Loved it…read more Pros: - I love the upgraded granite counter-tops in the kitchen and the bathroom. - very nicely painted rooms - high ceiling. - great lighting. my PG&E bill was less than $15/mo on average. only had to turn on the apt heater twice...ever! - no one lives below you or above you if you're in the studio units - 6-months lease option - low move-in deposit ($400 for studio apt) - great apt mgr: Randall is a nice guy. - cell ph reception for AT&T is good for the most part - you get one assigned covered parking space and a storage unit - water & garbage is included - conveniently close to the freeway, restaurants, and Pak n Save grocery. - nicely insulated rooms since you barely hear your next door neighbor unless they have several ppl over to watch a game or a fight. - plenty of street parking for guests or your additional vehicle. Cons: - storage lockers are all different sizes so you'll never know what kind of space you'll end up having - some garages are manual and some have a remote (you pay extra $50/mo for it) - occasionally, you'll hear airplanes fly over you (airport nearby) and can hear a bit of cars driving over the freeway (since that's kind of your view from the balcony). - heat stays in well esp. in the summer and since there is no AC in the unit, you gotta open your windows often (thank god the sliding window doors are huge and there is a screen). - closest mailbox is wayyyy up the hill (a block away) on Gellert. - you gotta mail rent to the landlord every month instead of being able to walk over and hand it over to the apartment manager.

Good view. Cons: - Quite noisy since 280 is right next to the apartment and air planes fly over your head. - Daly city is very foggy and wet. - Laundry is shared between units and can sometimes be crowded by your neighbors; but at least it is available in the building. - No security system (e.g. surveillance camera). The neighborhood is mostly a safe residential area, but my bike got stolen while parked the garage. The management was unable to do much other than having me file a police report.

The elevator always smells disinfected and the apartment is usually very clean. I lived on the top floor facing the freeway, and the noise cancelling isn't the best. However, it wasn't a deal breaker for me. I got a foot surgery and was disabled for a good 9 weeks. I lived here alone, and the kind team always offered a lot of help even when I was too shy to ask for it. The management is definitely a 5 star here. Peter in particular is so kind and such a gentleman always. I enjoyed the location since it is right next to the freeway, but you do hear the freeway (Give and take). The repairs were always done within a day and I really didn't have any major issues that made me feel uncomfortable. Give it a tour if you're looking for a nice apartment to stay in. Pre pandemic, the apartment would organize events for tenants to gather also which was really cool. I rented a one bedroom facing the freeway and I will really miss the view of the freeway.

The staff is stellar, and we were always happy to greet and be greeted by Peter, Maher and Josue. Whenever we needed something, the staff would respond immediately and provide the necessary service. The amenities are also great and always clean and well-maintained. Package delivery was well-oiled, and the staff was always handling deliveries to make sure people got their packages. Pre-Covid the leasing staff put together frequent social events that helped tenants meet each other. We enjoyed wine classes, yoga sessions, Super Bowl, happy hours, etc. We were able to make friends with some of our neighbors which was a huge plus.

Our agent Jorge was very helpful and…read moreknowledgeable, making our tour (we also toured 2 other properties with Jorge on the same day) enjoyable. Pros: Spacious unit, there's a shared tandem garage for tenants in the building. Peaceful, quiet surroundings. Cons: There are no in unit washer/dryer (which is a must have for us). One thing to note is while trying to schedule for our tour for not just this place, but the other two properties - The Bluffs and Pacific Bay Vista, it was rather confusing. We first tried to schedule tour on the website, which seems straightforward, but once it's booked, we never received any text or email confirmation. I then tried chatting with the AI agent on the website, which informed me the tour was not booked since the time I chosen was not available, despite it showing up in the selection when you go through the tour booking option. The AI agent then proceed to help me book a tour for a different time, which I still didn't receive any confirmation after waiting 2 days. I finally called the number on the website during working hour (despite having different phone numbers on all 3 of these properties' website, the similar experience and obstacles let me to realize they are managed by the same company lol), and was connected to an offsite agent who helped me work out the scheduling. Shortly after, I received a text from another agent Lindsay regarding the tour and asked if I would like to do all 3 properties on the same day, which I agreed to (assuming it was all coordinated). The tour itself went smoothly on the day. It's just a bit confusing to navigate, so for anyone who is interested in scheduling a tour with this property (or any other properties managed by them) I recommend calling the number instead of trying to book it yourself on the website.

