I rent from sederson management and they are by far the most unprofessional and rude management company in Kansas City. the duplex I live in since 2019 has been sold twice while I've have lived here . The frist owners where nice and were easy to deal with and fixed things in a timely Manor they even let me put up a temporary fence for my big dog to keep him in contained in the yard . I also had the same result with the next management company. Sederson took over just over a year ago , and we've had nothing but problems had bad experience over the phone . My main problem is over my next door neighbor for whom I share the duplex with had brought home a truck that had been stolen and recovered not knowing the trash that the car theft had left in the bed of the truck has infested with cockroaches . Of course both sides of the duplex got infested and we informed sederson management at the time oct or November of 2021 of the problem . After contacting sederson viva website generated maintenance request as per sederson managements protocol and reaching them by phone our problem that required a since of urgency was taken lightly. After not hearing from after speaking to them over the phone my neighbor and I bombed both sides of the duplex and he purchased the bug spray and bug bombs. About a month later they finally came and sprayed. This happened in November my neighbor moved out and March during that time we are still having a roach issue and the maintenance guy said he saw them while preparing the unit for a new resident. The new resident wasn't informed of the Cockroach situation. After repeated attempts to get somebody over here to spray cedarson finally sent over the exterminator which showed up at 6:00 on a Friday night which informed me that he lived in Hays Kansas which is 267 miles away four to five hours by car ride I told him that I had bug bombed the house the week before and was still seeing a few here and there even though it was late and we were on our way to dinner I went ahead and let him spray I asked him when he would be back to spray again he told me he would come back in a few weeks for what she never did after repeated attempts of trying to contact him through the maintenance of cederson management I wasn't getting anywhere but finally this person showed up again September the 15th the first time he sprayed was December the next time was in June the time following after that was the 15th of October. The exterminator and I had a viral agreement for him to return to my house every 2 weeks for the next 3 months to get this extermination problem handled, I wrote down my name and time and date on our next time for him to come spray which is going to be the 1st of October for what she did not show up nor did he call. For the next 3 weeks I could not get cedarson management to take this seriously or to get this person to come back to my house. After being fed up of not getting anywhere by phone I decided to go sederson in person to express my dissatisfaction with their overall performance and lack of urgency. After I arrived I requested to speak to the manager "josh" In private because I previous experiences with Amber over the phone we're not very pleasant ones and I did not want to talk to her because she has failed repeatedly to get this situation handled and she had told my girlfriend over the phone that sederson doesn't take pest problems seriously. Josh and I walked back to an office but I noticed amber in tow and wasn't able to speak to Josh alone so I expressed my issue and how amber isn't cut out to speak to people because her skin isn't thick enough and that I could do her job better(they didn't know I have experience in the apartment industry and that I had worked for one of the most prominent apartment complexes in Kansas City handling all of their maintenance requests) and was confident that if they fired her and hired me tomorrow that I could get this situation handled for which she can run the corner from my peripheral vision because she was standing behind me to the right threaten me with a 10-day to evict notice and the whole time this is going on iam sitting down in a chair . After telling them about how they're not resolving this pest control issue and their lack of professionalism I'm not confident that they're going to get this handled and I'm wondering why this is it more of a sense of urgency to them then amberjet threatened me with her 9mm handgun she's threatening a person who's sitting down in a chair with a gun trying to get a pest control issue handled then when they can see that I was not scared by the gun amberjet decided that she was going to call the police for what she did for which I was glad because you never know she could have shot me. And her threatened me like that just proves my point that her skin is not thick enough to do this type of work.when the cops arrived I left with no issue and wasn't charged or ticked . I have lived in 7 different houses, with 6 different rental companies, in the last 6 years, and Sederson is truly, hands down, the best of the best. From the second I started looking for a house, I was blown away by the value and quality of all 4 of the Sederson homes I toured, and I have adored every second of living in my little house. My house sat vacant for several months before I moved in, so, as it was "waking up" again it needed a variety of reasonable repairs, and all 4 of Sederson's repair guys were professional, super friendly, and always remembered me (and my dogs!) by name. I don't think I ever waited more than a few hours for one of them to show up when I called, and they treated every call like an emergency--even coming out after hours on a Friday because my dishwasher wasn't working and I had a dinner party the next night! Working with their office was ridiculously easy, and Amber at the front desk is probably one of the kindest, most understanding people I've ever met. I loved the ease of being able to pay online electronically each month, and if I ever had a question or concern, Amber responds to emails nearly instantaneously. I would have rented from them FOREVER if I wasn't moving somewhere cheaper (and far less nice) to save for a house of my own. Not to mention--when I first began looking around for a cheaper rental but wanting to stay in my neighborhood, the same layout houses just a few streets over for mine were renting for $500+ more a month. Their prices--for the quality of their homes and the safety of their neighborhoods--are truly unbeatable. As a single female that lives alone, I truly could not recommend this company or their properties enough, and I will miss working with this company--and my beautiful Roeland Park cottage--terribly. read more

