We just left the Inn after a 4-night stay to see as much of the Cape and local islands as possible in that time. Each morning we were greeted by Adrian and his amazing (also artistic & beautiful) culinary creations. Everything he made was absolutely delicious!! I got spoiled by the daily French press coffee he made for us. We also received excellent recommendations for places to visit and eat, including help getting reservations at certain restaurants (e.g. The Lobster Pot in Provincetown), where we were greeted by the owner ushering us to a sea view table. Our suite was perfect for us, with a very comfortable bed (didn't want to get out of it on our last day)! Adrian was very attentive, asking us each day if there was anything we needed. He gave us an amazing box of local chocolates, which paired well with the bottle of red wine we bought locally (ask him about wine glasses, which he will provide, along with a corkscrew). I think what impressed me most was the fact that Adrian actually stayed up quite late (like midnight) to greet us & orient us to our room. I saw some prior reviews that had some issue with him about late arrivals,...but I have to say it goes A LONG way to communicate with your host about unforeseen delays (so they know ahead of time--and at least have the opportunity to fine some alternatives to attending to late night arrivals). I wholeheartedly recommend this inn and would 100% stay again if we open to return. read more

Adrian has hospitality and hosting nailed. He knows how to provide an experience for you while staying at his property. Excellent taste in ambiance music and his breakfast is the best in Hyannis. The Gravlax is the best I've EVER had. Lobster BLTs and Cuban Sandwiches to die for. YUM. The location is great for walking to town, visiting the islands or one of the many beaches in the area. For my husband and my first time to the Cape in March, we stayed at the Sea Street Inn for the weekend before heading to Boston. We arrived at the inn rather late (around 9pm) and Adrian went out and greeted us as we got out of our car and then gave us a tour of the Inn before retiring himself. Our room was clean and nicely-appointed and had everything we needed after a long car ride: super plush bed and pillows, clean shower and bathroom with well-stocked toiletries, quiet location. The mini-fridge was stocked with beer and water and sparkling water and the room was stocked with disinfecting wipes. Very thoughtful. And then we were in for a very nice surprise in the morning when we were greeted with the most thoughtful and beautifully prepared breakfast/brunch that we have had in any BnB: vegan corn muffin, scrumptious vegan huevos rancheros with vegan sausage, and a beautifully-arranged fruit plate. The reason it was a nice surprise for us was that seeing the pictures on the Inn's website and knowing that Adrian is trained in classic and modern French cooking, I did not expect him to "approve" of plant-based cooking so when I made the reservation I just put "vegan" in the special notes section hoping that he understands that we won't be able to enjoy his food. Not only did he not "not approve" of our way of eating, he went above and beyond by experimenting with vegan products that were new to him to make sure that we have the same, if not better, experience than any other guests that stay in his Inn. After our brunch, he spent a good half an hour walking us through the map that he marked up the night before for places that we can check out that day driving up and down the Cape. He left no details unexplained and my husband and I ended up just following his directions and we had the most relaxing and easy time checking out the area. Adrian knows the area well and the instructions that he gave us were almost turn-by-turn :-))) Thank you so much for your unsurpassed hospitality and we look forward to our next visit in the warmer months! read more

