    Sandbridge Realty definitely represents the best beach rentals of them all when looking to stay in Sandbridge, VA. Sanbridge Realty is a great broker to seek out when looking to rent a beach home in the Sandbridge, VA area. They represent the "crim de la crim" of beach homes and rentals in Sanbridge, VA. Most of all their rentals are online line and are represented well. The pricing and availability is transparent too. From making the arrangements to our entire stay....no complaints here. For weeks my friends and I couldn't wait for our visit to Sanbridge VA and it did not disappoint. We sought out a weekend getaway to the VA beaches in hopes of avoiding the main holiday weekends and the crowds generally found at the main beaches surrounding the DMV (DC/MD/VA).....Sandbridge, VA Beach was that kind of place and then some! During my visit, my friends and I stayed at "The Regency South" beach rental and was completely blown away by the accommodations and amenities of the place. Frankly speaking, I literally did not want to leave! Talk about living "The Lifestyle of the Rich & Famous" life...this place is it!! The Regency South is a 12 bedroom vacation rental located Oceanfront managed by Sandbridge Realty. It was the perfect location and the beach is practically your back yard. The rooms and baths were large and can accommodate 2-4 people in each room easy. It is a three level beach home, with it own elevator and many amenities to name a few.....Theater Room, Game Room, Inside Pool, Outdoor Pool, Hot Tub, Billiards, Two Kitchens, Outside Grills, Horseshoe-shaped centrally located Pub-Style Bar, complete with a Game station & Margaritaville Frozen Drink Machine!! The outside veranda deck and bar...only puts this place more over the top! If you have a large group and am looking for accommodations to cover everyone of all ages....look no further. Making the arrangements to stay in this beautiful home were easy and Sandbridge Realty made it happen. If you have a smaller group or need accommodations less grand, Sandbridge Realty offers condos and smaller homes as well In all, it was the perfect stay and getaway. There were no issues, except for a slight problem with the outside jacuzzi. It was no problem at all, we simply called Sandbridge Realty and someone was there to take care of the issue that same day -- within minutes. My friends and I had a great time in this beautiful home. It had everything we needed and more. Definitely, will be back to visit in the near future and more than likely will seek accommodations through Sandbridge Realty.

    Love to see that the company is commenting on their horrible service and constant stalking of the property. We informed Shelby about the wedding when we booked the house, why would we or anyone hide something like that!? Especially when renting a 12 bedroom, 10,000 Sq ft house which "Allows events"!? Also the fact that you know how many chairs were delivered to the house is SUPER CREEPY! We had 100 chairs delivered, 50 for the beach ceremony "40 guests" and 50 inside for dinner you stalker. You people need Jesus!! Additionally look at all your recent negative reviews and the fact that you chose not to comment on all the other horrible, unprofessional incidents which took place. Super unethical company and homeowner. Open up more guests packages and get back to stalking your customers!

    We rented the All In for a week at a premium price in August. The house has a lot of potential and the layout is great. Before arriving we were given a code to the door - an efficient process. Upon arriving, the adventure began. No owners manual. One roll of toilet paper for a 9 bedroom house. No soap in the restrooms in a Covid-19 environment. Only two towels in the kitchen. Clearly the management company was skimping on amenities that intuitively represent about 0.3% of the rental fee. Budget hotels do a better job of anticipating your needs. It's like having beer taste on a champagne budget, not the other way around. The home had. dirty dishes and bottle caps from previous occupants were scattered throughout the house. A tropical storm came through on the third night. Prior to the storm the management company said there were no refunds period. Despite the forecasts, we excitedly occupied the property. The day after the luckily mild storm, the power went off. 10 minutes later, every smoke detector in the house went off. When we couldn't find a fire we called Sandbridge Realty. The answering service said they would call back soon. An hour later, we tried again and were given the same stock answer. Our little kids were covering their ears and asking what was going on. They couldn't go outside because there were 60 mph winds. We called a third time, around 10:30am, some 2:30 after our first call. We were told to expect a call back later that day, which never happened. On the second day post storm I called again around 3pm and asked why no one returned my call. Sandbridge Realty said they were overwhelmed with calls which was a convenient excuse. It's like the Ritz Carlton saying they weren't staffed appropriately. Our house was without working smoke detectors for a few days. Also, the pool was a mess. Maintenance was no where to be found and Sandbridge Realty had no empathy and no solutions - just excuses. In summary - nice house with an awful management company. A hundred dollars in amenities for a house that costs $20k a week would be appropriate. Returning phone calls for customers, within 36 hours, when they are stranded in your property is also something I took for granted. Put your swimsuit on, it's time to go swimming in this pool!!!

