I would like to make a distinction between…read morethe Condominium complex and the nearby (quite literally right next door and attached, to the same address) Apartments. The apartments are known as Fairview Court, But apparently many people here think the apartments are known as Stonebrook Apartments, Which is not true in the slightest, As Stonebrook and Fairview are not at all associated. that being said, the complaints are certainly warranted as the apartments themselves seem to have quite a few issues between parking and space constraints from what i have seen living in the CONDOS for at least 2 years (almost going on 3 at this point!) The people who read these reviews should note that the apartments are the condominiums are not at all the same thing, Despite sharing the same address. As such, you should search for a yelp page for Fairview Court if you are here to make a review of THAT complex. So as far as the Condominium complex goes, I very much enjoy living here as it is secluded, even if it IS in between Factory buildings and the the 205 freeway. I live right up against the freeway and it certainly is loud, But regardless of that its still a nice place to live when you get used to the noise. its not like this for the all the homes in this complex, I just got lucky. :) we have AC in our condo, With a decent floor plan and decent weatherproofing, I never have to worry about anything but temperature. Speaking of, One issue that bothers me is all these condominiums have a strange kind of Ventless, (But completely Gas) fireplace that uses a molten rock. the issue is the windows must be open to use this fireplace do to lack of vent, Otherwise you will basically gas yourself (with a side/threat of possible Carbon Monoxide poisoning! Honestly, an awful fireplace design) and set off the fire alarms. @~@ coming from California, We use Gas in fireplaces only to light logs, then turn the gas off, Rather then use the gas on its own for heat. Not being a Washington native, Its very... interesting to see all the different forms of heating people have up here. the area is very good looking and well maintained, If it ever snows, it looks very beautiful :) The management team that handles the condos are known as Invest West Management and they are a good group of people, all things considered. They work alongside an HOA board for the Condos closely. The only qualms i would have with them (or possibly the HOA if they are who create and manage the policies) Is the expectations they have of a Renter living in an HOA associated home. I wont go into detail as they are understandable, based on my knowledge of HOA's, having answered phones for one such kind of business before and are also just apart of how HOA's operate, but from the standpoint of a Renter? There should only be so much we should have to worry about, In way of Outside upkeep. Just my two cents. The neighbors i have never had issues with, For the most part. There are a few hit and miss scenarios as people seem to be moving in and out on a regular basis, with limited parking alongside interesting rules about said parking. Honestly though, the parking policies were perfectly acceptable until the nearby apartments were built and forced the HOA to change their policies to protect their space. All in all, Its a nice place for us as quite literally our first rental EVER. We moved into this place fresh out of moving out from where my father was living (i live with my sisters) and we were surprised that we could get such a nice place for the rental price we got it at (At the time, The rent has since gone up as i write this.) and we really couldn't complain with a few exceptions. The condos are separate from the apartments. People are so upset about having their cars towed but…read moreat the condos, we OWN our units and the parking that is now labeled "stonebrook condominiums only." Which, by the way, was labeled that AFTER the apartments made every. single. space. "permit parking only." The condo residents are having people towed because if we cannot park in your spaces, you cannot park in ours. That being said, I think we can all come together and agree that this whole situation is ridiculous and they should have added a small parking lot instead of one of the buildings. It would have saved so much headache! Parking was a slight annoyance before, but with the addition of the apartments, it's unacceptable. Of course, this is no ones fault but the company that owns the apartments. So disappointed.

It seems there is a deficit in condo leadership within Cedar heights. The board is trying to force…read morethe residents to re-side all of the buildings without a community vote for no good reason. There is no problem with the siding on most of the buildings. It could cost each property owner about $40,000 which most just don't have. Secret meetings of the board seem to be the way things are done here. There is an air of intimidation in Cedar heights. A couple of board members have been forced to resign. When one of the board members was told by a resident, "I don't have the money to pay the assessment for the siding" the board member told the resident, "Get a loan". $40,000 isn't chump change for the residents of Cedar Heights. Strong arm tactics seem to be the way business is done with the current board. Residents are frightened here. This is not the way honest leadership does business in Vancouver USA. The atmosphere is very distressing in Cedar Heights at this time. The attitude of the leadership seems to be, "If you don't like the way we are doing business, shove it up your ...". This is the way it looks to me. I have seen this on TV and I have seen this in real life. These tactics have been used against good people in the USA ever since this place was opened. It's not right. There needs to be an investigation of the board. Somebody needs to hire a lawyer to "Follow the Money". Someone is going to make out like a champ. Who is that person? Does organized crime have a stake in this condo complex? Just asking.

