It was noisy, they construction of the building was so bad that you couldn't have a private conversation, it smelled like pee everywhere and you had to be careful anywhere you stepped because the grass was full of dog poop - though you could tell you were approaching it by the smell and flies. The exterior of these really beautiful complexes are basically toilets for dogs - and no one cares. So imagine how happy I was and how lucky I felt to be approved to live in the small, beautifully manicured, very private, very quiet, oasis called Maddox Apartments. You can't tell when you drive past it because it's hidden behind the from fence, but upon entry you are going to be met by beautifully kept flower beds, freshly mowed grass, clean pathways, and bright blue pool. I was very struck by it when I first visited and I felt at home right away. Then I met Cynthia and her team and I knew that I needed to live at Maddox if I was going to recover from my mom's death. I got my apartment, I moved in and I was so, so happy for a whole year. I had virtually no issues, but the minor ones I had were handled almost immediately and correctly. The entire maintenance team is incredibly nice and accommodating, and most important, punctual! I would have lived there very happily for a very long time, but I got an opportunity to move to Europe about 8 months into my lease and I just could not pass that up. But I left and remain on good terms with the team. I credit the serenity of the complex and the kindness of the management team with helping me get through the worst time of my life, I loved my little apartment, it was exactly what I needed. If I ever have to move back to the US, it will be to OC. The first door I knock on for a place to stay will be Maddox Apartments.

It is a quiet complex so if you're one for hosting rowdy parties, this isn't the place for you. The best part about this apartment complex has to be management. Tina and Marie are THE BEST and so on top of everything. If something breaks or you have an issue with something, just tell them and they will get on it right away. They are the sweetest people and so helpful! I have lived in multiple apartments before here and know how bad some complexes/management can be! If you get the chance to live here, go for it! The management team is amazing and professional; they actually care about this community and keep it maintained. The community is peaceful, the neighbors are incredibly friendly, and any maintenance request I've ever put in has been handled quickly. It's a great, safe place to live, and it's sad to see someone try to trash a wonderful community just because they have a personal grievance. The reality is that the vast majority of residents here are respectful, and the only real disturbances, screaming, or noise issues come from a single household that refuses to follow community rules. Management works hard to protect the quiet enjoyment of the building for everyone else. Don't let one disgruntled person's drama scare you away from a great place.

Don and Bailey are the current landlords, and they're doing a great job! Easy to hop on the 55/405, and no need to deal with the annoying Triangle traffic because we're just inland from that. TJ Maxx/Home Depot/Stater Bros all super close! Plus dollar tree/post office a block walks away. Many squirrels call The Arbors home and they're hilarious. In general the neighbors are all super friendly. So yea, I'd recommend this place!

The office staff is always so kind and helpful, maintenance is great, and I also love that they have overnight security. I also think it's really sweet that they put on events for holidays and actually make an effort to create a nice community for everyone. Communication has always been really good too, which I definitely appreciate! They just upgraded the BBQ/patio area and it looks sooo nice! Kendra, the manager on site, has been extremely friendly and supportive where needed. Through the pandemic, the coin shortage made it hard to find quarters to do laundry. Kendra always had quarters on hand which saved me a ton of time. Bonus: there's a cumquat tree near the back of the complex. An overall pleasant experience living here!

It's right next to Vanguard and the Costa Mesa police station, so I always feel safe. It's across the street from the fair grounds, so you can walk to the OC fair! The leasing agents are so sweet and helpful. The maintenance staff is also sooo kind and helpful. Residents are sweet and respectful. The pool is always kept clean, has a jacuzzi, and has cool chairs. The community is nicely kept and always clean. The trees around keep it private and fresh. It also makes sure there are cute little birds and squirrels around (cute). There are also lemon trees in the community that residents can pick. The washer/dryers are a very good price and they have a good system (an app you can download) to see which ones are in use or available. There are also a few washer/dryer rooms so they are never overfull. The gym is everything I need. There are weights and helpful equipment. I love using this gym and even cancelled my LA Fitness membership to use the one here. I love this community and never want to leave!
