Ever since I first moved in, I have had ongoing issues with my neighbor blasting loud music late at night and early in the morning, usually between 10 PM and 1 AM. This was not a one-time issue -- it has been happening since day one. Under the previous management, Eric was always respectful and helpful. He personally came out, confirmed that the loud music was coming from the unit on the other side of my wall, and addressed it with them. Since the new management took over, everything has gotten worse. Mia from the office has been extremely difficult to deal with. Every interaction feels rushed, pushy, and dismissive, as if helping residents is an inconvenience. I have personally seen her be impatient and rude to other tenants as well. One time, I witnessed a new tenant asking for help finding their mailbox, and instead of being welcoming, she came off irritated and dismissive. The tenant literally just shook his head and walked away. What really pushed me to leave this review is the fact that after repeatedly reporting the same noise issue, I ended up receiving a complaint accusing me of "harassing" my neighbor. That made no sense to me when the music was loud enough for me to hear the lyrics clearly through the wall and even feel the wall vibrate. Management and security have done a poor job maintaining peace in this community. Residents deserve to be treated with respect and have legitimate concerns taken seriously. Affordable housing should never mean lower standards of professionalism or basic human decency. If management cannot handle something as basic as ongoing noise complaints, I would seriously think twice before applying here.

I have seen several managers come and go, out of all of them…read moreonly (Shawn & Ann Tariga) cared enough about the tenants here to provide a safe "bullsh@&$" complex. They actually cleaned the place up Now due to the Property Management there has been items that still have not been taken care of 1) Replacement of carpet-they cheaply cleaned around the furniture.This carpet is disgusting and might possibly contain black mold. I have asked for replacement of the carpet several times (nothing) This is a health hazard for me because I am on disability for severe asthma, I am breathing in whatever nastiness is in this carpet 2) Reserved parking space- there are so many reserve spaces that those of who live and pay rent on time have no where to park I have had my doctor write a letter regarding a reserve space twice (this never happened) 3) Mismanagement (by Avanath) of my money-October rent was $1209 This check cleared my bank on 10/4/24. I receive late notice informing me that my rent is late and I owe $1385!!!! I called my bank they verified Avanath cashed the check at 4:30am (at that time there was $900 in my account, the following morning I deposited $500 Avanath did not send the check back through I have kept ALL documentation pertaining to their poor mishandling of my (once a month income) I am on disability I get paid once a month!! They now expect me to pay for their mistake?!! really A tenant who has been here since 2012 paid my rent on time "including their increases" on time This incident has caused financial hardship for me. This is not the way to treat a GOOD LONG term tenant Ann Tariga is the best manager of Geneva Pointe Apartments. She works her ass off to make sure this place is clean, safe, and gang and drug free. It's because of her that this place has changed for the better. Without it would look and become one of those complexes on Mack Road ! Ann listens to the tenants and the ones that complain are not following the damn rules or act like this is an actual house ( we rent) we do not own it!! Get over yourself and stop making her job hard Ann knows what she is doing and she is GREAT at doing it!! Avanath would be a fool to let her go or discredit her abilities. She should be teaching the corporate office how to interact with the tenant communities Just because it's low-income doesn't mean we are low in intelligence, respect, ratchet. Like you we like to have a nice safe home also Ann Tariga is a valuable asset to this Avanath. It's hard to find good employees and it is hard trying to find good tenants I am praying the best for Ms Ann Tariga

    For the past couple of years my wife and I have gone back and forth about home ownership. It's…read moresomething that we both mutually wanted to do, but kept putting off. Our biggest reason is because we wanted to see if another market crash (similar to the one that occurred in 2008) would take place. Unfortunately, housing prices are reaching all-time highs, and there is no current indication that home prices will decline (at least not soon). With our apartment complex steadily increasing rent, our apartment bursting at the seams, and a rapidly growing four year old, we needed to make a move (literally) fast! We decided to dive in and see what the housing market could offer us. Per high recommendation by a friend of ours, we contacted full-time Realtor Mrs. Courtney Ellison and scheduled an appointment. When we arrived at Courtney's Lyon Real Estate office in Elk Grove, she promptly greeted us and ushered us into her office. She proceeded to give us a brief summary of her real estate background and inquired about our home expectations (location, price, home style). Next, Courtney walked us through the entire home purchasing process. When I say entire, I'm not exaggerating. She literally provided us with intricate details of the loan process and the process of finding a home and making an offer. Along with the process, she also provided us with the worst and best case scenarios for every portion of the home buying process. Courtney also added us to her MetroList home search portal, and on a daily basis we would receive emails about homes for sale that met our preferences. Courtney then referred us to Loan Originator Mrs. Shannon Walton from VITEK Mortgage Group for our preapproval. After meeting with and receiving our preapproval amount from Mrs. Shannon Walton (please read my review for VITEK Mortgage Group), we contacted Courtney and relayed the price point that my wife and I were comfortable with. I'm going to provide you with a full timeline so that you will have an idea of how fast the process goes, hang on for the ride! On August 3rd we had our preapproval meeting with Shannon, August 5th we had an appointment to go house hunting with Courtney (based on a list of homes that we found on Courtney's home search portal), August 5th we found two homes that we were interested in and put in offers for both, August 8th our offer was accepted for one of the two homes, August 14th we had an inspection conducted on the house, August 18th Courtney informed us that the appraisal was complete, September 5th we signed our loan paperwork, September 7th Courtney was handing us the keys to our new home! Courtney was truly a pleasure to work with. She is honest, professional, and extremely knowledgeable about the home buying & loan processes. Throughout the entire process, Courtney did a great job of communicating the upcoming steps, what to expect during these steps, and when to expect it. While remaining professional, Courtney instilled a sense of security within us that she had our best interests at heart. At no point during the process did we feel any kind of pressure or inkling that Courtney was just trying to make a sale. She turned what we thought would be a near impossible task (due to the increasing housing market), to an uncomplicated effort. Also, Courtney is a wealth of resources. For everything that new homebuyers might need (think locksmith, painter, handyman), Courtney had a referral for us! Courtney comes highly recommended, contact her if you're looking to sell or purchase a home!