I went back and forth between 4 and 5 stars for a while on this one, and in the end, went with 5 because most of the issues I have are not the direct fault of the management company. I love this group as a company. When moving in from out of state, they were really great about working with me and going above and beyond to help me out. Any time I've had an issue, they're very quick to respond and seem to do a good job prioritizing maintenances requests. (I'm ok with the fact that I had to wait a couple days when one side of my sink was clogged because when the only toilet in my apartment stopped working they sent someone out ASAP) They offer affordable apartments in good locations. My specific apartment does not have a dishwasher and the kitchen and bathroom are a bit small, but this is very fairly reflected in the price. They do have many other properties with these ammenities. My biggest issue is not with them as a management company, but rathe with my building itself. The walls are a little thin, so I'm hesitant to play music or video games often because I don't want to disrupt my neighbors. That being said, not all residents in this building are as courteous as me on this issue. the people who live above me are obnoxious and have no concept of being quiet in the middle of the night. I've talked to the neighbors themselves about this but never the management company, so I can't hold that against them. It is frustrating that the two downstairs units are carpeted and the two upstairs units are hardwood floors, because I can hear every step they take in the apartment above me, it seems sometimes. Again though, I'm paying a really decent price so to me the pros outweighed the cons. I would love to live in another Sederson property for my next house or apartment. They are really great about working with you, always friendly when I call, email or drop off my rent, and provide all-around great service. read more

I have rented from Sederson for 6.5 years now and it has been an absolute pleasure. They have hundreds of properties and yet when I call the office and state my first name and address they know exactly who I am. They are fast friendly and always immediately responsive. Every maintenance issue I have had was resolved swiftly and efficiently by their friendly maintenance team, even after hours. Sederson has treated me like family in my time renting from them and I am sad to be moving on. I can't imagine a better rental experience or better landlords. Do not hesitate. After years of renting from jerky management companies, Sederson was a complete breath of fresh air. They return calls promptly, management requests were done quickly, the maintenance people were nice and helpful and I cannot say enough great things about Davin and the front office staff. A pipe burst in our front yard and Sederson handled everything. It was taken care of promptly and they kept us in the loop the whole time. I've recommended Sederson to all of my friends looking to rent or looking for a rental management company. You guys. I pay my rent with the first paycheck of every month and for the first two months they CALLED me to double check if it was okay to cash it. Most rental companies would take it and run, but they took the time to double check with me. The only reason I am not renting from them anymore is because they weren't offering anything downtown, but if and when I move again I will definitely look through their listings first. read more

I would give zero stars if I could. They provide low quality housing at high prices. It's evident from the photos that they don't care about their tenants. Never trust a company that includes an "As Is' clause in the lease. Cracked and dangerous sidewalks, leaks, rotten and moldy walls, and missing carpet is all you will get for $1,000/month. The staff is amazing (roxy) and always there to help, it's over 5 years now renting with them. I was moving every 12 months! After the wonderful, peaceful neighbor upstairs moved out last year, my wife and I ended up with a not so wonderful, not so peaceful neighbor. We were probably spoiled by how quiet the previous tenant was but eventually the noise got out of hand! I am updating this review because the leasing office and property manager have been extremely apologetic and helpful throughout this unpleasant time. They care about their responsible tenants and do whatever it takes to make things right. I would give them SIX stars for this review if I could. Wouldn't recommend this management company or any of their properties to anyone. The quality of the property is laughable considering what they charge. Read the fine print before you sign a lease because EVERYTHING is the tenants responsibility.. leaks, floods, cracks, bugs, you name it.. they'll come and take care of it and then stick you with the bill. I, too, went back and forth between 4 and 5 stars, and am only giving 4 because, even though the concerns I had were met after I brought them to the attention of the staff, the property I moved into should have been clean and maintained BEFORE I moved in. But once I brought those concerns to the attention of the friendly and very competent office staff, things got done RIGHT AWAY. I know I probably should wait awhile before writing a review of Sederson Management, I've only been living in my apartment for 3 months now, but I'm glad I chose this as my first choice. To preface this - I'm rating the management, not other factors out of their control (tenants, the building itself, and the neighborhood. Although the cons of these are even fairly few). For example, yes their have been bugs in the apartment, but then again when have bugs not entered a place? It's a sad reality of life, bugs like where you live. But even then, that has been practically a non-issue. I just keep my apartment clean, and they've even sprayed. (I bring up the bug example because on other review pages people complained about bugs. Sorry, they exist folks, and sometimes they like your apartment more than others. Clean up the pizza boxes) I live in an old building. And I knew that, so I can't really complain about the fact that old buildings require a bit of maintenance and some TLC. But they have been very prompt with maintenance. Keep in mind some things require more attention than others. But even the things I considered to be the most minor, the maintenance crew came out regardless and cleaned up after they were done, which was very appreciated. I've never had an issue when talking to the office. They are always very friendly and helpful. Given the fact that they deal with so many tenants and still stay on top of things is pretty impressive to me. The only reason I listed this as a 4 is because I was initially concerned with the security into the building for a while, however that issue has been resolved. I just wish it had been resolved sooner. But above all else, I love that with this company, they are straight forward. So far they've kept up to the terms set in the lease. Great company, very friendly and patient. I would recommend this company to everyone. read more

