The reception area offers very limited convenience items, and while the folks that greeted at the front desk were nice, they were clearly sick and unmasked (coughing in customers faces) and no sign of a yellow KOA shirt to identify personnel. From our perspective, we're starting to see that many of these campgrounds have stopped catering to the short term camper/travelers that are not in 40+ foot self-contained rigs ( ie not using centralized amenities). The trailer or camper parking spaces are concrete which is a plus and include a nice picnic table and barbecue grill. Cabins and tent Camping on the grass is also available in the park. Cable hook up is also available. The electric and water were in good working order at our site. Some spaces are a little larger and offer fire pits for an additional fee. The reason we cannot give them a higher rating, is the condition of the bathrooms and general security surrounding the Campground. While the large bathrooms have key code door locks, they were inoperable most of the time, and there is nothing (fence, gate, security guard) to prevent outside traffic and foot traffic from entering the campground. We observed Campground outsiders/transients utilizing bathrooms and laundry facilities unchecked. The showers were spacious enough in the central facility, but temperature regulation (ice cold or scalding hot) and/or water pressure was nonexistent with hot water not available in several of the shower stalls. The ladies handicapped bathroom door lock was broken. Bathrooms available by the poolside are open to the public, not clean, and the men's bathroom door appeared to have been kicked in and gone unrepaired for some period of time. These were reported to the front desk, but nothing had been done before we left. The entire facility needs a once over on the maintenance side and a good cleanup. There is no garbage pick up service at the individual campsites that is typically found at other KOAs. All trash must be hauled to the front entry of the campground. I would say that this location is OK if you're looking for a night or two stop on a journey , or for someone who has their own rig and does not plan on using the central bathrooms, beyond that I would suggest you consider alternative options. This location is not a standard representation of the KOA brand.

It's a KOA and it not so far from what I expected…read more Location - Exit 223 off I-95 in Mims, Florida. - There are two convenient stores /gas stations within a few hundred yards of the entrance one just after exiting the interstate and one prior to the entrance ramp on reentry to I-95. Noise Level: yes I can hear the traffic from the interstate traffic when my air conditions aren't running so I'm sure if you're in a tent or in a cabin it could be somewhat annoying. Much of the noise I noticed was the sound of kids running on the play ground screaming with laughter or splashing in the pool - this wasn't so annoying to me, it actually reminded me of my childhood when I spent countless weekends camping with my family. If I wanted total silence I guess I'd find a deserted beach or boon-dock in some remote wilderness area, those are amazing moments too but not the norm at a family camp ground so set reasonable expectations and you may look at this place differently. Accommodations: Tent Camping - Cabins - Back-in or Pull-through sites for practically any size Motor-Coach or Camper. I paid under $100.00 for a premium site for my 38' Coach with all the hook-ups (50 Amp Electrical Service, Water, Dual Sewer Connections and Cable) from Saturday at 12:00 PM until Monday at 12:00 PM - they have a store, they have a laundry facility, showers and bathrooms if you need them. They have a playground for the kids and a giant pool. Most of the sites are shady and concrete, with a picnic table and are nicely landscaped. There are plenty of trash bins next to the office and they even have a clothing donation kiosk if you are feeling charitable. What could be better: The roads are paved, gravel or dirt depending on where your site is - the roads are narrow and the turns are tight (you may want to unhook the toad before going to your site) your guide will meet you at check-in and take you to your site, my guide was Eric he stayed until I parked and he explained the hook-ups. Your neighbors may be a little close but all I encountered were friendly. Wildlife and Domestic Animals: I met a few friendly squirrels and noticed one cat that seemed to be friendly - I didn't encounter any feral cats or barking dogs. I did encounter a small lizard but he was friendly too. All in all no complaints here...

The PAVED site sizes are good & wide enough for a large motorhome, tent & dog fence. From there, it's got some downhill. This is the 2nd Winter we have spent here in our motorhome; & again, it's because of the location & the most spacious sites of 5 other nearby campgrounds we've checked out. As other reviewers have mentioned, the office staffers are friendly, BUT MANAGEMENT is off-site, supposedly in West Palm; & they are willy-nilly about important things like pop-up tents on the sites. Last Winter (2025) we had to get "permission or approval", (the words they used) before putting a tent on the dirt & shell campsite we'd been assigned. We sent fotos of our tent & dog fence weeks before arriving for our 4-week stay. Once here, parked, fence & supremely-well-secured tent were up, we were told to take them down. No one knew what was going on & they were not friendly about it. Luckily, we had the emails to prove our position. When we booked for this year at the end of last year's stay, we said our tent & fence would be the same, expecting the staffer to make a note for management's benefit & our own. This year, we are staying 8 weeks. The management has changed & although we'd advised that we would have the same secured tent & secured dog fence, Well, after working hard on putting them up after our arrival this year, we were told to take them down because they had no record of our request. So, even though they verified our stay last year, they would not accept our tent. This year we have had to spend another $160 for a 10' x 10' screened tent from Amazon (no smaller sized tent was available), to replace the 8' x 8' fence we were told to take down, which had been accepted last year. Also, last season we were told that this year we would see many upgrades prepared for this season. More paved sites, an upgraded comfort station & a new office facility in a redesigned location. The many new pads, comfort station & office have not yet materialized. I do recommend the location for the rocket launches we saw day & night. But, the management is temperamental. Ask all the questions you need answered before your arrival & keep the original emails to cya.

