We have bought and sold three homes prior to the one just closed with the help of Sente Mortgage and Harper Ray. Until now, our mortgage bankers were always faceless individuals that sort of loomed in my imagination or rather seemed like large bank buildings than individuals. I recently closed a home purchase transaction with Kristin Carroll and her team. I have done numerous property purchases in the past. I can say without a doubt this was the easiest closing I have every experienced. We had some interesting circumstances imposed by the seller, where I signed the purchase agreement, and we needed to close inside of a month or I would lose the deal. Most lenders promise a "30 day close" but Kristin and her team actually did it. We closed in just three weeks. I can't say this is the typical because I don't know, but I am very impressed. I think a key thing for all borrowers to keep in mind, is that your lender can only move as fast as the speed with which you get them information. Help your cause and give them complete documentation quickly when they ask for it. This goes a long way. Kristin did an excellent job communicating, was friendly and reassuring, and even showed up in person to the closing at the title company. I can say with certainty I am not a "big fish" compared to most closings, but she took the time to show up. That says a lot about someone. We were pre-qualifed with USAA in November 2011 and they completely mishandled our file and were headed for breach of contract due to our loan not being finalized due to their negligence. We emailed Josh on a Friday night and he responded shortly after with a long, thought out email. We called him that night, forwarded our documentation PDF that evening, he had us pre-qualified that evening and we had our disclosures on Monday after he locked the rate.
