I lived at Pine Creek Village from November 2024 to February 2026 and had a really positive experience. The property checks all the boxes that many apartment complexes struggle with. There is plenty of parking, 24-hour security, and the community events (like the Luau and Cinco de Mayo celebrations) make it feel welcoming and fun. The staff deserves a lot of credit. Mark, Barbara, and Krysta are always on top of things and genuinely care about the residents. The amenities are great too -- free coffee in the mornings, a solid gym, two pools, free tennis lessons, and even yoga classes. One thing I appreciated was that the property is always being improved while still taking care of residents' needs. It shows that management is paying attention. If you're on the fence about living here, I would definitely recommend giving Pine Creek Village strong consideration. read more

Severely disappointed in this place. The only nice person in management in Crytsa. I have been spoken down to so many times by the man and other women that work in there. Living here is nice at first until you basically can't do anything in your own home. I've lived here for almost a year and a half and everything has just slowly gone downhill. This is not the place for you if you have two or more friends that want to come visit, as you only get two parking passes when you move in. They just started a towing spree out of nowhere and claims that their security team is "on it" when it comes to parking, which has truthfully never been the case. No signs anywhere indicating there is required passes to park. They LOVE to harp on the fact that, "Well, it's in your lease ‍" and offer no other helpful alternatives or even try to compromise; everything is the renters fault. The list of things you can't have on your own patio/balcony is absurd!!! No decorative lighting, brooms, play pens, golf clubs, even SHOES!!! I won't even begin to explain how disrespectful and culturally insensitive the shoe thing is, but know that it's on your lease! The people in the office are not meant for this line of work, as they can't have a proper conversation with their tenants without being condescending. I dread going in there unless I see Crysta. I honestly cannot wait to get out of this place. If you have no friends, no life, and no backbone, this is the place for you!! read more

this is my 2nd review ( last one several years ago ) still great!! my wife and i are about to start our 10th year at pinecreek and we still love it.. the amenities like the gym, the pools ( they have 2 ) tennis pickleball ect are fantastic and well maintained.. if you are expecting perfection good luck with that the office staff is amazing,very professional but very down to earth.. on the rare occasions we have had a maintenence issue it was adressed quickly and have NEVER had to call a 2nd time for the same issue.. well worth the price when you consider the cable, the no charge for water trash ect..parking is good the security is excellent thanks pinecreek keep up the good work. read more

I lived in Pinecreek Village (not to be confused with Pinecreek Apartments, also in Costa Mesa) for over ten years, which involved many ups and downs: the ups being the animal friends I made in the complex, from squirrels, birds, opossums, and a zillion cats, and the mostly great neighbors I met over the years who were kind, thoughtful, and community-minded. Other than that, the pros are few, far-between, and fleeting. The management has always been different shades of horrible. I experienced the legendary daily duel of Mike vs. Sandy after the former pulled the patented PineCreek bait-and-switch with the model and the unit you actually get (an absolute DUMP: see photos), and the latter responded to my complaints the very day I moved in with "I don't want to see any pictures of the unit." I was stuck because I had just moved in, paid a deposit, etc., and had to go to work the next day. Until Sandy died and Mike was fired, my roommate and I fought for basic amenities and repairs that the unit should have had when we moved in. And most of it was not taken care of during that time. And so began my decade of being stuck, since you can't be middle-class in Orange County anymore and expect to have a decent place to live. I didn't move because every other place in the county I could afford was essentially also a dump with poor management. I'm not kidding. Look into it. The management changes that occurred after Sandy left have not been as helpful as we had all hoped for. Barbara is still fairly solid but underinvolved, Wendy is, well, Wendy, and Crysta is a nice person but doesn't screen tenants effectively. What we have now are more potheads, families who move in with a sob story about being poor but are actually doing better than most of us, unsupervised children everywhere, trash all over the place that NEVER gets picked up, and noise. So. Much. Noise. I feel like the management is attempting to make this place a family-only complex for whatever reason. But it's turning into the Daisy (CM residents know about that place)! Preference is given to people with kids, and dogs - bring two or three - and make sure you have several small children that you let roam wild and free. Other reviews of this place mention spiders, roaches, and silverfish. All true. And these are outdoor, giant roaches that leech in through the complex's shoddy foundation. They are big and terrifying. The silverfish are everywhere, and you will never get rid of them. I wish we had MORE spiders to combat them. Spiders eat all the baddies. Maintenance does shoddy patch work, and despite the owner of the complex apparently being wealthy and "generous", acc. to management, you have to fight to get real repairs. You're better off fixing things yourself. And heaven forbid you want a new appliance or cabinets that are not water-damaged and warped. Just lay down your Con-tac paper and pretend. My mantra while living at PCV was, "But things could be worse." As things got worse. You get used to being disappointed living there. But you never actually accept it and your frustration builds. And then they raised the rent ten percent after Covid. For what? I thought the owner was so generous... When I left, I joined several others in a mass exodus of cool people who couldn't put up with the BS anymore. We shouldn't have had to go. If you've also live here recently, you may notice that the "top reviewer" of PCV is not only a resident, but also a leasing agent here. Her review was responded to by...her...self?... If you live here or are moving in soon, you will need: lots of money for rent hikes and repairs, noise-cancelling headphones, glue traps, your own water supply (the water gets turned off constantly), a portable air-conditioner (TRUST), a lock for your catalytic converter, a blessing from any religious order so you don't get hit by another resident in the parking lot, and a nice gift card for Cathryn the letter carrier. Lived here for 7 years, loved it. Can't say enough good things. Leasing office staff knew who I was (even though we barely spoke), maintenance staff were friendly and responsive. They're super accommodating, too. We were month-to-month the whole time we lived there. There was no pet rent. We got free TV, free water and garbage with our lease. Rent increases were reasonable, and they let you transfer units basically at any time so if you don't like your unit you can upgrade or relocate. The grounds are really pretty. Tons of little streams, very walkable. Free tennis court and fitness center. 2 pools, which is really nice. In the spring, the jasmine blooms and it's everywhere and smells great. Ducks will nest and have baby ducklings on the grounds every year, which is super cute. There's tons of friendly cats wandering around, I could go on. Location's awesome. 5 mins drive to John Wayne. You're close to the freeway, but can't hear it. Super close to Target and Vons. 15 mins drive to downtown, or to the beach. Convenient for South Coast Plaza, if you like to shop, Convenient for Fairview Park and the back bay, if you like nature trails. Pinecreek helped us out when we were in a pinch, too. We got flooded after being there for about 2 years. They put us up in a nearby hotel free of charge and comped our rent while they did repairs. Great place, strongly recommend. read more

