At the very least this property management company should clean the place so you don't rent something for $1000 with dirty floors, cabinets, rooms and ants everywhere. Also don't advertise as 3 bedrooms when 1 is uninhabitable. We are a blue collar family that doesn't like to complain so this doesn't sit well with us as we tried to tough it out and enjoy as this clearly is a first world problem but we have to vent and at least let the next rental person know what they're getting into renting a home from this company. read more

Unit 8A is the 5th place we've stayed at for a week on the Southern California coast over spring break, and it's our new favorite! The unit is extremely clean, very comfortable, and beautifully decorated. There is ample storage for food and clothing. We had several questions during our stay and the host always replied quickly. There was plenty of covered and uncovered parking behind the unit. It's on the top (third) floor, so nobody was above us. The balcony furniture is comfortable and the clear balcony panels provided unobstructed views. Not only did we enjoy looking at the beautiful ocean and gorgeous sunsets, but we saw dolphins (twice) and had fun watching the pelicans dive for fish. The beach is easily accessible. The location is perfect! We walked everywhere for coffee, pastries, meals, shopping, and the beach. There are more restaurants within easy walking distance than you'll ever be able to visit! read more

Sorry for the delay for this review. We stayed at this house for a week during the Memorial Day and while the house and grounds are beautiful and comfortable there were a few issues with our stay. 1- PRIVACY - It does not say on the listing that the owner lives 50 feet from the house. The small guest house that he stays in overlooks our bathroom. It was both dissapointing to rent a property that you think will be private and not only are they yards from the house you are renting but also they can look into the bathroom while you are taking a shower. THERE IS NO CURTAIN. See photo below. 2- The pool heating - It is a bit insane at $150 a day but there was a clause in the contract for that so I can understand. What is not understandable is the fact that they charge for the hot tub. It is implied when you advertise your house that there is a hot tub included that it would be HOT. In order to heat the hot tub it would also be $150 a day 3- Dishwasher. The dishwasher was broken for most of the trip. We were a party of 8 and that is a lot of dishes to be washing manually. We don't even wash our dishes by hand at home. When it was finally fixed Seabreeze said that it was user error but because the owner lived 50 Feet from us, we even had him come in and try to use it and he could not. So it was not user error. It is a shame because the house is actually really nice, clean and in a good location but it is these little things that can make or break a vacation. Seeing as it was a family reunion and we had people flying in from overseas it was a shame that we had to deal with so many issues. We were told that we would be receiving a phone call from a manager on June 4th and it is July 24th and we have yet to hear from them. Even though we have written many times. Nice home but horrible experience with Seabreeze. I suggest you rent from another rental agency and I suggest the owner of this house relist with another rental agency. read more

BEWARE! Nice location - terrible management. We rented 2 units that accommodated 11 people. It advertised 2 full kitchens, which we needed for the 3 families. Although it is a nice location from the beach and the town of Carlsbad Village, one of the units had plumbing problems. The sink, disposal, and dishwasher were nonfunctional the entire week during our stay. SeaBreeze kept telling me they were sending a plumber, but no one showed up until halfway through the rental. The plumber was unable to fix the problem so we could not use the kitchen sink or dishwasher the entire time. SeaBreeze did not communicate with me regarding the reason for the problem even with multiple phone calls. I would avoid this rental company! read more

Do not BOTHER wasting your money, because I had rented a house from these people and had bad bites with evidence to back exactly what I am writing and I have been trying to reach them for over one week now with phone calls and emails to no avail. I happened to live across by one of their vacation rentals. First of all they basically ruined what our house meant to us. Week after week it's people that don't care about anyone. This house used to be with a beautiful couple who cared about the property but they retired and moved on. Now this vacation management company have people working there that drive through the cul de sac like it's the autobahn. There are kids around and small dogs within the neighborhood and they drive like madmen with no respect ,no care for anyone or anything. When we told their pool cleaner who almost ran us down when we were walking our dog he had the audacity to tell yell at us. This is a privately maintained road by people who live here. Maybe this Seabreeze company need to check the people they hire and when you advertise that this is a quiet neighborhood maybe you need to only rent this place to people that will be let me see be QUIET! I have tried to contact them all I get is recording. These vacation rentals should never be allowed in residential areas but the world we live in is driven by greed and money making people that do not care or respect anything but their pockets and Seabreeze at the top of that. It is a shame. My rating is not one star but a negative 5 star. read more

