SInce COVID hit, I have been the only income in my household. I worked hard to make every one of our payments to this company. As well as all of our other monthly bills. I haven't missed a single payment to any of my accounts since the Pandemic. I made my MAY payment late -- after the 16th but before the month ended -- and they reported my mortgage as MISSING A PAYMENT. Not late, DELINQUENT! My credit score just dropped 53 points because they reported me as DELINQUENT!! I've worked hard to keep my credit score GOOD and they just knocked me down without a second thought. Selene does not modify loans. I completed three trial payments in November 2025 and it is March 2026 and loan still not modified. The worst and most frustrating experience I've been having with a mortgage company. My mother passed away and her mortgage loan was sold to Selene Finance. I (her son) have been following up w/ Selene to gain access to the account and have been going thru the worst customer service experience of getting information in regards to the account. I have provided documents to get "verified", yet no detail information of the account is provided. Everytime I call they repeat the same document requirements as if they are not seeing that the documents had already been submitted. And then the continual 3-5 business days, or some of them say 7-10 business days to process. Its coming up on one month. Selene Financial is the worst mortgage service company. My loan was transferred to them and they lost my insurance documentation so my insurance lapsed due to non-payment. My insurance broker called and they told him that insurance was not part of my escrow account. I called and after 1 hr of being transferred left and right they acknowledged that I have an escrow account that has more than enough to cover taxes and insurance. You would think it would solve the problem and would send the payment to the insurance but no. They want to do an escrow analysis while leaving me with no insurance for a month while holding my money hostage. Very unprofessional and incompetent. They create the problem by losing my paperwork in the first place while I'm the one trying to figure out how to fix their mistake. Try to avoid if you can. read more

After living a 10+ year nightmare under this bogus company, I'm finally free! Back story: In 2016, Selene Finance forced me into foreclosure. I wrote in for a modification due to having surgery in August, being pulled from my job, and having to file for permanent disability--all doctor's orders. Selene gave me the run-around for so long that I ended up almost 22k in the hole. Luckily, the Illinois Hardest Hit program was still in play, and they helped me, a permanently disabled middle-aged woman keep her home. I'm so grateful! Another issue was that Selene never posted the extra payment they received on my behalf. I honestly didn't know that the program was going to pay my mortgage too. I thought it was just that negative portion to get us caught up and cover lawyer fees. The 1st month after our final court date, I sent in my mortgage payment as usual. The 2nd month after, I received a letter stating they were helping with my monthly payments and the first payment was made the previous month. I was shocked because it was never added to my account. At the time, I chose to do nothing because I was too weak to deal with it; I was still healing from surgery. A year after the program, in 2017, Selene added a $500+ fee to my account. I called in, and they claimed I had asked them to review my account, all lies! Their calls are recorded. I asked them to produce my call. When they refused, I threatened that I was going to contact an attorney, and one month later, I received a letter stating they made an error and they were removing that fee. It was quiet for a while. Now we're in October of 2023. I received a letter from Selene stating that I was close to $2,050 short on escrow. I don't see how that could be because I had a conventional 30-year loan at a fixed 5%. Also, my payments were on time. So, they're getting my payments, posting them, and yet somehow I fell short on escrow? I contacted the Better Business Bureau and the Consumer Fraud Protection Bureau immediately. They helped me, and my mortgage only increased by about $45. Exactly one year later, in October of 2024, I received another letter stating I was almost $2,300 short on escrow. At this point, I was livid! I called in, and we went over numbers. The difference in the tax and insurance increase was only $65! So I asked why the letter stated that my monthly payments were going up by almost $190? He became rude and was trying to speak to me as if I was a child or unable to comprehend what he was saying. I don't tolerate disrespect. I hung up and once again contacted the CFPB and BBB. Coincidentally, my mortgage increased by that $65. It's now August of this year, and I'm growing anxious because I know come October they would try to pull the same nonsense, saying I'm short on escrow. I decided to endure the emotional and physical pain of packing up my first home of 16 years and selling it to get out from under this horrible company. And I did just that! Silly of me to think that the nightmare was over. My mortgage was paid in full by my real estate attorney in September. We're now in November, and my account has finally been officially closed. All of October into November, Selene Finance was still calling and harassing me. The first lady I spoke with took my attorney's information and said she'd note my account. Weeks later, they were still calling. I decided to answer, and the second lady was incredibly rude. She refused to take my attorney's info; she tried to threaten me by saying my credit was taking a major hit due to them not receiving my payoff. She also insisted that my lawyer was still holding onto the payment. I told her there was no way since I had spoken to my attorney as well as her coworker about a week ago. I guess her coworker forgot to do her job and note the account because she had no knowledge of that call. I then told her that I spoke to someone a week ago who took my attorney's information. She proceeded to say "Oh, I do see that," the real reason why your account isn't closed is because they received the payoff a day late. That's lies! I asked how much and she stated, "I don't know, that's up to my manager." What? By that point, I was frustrated and hung up. For the third time, I reached out for assistance from the same two agencies. Here we are, November 10th, and I saw that my account has officially been closed. My next task is to get all those late payments Selene added to my credit report removed. Then I'll be completely satisfied! But for now, it feels great knowing they're gone! Good luck trying to get a human being on the phone -- it's basically impossible. Every time you call, you're funneled through an endless automated system that either hangs up on you or loops you around in circles. Emails go unanswered. Voicemails are ignored. Their "customer service" is a complete joke. I've spent hours (literally HOURS) just trying to speak to a real person about basic issues like payment questions or account information -- things that should take 5 minutes with any halfway decent company. This is review is specifically for their loss mitigation department: There were many reps in the loss mitigation department that really went above and beyond to assist us. I mean really, i truly feel as if they held my hand through this whole process so I wouldn't have to navigate a lot of this by myself. There were also a handful of really caring and amazing reps who went the extra mile and took their time to help us with everything when they didn't have to and were so nice to answer so many of my questions. These people bought my elderly mother with dementia mortgage. She missed 1 payment in her whole life. During covid she was part of a government program that helped the elderly. They paid the mortgage payment but not any fees. This was never discussed. Now they won't take her monthly payment until those fees are paid. $4000. Nobody knew anything because they refused to talk to us. So we come up with the 4000 and they say they can't take that either because it went into foreclosure the day before. Now they want 8900. Makes no sense! Now my mother is going to lose the house she built, and doesn't even know because of the dementia. It's so sad. Fuck saleen finance. Customer service is a joke. They want every dollar they can get and it doesn't matter how. My mother's property is worth more than the amount of the loan so they're going to take it. read more