    This was my 3rd year renting with Sandbridge Realty and last. We rented two different house, both houses had bug issues (spiders and ants). There were no chairs as promised each year. This year we were just done, the air conditioning vents had so much dust built up looks light they hadn't been cleaned in years. Dust all over lights, no hot water for the first day and half. Then the appliances were old and dirty. The showers desperately needed upkeep. It's time to move to s new company. I would not recommend using Sandbridge. We evacuated durning Dorian and they provided little to no info., they told us to check on google ????? We had to call another rental company for info.

    We booked a house for our family and had an incredible week! Our house was clean and comfortable. We all loved the hot tub and pool, and enjoyed the beach everyday. Appreciated having our beds ready and freshly made and the huge dining table was welcoming. Maintenance was quick to respond after a storm. one of our favorite weeks!

    We are so saddened and disgusted with our experience last week. We rented a home (Casa do Lago) through Sandbridge Realty and although the rental process went smoothly prior to our arrival, the surprises began when we entered the home. The list is lengthy and includes the following: we had to clean the entire house. Bathroom floors, toilets, sinks. Toothbrush holders had spit in them from the previous renters. We Vacuumed the few area rugs that were there. (Still stained and gross). Swept all tile floors. Areas under all beds were full of huge dust bunnies, used toilet paper, and hair. Even dead palmetto bugs and spiders. We had to wash all kitchen cabinets and counters. The coffee pot wasn't cleaned out and an old filter and grounds remained. Windows were dirty. Molding was dirty and dusty all through house. Pool had algae and tons of sand in it. Lawn didn't get mowed the entire week! (They said it rained however we were there for 7 days and it was hot and sunny from the 8th until the 14th and our neighbors lawns were mowed.). Lightbulbs needed replaced. We called for maintenance on the refrigerator and lightbulbs and they were supposed to come the following morning at 10am. They never showed up, and didn't even call! We had to scrub the microwave that had dried up and burnt food in it. Not all beds were made and prepped for our stay. Trundle mattresses were dirty and gritty. Front door lock was broken. No propane for the grill. We found fleas in one bedroom. Dust and dirt everywhere! We spent our first night there cleaning to be somewhat comfortable. They offered us a cleaning refund and a $300 credit toward the next stay. UNACCEPTABLE!! It was absolutely disgusting. Who would even trust them enough to return? Attaching a few pics