The amount of people that come and go from Pacifica park is insane. We are out and gone and was hoping for a pro rated pay out to move but nope they stuck us with paying for two more months rent. Again before you move in there read the fine print. 60 day notice to move out and they will hold you to that. Jerks .

I'm leaving this review because of the complete lack of professionalism, the broken application process, and the almost nonexistent communication despite charging us approximately $400 in non-refundable application fees. From the very beginning, the leasing office was nearly impossible to reach. I called repeatedly, and almost nobody answered the phone. The only reason I was able to move the process forward was by driving to the leasing office multiple times because calling was essentially useless. The online application portal was also broken. I could not upload the requested documents. Instead of fixing the issue, I was instructed to email everything manually. Most email responses came from an automated AI system ("Lily"), not an actual person who could solve problems. To provide some context, we weren't looking for an apartment because we couldn't afford a home. We already OWN A HOME in Pacifica, and we are in the middle of a major renovation that includes adding approximately 1,000 square feet to the house. Because of the construction, we needed a temporary place to live nearby for about six to eight months. We explained this from the beginning. We also explained that my husband is currently investing in his startup, so we are temporarily living off our investment assets rather than employment income. We specifically asked whether asset documentation would satisfy their financial requirements, JUST THINK ABOUT, WE OWN A HOME IN PACIFICA IS NOT LESS THAN 1M DOLLARS AND WE ARE ADDING TO IT! THATS AN EXTRA 700,000 dollars! We do have ASSETS! They told us ..is ok... we paid the application fees and submitted everything requested. Then... silence. No one called to discuss the application. No one requested additional documentation. No one explained whether there was a problem. We repeatedly had to chase the leasing office for updates because they simply would not communicate. The only employee I was eventually able to reach by phone was Stephen. Instead of being helpful, he was dismissive, rude, and unprofessional. There was never a single leasing agent who took ownership of our application. We dealt with Owin , then Stephen, then an AI chatbot, while nobody appeared responsible for providing accurate information or basic customer service. We went to ask in the office and OWIN was dismissive...he couldn't even own his mistakes. He is NEW BUT THAT MISTAKE IS HUGE! If he is in sales and he don't do a follow up, he is not the owner of his account, he don't pick up the phone, there is no response from him in the email. He is not the owner of the account ...THEY DONT HAVE CRMS, there is no triple touch in sales WHY ARE THEY ARE PAYING these PEOPLE! They are NOT doing this company ANY FAVOR Eventually, we were simply denied. Again, the denial itself is not the issue. The issue is paying hundreds of dollars for an application process that consisted of: * Phones that almost NEVER get answered. * A broken application portal. * AI email responses instead of actual customer service. * Conflicting instructions. * No meaningful communication. * No opportunity to address concerns before a denial. *force to go to the main office if want to communicate with them... they can't care less! If this is how prospective residents are treated before signing a lease, I can't imagine how difficult it would be to resolve an issue after becoming a tenant. I cannot recommend this property based on my experience. If you're considering applying, be prepared for poor communication, an unorganized leasing process, and expensive application fees with very little customer service in return. This a very low customer service experience! Very frustrating! I will never recommend this