I lived here for almost three years and never wrote a review during that time. This place was wonderful to me and I'd like to pay it forward by giving them an honest review and truly highlighting everything they did for me. First of all, the staff is truly amazing. They will get back to you very quickly, they are easy to communicate with and do their best to make sure your needs are taken into consideration. Ive had a few issues arise in the past where I damaged the ceiling (it was my fault) and the entire ceiling in that room had to be replaced which as you can imagine was VERY expensive. Pinecreek Village let me pay it over a long period of time, and even let me take 5 months off from paying it when I explained that I had my hours cut from work and I was struggling. They were very understanding with offering a flexible payment plan and giving me proper time to figure out options. Additionally, any time I need maintenance done, it is usually done the very next day or even sooner! They are completely on top of it and make living there very stress free. We have free water, trash, sewer and Spectrum cable which is a nice perk I've never seen anywhere! This place is pet friendly!! I have two amazing cats that are very happy here. There is no pet rent for cats The apartment even has their very own resident kitty! I always see dogs being walked and never see any dog poop on the grounds because there are bins and bags placed so frequently so it's really an ideal spot for pet owners. Parking is really the best I've had in OC. Technically we get 4 spaces for a 2 bedroom if you do the math. I lived here alone (2nd bedroom was an office) but I was given 1 sticker for resident and 2 parking placards for guests and also had the option to park in a guest spot and have a 4th car park in your spot without a sticker/pass or placard. I've never had an issues having multiple guests over, besides having to move my car to have someone park. Laundry room has a locked door so no need to worry about your things getting stolen! I've heard this is a MAJOR issue at the Camdens next door which is frequented by homeless people literally living in the stairwell. That would NEVER happen here at pinecreek! The security staff is hands down, the best I've ever seen! They have multiple guards walking the ground constantly, 24 hours a day and I never feel unsafe here. Funny enough, they do their job TOO well because I had a friend come over and park on my street and he couldn't remember my unit and my phone was off. Security actually told him if he didn't have my full name or unit number he'd have to leave. Luckily I called him back right away but I understand that he looked suspicious, in fact we even joked that because he was wearing all black, had a backpack and wandered in off the street that they probably thought he trying to rob someone! Last but not least, we have a nice pool, hot tub, putt putt area, small but functional gym, dry sauna and tennis court. My only complaint would be if they could add more machines to the gym or expand it to the movie room, since I don't think that thing ever gets used. It would be really nice to make it 24 hours too. Currently there are only 3 treadmills, 2 ellipticals and 2 bikes. The weight room is on the small side too, but still functional. Would absolutely LOVE to see a stairmaster in here and have the gym hours extended to even midnight. The units themselves are a nice size, they have walk in closets and lots of storage space. Upstairs units have carpet and vaulted ceilings, and downstairs units have hardwood floors. Some units have fireplaces too. The only other complaint I have here is that the AC unit is probably older than I am, and it's only located in the living room in a very awkward area. They definitely need to add central AC cause that thing is awful. I had to buy my own AC unit to put in my bedroom because when a fan wasn't doing the job. Last but not least, they don't do online payments, so if you live here you will be writing monthly rent checks, which is kind of a pain in the ass. It would be nice to see them update that, for sure. But overall, this complex is a WONDERFUL place to call home and I recommend it to everyone! read more