I never even knew these apartments were over here. The lady Stacey who helped us today was truly helpful. She gave us a lot of information that we were not aware of regarding these apartments and their sister apartments. The rent was reasonable and it was something that my daughter could manage on her own. They only require you make 2 times the rent, which would be great for her. Most places reque require 2 1/2 times the rent. That makes it harder for someone young who is not making a lot of money. The down fall for me was not having a model or available apartment to show, but you could see it via the internet if you want to see what they look like inside. They look good outside and clean and quite. We will keep out fingers crossed because it would be ideal as far as the area goes.

I don't know how you could give a bad review based on them not having units available. How is that their fault? My apartment is small but cute. The complex has a basketball half court and a nice playground. But a lot of people let their kids run around like crazy people so you always have to watch out for rogue kids. Other than that, my neighbors are all kind and it's quiet here. I feel safe. The maintenance team is nice and on their stuff always. Also, I don't understand people saying they call Stacy with a problem and she doesn't address it? We must be talking about a different person because I've called her twice and she was ON IT each time...so maybe it's in YOUR approach‍

The small details from the flowers, water fountain, parcel lockers, etc have been such a beautiful touch as well as the newly renovated apartments. It's surrounded by a lovely neighborhood and has always felt safe. We've lived here for 5 years now and all of our neighbors have been angels, but they all started moving out of our building within the last 2 years and now we unfortunately have the most disrespectful neighbors move in downstairs as well as upstairs. We've complained multiple times about how loud they are (especially their kids) and how disruptive it is whenever they run up and down the hallway/stairs making multiple trips every single time. And even though they are down the hall from us we can still hear them from inside our apartment. I'm also not sure who raised these people to slam their doors so obnoxiously, but it shakes our entire apartment every time and is extremely loud. We've never had this problem until these people moved in and have complained multiple times now. It's gotten so bad that my husband and I are planning on moving out of our apartment when our lease is up next year. My only other complaints are how dark our apartment is. If the balcony had no cover we'd maybe get some sunlight, but it's dark and dreary 24/7 which is awful. The other complaint is that the stairs leading up to our apartment have been loose so whenever anyone walks up the stairs we can hear it from inside our apartment which is just the cherry on top! Can't remember the last time I had a full day of peace here, but I'm looking forward to it when we move out of this apartment.

    I really want to love living here, but truthfully my experience since moving in has been…read moredisappointing. While I will say that the office and maintenance staff here are absolutely wonderful and kind, there have been too many issues for me to simply overlook. I moved into a unit that was far from move-in ready. It's to the point where I'm actually embarrassed at how many maintenance requests I've had to submit over the past 3 weeks because I don't want to be THAT resident. While I can overlook the many cosmetic issues throughout my apartment, there have been other issues that I find completely unacceptable. I've submitted maintenance requests for things like a cracked toilet seat and broken toilet handle, a nonfunctional sink stopper, broken laundry door/track, loose front door handle, misaligned oven door that wouldn't close properly, nonfunctioning light bulbs, an excessively loud fridge, and a filthy dishwasher with a broken top rack that had been zip-tied in place. To management's credit, maintenance did address these issues very promptly, and the maintenance staff I have interacted with have been incredibly nice. My frustration is more so about the sheer number of issues I encountered almost immediately after moving in, many of which appeared to have existed before I received the keys. It makes me question what procedures are in place for ensuring that a unit is genuinely move-in ready. As of now, I still cannot use my dishwasher, as there is noticeable buildup inside it, substantial food debris and grime beneath the unit, and blue-green corrosion on what appears to be the dishwasher's water-supply connection. An outside vendor needs to come in and clean it, and on Friday, the office said they would try to schedule the vendor for Tuesday at 7AM. I made sure I was awake and available this morning in case they came, but no one showed up, and I have received no communication since Friday confirming the appointment or providing an update. At this point, I still have no idea when this will actually be addressed. Then there are the issues outside of my unit itself, such as my gate access and dysfunctional gate remote, which I was told needs to be resolved by an outside vendor. The pool is currently closed until further notice, yet they continue to actively advertise it as an amenity on social media. There also don't appear to be any designated recycling bins on the property. The dumpsters have signage asking residents to break down cardboard boxes, but there are no separate recycling receptacles that I have been able to find. I have tried to be patient and reasonable throughout this process. I have documented problems, submitted maintenance requests, communicated with the office, made myself available for repairs (which has also been quite inconvenient with having to accommodate for my two dogs), and continued trying to make the apartment feel like home. There are certainly things I really like about living here. The property grounds are very well maintained, the community itself is nice and feels very homey, and all of the residents I have encountered so far have been friendly. As I mentioned, the staff and maintenance team have also been wonderful to interact with. These are all reasons I really want to enjoy living here. Unfortunately, these positives do not negate the condition in which my apartment was delivered or how exhausting it has been to repeatedly discover, report, and follow up on problems that should have been caught during the turnover process. I sincerely hope management improves its pre-move-in inspections, quality control, and follow-through with residents. I would much rather be enjoying my new home than spending my first few weeks here submitting maintenance requests and writing this review.