My first interaction was with Angele, who was incredibly welcoming. She walked me through the application process, making it a breeze. Her friendliness and professionalism definitely played a part in my decision to rent here. The whole team has been very helpful ever since. DJ the maintenance guy is very responsive, professional and respectful, so is Melani, the Property Manager. I always feel cared for, and I feel confident going to the office with any questions, knowing that they will take their time to help me out. The building is on the older side, but it is nice and well maintained. There is a laundromat and a small gym, the community is gated with assigned parking. I have heard that there is a swimming pool at the other property, but I have never made it out there (shame on me)... The building is just steps away from the ocean and from the famous Pacifica Pier. I can hear the ocean when I fall asleep and when I wake up :) The only downside that I can think of at this moment, which may be a deal breaker for some people, is the local microclimate. It is foggy most of the year, and it is often windy and chilly as we are right next to the ocean. For me this is a good thing though, as I don't tolerate heat well and I prefer this climate. And don't get me wrong, we do get a lot of warm and sunny days, too!

Melani, the manager, has been quick to reply to emails and phone calls, and though most of my calls just have to do with repairs, she was great to work with and professional. She also held events here and there for the tenants to build community. The maintenance guy, DJ, is honestly a wonderful person. Hardworking, always gets the job done, and a great conversationalist to boot. He really cares about his job and the tenants here, and it shows with the quality of the repairs. From a superficial POV, the complex is literally a short walk to the beach and pier, which is great. When my friends visited, they always asked to scope out the beach and Mori Point and told me how jealous they were of where I lived. Yes, the building could be newer and a renovation is in order, but for the convenient location (close to CA-1, 280, beach, Mori Point, cute neighborhood restaurants and cafe), nice staff, and comparatively low rent, it's not too bad. Palmetto is undergoing serious development, so the social scene will likely change, too. Some nice views, too, if you're willing to pay extra!

There is also a park within walking distance that has a great jungle gym, basket ball court, fields and a beautiful ocean view.     My family and I have lived at Eaves Pacifica for about four years. We initially lived in a…read moretwo-bedroom, one-bathroom apartment and later transferred to a two-bedroom, two-bathroom unit. When we first moved here, we genuinely loved living at Eaves Pacifica. The community was quiet, respectful, and well-maintained. Residents followed the rules, neighbors were considerate, and it felt like a safe, family-friendly place to call home. Unfortunately, over the years, we have watched this community decline significantly. The quality of life here is not what it used to be, and it has become increasingly frustrating and stressful to live here. One of our biggest issues has been with our paid parking space. We pay for a designated parking spot, yet neighbors' guests repeatedly park in it. We have had to call for vehicles to be towed on numerous occasions. In one instance, a staff member, Silvia, initially believed a guest who claimed the spot belonged to them, and the tow truck driver ultimately had to confirm that the space was assigned to us and that we had the lease documentation to prove it. No resident should have to repeatedly defend their right to use a parking space they pay for. Another major issue has been the constant noise disturbances. Some neighbors regularly host parties that continue late into the night and early morning hours with loud music. The situation has become so disruptive that we have had to call the police multiple times. As a family with children, we should not have to worry about losing sleep because our neighbors refuse to respect quiet hours. The shared laundry facilities have also declined. It has become common for residents to leave their laundry sitting in the machines for extended periods of time, making it difficult for others to use the facilities. This lack of consideration for shared spaces reflects the overall change in the community. We understand that the leasing office cannot make everyone happy, and we recognize that managing a large apartment community is not easy. However, there appears to be inconsistent enforcement of community rules. Our family has always followed the rules. For example, when we were told to remove our bikes and scooters from our garage and place them in storage, we complied immediately. Yet we continue to see other garages filled with personal belongings and clutter without any apparent enforcement. It is frustrating to follow the rules while watching others ignore them without consequence. Perhaps the most disappointing part is that our experience is not unique. We have spoken with several other long-term residents over the years, and many have expressed the same concerns. They all agree that Eaves Pacifica used to be a wonderful place to live, but that it has gone downhill significantly. We stayed here for four years because we truly loved this community. It is sad to watch a place that once felt safe, respectful, and family-oriented become something entirely different. We hope management takes these concerns seriously and works to restore the standards and quality of life that made Eaves Pacifica such a great place to live in the first place.