I have been living at Pine Creek for almost three years now and it has been a wonderful experience. The staff is great, they are now cat and dog friendly (they used to only be cat friendly), maintenance are always very helpful and kind. I live in a Sugarbush unit and we really love the floor plan. The only complaints I have are that the laundry units tend to have at least 1 machine broken, and occasionally parking can be a bit difficult. Other than that, though - you cannot beat the price of these apartments for what you get. Security, utilities included, quiet area, close to Target, Sprouts and the freeway. Time to revisit my initial review. I've now lived here for just over 3 years and have a well-rounded perspective on all the highs and lows. The broad majority of my first review still applies. The amenities are great, having your water/sewer, trash and cable package built-in to the rent is awesome (and no gas bill), and there's very few noise problems. The only real concern that demotes my previous rating from 5 to 4 stars is that there was a very obvious change in tone from the staff when you change from being a prospective resident into an actual resident. I got the "what-do-you-need-now" vibe on multiple occasions, even though I'm courteous and pleasant in all my communication. Also, I can't count the number of times I've gone to the office at 5:30 pm (ASAP by the time I get home from work), and they're already closed even though the official closing time is 6 pm Mon-Sat. If you're going to close early every single day, just change your hours and avoid the bad reputation. When I'm not interacting with the staff--or attempting to at 5:30--my 3 years here have been comfortable, interesting and mostly peaceful. Thanks, PCV. read more

My wife and I lived here for nearly 2 years and really enjoyed our time. We lived towards the back of the complex and had easy access to the rear parking lot. There were nearly always spaces available unless it was after midnight. Definitely a better parking situation than most complexes. We didn't have a ton of interaction with the staff, but they were always very friendly and helpful. The maintenance and groundskeepers are top notch. We had many work-orders completed the same day we submitted them, even if they weren't necessarily high-priority items. In general the complex is quiet and peaceful and lots of great people there. There are pros and cons to this location, but I believe the cons definitely outweigh the pros. Pros: Maintenance is extremely friendly, timely, and helpful with repairs. The location is great. Parking was never a big issue. Cons: These apartments are HOT. Air does not flow freely and I always felt perpetually sweaty. The dinky air unit didn't do much. This place is BUGGY!!! Spiders everywhere. And FINALLY the straw that broke the camel's back, about a year into our stay we were greeted by a roach infestation. I'm not talking one roach, I mean they were coming up from the bathroom drain and from underneath the carpet. I believe it's due to the recent construction done at OCC recycling center. We had no choice but to leave, it was so bad. Leasing office didn't offer anything but to have Orkin come in and spray (which we had them do twice) and told us to "lay traps" or pour bleach down the drain! We know this would not have taken care of the extent of the issue. They are in the earth and it's going to take time and work to repair this issue. I would advise avoiding this place due to this major health issue until property management becomes serious about handling it. read more

Disclaimer: I don't rent here. Just checked out the place to potentially rent with my roommate. Honestly such a cute place, the grounds are well maintained. They have tennis courts and two big pools. I toured on a SUNDAY and the pools are not even busy but I can tell they're clean and well kept. The area is quiet and chill which is important to me. The little creek is what I loved the most, I asked the sales rep about our chances to get a 2BR with a creek view and she was honest and said there is a wait list... Apparently 3 people before us which I guess is not terrible. The way it works - we write a check for $100 and get on the waitlist. Unfortunately this may push out our move until after the New Year, but I truly fell in love with the creek view and would wait. I could definitely see us living here. My roommate's friend also just moved in which is how we heard of the complex and loves it. The ladies in the office were really friendly and explained everything throughly. We'll keep shopping around and I'll update as things develop. Finding a place to live is always a lot of work and this place feels homey. I hope it works out for us. read more