We stay at Newport Beach every June. This was the first time we had used a company outside of Beachview Realty (which has always been great). In the process of staying at our vacation rental in Newport Beach. The property was advertised as having a washer and dryer, but it wasn't until 7 days prior to our arrival that we were notified that they charged for us to use either machine. Upon arrival, the charge for washer and dryer were both higher than what they had notified us 7 days prior. The wifi on the property is based from a separately rented unit and has not worked since our arrival. I've called 7 times and placed 2 work orders via their website and the issue has not been resolved. Furthermore, I have received zero response from the management that this issue is being resolved. I will never rent from any property managed by Seabreeze again. Garbage service! read more

PLEASE BEWARE!!! I may not have enough space here to share our incredibly bad experience with SeaBreeze but I will share as much as I can in order to save anyone else from experiencing what we experienced with this host who we dealt with through Airbnb. First off, my family and I have used Airbnb for years and I can honestly say, other than a few hiccups here and there, we have had wonderful vacations in Airbnb properties. This one however, could not have been a worse experience and ruined our family vacation. I reserved a SeaBreeze `beach property in San Clemente California. Paid in full, received confirmation, and then was contacted the following day by Seabreeze informing me that particular property was not available. They apologized and asked me to cancel my reservation and sent me three links to three other properties they host and told me they hoped one of these other properties would work for me. One of the three properties seemed nice so I chose to accept their offer figuring it was an honest mistake on their part, and we still had about three weeks before our vacation time so, no fowl no harm. When I tried to cancel with Airbnb, I was instructed that the host should cancel from their end since it was their mistake. What I learned is, Seabreeze was trying to get me to cancel so they would not be penalized by Airbnb. I refused to cancel and told them I expected them to initiate the cancellation since it was their doing. They ended up cancelling on their end and I received a $179 "inconvenience" credit from Airbnb to book another rental. I booked another Seabreeze property (from one of the links they sent me). I again, paid in full and received the confirmation from Airbnb. I had family flying in from out of state to join us on our vacation and they had already booked their flights so having accommodations was imperative as my home is not large enough to accommodate the amount of family that were to join us on this vacation, hence, the Airbnb rental. Now we had about three weeks until our vacation. Within that time, I had regular communication with "Devon" who is Seabreeze' Airbnb liaison and Devon was good at getting back to me when questions arose regarding some of the amenities and supplies the property offered. There was no reason to question the availability of the property as we had already received our receipt of payment and confirmation email showing this property was paid for and reserved to me. Finally, the first day of our vacation had arrived and my family was in from out of state. We had a check-in time of 4PM. When that time was approaching I logged on to my Airbnb account to find our check-in instructions and code to get in to the property but could not find this information. I called the host, Seabreeze and I spoke with Matt. Matt apologized and said the property was not available and he could find nothing showing this property was reserved to me. Needless to say, I FREAKED OUT! THIS WAS THE DAY OF CHECK-IN! I explained to Matt that the property was surely reserved to me and I forwarded him the proof. Matt put me on hold and tried to find out what was going on but when he came back on the line all he could say was he could not get hold of anyone and kept apologizing for the inconvenience! Matt ended up hanging up on me because I refused to simply accept his apology for the inconvenience and kept insisting we be accommodated with another comparable property, explaining through my tears that I had company that flew in from out of state. He had nothing to offer so he just ended up hanging up on me. Remember, this was Seabreeze property #2 that was pulled out from under me when I already had it reserved. My family and I lost that whole first day of vacation just trying to find another place to stay. I literally got sick to my stomach. I felt so terrible for the family that traveled from out of state as I had to have them sleep on our couch and make shift beds on our living room floor as I was not prepared in the least to have overnight company. Oliver from Seabreeze messaged me the following day, again, apologizing, and sent me one link to another property at a slightly discounted rate for the inconvenience. This property was entirely too small for our party and would not work for us. It was like being sucker punched in the gut and like I told Oliver, entirely too little, too late. The very least we should have been offered was a comparable property or a much better property FOR FREE after all the problems they caused us. I have learned some very valuable lessons from this whole ordeal and I made an official complaint with Airbnb. Seabreeze should no longer be allowed to host on Airbnb. If I would have researched them before hand, I would have learned to stay clear of dealing with them as they have terrible reviews on YELP and I will be adding this one on YELP as well. read more