I have been renting from Sederson for over 10 years. That alone should give you an indication about how good they are at pleasing a tenant! I have had very few maintenance issues during this time, but when I did, they responded immediately and fully addressed the issues. They have also been great at periodically inspecting the property and making improvements I wouldn't have thought to ask for. I trust their repairmen to enter the property without disturbing my possessions and appreciate that they leave behind a note indicating what they accomplished and/or have yet to do. I've lived at a Sederson Property longer than I'd care to mention and can honestly say, it's been horrible. The owner of Sederson Management is unprofessional and rude, that's putting it kindly. I tried multiple times to speak with him about getting the things that were wrong with my place since I'd moved in fixed and I got treated like dog crap. On these occasions I tried to even compromise and was told to just "move". When I initially moved in, my home was not cleaned and it was obvious a true walk thru had not been done. I indicated repairs that needed to be done and that should be done at some point. Some examples: mold and damaged shelves inside, garage had multiple holes including an area that appeared to be black mold that was so bad I could see through to my neighbor's garage; carpet stains, missing blinds in kitchen, damaged sliding door, damaged carpet, you get the idea. Wood was placed over the "issues" in the garage, the blinds were moved around in the Kitchen and the sliding door was repairs. That's good right, not really. The indoor mold was never addressed and I have a mold allergy. We're responsible for pest control, which I understood. However, I didn't expect to buy so much Raid and Hot Shot that I should buy stock in their companies. One of the places that the carpet is damaged, there's a hole that allows bugs to get in from outside. We're talking spiders, roaches and crickets, but let's not forget the slugs (yes slugs). Let me not forget the fun addition of the mice. I've never run my own business but I know how to keep customers happy. If you can't fix the issues at hand because the property owner can't or won't, then maybe there could have been a better way to resolve the situation vs telling me to leave. Had the owner worked with me, listened to me, not talked down to me or even threaten to evict me "because he could" because I asked a question about my lease, this review would be very different. There is one positive though, the woman (I wish I could remember her name) who now works in the office, is Amazing. She's kind, honest and will find things out for you. Whereas the previous woman who was there when I moved in lied repeatedly and I probably never would have moved to a Sederson property without her deception. Also, a previous maintenance man, Derrick was great! He always cleaned up after himself, fixed things on the first visit and never tracked mud on the carpets. I am not a horrible person and I don't complain or give poor reviews without a reason. I moved here because I needed a bigger place that was healthy and safe so could Foster. so i just moved into an apartment on December 3rd owned by Sederson management co. I was told it was move in ready "IT WAS NOT" (after three weeks of calling maintenance I realized that there were about 27 CITY CODE VIOLATIONS that they would not fix "Properly") i have also been told by the city that they almost got shut-down last year for the same thing. this should never happen to anyone because it is a breach of the companies side of the lease. and it is unlivable because we cant use our water to wash dishes or even cook with they ran galvanized steel with copper piping they ran them together and we now have sediment and flakes of rust in our water witch made me and my life partner very sick to the point that we had to miss 3 days of work when we called Sederson Management to have them fix it on a Thurs they said that they would come out on Friday to fix it but then called us back on Friday and told us they didn't have the time to fix it on Friday that they wouldn't be back till Monday because they don't do maintenance on the weekends but when Monday came they said that they didn't have time to fix it till wed but it wasn't till the next Friday then they finally did come to fix it unproperly i could go on and on about the issues that we have had in the first 3 weeks of living here so if i were you i wouldn't movie into any property owned by this horribly ran Sederson Management Co, and if you already have Call the City read more

I'm disappointed in the customer service offered with their parking lot mangement. Rather than working to offer more flexible parking permits they have taken the punitive approach of threatening their customers with towing rather then offering a better parking pass. Boo! read more

This was my first time renting an apartment and I regretfully say I am very disappointed. I warn anyone who wants to rent from this management. The management is not easy to cooperate with, they will be nice before you rent but as soon as you sign the lease they will be a pain in the *** to deal with, especially Amber, she's so arrogant. The apartment I rented had insulation problems, and I rented in January, so it was freezing cold. The management knew about this and yet they didn't do anything and put the apt. on market. The first month my gas bill was over $200 and my electric bill was over $150, due to running both forced heat and space heaters. The windows all over the apt. are so bad that you can feel the cold air coming in, they have gaps in them. I talked to the manager and he send a maintenance guy to take a look and he end up using clear silicone to seal the gap in the windows. But he didn't seal all the windows, and the ones he did was still leaking cold air. So I contacted the management, I talked to Steve, the maintenance manager, and he straight up told me he can't do anything about it. And when I asked if I can put clear silicone to seal the gaps in other windows, he said he will not let me. I talked to the other manager and he suggested to put plastic on my windows to keep the cold air out. So, I got a job in other state and I had to move. The management has good policy that charges one months rent as fine and will let you break the lease in between. So, I had to do that. However, if you do end up renting from this management please take pictures of the place as soon as you move in. They charged me $50 to get the bathroom and kitchen "professionally cleaned", which I cleaned and left the was they were when I rented it (for like 7 months). Ridiculous.
