    I am a recently moved out tenant lived there from dec 21- march 26 who has never been late on rent…read moreand has never caused any issues, so this review comes from someone who has fully upheld their lease obligations. While the office staff is pleasant and polite, the ownership operates like slumlords while charging premium rental prices. The biggest issue has been the HVAC system. It is completely insufficient for the unit. Any time the temperature reaches 80 degrees or higher, the system goes out. The repair company even informed ownership that the unit needed to be replaced -- and ownership refused. Instead of addressing the root problem, they chose not to replace it. When I tried to put plastic over the poorly sealed windows to help with insulation, I was told via email that it would be a violation of my lease. Instead, they provided a single window AC unit. That unit only cooled the living room and did nothing for the bedrooms. Because the bedroom windows had been sealed with rubber cement (their solution), I removed the cement from the bedroom windows and installed another window unit so I could sleep comfortably. I was then told that keeping that unit installed would also be a lease violation. So to summarize: insulating drafty windows was a violation, properly cooling the bedroom was a violation -- but leaving tenants in excessive heat was acceptable. The windows themselves are in poor condition and allow cold air in during winter and hot air in during summer. When I raised this issue, I was told via email, "it's an old house." That would be understandable if the rent reflected that -- but they charge premium rates. Their "fix" of putting rubber cement on the windows also creates what I believe is a potential fire hazard. There was also a leaking ceiling that required ongoing back-and-forth before it was addressed. Mold and mildew developed in the bathrooms due to poor ventilation and poor circulation. I have an arm's-length list of maintenance requests that reflect a pattern of temporary fixes instead of proper repairs. Again, the office staff is courteous. The ownership, however, consistently chooses the cheapest solution over the correct one.

We used to pay 665 a month and not they have upped it to close to 1000 all together. And this is what you are getting for this price. The place is really old and plagued with constant air conditioning issues, my ceiling caved in 3 times in my master bedroom due to the unit leaking. Two of the times I contacted maintenance as soon as I saw a wet spot on the ceiling and all they did was come an touch the ceiling and tell me it was fine. Didn't even go in the attic. It floods. Any heavy rain an water is pouring into your unit. Even the office floods. The old company would go get us sand bags before a heavy rain to put at our back door. This one just lets it happen. And deals with it after but they let it sit till the smell makes you sick. The apartment complex right next to it has a really bad reputation and there is a path through the woods that leads right to this place so you are plagued with constant car break ins in the spring and summer. Even with a cop living there it does not deter them. They hit his car too. God forbid you need to get in touch with them for anything. They never answer the phone or call you back. I would have to call the office multiple times leave messages and call the sister site and leave messages. My best advice when calling is immediately call an be freaking out if you have to leave a message. Hope you like hanging fly paper, cause spring and summer this area has flys so bad due to the creek that it is almost impossible to keep them out of your house. Now they are townhouse at little creek As stated before this place is very old an is not sealed properly any longer mice get in every now an then. It's not hard to manage with a trap but if I'm paying close to 1000 dollars I'm going to need them to do something about that. All you get perk wise is a pool and a sad excuse for a dog park. In short don't waste your time or money. You can't buy a place that only charged 665, pull the carpet, put in cheap stainless steel appliances and throw a coat of paint on it an expect it to be worth 1000. If you are going to pay that much for this caliber of place I recommend the The gardens at country club. There you atleast get a walking train, 4 pools, tennis court, a impressive dog park, a huge play ground that wasn't just thrown together, a nice gym, Internet cafe, and a nice laundry center.

I was told 2-3 weeks before move in date that it may be a problem with my move in date once I told them that they have known about my move in date since March they said they would try to work something out I asked them if they couldn't please give me ample amount of time so I can look for something else. Her response was I was I worked something out and Everything will be ready. The day before my move in date I received an email asking could they have one more day to get everything finished. The next day get another email asking can I come after lunch because they needed to clean I agreed even though my I was scheduled for a furniture delivery. Arrive at the apartment at 12 it's dirty maintenance is putting the stove in, it's dirt all the floor bathrooms aren't clean walls are dirty. When I asked inquired about cleaning to maintenance he said he would sweep but they mopped this morning. Walked through unit cabinets handles sticky some didn't close the back door wouldn't open sounded like something was stuck in the garbage disposal it's files on walls and windows and a lot more. The manager was so assuring that everything would be ready even though apparently they only had a 5 day turn around to get everything ready which could of been avoid if she had of said up front we will not be able to accommodate your move in date anymore. Over all I asked for a refund which was provided but now I'm out of a place and lost 2 days of work, have to cancel deliveries of furniture and other things that have to be put in place when moving. **Update*** they did not return my full security deposit!!!! They added charges to my deposit when I never moved in! DO NOT RENT FROM THESE PEOPLE!!!!
