We consider Simmons Homestead Inn as our "Home away from Home" because of the relaxing feeling we get just walking in the front door. This is the place that is the center of Cape Cod, and all the features she has to offer; the beaches, restaurants, attractions and nightlife. While Cape Cod is small, only about 50 miles long, we find staying in Hyannis is the best spot to start our day-trips: a ferry ride to Martha's Vineyard, or down the road to Provincetown, both are only minutes away. Instead of blowing our budget, we just return each evening to the inn. Last summer, we enjoyed a glass of wine on the back porch, checked out the menus from a few nearby restaurants, had dinner at Alberto's, and were back at the Inn by 10. Another night, we enjoyed the Hyannis nightlife, and returned around midnight. The comfortable, relaxing solitude of the Inn makes you feet like a thousands miles from anywhere, but we know the Ocean is less than a half mile away, and the restaurants and nightlife are only a half mile the other way. Perfect! That's the nice thing about not being in a hotel downtown. This is why we always come back several times a year to this Inn, Bill the Innkeeper always treats us like royalty each time. I Love this place! It was the highlight of my stay in Hyannis! We enjoyed relaxing in the back yard with our two Greyhounds. Bill the in keeper is awesome and has a huge heart! As fellow rescue people it was home away from home to go hang with the cats. For the most part the cats stay by the Annex which i believe rooms 11&12 are. So if your in the main house and you'd probably be, then it is more or less cat free. He does not allow the cats inside the main building. Are room was quaint, decoration a plenty, always something interesting to look at, and. Plenty if interesting stuff to read. My only recommendation is to fix the toilet in the frog room. It tilts and makes it a little awkward to sit on. Also, April, hosts the wine hour and she is fantastic as well! This was my first visit to Hyannis and they made it worth it! read more

Great B&B to get away with your dog. The eclectic decor and cozy feel make this a unique but pleasant experience. Lovely porch area with tables and backyard with hammocks. Plenty of space for our dog to sniff around. Honestly had coffee and went to town for breakfast so didn't experience the breakfast much. Our main concern was being comfortable with our dog overnight and this exceeded our expectations. Staff is friendly and the owner Bill is very welcoming and knowledgeable of the area. We also liked the innkeeper. He was funny, personable and interesting. But ugh, ugh, ugh. We would never stay there again. He keeps 24 cats and our rooms absolutely reeked of cat urine. Unfortunately, we came in so late and did not realize it until it was too late. We were stuck until very early morning when we ran gasping for breath. We made it to the dining room for breakfast and to check out only to find cat hairs floating in the syrup. We love cats ourselves - but 24 is too much ESPECIALLY when they all sleep and pee indoors. But yes indeed - we did like the innkeeper. But not enough to go thru that again. read more

although the accomodations are only about 3 star, the in keeper is way cool. he is a character and his character shines throughout the inn (if you visit the website, you'll see what I mean). you never have to worry about what to do or where to eat. he has sheets, menus and will personally go over everything with you. full service is an understatement. he also let us stay in the bigger room at no extra charge just because it was available that night. i also loved the back yard!! hammocks, porch swing, big grassy area --the perfect place to kick back & relax (there's a wine hour around 5:30 the house itself was built in the 1800s, but updates have been made inside, and some things in the bathrooms could use some fixing and the rooms smell a bit musty. the inn is pet friendly, so a lot of people brought their dogs. the inn keeper has 20 cats and 1 yellow lab. the cats are super friendly and will come up and greet you, so if you don't like cats, you might want to consider other lodging. i personally enjoyed my stay, but i don't think this place is for everyone, so i encourage you to visit their website if you're considering staying here. read more

This really is the worst place I've ever stayed, not to mention how much Bill, the owner, charges per night. The reviews by others regarding reeks of cat urine, terrible breakfast, old and unclean rooms and Bill watching over every move you make are absolutely true. We stayed above his barn where he kept his cats. My kids and I had to hold our breath each time we enter and exit the rooms and shut the doors immediately if we were going back to the rooms. The cat smell was THAT bad! The owner is really odd and he's not concerned at all of his rudeness toward his guests. We overheard him giving one of his guests the 3rd degree for accidentally breaking one of his knick-knacks in the room and put it in the trash. He was rudely telling his guests that they shouldn't have thrown the broken pieces in to the trash, he could have fixed it. He kept trying to get us to stay for an extra night and claimed he would give us a great rate. We couldn't wait to get out of there! We stayed there over the Memorial Day weekend about 5 years ago, The experience was so bad, it is forever edge in my mind. Stay Away! There are many far better bed and breakfast places to stay in the Cape! I would never stay there again even if it is free. read more

Bill was friendly and helpful. We stayed in the very small Dog room. The door wouldn't close and the bed was sagging and old. Dogs are not allowed off leash in the beautiful backyard due to the 25 cats who live on the property. We left early and unfortunately will not return. read more

We just spent six days at this inn. I would not recommend staying here. While this Inn has tremendous potential to be great, there are many things lacking which for over $200 dollars a night should be present. 1. Mugs and glasses both in our room and in the dining area were not clean. There was evidence of coffee on the mugs and the juice glasses were sticky. 2. Breakfast was essentially the same thing every day, cantaloupe, watermelon, an egg dish and microwaved sausage links that were never browned or cooked through. The entree was usually over cooked. Coffee was lukewarm. Butter and jam were not offered. 3. Air conditioning was available at an extra charge of $10.00 per day even though the rooms were over $200.00 dollars a night. 4. There were electrical wires running under the entrance door that were not encased and exposed to the elements. 5. The Annex building that housed the billiard room absolutely reeked of cat urine. 6. There was cat hair in our room. 7. The bathroom plumbing fixtures were in bad condition, toilet moved when used, sink dripped and a large hole was present under the vanity. Shower temp was very difficult to regulate. 8. Tissues were not replaced when emptied and bathroom towels not changed for the 6 nights we stayed. 9. Exterior deck was unsafe to walk on with boards moving when walked on. 10. Beach chairs were rusted and many unusable. Overall we were very disappointed with this establishment and will not be returning. read more