I love living here! I've been here almost 3 years and wouldn't want to live anywhere else in Costa Mesa. The rent includes free cable + Showtime, access to 2 pools, a gym that offers free yoga classes, a tennis court, and sooo much more. Walking through the complex is relaxing with several streams and beautiful landscaping. I love walking to the front office or gym to be greeted by several squirrels and neighbor cats on the way. I've never had a problem with staff here, and no sound issues either. One of the main reasons I love it here is that parking has never been an issue for guests - there's plenty of it in the back parking lot and they provide guest passes for each resident. I've never had a bug or ant problem here, just a few spiders here and there but not enough to complain. They also have a security guard that walks throughout the complex, making sure none of the neighboring complexes are parking in our lot or causing trouble. I believe they're 24 hours as I've seen them during the day as well. The location is great - right down the street from Target, Vons, Sprouts, several restaurants & stores, and close to the 405 freeway. Everything you need is within 10 minutes! I've been living here for a year, and I have to say that I'm a fan. Quick rundown of what I've experienced: - Walls are surprisingly thick/not too much noise. I lived next to neighbors with a newborn baby, and if we tried really hard we could hear faint crying. They once stepped outside and we could hear how loud the baby actually was, and it completely shocked us... so for our bedrooms sharing a wall, I was pleasantly surprised. - Price for the space you get is very generous, especially considering you get free cable and you don't have to pay pet fees. It's one of the cheaper places when compared to complexes around us. - Free rent for cats, and no pet deposit! This place is really cat-friendly, and you'll often see the neighbor's cats when getting your mail or doing your laundry. Might not be a plus for everyone, but I enjoy it. - Management/maintenance crew are very prompt and professional. I'm not sure why everyone's harping on Sandy, she's the only person I interact with when I need something done or have a question. She's a very no-nonsense, get-to-the-point person, which I absolutely appreciate in a manager because, quite frankly, I'm the same. She's never forgotten me or ignored me, and I personally think she's extremely organized and capable. - Yes, they have strict rules and they enforce them... but isn't that what you want in an apartment complex? No one has unsightly furniture on their patio, there aren't strangers using our amenities, there's parking left for all the residents... I fail to see how this is a bad thing. - Parking spots are roomy, and I've yet to have trouble finding a spot. Yes, sometimes you have to park far from your actual unit, but if I can find a spot I consider it a win. I know parking is an issue at other complexes, but for us it hasn't been a big problem. 1 star removed for these reasons: - The general area we are in can be a bit sketchy. There is often glass from shattered car windows on our street, though I've yet to see it in our actual complex (they have night patrols in our lots). Also, we are right across the street from OCC so expect a lot of college aged kids doing college aged things. - No central A/C. You get an A/C unit, but it is much too small and underpowered to cool off your entire apartment. - The fitness room has 2 ellipticals, 2 treadmills, and 1 cycling machine. It's often full, so planning work outs can be difficult. However, the machines themselves are brand-new, so if you do score some cardio time it is a treat. read more

Office Staff: I lived at PCV for 4 years and 11 months. The maintenance issues were always resolved in a timely manner, and the staff members in the leasing office were friendly. The grounds are well maintained and they were planting more shrubs and flowers when I left. I personally didn't have noise issues because I lived upstairs with a stream on two sides . . . I could only hear the running water from my apartment. The neighbors for the most part are very friendly and nice. This is a great place to live and I was very happy. Who woulda thought the highlight of the month was the neighborhood get together on our Melrose corner of the bridge? You can be as social or non-social as you like and still love it here. Many residents live here for more than two years (some for decades!) even though there is no lease. It's month to month. My apartment was amazing (Sugarbush Floor Plan), and I had great airflow from two sides of the apartment which kept my electricity below $20/mo! Many utilities are included. I only paid for Internet and electricity. If you like cable TV, TWC is included. However, I would recommend Uverse Internet. Also, I lived near the back and parking was never a problem. No one ever parked in my assigned space and there was plenty of parking for additional cars. Just make sure to use the guest parking passes or your guests will get towed. For animal lovers, this place is cat friendly and there are ducks and squirrels who live here too. If you are a cat lover, you will learn where the neighbor cats live and their names. Jude is definitely popular within the community. PCV is the best place I lived during my 14 years in the Greater Los Angeles Area. I highly recommend! read more

