We had an absolutely horrible management company the last 2 years. We have switched over to Sea Breeze and it is night and day. No one is perfect but they will listen and try their best to make things right. They have been polite in correspondence. They have been professional and have followed through. Don't rent or buy a place they run, they let places go to ruin and do not use any maintenance, although the HOA's are 625.00 a month, say they cannot afford it. Country village in palm beach Gdns is a good example, county inspector came in and gave them violations.. the place is unsafe no lighting at entrance on a very busy road, back of buildings dark, no cameras at all, dog crap everywhere, and cables sticking up, the mailboxes are filthy spider webs and insects all over them ..Just check before you move to a place and make sure it's not run by Seabreeze cms inc .. read more

Nobody has addressed the state of the community, and how absolutely dangerous, and disgusting it is, look at the pics..I went to pay fees at the Sea Breeze office, and a lady was very upset stating that nobody's done anything about the mold, nobody answers phone, or has done anything, and another gentleman was saying something about termites. Sea Breeze management have no maintainable at all at our community, and it's a dangerous, hardly any lighting, very dark round back, and dangerous at night, the place has holes in the ground, broken pathways, disgusting bugs hanging from mailbox, dog crap everywhere, underwear, and glass bottles on ground, and open cable lines which have been there for months, and no maintainance for 626 dollars a month... Sea Breeze management say they cannot afford maintainance. I say BS where's the money going.... read more

Most recently after a few years on the property, the same Manager again scheduled two contracts for the same service--roof cleaning/gutter blow out for top dollar and a Bi-annual roof inspection-- who also blows out the roof gutter system-- and do repairs and reschedule more expensive repairs for later-- upon Board Approval. The first year on the property duplicate scheduling was just being unorganized--after 5 years this is just an unheard of waste of our funds. The work is to be done March 9, by one contractor (roof inspection/blow out) and March 16 "cleaning" and gutter blow out. The second roof cleaning repeat contractor got a substantial raise in fees from the prior along with instead of every 4 year schedule or as needed --to every other year with obviously a substantial increase in fees. Roof inspections did the work for the "cleaning" contractor. Also, the bids obtained for the pressure washing of the roofs (second story) including the hired contractor-- state that workers compensation is provided and imperative along with a website to verify said insurance as a selling point and backup of his larger and increased contract. The contractor states he has $1 million dollars in coverage (incidentally last time he was unable to complete the contract timely because a worker did fall off the roof though not on our property) he disappeared for two weeks and didn't do the normal satisfactory service of prior. I used his references since hired only to find out that he has no workers compensation coverage--he is EXEMPT. I notified the Manager with the proof and backup only to be dismissed by him--I need to hire an attorney for the Certificate of Insurance to back up his claim and he states he is aware of the contractors coverages/NO COVERAGE and still approves? Unbelievable. Who is responsible if something happens since Manager hired and is aware of no insurance along with the management company? Financial statements May 2025-November 2025 DRAFT-financials were issued 01/02/2026 (approximately replaced sometimes at least 4 times and not shared at meetings, unbalanced, unfooted, ?) and DRAFT December were issued in February 2026-- though do not include Audit adjustments. (Audit was done in November of 2025 for 2024?) No further reports have been issued through 03/12/2026. How was a Budget 2026 passed no questions asked in October 2025? I wouldn't recommend Seabreeze for anything let alone management. I cannot believe they are still in business, financials are just word processing as are the Budgets. No accountability, no accounting reports issued, no one available who can answer any accounting questions, I don't see even common sense... read more

All condo owners are loosing their value to their condo. Poor management..scam on our hoa assessments. We pay for a club house that is locked up and so dirty Mold on the walls on our outside building , laundry rooms AND PATIOS. OUR HOA HAS GOES UP 100.OO EVERY YEAR. WE HAVE BROKEN LAMPS ON OUR light posts. Trash sites are nasty Lights always out on street and parking lots..it's such a mess..go to hoa meetings , the members are so disrespectful to the owners..they collect money for new things, and you never see what you paid money for..it's very ruin down place,,and no one is told about what is going on we put in a maintenance request and never hear back. Ciara at Harbour Oaks is useless. Both she and the Board do nothing to help the community thrive and prosper. One recent example: They want homeowners to clean their roofs by themselves with no direction or uniformity in logistics. They could simply hire a vendor and assess each unit for the cost but they refuse to do this. 317 townhouse unit owners must figure it for themselves. We moved into a townhouse community for convenience and service. With Seabreeze you get only headaches, a $5,500 per year maintenance bill and no service. My only hope is that Seabreeze is fired and a competent firm replaces them. read more

