The Sanctuary property is huge with 2 large, colorful complexes with parking garages underneath. Each complex has a pool and concrete area in the middle with grills and dining tables. There is also a 3rd pool at the beach entrance. We loved our unit. It was clean and updated. Water pressure was great in the showers. The storage closet that came with our unit was very nice to have so we didn't have to lug our things up to the condo from the beach each day. The grills at the pool were plentiful and very nice to have access to use. The beach in front of the Sanctuary was beautiful! It was crowded as to be expected but we put our things out early enough each day to get close to the water. The sand was soft and there were no shells like other beaches we have been to. We were also treated to dolphins in the water for the majority of the week which was a first for me. It was like they just sat out there waiting to perform! We did have to get used to the Navy planes flying overhead in their training missions but again, that was to be expected given where we were. Our only complaints are that more parking for residents/renters is needed and that the balconies and walk ways could use a weekly cleaning due to cobwebs. (That's probably a personal preference) We will be back!!

This place could be top tier, as it used to be in the beginning when it was built (which was less than 20 years ago). But each year it has gone steadily down hill. I will say that every time we have rented, the outside has been filthy and full of spiders/webs and bugs. Impossible to sit on the balconies because of this. It looks like they have never power washed the outside or refreshed the paint. This week, we even called Siebert Realty and the maintenance number they provided for this condo about the filthy balcony (which was unusable). Nobody ever came to help us. The swimming pool was so rundown. The concrete around it has deteriorated. Not kept up at all. The parking garage is filthy! Full of spiders, webs and bugs. You only get 2 parking passes for the garage and an assigned space, which is no where near your unit or elevator that takes you to your unit. And they won't give you a 3rd pass, which we needed. And if you don't put that pass on your mirror, they will boot or tow your car! The owners of these individual condo units pay a huge HOA fee! What is their money being used for? It certainly isn't being used on the outside of the condos! The owners of the individual units need to investigate the HOA or hire a new one, because it looks like nothing is being done with their money they pay! The only good thing was the condo unit inside. We stayed in 231B Tranquility Bay. It was very clean and beautifully decorated and furnished! Except the balcony, which was full of spiders. We will never stay here again.

Sandbridge All Inclusive Weddings made the whole day beautiful. The dusty-blue arch and white chairs looked amazing , and our steel drummer Ricky sounded like we were right in the Caribbean. Christine kept everything running smoothly and truly saved the day more than once. Kerey and Samuel were lovely caterers and their food was absolutely delicious, fresh and flavorful. The beach house kitchen worked out well for them. And Megan and Lucas were the best photographer duo ever. They brought so much fun, creativity, and direction. They made everyone feel comfortable, kept the vibe fun, and captured candid, emotional, magazine-worthy shots we'll treasure forever. We rented your property from 6/13/2026-6/20/2026 for a family vacation that was especially…read moremeaningful because it was likely the last opportunity for our extended family to vacation together with our 88-year-old grandparents. Unfortunately, upon arrival we found the property in a neglected and unsanitary condition that did not match the expectations created by the listing. Issues included mold throughout the house including dishwasher, toilet broke, shower unsafe as my sun cut his leg, landscape unkept, cigarettes all over, uncleaned house, no pack and play as it was listed, high chair was filthy, and so much more. We spent a significant amount of money to bring our family together for this special occasion, and the condition of the property substantially diminished our experience. We documented these issues with photographs and notified you personally during our stay. Given the condition of the property and its impact on our vacation, we are requesting compensation in the amount of $3,500 representing partial refund for us using our expenses to clean and ask false advertising. I wish I could give this place less than one star. I honestly do not understand why there are so…read moremany 5 star ratings of this place. The flooring of one of our condos was warped. The AC turned off in another. The AC had a straight up lock box and was locked to 71 in ours but not in others??????? Our sink was straight up clogged, to the point we had to wait hours for it or fix it ourselves. The water pressure does not stay the same throughout the day, to total nonexistence at complete random. They blow all the hot air into the hallways, so every time you walked out your condo door you walked into humidity and bad mexican food smells. The cheapest Airbnb I've stayed at was a luxury resort compared to these condos. I stayed here for a week, and the people who manage this condominium do not maintain the building whatsoever, or do so with the lowest possible standards known to man. To start off, the place Sebriet (not gonna look it up to correct that spelling) told me to park was straight up a tow-away area, and I got towed the first day I parked there. I was told "Do Not Worry About The Signs", and then when I approached them about it they said "Who told you that?". I drove to a place they had no idea about, had a horrible conversation and paid 220 bucks to asshole tow-truck drivers. There's reviews here about tow-aways. Read them. For sure 100% a contract with this tow group that gets payouts for this mis-management. I cannot say people even manage this place. You walk in. A fifteen year old wearing airpods does not greet you. You ask him. any question. He takes his headphone out and says he doesn't know. This happened. Four Times. The elevators? Shut down AND MAINTAINENCE WAS CALLED MULTIPLE TIMES every day we were there. For hours. Early Morning. Mid day. There is no accessible way to get down even the first floor people stay on, which has only steps to G, the ground floor. I'm surprised none of us were trapped in the elevators. None of our wheelchair bound family were able to enjoy the beach. The patios? 100% covered in mosquitos. And I mean COVERED. All over the windows, all over the deck, all over the chairs, GROUPS of spiders and spiderwebs in the 4 different condo patios we rented. Before you assume this 4.0 star reviewed place is good, look into the reviews of siebert realty and please for the love of god do not stay here. Rent a home, at least the ones that aren't red flags as well.

Termite swarms on the living room floor (google image search this if…read moreyou want nightmares), internet that craps out frequently, pipes that freeze in the winter, a property management company who is unhelpful or downright nasty, no lawn service so grass is 2 foot high and has ticks, and property owners who keep $800 of your deposit without providing you with photos, receipts, etc., of the "damage" you inflicted. The owners are misers and have done very little to keep the place up. The furniture looks like it was trash picked (some pieces certainly smell like they were found in a dumpster). The box spring in lil' paradiso is broken, so there's a piece of plywood jammed under the mattress to keep the whole thing from folding inwards like a taco while you sleep. The place was dirty when I moved in, and although "furnished," didn't include silverware, lights, kitchen towels, pots and pans, or a can opener. Sandbridge Blue told tenants that we were responsible for keeping the grass mowed and/or paying the mowers, even though that is not part of the lease (it's also an insane demand). The walls are thin enough to hear conversations next door and in the unit upstairs. Seriously, the termite swarms. I have never seen anything like this in my life. It was like that scene in Indiana Jones and the Temple of Doom. Unless you are a very successful lawyer itching for a new court battle, I wouldn't spend your money here. Let the renter beware! Plus, this house is for sale, so let the buyer beware!!!!!

Owners have lovely horses in the yard and it a beautiful sight to watch every day. We absolutely enjoyed our stay here and it is just few miles away from a serene clean beach which is not crowded. I wanted to love everything about Sandbridge, VA, and except for Beach Pros, I did. The house we…read morerented was over $4,000/week. There were some good things and room for improvement for sure, but it was private and pleasant with a great hot tub, kitchen and master suite. Day #2 we noticed a lot of bugs. The exterminator arrived Monday as I was fixing dinner, and determined there was a roach infestation. Beach Pros relocated us to the only property that was available, an oceanfront condo that was very nice, but not private like the house was. They told us there would be no additional charge AND that they would refund us one night's rent. After one person in our party posted a two star review on Google, Beach Pros reneged on their offer. They would NOT refund us one night's rent unless the post was removed. It does not seem ethical to me to make a financial reimbursement contingent on removing a truthful review. Almost like bribery...