Firstly, it is incredibly hard to find a decent apartment in Orange County. I moved here from NYC, and the apartments here are under the impression they are in Manhattan, because the prices are outrageous for what you get. Pine Creek Village is one of them, but from a long search of apts we felt we got the most bang for our buck here. The rent includes the basic cable package from TWC with Showtime, which made the high price a little easier to swallow. Also, as a resident of PCV, the cable company waives their outrageous installation fees. The spider/ant problem does exist (anyone else have a silverfish issue too?), but the place is surrounded with streams and beautiful shrubbery - it's to be expected. I have a HUGE phobia of spiders, so we use Home Defense on our apartment and it seems to help. If you don't want to take your pest control into your own hands then find a high-rise or a complex without so much flora. The laundry is expensive, but still cheaper than what I paid back East, so for now it's fine. It just kills me to pay so much for a laundry machine that fades and rips our clothes. I love the tennis courts and the pool/jacuzzi seem to be clean - I haven't taken a dip yet but the jacuzzi is always busy when we pass by. They really make it feel like a little community with free and paid events including putting tournies, breakfasts, and holiday specific events. There are free tennis lessons and fitness classes, too. It's extras like that we didn't find anywhere else. The one regret I do have is choosing an apartment above smokers. You'd think smoking on premise would be prohibited in an apartment complex since you are right on top of everyone - or you might think your neighbors would be more considerate - but PCV allows their tenants to smoke right outside on their patios, which unlucky for us brings the smoke right into our apartment. This forces us to constantly shut our windows/door and it results in a very hot apartment just so that our neighbor can give themself cancer. As a non-smoker it is extremely frustrating, and if we can find a new place to live for a reasonable price, this is the reason we would leave. It surprises me that here in CA smoking is so accepted by this business - even in NYC they ask you not to smoke on balconies (not that anyone listens). If you hate smoke as much as I do, avoid this complex. read more

I lived in Pine Creek from August of 2011 to November of 2012, and unfortunately, I do not have very many positive things to say about the place. I'll list pros and cons below. Pros: - Plenty of parking, even at night (if you don't mind trekking a bit to your front door) - Apartment itself was decent - Friendly and relatively efficient maintenance staff Cons: - Rent was increased by almost $100 dollars during my time there - My bike lock was clipped and my bike was stolen right off my back porch - My car was vandalized twice while parked close to my apartment in the PCV parking lot, totaling in $2300 of damage. No action was taken by the office staff to ensure that such an incident did not happen again - Office staff is extremely condescending and unhelpful, even for basic requests like maintenance and needing the spare key to my own apartment - Minimal, if any parking enforcement. On several occasions, I noticed tenants of the neighboring complexes using PCV's parking lot Overall, look somewhere else. read more

My husband and I lived at Pinecreek Village for just over a year and a half. Overall it was a good place to live for our first apartment together! Pros: - Quite- especially considering it is in the heart of Costa Mesa - Plenty of guest parking: you are given 2 stickers and two guest hang tags for each apartment... and if this isn't enough, there is plenty of street parking. - Maitenance is quick to do repairs - No cat rent - Sandy in the office is sweet and easy to work with! - Free carpet cleaning every 14 months. Cons: - Rent is expensive considering what you get (no appliances included) - OLD buildings, fixtures, air conditioners, etc. - Tiny gym - Termite problems (The issues were quickly taken care of) Some people mentioned not getting their deposit back.. we had no issues! The apartment is very clean and well kept. I love the creeks and plants around the apartment. We have 3 cars and the managers are nice enough to let us park our cars unlike many other apartments that limited the number of cars. The tennis course is offered free so I went out to learn some tennis with other neighbors. It is a lot of fun! Managers are nice! We had something to fix sometimes and they always had people come over and fix them within a day. I love the pools but the appearance of some family of ducks swimming makes me stay away for so long that I have stayed away from the swimming pool for so long that I forgot how to swim! Overall, the place is nice except there are ants every where. We had to buy ant baits so they haven't been back for several months. Please read and consider before making a decision. It's a little long so feel free to stop reading whenever you are convinced or decide you don't believe me :). My wife and I lived here for 5 months over the summer and we were pretty disappointed in our experience. We are hoping to save others from making the same mistake we did. We ended up living there because it was one of the only places we could find with a short-term lease, which is about the only positive thing I can say about them. If you are a bug lover, this is the place for you! With plenty of water and bushes around the complex, you are guaranteed to be walking into at least one spider-web every morning walking to your car. It wouldn't be that bad if it was only outside, but make sure to sweep the corners of your apartment every 2 days or so to knock down the webs and try to keep the spiders from breeding. Again, we were there short-term and had barely anything in terms of furniture/personal belongings, so it wasn't clutter that was bringing them in. We heard the same complaint from many residents. Their "pest control" solution is essentially squirting water around the complex. Having worked in pest control, the chemical they use is very ineffective. Silverfish are also frequent unwelcome roommates. Love relaxing in the pool? Well this complex has two! And if you don't mind duck feces joining you for a swim, you will love them! I heard some fellow residents appropriately call the pools the "duck toilets". It is kinda cute seeing a duck and it's ducklings paddling across the water, until you realize what is coming out from their behinds, and what all of that brown stuff is on the bottom of the pool. The pools don't get cleaned up enough to ever swim without feathers and poop getting on your feet and in your hair. These apartments get really hot. There is very little insulation and it feels very humid in the buildings. The "show" apartment they take you into has the wall AC running constantly so don't be fooled by that. If you want to keep the wall AC running yourself it is your choice, but just know they are very outdated and will easily increase your electric bill by a couple hundred dollars if you try. If you are like us and try to save money by using less AC, you'll be cool about 3 ft. from the wall and that's about it. Again, very old and to be frank, crappy AC system. Noise is a big problem here too. It is across the street from Orange Coast College so there are a lot of students there which can mean a lot of parties. Since the pools are so disgusting, this usually just means blasting music from their balconies or patios. If you are a student, don't live here just for the location. There are other places around that would give you a lot better of a deal for a better situation if you just look around. Security is another issue. They have "security" that is supposed to patrol like most complexes in the area, which in their case consisted of a guy sitting in the shade for the majority of the day. Our neighbor had their tires stolen off of their car in the parking lot, so patrols must be pretty infrequent if they even happen during the night. If you knew me, just the fact that I took the time to write this would be enough of a warning for you not to go here. I never write reviews, but coming from out of state and not being able to check out the other options, I wanted to help out anyone else so you don't make the same mistake. We still live in Costa Mesa and pay less for more room and a much better quality of living. Check Craigslist or other similar sites for other options, just do yourself a favor and don't move here. read more