I am a tenant at Tree Lake HOA. I have called and left 4 messages without a return call, left now 2 emails and of course no response. Now I have my landlord trying to help me get a replacement parking sticker as my car had to be repainted. The best thing was I got booted and had to pay the fine to have them take it off. This is totally unacceptable. I was a property manager and If I treated my residents and tenants like this I would have been fired. I don't even want to do any stars as they don't deserve them. read more

I agree with all the terrible reviews! Here's my list- They never ever answer the phone even during their business hours. They never ever call you back even when you say it's urgent or important. They can't keep their accounting straight! They immediately send the lawyer's letters to you which they charge you for certified mail and they aren't certified. They charge a ridiculous amount of money for their lawyer to draft a letter ! They sent incorrect amounts to their lawyer and I'm talking by HUNDREDS of dollars! Make sure you have your own accounting straight when you talk to the lawyer. They've gotten checks and don't cash them. They've said before when I have called before that just happened to find it when I was on the phone. When they do cash them they have even told the lawyer that they haven't been paid yet. It's easy to see the date and their stamp on your online bank statement. When you do pay the ridiculous lawyer fees for them to send you a letter, which would have been nice to have from Seabreeze first so we knew there was a problem, and you pay off the lawyer bc Seabreeze says they can no longer speak to you, speak about the matter to the lawyer, the lawyer never tells the association that you actually paid it in full so the association says you're still in collections! They are all so completely incompetent with accounting and accountability that I can't believe they are still allowed to be a business. Are they trying to steal from me or can they just not do math? The lawyer agreed my numbers were correct not the padded total they told the lawyer. If you think that's bad what do you think they are messing up with the big number assessments? The Clubhouse is a piece of Sh!t. Equipment is broken. Furniture is from the 80's. You don't want to have a party there, I'll tell you that. Other communities around town have nice pools and clubhouses without these ridiculouslily high HOA fees. It's pretty pathetic what we pay for and what we actually get. You would think we would be living in luxury. Our community is outdated. But we pay like we live in a gated community. They are not helpful. They seem completely confused on the phone. Expect to leave several several voicemails, but one thing you can count on- they won't call you back. Don't trust their accounting, watch your money. I wish I could give NO STARS. I notified Sea Breeze of a discoloration(possibly mold) on my bathroom ceiling. There is a vent in the bathroom which leads to the roof(no exhaust fan). I have asked them for help in this matter as it has to do with the building. The ventilation is not working properly and it raises health concerns as well as damage to my ceiling. I reported this to them and they put a work order in. Over 2 weeks have passed since my initial call. No one has come to check it out. I have spoke to Cady and Nick. They sound professional over the phone but no action was taken. It is rare for them to return messages. I have grown exasperated from this experience. If it were their home, they would want some actions taken. Instead there is silence and non-action. How does my HOA board contract with an organization that is so inefficient and has lost my trust? Don't even get me started on the dryer on my floor! Also a work order has been put in so they say...still not working and has been a couple of weeks. But they readily take money from the residents every month on the form of HOA fees. How about doing what you are paid to do? read more

The most unprofessional and useless management office in all of Palm Beach County. You're better off anywhere else. David Grimmet and the entire HOA Board did absolutely nothing about ongoing issues for over a YEAR. Complexes are dirty. No one returns phone calls or emails. You pay an HOA fee and they don't even maintain the community. Lawns aren't taken care of. Trash is rarely picked up. Dog dropping all over the communities. This all started because we called regarding an ongoing issue and when we finally did hear back, (2 months later) we were told that their hands were tied. When in reality - they clearly just did not want to be bothered to actually do their job! Never ever again - DO NOT even waste your time or give a penny of your money to this useless waste of a management company. Pitiful. Lazy. Lying, unprofessional, hide behind the door employees. I absolutely agree with the other 2 complaints on here! I have never seen such unprofessional, ungrateful people especially the hoa management and board. Their website to pay dues never works and they won't fix it. I just had to pay $217 in legal fees because of faulty website not taking my payment and I have proof of this which I sent the seabreeze management and attorney. This hoa immediately sent me to their attorney without sending me a single notice in writing prior, not even a phone call or email (which they're required to notify in writing by law before legal action). What's funny is I pay their salary as a homeowner and you'd think they'd have a shred of respect. read more

THE WORSE!!!! First off, it smells when you go in. Like the other review said, the lady up front doesn't know anything and then isn't the nicest. Also, when we have issues and we contact someone with a problem, they don't answer you.