    We recently stayed at, Blue Horizon in Virginia Beach. While the house itself was a great layout for our family trip we did have several issues. The house itself is not reflected accurately in the pictures that are posted online. The photos of Blue Horizon on the website show a beautiful pristine home, with crisp and impeccable decor. That is not an accurate representation of the home. The photos are outdated compared to the actual home inside. There are no rugs in the bedrooms as the photos show, there is black mold on a ceiling vent, and all the outdoor cushions have black mold and some holes, rips and tears. The curtains and a box spring have stains. None of the pictures reflect any of this. We also lost two days of our vacation due to cleaning and maintenance issues. When we arrived at the home it had not been cleaned. There were food particles on rugs, in bedrooms and in garbage cans. Gold fish crackers in the children's trundle beds, hair on bathroom floors, sand all throughout the house. Grease under the griddle on the stove, so much so that it was floating, which I am sure poses a fire hazard. A smoke detector disconnected in one of the bedrooms and laying on a dresser not functioning, a pair of old shoes in the closet and lightbulbs in bedrooms and bathrooms burnt out. The linens were dirty, there was a blood stain on one of the mattress pads, stains on the boxspring in one bedroom, yellow stains on sheets, and stains on towels that were wrapped as clean. The owners closets were not locked. One of the disposals didn't work and the refrigerator leaked water. Out of two propane tanks one was completely empty and the other was less than half full. There was no skimmer with the pool so we couldn't use it to get the crabs out that came up from the beach and the pool was full of sand when we arrived. I called Vacasa upon our arrival to alert them of the cleaning and other issues and it took a day to get them to send someone over to clean, with clean linens, to address the maintenance issues and to bring us propane. Some of which did not occur until Monday, so two days. The representatives kept telling me to bear with them while they expedited my issue to local staff. They were expediting it for 7 hours Saturday from the time we arrived until I finally gave up close to midnight. We had to purchase blankets, pillows, pillowcases, and towels as well as clean the house ourselves so we could go to bed. Not a great start to vacation. Sunday I had to call again. Seems to me you have no weekend staff to address issues, which is bizarre since most check ins occur on a Saturday at 4pm. I spoke with local staff and they offered to credit us for what we paid for the items we needed to purchase and refund our cleaning fee as well as two nights of our stay for the inconvenience. As of today we were only refunded for one night which is not what was discussed. It is impossible to get anyone to return my call and the review that I wrote after they sent me a link to review the house has net even been posted online. It says what I have written here. For the price they have this house listed for I expect to walk in to a home and have it be at a minimum clean from top to bottom. I also don't expect to see black mold, rips, tears, stains and things that are broken. I think the house is not reflective of the price they are charging. A lot of things need to be addressed and cleaned up. The pictures are a misrepresentation of the home. We agreed to book this home for that price based on the photos on the website. There really needs to be an update in Blue Horizon's photos. Ideally I think we should be refunded for more than two nights since the home was not advertised correctly. Good luck getting anyone to answer you at Vacasa, the customer service is terrible. Very disappointed in this company. We were looking forward to this family vacation with extended family and hoped to make it an annual event. I would think twice and ask when the pictures of the home were taken before booking anything with them.

The only suggestions I have for the management team is that the outdoor shower would have helped manage the sand from being tracked in if the outdoor shower had been lit and the spiders removed. Our girls wouldn't enter because it was "dark and creepy" also, the toys and stuff in the lowest level need to be sorted to throw out the broken stuff. But our family had a great stay and the company is well organized and responsive.

Don't waste your money!…read more I rarely leave negative reviews but feel compelled to let others know of our experience, so they do not experience the same with this beach home rental in Sandbridge, VA through Siebert Realty (The Regency North, 2476 Sandfiddler Road). This is the 2nd time we stayed here (last time was in 2022), we came to find out that this house was sold between then and now and the new owners live out of town and don't seem to care about maintaining the property. It is also being managed by new Realty company, who I think needs to take some of the blame for the current condition of this rental. The condition is a 180 from the last time we were here. From the moment we arrived, it was a huge letdown compared to the last stay. The house was filthy; floors covered in dirt & sand, porches & outdoor furniture covered with ants & spiders, mold on most of the outdoor decks, outdoor shower not working (main valve wasn't even turned on), pool liner obviously pulling away from sidewall, broken light fixture just hanging from ceiling, one oven not working, door alarms that lead to pool covered with painters tape, door jams so dirty you could barely open some of the sliding doors, same bathroom fans not working - that is just to name a few things. This rental was overpriced for what it was, and we left feeling disappointed and taken advantage of. I strongly recommend that Siebert Realty inspect and reevaluate this listing --it's not fair to future renters to pay this much and have this experience. WE WILL NEVER STAY HERE AGAIN! Think twice before working with Siebert Realty as well!