We toured every road and found no trash, unsightly rigs, or signs of day workers in overcrowded trailers. The new owners plan on a series of upgrades that will make a comfortable park even better. There is reasonable space between the sites. The mature trees make this a shaded and woodsy area.

Linda and Del are great, very friendly and reasonably priced. The location is fantastic, right on the water with great views. The sunrises are spectacular! And the dolphin are almost always playing around in the channel. They have full hook ups, including 50 AMP service, WI-FI, cable hook ups, showers and on site laundry facilities if you need them. So, whether your stay is for RV camping, fishing or renting one of their on site cabins, I recommend trying Mosquito Lagoon! It will be a fun stay.

With a large RV we were able to navigate the route into the park and into our site. Hookup was easy and we settled in quite fast. Location: Although Cocoa may not seem like a 'happening' location, it was nice and quiet for our stay. Lots of campers/RVs in the park and no noise. Barely seen anyone else to be honest. Bathrooms: Clean every day. Showers: Clean and water was nice and hot Cost: Appropriate cost for the season, which could have been higher since the snow birds are settling in right now and that's when the rates go up. Staff: super friendly and informative. I would definitely recommend this park! Call ahead of time to reserve a spot because as we are finding out, places fill quickly.

Saw a bald eagle and a swallow-tail kite. I'd like to tell you about that, but that's not the review. Here's the review: if you book here, you will be checking into a bizarre combination of tropical paradise, tailgate party, spring break, and a middle school playground. On St. Patrick's Day, we had been doing some sightseeing. We came back to our site, and the folks who had arrived behind us fired up their music. I don't have a problem with music or other noise prior to "quiet time," so long as it's not over the top. This was way over the top. Kim was on the phone with the nursing home about her 91-year old mother and she couldn't hear the other end of the call. We called Security and asked for help, they came around and talked to the offenders. Whereupon the offenders started yelling around "who complained about our music?" And, they sent their preteen daughters on their bicycles going around and asking "did you complain?" Let's just say it was downhill from there. They jacked the volume even more, and started taunting us. Kim lost her temper and started yelling at them to quiet down. They responded by threatening her. She told me to call security, but since they hadn't helped, and the on-duty rent-a-cop had no interest in helping, I called 911 (which the campground rules said to do in an emergency). Apparently, that was a mistake. The rent-a-cop was pissed off that we called 911 when he was supposed to already be on top of it (which he wasn't). So there was a conclave of police cars, and the night manager, and the three large guys from the offending site, etc. Bottom line: management demanded that WE leave, in half an hour, or be arrested. It's 10:30 pm, and I told the rent-a-cop that I was in no shape to drive. "Figure it out," he said, and walked away. So two 70-year olds had 30 minutes to get everything packed up and drive to some alternative place. While we were striking the site, the kids at the offending site were chanting "we won, we won." And they started playing "Hit the Road You Jack" quite loud. And the adults were yelling "we're Republicans. We can do whatever we want." They noted our Maine license plates and told us to "go back to Canada where you belong." We ended up in a wicked expensive hotel in the next town over, paying spring break prices ($340 a night!!). And we lost the cost of two nights at the campground. So if you're a party animal, this may be your kind of place. Just don't complain about anything, or you will be asked to leave. It's interesting to note which rules are enforced and which aren't. For instance, there's a poolside bar, and lots of signs between the bar and the pool saying "no food or drink beyond this point." Not only was there lots of food and drink around the pool, there were wait staff taking orders and delivering it. In retrospect, the fact that they have a rent-a-cop cruising the premises every night should have been red flag. I've never seen that before, but apparently they expect rowdiness. They just don't want to deal with the negative repercussions.

Idk if this was inaccurate or if it was the humidity - but it was sticky hot in there I cannot recommend you stay there if you are temperature sensitive. Also - the lock and door didn't fit properly, so, if you weren't pulling the door shut it wouldn't lock. I was able to pull the door open without unlocking it upon check in.