I read the one star review from the other resident and haven't had the same experiences, for the most part. The elevator was down for 3 weeks recently for a comprehensive overhaul and now it runs smoothly and quietly. And it is true that unwelcome people will make it into our building from time to time, I've noticed that the building super does a pretty exceptional job of delivering packages to our doors (not even his job) so I'm really thankful for him. I've never felt threatened, harassed or like my security was at risk ever. I am an owner. This is a great location (Zone K) walking distance to Fred Meyer, Providence Park, lots of great bars, lounges and restaurants. Never seen a rat, a mouse, a roach or even a spider, ever. Built in 1927 as The Marquette Business Hotel then became the Marquette Apartments. After kicking out all the low income renters, including me, they went to work reviving the building to its 1927 splendor. I've lived in this building for a few years now simply out of the location and price. However,…read morethere been a lot of issues. - Water shut down for "repairs" multiple times a month. - Packages were being stolen from the mail room (hallway). Christmas gifts, included. They installed a camera and hasn't quite happened - A resident's boyfriend once pooped in the lobby. Not joking. - An apartment was once rented to a group of thieves that broke into multiple apartments. - We had a bunch of thieves walking right into the apartment. There's a camera outside and a note to resident to not allow random people in. But it's hard to tell who lives in the building. - Rats. Took a month getting them out with the help of an exterminator. - My neighbor's entire ceiling fell through from bad plumbing from her upstairs neighbor. - The neighborhood can get sketchy. There are cars being broken into and occasionally, there are people loitering out front. Multiple times I'll hear fights outside in the middle of the night. - The trash area can also be sketchy. There's occasionally dumpster divers and often harass the residents. I never throw out the trash at night. And the worst... - My storage unit was flooded from a resident's bad construction work. Instead of notifying me. They just had fans running. Not even sure for how many days. I needed to get something from my unit and realized EVERYTHING was wet and with health hazardous molds. I had to throw out everything - clothes, laptop, books, work papers, etc. Ended up getting quite sick from having to clean everything with the mold odor. Never received any apology or compensation from the building or the resident. UPDATE: Please be weary of reviews written by owners versus renters. Particularly, new owners. Things have changed the last couple of years but the building is still old. And the location is getting worse. - My water was shut off... Again a few weeks ago. They used to post signs but no longer do. This typically happens a few times a month. - The elevator was broken for months and finally up and running for a little over a month. It's broken again. There's no notifications from the building about what happened and when we can expect it to be running again. Maybe the owners get notice but as renters, you're often kept out of the loop. - Yesterday, I went outside again to find someone in the dumpster. A review by an owner said he's never had any issues but as a woman, this is the third time I've seen people rummage through the trash. Fortunately, it was in the afternoon. Because of this, I never go out at night to throw out the trash. It's just a risk. - Tent city just opened up across the street. There's huge trash bins across the street and at the side of the building.

Maybe it's top secret info that only a few people know anout I especially like the location bcz it's only a 30 sec walk to Hyatt House for when guests come by and 45 seconds maybe to the tram so no need for a car. Also this place has underground parking which is awesome too.

I lived at the JR in a unit I rented via a separate management company for three years, moving out…read morein 2021. I really liked it. I found common areas clean, upper end fixtures and flooring, front desk very helpful, secure, and pretty quiet in the units. As a tenant I felt I was treated the same as an owner, meaning concierge was very responsive to my questions and took care with receiving my packages and guests. There is an very nice landscaped outdoor deck area with barbecue and dining and covered sitting areas where no pets are allowed. Good location for transportation, nearby gym, a few restaurants and a convenience store. Lots of walking path options. OHSU proximity can't be beat. Views from my unit were amazing but with newer construction in area that likely changed. The few days Oregon had smoke in the air, it was nice to have such an airtight building and just run a/c.

See attached photos. The shower curtains were moldy. There was mold and dirt in the corners. I doubt anyone has cleaned that place in years. The toilet had dried feces ON (not in) it. The plants around the hot tub are overgrown and dying. It's a mess. There is TRASH right outside the windows of the rec room. The road into the facility has washed out. People are just planting whatever they want in the flower beds, which used to be so nicely kept up. The units look like Section 8 housing - there are unpainted boards holding up the balconies. The HOA must be horribly mismanaged if they think this is ok. What a travesty.