The Sanctuary property is huge with 2 large, colorful complexes with parking garages underneath. Each complex has a pool and concrete area in the middle with grills and dining tables. There is also a 3rd pool at the beach entrance. We loved our unit. It was clean and updated. Water pressure was great in the showers. The storage closet that came with our unit was very nice to have so we didn't have to lug our things up to the condo from the beach each day. The grills at the pool were plentiful and very nice to have access to use. The beach in front of the Sanctuary was beautiful! It was crowded as to be expected but we put our things out early enough each day to get close to the water. The sand was soft and there were no shells like other beaches we have been to. We were also treated to dolphins in the water for the majority of the week which was a first for me. It was like they just sat out there waiting to perform! We did have to get used to the Navy planes flying overhead in their training missions but again, that was to be expected given where we were. Our only complaints are that more parking for residents/renters is needed and that the balconies and walk ways could use a weekly cleaning due to cobwebs. (That's probably a personal preference) We will be back!!

The view was beautiful (full ocean) and the bed was pretty good. Washer and dryer like new. Pool areas were wonderful and it was great to use the grills! ***my only complaint/recommendation would be to bring something to get your gear, coolers and food to your unit. You end up making 50 trips in the elevator. I wish they had some luggage carts or something...heck I would even pay a couple bucks to rent it to help unload or load the car!

    Who wouldn't love this place? Termite swarms on the living room floor (google image search this if…read moreyou want nightmares), internet that craps out frequently, pipes that freeze in the winter, a property management company who is unhelpful or downright nasty, no lawn service so grass is 2 foot high and has ticks, and property owners who keep $800 of your deposit without providing you with photos, receipts, etc., of the "damage" you inflicted. The owners are misers and have done very little to keep the place up. The furniture looks like it was trash picked (some pieces certainly smell like they were found in a dumpster). The box spring in lil' paradiso is broken, so there's a piece of plywood jammed under the mattress to keep the whole thing from folding inwards like a taco while you sleep. The place was dirty when I moved in, and although "furnished," didn't include silverware, lights, kitchen towels, pots and pans, or a can opener. Sandbridge Blue told tenants that we were responsible for keeping the grass mowed and/or paying the mowers, even though that is not part of the lease (it's also an insane demand). The walls are thin enough to hear conversations next door and in the unit upstairs. Seriously, the termite swarms. I have never seen anything like this in my life. It was like that scene in Indiana Jones and the Temple of Doom. Unless you are a very successful lawyer itching for a new court battle, I wouldn't spend your money here. Let the renter beware! Plus, this house is for sale, so let the buyer beware!!!!!

It is a…read morecute condo - 2 bedrooms, 1 bath, fully equipped kitchen, nice little living room, laundry facilities a couple doors down, 5 minute walk to the boardwalk/beach, and walking distance to lots of restaurants and shops. I was quite happy with everything - I mean, it wasn't a dream mansion, but it's $75/night!! - until I realized the neighbors upstairs are super noisy! It sounds like they're doing construction all day. I imagine if we had come in the summer, it would have been awesome, since we probably would have spent most of the time on the beach, however, since it's November, we spent a lot of time inside, watching movies. The TV in the living room is hung quite high, and it's an awkward way to watch TV unless you're lying down on the couch. Everything is in good, clean condition, and the owners have taken a lot of care in decorating the place. Lots of blankets and towels available, which was nice. Again, for $75/night, I think this was a steal - hopefully, the upstairs neighbors will learn to be more considerate or put carpeting down, in which case, I would love to come back during beach season!

I must admitted at first we were a little nerves because of the outside appearance and being right on the corner block. Once inside we were very impressed with the cozy home get away look. it was very clean and each room had its own personality with a splash of color. We went to the grocery store first, which we should of waited, because it was well stocked, with a full size refrigerator and stove w/microwave also pots and pans and dishes.Plenty of cleaning supplies as well as bath towels and wash clothes. Their was a small (tabletop) ironing board and no iron, so we notified the owners and they had someone who lived on the property to bring us a new one the same day, which was very helpful and saved us from purchasing one. The Boardwalk has many types of cuisine that you may want,with in walking distance; as well as different activities and shopping.The Irving Condo's also provide you with beach equipment which is helpful and saves you from having to purchase chairs & tents to enjoy your beach time. Their is only one parking space available per condo, thankfully there was a neighbor who offered her parking space to us to use for our guests and family who visit. My husband and I had the opportunity to walk to the beach and watch the sunrise, it was breathtaking and romantic. We rented the condo for a week we were pleased.