Pinecreek Village is the best! It's always so quiet and relaxing. I love the access to the gym, pools and tennis courts. It is kept clean and there is laundry close to apartments. Everything you need is within walking distance. Everyone that works here is really nice too! read more

My wife and I have lived at Pinecreek Village for about 8 years. We were sold on it being a family friendly quiet place. For the first 6 years this was mostly true. The security company and the management team were quick to address any issues of people being too loud or carrying on too late so that one or two residents didn't negativity impact everyone around them. I can not say that management or security are as proactive or responsive as they used to be. We have people blasting music during the day into the evening and talking so loud to the point it's pretty much yelling. People playing piano or techno music during day and into the late hours of the night. Despite numerous calls to security I don't believe management has followed up with the people causing the noise. It's very disheartening and frustrating to feel you can't relax in your own place. If you work hard and just want to come home to a nice quiet apartment or enjoy a nice quiet weekend this is not the place for you. read more

I would never move here again. The management was the worst. The pools are disgusting. The apartments look nothing like the photos they have posted online. Their "show apartment" is way nicer than the rest of the apartments. Parking is horrible. It's hot. It's covered in spiders. The night security guard sits on their bike under a tree. Tires were stolen. Bathrooms were destroyed at the pool. The AC unit doesn't cool down the apartment. It's over priced. The dryers in the laundry room do not completely dry your clothing. They do month to month so they can raise the price on you. There are better and cheaper options in Costa Mesa. read more