He ordered service from my company and never paid me. When I was on site there was a lot of unhappy guest staying there, the sad part is that they were looking for a onsite maintenance person or management to report their concerns and no one from the company was around to help them out. My family and stayed at your property 3804 Seashore Dr, Newport Beach, California. March 13-20th. We registered how many people and how many days (7 days / 7 people) . The house it self was comfortable, clean and great location. However, the supplies of the house was very inadequate and disappointing. We had 3 dishwasher tabs., 1 1/2 rolls of toilet paper in one bathroom and 2 rolls in the other. We had no tissues, 1 sample size shampoo and 1 Hair conditioner in each bathroom and only the garbage bag in the kitchen that was in the task can in the kitchen, only 2 wash clothes per bathroom and 2 dish towels. I will say that when I called for supplies they were brought within a timely manner. The call should not had to have been made for so many items. Also, your ad should indicate that NO kitchen staples are provided! I do home rental for vacation all the time, for a few years now, through out the country and have never seen this. That is also, disappointing and inconvenient. Based on these thing I will hesitate to rent again nor give a positive review for Sea Breeze rentals. read more

A group of woman (6) rented Unit 2A at Sea Breeze Condos at 3150 Ocean, Carlsbad for 6/7/2019 to 06/09/2019. I was one of the guests. Our friend who made the reservations was Wendy. She procured this unit as she has stayed here 3 times prior with relatively no significant issues. This time was a nightmare. The first sign of trouble was after payment (in full) was made. For several weeks she had left numerous messages with Nancy, to obtain some additional information regarding the unit, check in codes, the specific parking, etc. Voicemail boxes were full, calls were not being returned, she even went as so far to drive to the condos and give a hand written message to a maintenance person to pass on to management. ZERO CUSTOMER SERVICE. After numerous attempts, and by numerous, I mean at least 25 to contact and communicate with someone, the day before our arrival she was finally able to reach someone and given the access code to the unit and parking space information. After arrival and settling in, several issues became apparent. Only provided 4 towels even thought there were 6 of us and unit accommodates 6. No garage bags. One of the sliding patio doors didn't slide and therefore the door handle was already broken and hanging off. The bathtub looked like a science project (black mold under a squishy mat that was placed over the mold and damage to try to hide it and the tub was chipped off and parts were pealing and sharp, fireplace did not work, (the maintenance man that showed up to "TRY" to fix the door had zero idea how to fix the fireplace) and the television did not work. That evening when it came time to settle in, we pulled out the sofa sleeper and it was broke. We tried to contact management and of course, voice mail. We ended up pulling the mattress off the sleeper and laying it on the floor and that is where 2 people slept. The sofa sleeper was so broke, that even after puling the mattress off, we were unable to fold the bed part back into the sofa part, so we had to have the sleeper frame pulled out half way until maintenance could come, which was the next day (Saturday) around 2pm. In the meantime, no sitting in the living room...To their credit, they sent over an office person with an edible bouquet to apologize for any inconvenience but really at this point we felt we needed to hear from someone at a management level. Messages have been left for management and of course no response. If you read all the other reviews, the majority of them are all in concert with the same types of issues and subsequent behavior. I would not recommend any property that is management by this company. read more

Zero stars! Don't know how they have such a big share of the rental market? Customer service sucks.It's like they just hire people to answer the phone to take reservations but have no clue how to handle any problems. There are no supervisors in the office.If you press them hard enough with a problem they say they will email a supervisor that works from home and you are lucky if they get back to you in a couple days with an email. They don't even want to talk to anyone with a problem,so they email you and sign the email with SeaBreeze staff..What a joke.The owner of the property cancelled my reservation 10 days before my arrival even though the contract say the owner must give 60 day notice.If I cancelled 10 before,it would have cost me over $4000.00 but SeaBreeze said there was nothing they could do about it. Really? They mean they didn't care to do anything about it. It's a full legal real estate contract. All they care about is the money, NOT THE CUSTOMER.Never again SeaBreeze. read more

We just stayed at one of your properties in Newport Beach. The online (very out of date) pictures did not convey the condition of the condo. The outside patio badly needed cleaning (we did this ourselves on our first day). It appeared that some things inside had been updated and others were very old. The kitchen wasn't organized AT ALL. The upstairs neighbors were super inconsiderate and we had to ask them for our rightful parking spot...multiple times. They were extremely loud (moving furniture??) at all hours and smoking cigarettes & marijuana on their balcony throwing their butts down onto our patio. Rude. We have children and this was quite awkward. Needless to say, we won't be back. read more

After renting this unit for family that was visiting, I sent some pictures to the property manager and a list of a few complaints. Gave them a chance to address/respond, no response. So, here you go. The kitchen was disgusting and overall the unit needed a lot of repairs and cleaning. The parking lot right in front of the unit is a nightmare with constant traffic, skateboarders, kids smoking pot in their trucks. The on-sight manager was in and out of the unit at least four times trying to address things that should be taken care of when vacant. This was not a cheap rental, but it sure felt that way. read more
