    I am a recently moved out tenant lived there from dec 21- march 26 who has never been late on rent…read moreand has never caused any issues, so this review comes from someone who has fully upheld their lease obligations. While the office staff is pleasant and polite, the ownership operates like slumlords while charging premium rental prices. The biggest issue has been the HVAC system. It is completely insufficient for the unit. Any time the temperature reaches 80 degrees or higher, the system goes out. The repair company even informed ownership that the unit needed to be replaced -- and ownership refused. Instead of addressing the root problem, they chose not to replace it. When I tried to put plastic over the poorly sealed windows to help with insulation, I was told via email that it would be a violation of my lease. Instead, they provided a single window AC unit. That unit only cooled the living room and did nothing for the bedrooms. Because the bedroom windows had been sealed with rubber cement (their solution), I removed the cement from the bedroom windows and installed another window unit so I could sleep comfortably. I was then told that keeping that unit installed would also be a lease violation. So to summarize: insulating drafty windows was a violation, properly cooling the bedroom was a violation -- but leaving tenants in excessive heat was acceptable. The windows themselves are in poor condition and allow cold air in during winter and hot air in during summer. When I raised this issue, I was told via email, "it's an old house." That would be understandable if the rent reflected that -- but they charge premium rates. Their "fix" of putting rubber cement on the windows also creates what I believe is a potential fire hazard. There was also a leaking ceiling that required ongoing back-and-forth before it was addressed. Mold and mildew developed in the bathrooms due to poor ventilation and poor circulation. I have an arm's-length list of maintenance requests that reflect a pattern of temporary fixes instead of proper repairs. Again, the office staff is courteous. The ownership, however, consistently chooses the cheapest solution over the correct one.

    The Villas at Peacehaven is a poorly maintained property. I was awakened at 7 am by smoke alarms…read moregoing off (not the first time, usually a false alarm). As my daughter and I tried in vain to fix it, we discovered the cause. The ceiling had caved in. The air conditioning, poorly maintained at best, was malfunctioning (again). It leaked water all over our furniture and important papers. The maintenance guys finally showed up and stated they were fixing the problem. They didn't. Now they have me living without central air in the 95 degree heat. I called the manager and told her this was unacceptable. She was rude and hostile, refused to pro vide any remedy other than a small window unit (to serve the entire house???). There was mold, mildew and water everywhere. And they did absolutely nothing. She wouldn't even provide information for her manager. I finally found the information on google, and her manager was equally unresponsive and unhelpful. Since I have lived here, they have failed to answer service calls in a timely fashion, always with a plethora of excuses. But the bottom line is, they care only about collecting the rent money, not about providing good (or even decent) service for the rental. They know what they can get away with and they press that to their full advantage.