Read this please before you even consider moving into this complex. I am a real resident here for almost 3 years. I have paid my rent on time every month. But for some odd reason, the management here is rude, and they do illegal activities. Let me make it clear to you that when I say illegal activities, I'm talking about invasion of privacy. On several occasions, while I was away from my unit, the staff/maintenance crew have forced themselves into my apartment. I have had things moved, light fixtures broken by their own staff because of some odd tension between their leasing staff-Sandy/Mike/Barbara. I am in the process of moving out and just like another resident mentioned, they run this complex like they are the police. I have never experienced anything like this before. Do not even consider moving into this place. There is no privacy, they have maintenance barge into your unit without your approval, and they utilize long term residents who are in the inner circle to constantly make you feel unwelcome so that you feel forced to move out. I can't get into the details of my case but this is not the place for anyone. I am posting this to prevent anyone from going through hell at this complex. Don't be fooled with their pricing and somewhat clean looking units. The walls are thin, spiderwebs everywhere, again NO privacy as they enter your unit without your authorization. Absolutely bizarre crazy complex in a rather nice location. Take my word from a real resident who is getting the heck out of this crazy place. One last thing, you might be wondering why I've lived here for nearly 3 years. It's because I was working for approximately 2 1/2 of these years and I was getting along well with their staff until I stopped working. The past several months have been absolutely crazy. i've lived here for over 5 years, and i don't understand the negative reviews posted recently. i might be having to move out soon because it has just gotten too expensive here, but this place is one of the greatest complexes i've lived in. this complex and staff have been fantastic. the apartments are very spacious, and the complex has great amenities. they put on monthly events that are usually free, and the community here has always been strong and neighborly. the gym has good, newer equipment, there's a sauna, two pools (one of which is heated), a hot tub, plenty of barbecues, multiple laundry rooms, a putting green, gazebos, and many more features. two of the things that's great about the laundry rooms are they are accessible 24/7 with your utility key, and i've almost never had an issue with washers and dryers not being available. guest parking is some of the most plentiful i've seen in OC, and the only time i've seen issues with no parking is after midnight. my neighbors and everyone i've met have all been super friendly and hospitable, and it's always felt very safe here. the staff, especially maintenance, are all incredibly friendly and attentive. as for staff, i noticed some complaints about Mike, but from what i understand he no longer works there, and i never personally had any issues with him. he was always cool to me. repairs, when they are needed, are handled insanely fast... usually within an hour of me doing a maintenance request at the front office. there are some cons, which is why i'm not giving 5 stars. however, none of there are things that make me at all unhappy here. as people have mentioned, the rent IS expensive compared to other places. i can find other local complexes with better amenities or apartments with nicer upgrades for the same price. however, all utilities except electricity are included in the rent. you even get free cable (although you do need to pay for internet). the laundry rooms do have washer and dryers that are out of service more often then i'd like. the timer on the washers are also way off. i'll start a load of laundry, the timer will show 48 minutes, but after i come back 48 minutes later, the washer will show 16 minutes remaining. the water has also been shut off a lot over the last few months. however, this is for repairs, only for about an hour or so at a time, and during the day on weekdays, so it's honestly never really affected me. spiders are around (i've NEVER seen a roach though, and roaches area very hard "no" for me), but handled fast and well if you notify the office staff. spiders are going to be completely avoidable because of how much greenery there is, with trees, plants, and bushes. sure, we can cut down all the trees and bushes to prevent spiders, but you might as well go live in the desert if that's the scenery you're going for. honestly, these are the only real cons i can think of. i'd like to address some of the other reviews though: complaining about someone smoking pot? well, whether we like it or not, marijuana is legal in california, and had been since before the review. that's like complaining that your neighbors drink alcohol. especially if the marijuana was a medicinal user, the apartment complex could get in a lot of legal trouble if they did try to do something about it. complaining about getting cars towed? this is actually one of the things i LOVE. when you move here, you are given parking passes for guests, which is great since you don't need to get a pass from the office every time you have a guest. and the office TELLS you that parking is very strictly enforced. if you have a guest come over... give them a pass. you know how strict parking is enforced, you have guest passes, you have no one to blame but yourself. because of this, you never have to worry about guest parking being taken up by OCC students, neighboring complexes, swapmeet attendees on the weekends, or fair-goers during fair season. complaints about the pools and grounds? like... what?? lol. my apartment's back patio is directly facing the pool, and every morning there are groundskeepers cleaning the pools and barbecues and everything else. landscapers are also out once or twice a week making sure the place always looks excellent. complaints about your AC not getting cold enough? file a maintenance request and they'll swap it out for a brand new one. dryers not drying? file a maintenance request so they know somethings wrong and can fix it. something isn't working right? stop being lazy, go to the front office, and file a maintenance request. complaints about noise and parties? there are none. another great thing about this place is if people are always loud and throwing parties, they are kicked out (a joy of this place being month to month!) read more