Worked with a lot of different mortgage companies either due to refinancing or it being sold to other companies. Selene finance is probably the worst I've ever worked with due to how they do business. I can't say that the workers are getting off any better because many of them want to help me but are tied because of Selene's dumb business practices. Update to my review We currently have an attorney that is going after Selene, the first time we tried they did not take our case, time went by and I contacted them again, they had us pay $1,500 for them to review the case and tell us if they would take it, which they did. I look at it as they basically collect the fee to make sure you are not telling a fish story and evidence to back what you are saying because they pretty much tell you they will take the case. I was iffy at first but my other Attorney I had to hire due to them trying to foreclose (they were not sending ANY of my mail to my house but to an attorney I had for my HOA (did a bad job) he never let us know!) told me that he knew this Attorney and he supported him while starting his own practice (attorney against Selene is 2 hrs away, my attorney for the house moved from there to by me) and if he said yes to the case then there is a case to be won!!! I'm in Ohio. My suggestions if you are having problems with them keep calling around to find an attorney that will take your case!! Look at those that do real estate law, a bigger law firm that does not charge you to take the case or they only charge a 1 time fee to basically look over it (you should have a good feeling they are going to take the case, mostly likely they will tell you they will), search case law and see what attorney have taken them on or any other Mortage provider and call them. My best advice is don't give up! If they said no a year ago and you could find anyone, try again, more things have taken place, it's been going on for longer time, get HUD involved to help you, they were horrible with our advisor she said she had never had a company function they way they did, example not having a direct line to only one person for the case, getting back with you, getting different answers ect. It was nice for our attorney to also have someone else's word then just ours. Our foreclose attorney is fighting them for illegally modifying our loan to actually cost us more in interest than we currently pay. We agreed to the modification to get things out of the courts but he is still after them for that, if he can't get it worked out it will be turned over to the attorney the is suing them for wrong doings. read more

Selene Finance is one of the WORST mortgage holders I have ever seen! When calling the 877 line not one single person knows what they are doing so they transfer you to everyone in the entire company. You can never speak to anyone who is either a Lead or Manager you have to email customer service & wait for a call back. JOKE!!!!! My original loan was sold off to them & EVERY single month it has been problem after problem to get our account credited for the payments made. Tried to call multiple times and there is no option to actually speak to someone. Do your research before using Selene as your mortgage holder. Contracts are fine print and are absolutely limiting to the property owner. They also sold mortgage to another company (is typical) but left you in the dark in the transfer. I've spent 1 week trying to find out who to pay! Still haven't been able to pay as I write this. Do not use this company! They are the worst! I dont understand how they have not been shut down!! How has FHA or HUD not investigated and shut them down!! They are only interested in taking your money and your home! If your mortgage was sold to them find a way to refinance as fast as you can! My mortgage was sold to them in the beginning of the year and I have been told that my escrow has a shortage so they raised my mortgage. When I asked for another analysis they sent me a letter on June 4th stating there was even more of a shortage!!! The letter was dates June 4th, stating escrow analysis was done June 2nd and that I could pay the shortage in full by June 1st!!! This is the worst Finance company. Our loan was transferred to this company. You can't get on their website. You can't easily get a agent on the line. We had to call twice to be able to use there online service. They couldn't help us fix a password that I had written down. They didn't know how to reset it and we had to call them multiple times. Then the next month after the pain of getting on to the website, it did it again. I have never ever had any trouble before. Customer Service couldn't even help. If it weren't for her we'd probably ly still be fighting to get Selene to even credit a mortgage payment to our account. Thankfully we refi'd and got a lower interest rate as well as a new mortgage servicer. NEVER AGAIN would I do "business" with such an incompetent and uncaring company.