When we first purchased our timeshare week, we had visions of visiting Virginia Beach every summer with our kids. Then, life got in the way so we used the unit less than we had initially planned. We continue to pay maintenance fees, and were trying to figure out how best to utilize the unit on an annual basis. Sometimes, we did utilize the unit ourselves. Once or twice, friends used the unit. Once or twice, we rented it out through the resort's rental program (at a loss). Another time, we rented it out through TUG (at a small profit). About five years ago, we found VB Timeshare Rentals, and have rented out our unit every year since with them. The company has been wonderful to work with. The transactions are handled professionally, with contracts, tax forms, etc. In addition, Jessica has been a good communicator. We have made a small profit in all but one year (during COVID), but to be honest, we're relieved to at least cover the maintenance fees. The company has been great about sending the pay out check very soon after the unit was occupied. We highly recommend this company for your timeshare rental needs.

The first time…read morewas in 2016 ( Boardwalk Resort ) and this time it was at the Ocean Beach Club (July) and in both cases everything worked out exactly as spelled out on the website and lease itself. At first I was a little concerned about the Ocean Beach Club because of other reviews describing add on fees for things like wi-fi, parking, and misc. resort fees but as the website says by renting directly from owners weeks those fees are waived ! with one free parking spot included . The rooms we rented were exactly what showed on the rental agreement. At check out to receive a printed receipt showing a ZERO balance at least made a sad day of my vacation ending much nicer . Will definitely use their services again.

    Stayed at unit 102 (2712 Reef Court, Unit 102, Virginia Beach, VA 23451) on this property for about…read morethree months over the fall/winter of 2018. During my stay the main sewer line backup-ed and water seeped back into my bathroom and in the kitchen under the cabinet. I also found out that most of the first level units in the property too had back flow issues from the main sewer line. It smelled terrible. I had to clean the unit myself using at least five layers of Clorox and spent a week ventilating the unit. I soon moved out about two weeks later. But this isn't the only issues during my stay. The washer, dryer, and ice maker broke, faucet missing handle, and big roaches in my unit and on the premise of the property. Even though there was an exterminator that came and treat the property, I would still see roaches periodically. They were among the biggest and most disgusting that I have ever seen. Given all the issues that I had with my unit, the worst must be property management. After I moved out, I had texted and requested that my security deposit be mailed to me since I was 4 hours' drive away. I had texted and called a few times to get an update on my security deposit. After about a month I received a called back from Bruce, told me not to call that number anymore and hung up on me before I could get clarification on the return of my security deposit. So 38 days after the lease expired, I threatened to report them to the VA real estate board, to go to social media and to take legal action if i don't get my security deposit back within 45 days of the end of lease (according to VA state laws). I finally received it in the mail the day prior to the 45th day. Had I kept quiet it might have never come timely. There were also poor bookkeeping issues where they inaccurately recorded my check payments and did not have proper records of my security deposit payment. I had to provide proof of checks deposited by YBP to demonstrate all the payments made. This is the crappiest, most poorly managed and operated real estate property I ever stayed in. Management and staff are simply rude and incompetent. Stay away from this place! Otherwise, be very careful dealing with these people and stay away from first level units especially if you have children or pets that plays on the floor.

I had no choice; I had no money to put on another place or hotel extra. No one will call you back, once they have your money that is it. That is why they want a Cashiers check, they have you at that point. If is were a Credit card, you could go through your credit card company and get you money back, this way you cannot. Lying people and cheats. DO NOT STAY AT YPB RESORTS!!!!!