The Sea Street Inn - Best Inn in New England !!!! The Sea Street Inn is the best B&B in New England, to the point that it's a Boutique Inn Experience vs a traditional B&B stay!!! We selected the Inn based on reviews and price, and were very pleasantly surprised with the wonderful gourmet and artistic experience at the inn. The inn owner, Adrian, was a great conversationalist, and very knowledgeable about multiple topics including photography and boxing!! You can see the quality of the inn in the on-line photos of the artwork and the room appointments. The room was new and the bedding / appointments were excellent. The amenities were all first quality with a tremendous focus on details. Top quality cotton absorbent towels, no sulfites in the soaps/shampoo/conditioner, rain-shower with great water pressure, high-end security and detection systems, etc. Adrian has a refrigerator in the boxing photo room from which you can help yourself to refreshments, while discussing the artwork in both rooms, which I highly recommend! Everything has a new appeal as the inn has been open about three months. Adrian prepared a gourmet meal for breakfast, not the usual B&B fare, but a foodie heaven-like experience to start every day. He has a gourmet kitchen next to the breakfast room from which you can see him prep all of your meals. He plans the menu days in advance, for example we had a salmon dish for breakfast that took 48 to 72 hours for him to prepare - and it was Amazing!!! I've included a couple of pictures of the type of foodie experience we had each day (each picture was part of a multi-course breakfast experience of 4 to 5 courses each day!!! The experience was so good that I'd be willing to stay at the Sea Street Inn and commute into Boston!! To summarize, the Sea Street Inn is simply the best B&B we've ever stayed at (of the over 50+ B&B's we've stayed at in the past 20+ years). What a wonderful experience!!! Trust me when I tell you that this charming and sophisticated B&B and it's elegant proprietor, Adrian, did not disappoint!!!! From his invaluable insights regarding must see sights all over the Cape to his enthusiasm to provide the best guest experience possible, it was a wonderful and warm stay from start to finish. Our accommodations were spacious and clean and outfitted with a sense of style. The personal touches and attention to detail did not go unnoticed!! Adrian's talents in the kitchen are among the best I've experienced in years - he prepares a gourmet breakfast daily that is so elegant and unique and beautifully presented...almost too pretty to eat! My boyfriend and I decided it was time to go out of our comfort zone and head down to the Cape for a very much needed "post COVID" outing. We have both been super diligent in following all of the safety guidelines (hand washing, masks, social distancing etc). We have been longing to get get our toes in the sand and partake in one of our favorite activities - beach walking. Where the forecast for this past weekend was shaping up to be a beauty, and the State of MA entering into phase two of "opening up" and hotels having the go ahead to open, we made the decision to stay the night. I have always been very picky when it comes to places to stay, with cleanliness at the top of my priorities, and now that much more! So when we started to search and saw all of the exceptional reviews for the Sea Street Inn in Hyannis, we decided to give it a try. From the moment we arrived we knew that we had made the right choice. The Inn is so comfortable and tastefully designed! We were greeted with a warm welcome by the owners Adrian and his wife Xenia. We were given a tour and shown to our room "Sunny Queen" up on the 2nd floor of the Inn. Private and quiet, our room and bathroom were clean and well appointed complete with a mini fridge filled with nice cold bottled water, face masks and an individual bottle of hand sanitizer. I have been anxious about getting out and gathering with others, but I was immediately put at ease. Adrian and Xenia were the perfect hosts! Breakfast was a feast and an event in itself! It was a gorgeous morning and we sat on the deck just outside the kitchen and we were served piping hot coffee in a French Press and, an amazing multi-course breakfast which ended with the main course Shrimp and Grits... to die for! You definitely want to stay at the Sea Street Inn, where my wife and I spent a fantastic weekend. The property is beautiful. We were especially impressed with the art and photographs on display. Our room was extremely clean, modern, and well appointed. The true highlight was the food - even though we booked very, very last minute, Adrian greeted us warmly and prepared an amazing lobster roll for us upon arrival. We also enjoyed two breakfasts, which were each nothing short of incredible. Adrian and the Sea Street Inn far exceeded any of our expectations, and we will definitely return to stay again. Adrian was catering to our needs before we even got there. He was arranging our ferry tickets and had inside connections at local attractions and had many great suggestions as places to visit. He really knows the area well and we checked out many spots throughout Cape Cod and Nantucket that he recommended and none disappointed. Our room was impeccably appointed and extremely clean. Our suite allowed for our privacy and we had plenty of room. He even left a special treat for our anniversary in the room to make us feel even more welcome. I can't say enough about the breakfasts. Adrian is a phenomenal chef and each day was better than the last. My wife's favorite was the shrimp and grits. Mine was the crab benedict. We had never been to the Cape before and we weren't sure where to stay. Wow! Did we get lucky when we found the Sea Street Inn! The Inn is beautiful - an incredible attention to every detail. A very cool vibe, with the art and music playing throughout the Inn. As others have said, what was completely unexpected was the fantastic meals prepared by Adrian, the owner. It is located a short walk to the beach and Main street with its shops and restaurants - so a perfect location too. Such an amazing place. My wife and I stayed at this wonderful inn this past weekend. We drove up from NYC, which was quite manageable. Outstanding location for a romantic getaway and/or a relaxing break. The suite room we were in was comfy and well appointed. The public areas of the inn were great, including a beautiful "indoor garden" displaying art as well as a "lounge" area to mingle with other guests. The grounds were nicely designed and landscaped by one of the owners. The other owner prepared breakfast for us both days - to say that the food was spectacular would be an understatement. Walks to the great beach were less than a ten minute stroll from the inn. And the main areas of Hyannis were close as well. I highly recommend this inn and can't imagine a better place to stay on Cape Cod! read more

We had an extraordinary time at The Sea Street Inn in Hyannis. Adrian's hospitality was in a league of its own. Our ferry to Nantucket was cancelled due to weather and we were suddenly stuck in Hyannis for the night and needed shelter. We found so much more than that at The Sea Street Inn. Upon arriving we immediately felt at home and sincerely cared for. Adrian was so kind and accommodating. The rooms are incredibly tasteful - the design is clean and smart yet still comfortable enough to set the stage for a deep night of rest. Adrian's breakfast was beyond our wildest dreams - we had course upon course of inventive and delicious food that stirred the senses and invigorated our palates. Adrian is truly a world class chef - this isn't your typical BnB breakfast. The common living room/tv room/bar is fun and relaxed and decorated with cool old boxing photos. There was wine and beer for us to enjoy and bottles of water to take back to our room. And the art that they have hanging on display in the main entrance gallery is very good and also specific to local history and lore. The whole experience felt special and singular. Everything is very well thought out here. There is nothing else like it in the area. Very unique. Trust us. read more