We LOVE Pinecreek!!!!! My boyfriend and I have lived here for almost 2 years and we are so sad to be leaving because of a job relocation. I have lived in apartments my whole life, and Pinecreek by far is the best! Everyone that works there is amazing! They have parties for the residents every month as well as work out, yoga, tennis classes all included! Also, there is no lease, but your price is locked in for 12 months, you can't beat that! Pinecreek Village (PCV) has actually been pretty good to us. My wife and I moved here from Pasadena, and PCV was one of the few complexes that wasn't owned by the uber-expensive Irvine Company. With the promise of only a three-month fixed term (followed by month-to-month) and cable included in the rent, we thought why the hell not? Here we go: Pros: * There's ample guest parking, mostly located in the rear parking lot. You'll get two stickers for your cars, one assigned carport space, and two additional guest passes for your visitors. Make sure your visitors use a guest pass! Otherwise, the car may get towed (it happened to me). * Basic cable, water, fitness/tennis classes are included in the rent. Not too shabby. * The maintenance guys are incredibly nice, and very fast. I don't think I've ever waited more than 24 hours to get anything fixed. * There are BBQ pits located near the swimming pools that are easy to use for your outdoor grilling needs. * Security is constantly patrolling which is reassuring. Cons: * Noise. Thankfully, this isn't a very common occurrence and when it does happen, it's usually limited to the weekends. And really - noise from neighbors is pretty much inescapable, especially in an apartment complex. But sound travels very well in the area where my apt. is located (2nd floor, near the tennis courts), especially since balconies are located very close to one another. So the issue is that if neighbors are talking on their balconies at even a reasonable level, it STILL sounds like they're right outside your bedroom door. This drives me nuts. In all fairness, I can't knock PCV management for this, since the physical layout is outside their control. But if you're a light sleeper like me, your best bet for a mostly silent environment is in an apt. near the back parking lot. * No central A/C. Thankfully, our A/C wall unit works pretty well (after replacing it twice), but still...central A/C does make these heatwaves a lot more bearable. * No dogs allowed, unless they're registered service dogs. It doesn't stop some of my neighbors from owning dogs anyway, but they haven't been a problem and I ain't a snitch. So....yeah. Anyway, we'll be moving out of PCV shortly once escrow on our house closes. But if that went south, I wouldn't have any problems with coming back here. read more

Pros: 1) Lease goes month to month after 3 months. 2) 1 covered parking spot per tenant. 3) The maintenance crew, especially Joe, is extremely respectful and makes repairs in a very timely manner. Cons: 1) Over-priced compared to surrounding locations 2) Rooms get extremely hot. 3) Carpet had fleas when I moved in. 4) The pine trees surrounding the apartments are covered in spider webs. Spiders can crawl into your apartments through small holes in the window frame. 5) Rooms are painted nice, but don't be fooled because the infrastructure is outdated and cheaply done. 6) Even after brita filtering and boiling, the tap water tastes like sulfur/rotten eggs when it gets really hot outside. 7) The heating system can leak at any time and damage your belongings and the carpet. 8) When I moved out the apartment was very clean, but management ended up withholding a few hundred dollars from my deposit anyways. read more

I have lived at Pinecreek Village Apartments for close to 6 years. I must say, I wish I could give it 5 stars because the community is absolutely wonderful, safe, and neighborly. Families, young adults and young couples. I was great friends with my neighbors, and still am today. I absolutely loved living at that community and did not ever want to leave. Living there is a great choice, I absolutely loved the complex and surrounding areas. I had friends who would visit and loved it as well. The pools are great and the fitness center is fantastic. Maintenance and security are very kind and nice to chat with, and they take care of every concern immediately and kindly. They used to have awesome holiday parties that were a great way to interact and meet as a community but those have slowly dwindled away. The amenities are amazing, with free yoga and tennis classes offered weekly to residents. And meet your neighbors, they're fantastic!! Unfortunately, the management is 90% terrible. I say 90% because you know everyone is human, and people have bad days... but not this much... and not as a unit. Every so often, they will treat you like a human being, but the majority of the time you are just an annoying number on their books. They don't smile or greet you when you walk in the doors, and they act as though they're annoyed with you when you have a question. Don't ever try to ask for help because they will ream you and yell as though you're an idiot. From day 1, my husband and I walked in and met with one of the managers. He was rude from the very beginning. I thought it would get better, but they never did. Any time you speak with management, they cut you off before you finish your sentence and start telling you policies that don't have anything to do with your actual query, they don't communicate with one another and will tell you to call/come back when another manager is in and deal with them, rather than leaving a note or politely saying they will find out and get back to you. Even on a time sensitive issue. They're rude, unkind, and view those who are in their office as prey. The only times I've ever gotten kindness was when I dropped off my rent check... and even then not always. When I moved out they were so much worse, I hung up the phone in tears. Multiple times. Also, beware of putting ANYTHING out on your balconies or windows. You will get notices of eviction. And parking is impossible after 10pm. They tow, which is actually good because otherwise you'll never find parking. Also, the air conditioning unit is a complete joke. I slept on the ground by the unit during the entire heat wave because it doesn't cool farther than 5 feet. I got it checked by maintenance twice and it didn't change. And spiders live here. Beware if you're arachnophobic like me. I still love the apartment community, and would love to move back some day, but I don't know that I would if the same management was there. read more

For the most part a good complex. They have two pools, a fitness room, free fitness classes, two tennis courts, and nice management. However, I could do without the $50 rent increases and the constant construction. I can never sleep in on a weekday because someone is hammering on my wall at 8:30 in the morning! Management does warn you a day in advance of any construction going on but what am I supposed to do, go stay in a hotel? Seriously, ENOUGH construction so that I can finally get some sleep!! read more