My family and I stayed at the Simmons Homestead Inn over Memorial day weekend. Once we entered our rooms, we saw that they left a bit to be desired, the rooms smelled of must, and the sheets were dirty and covered in hair. Once they were asked about this, they simply said that they had cleaned the sheets already. While the trip started badly, it quickly got worse. Their deck had substantial rotten wood. While I was walking across it, I actually fell through the deck. I badly sprained my ankle, and had deep scratches all over my legs, and my whole leg is now black and blue. Once he was told about the situation, he simply stated that he knew where I had fallen, and handed my husband a piece of wood and asked him to cover the hole. He was not at all concerned about the safety of his establishment or patrons. The next morning, a decorative plate that was on the wall, fell, and shattered a foot from my mother in law's head, while she was sleeping. We then saw that this plate had been hung up with a piece of scotch tape. We cleaned it up best we could, and told him about it, so it could be vacuumed. At this point, he proceeded to raise his voice with us, and get very upset that we broke his plate, and then threw it away, and how it was rude of us to do so. Once I approached him of all the events, and how we were very unhappy, he proceeded to try to walk away, and muttered something about it all being fixed, and refused to talk to me, or do anything about the situation. We were all greatly insulted, at how a business, with patrons, and families could be so unsafe, and an owner who was indifferent to the situation. read more

My husband and I stayed at the Inn a few weeks ago with our two dogs. We were told right at away that we need to keep the dogs quiet.. I undestand that nobody wants to hear barking dogs but that is like telling a child they cannot cry!. While having breakfast the first morning, our dogs started to bark because the cleaning lady entered our room while we were in the dining room. They were frightened and of course barked at her. The innkeeper followed me to our room with a spatula in his hand and told me to keep the dogs quiet and that they needed a SPANKING!! This is the truth.. I was horrified. I couldn't get out of that place fast enough. We left the next morning. We didn't say anything we just left as quick as we could .. We didn't want a refund or anything i just wanted my home!! Luckily we didn't live that far away. The rooms are very musty and not clean. The breakfast was okay. He seems very friendly af first but he does not appear to be a dog lover.. The backyard is nice, hammocks, and chairs... I would never ever stay there again... AWFUL!!!!! read more

Simmons Homestead Inn was a great place to stay! First of all, the location can't be beat. It's right in the middle of everything you could possibly want to see on the cape! Plus, it's just a min drive from the beach. We used the bikes there and rode around till dark! The Inn itself is very charming and eclectic! Our room was very comfy and had everything we needed! Bill, the inn keeper, was a doll. Very informative and extremely friendly! If you're a cat person then you will love the friendly cats that roam around the grounds. If you're allergic, don't worry, bill doesn't let them in! The entire staff is great too! Everyone is so welcoming! Breakfast was very enjoyable as well. Unfortunately this was not what we expected based on the reviews. We came to Hyannis with our dog to spend Thanksgiving near family and found Simmons Homestead Inn place to stay for three nights. I understand that the Inn historical place so we were expecting the rooms to be old. We did not, however expect our rooms to be without a lock. To be fair, the Bird room was large enough and clean enough to stay in, with a few minor problems. I did not like the noisy toilet, which was 'singing" for a while after each flush. It is hard to tell if the bad condition was from age or other reasons. In any case, I want to discuss a different issue we had with the Inn. It is advertised as a Bed and Breakfast and the web page provides a lot of information about the wonderful breakfast Mr. Bill provides. Let me describe mine.. We came in the morning to the breakfast area and were cheerfully greeted by owner. He went to the kitchen to make a breakfast for us. My wife and I put coffee into our cups. I like hot coffee and mine was not hot enough for me. I went to the kitchen and asked permission to use the microwave to warm up my coffee. Bill opened the small dirty microwave. I was amazed to find inside of this microwave a few sausages placed on a color printed newspaper insert. This is how Bill was warming up these sausages. He took the newspaper with sausages out and let me warm up coffee. After that he put this newspaper and sausages back to the microwave and continued to warm up sausages. Maybe it is me but it was absolutely disguising. What is he thinking that he cannot find anything but used newspaper inserts to warm up food for customers? He cannot find anything in his Inn stuffed with tons of "historical" junk to prepare food using normal stuff: plates, paper towels, napkins.....???? Are there any regulations and just regular food preparation rules people should use while preparing food known in this Inn? So, he delivered our breakfast: 3 pieces of unripend cantaloupe, two pieces of some kind of toast fried on a pan with something else and the sausages mentioned above. Should I mention that we took sausages for our dog and I still feel guilty for this? Should I mention that it was our last visit to breakfast area? I am speechless about this "breakfast" and absolutely disguised with the owner. He charged us $200 per night and was cooking on a dirty newspaper? Is he insane? I do not think so. His cheerful greeting and non-stop blah-blah-blah is absolutely bullshit. He does not have a grain of respect for his customers. He should return the breakfast portion of the money back to us. I want to report his "breakfast" to authorities and his license should be suspended. Stay away from this place is not exactly correct.
