    Alicia Kinney/Cozy Cabin Connection

    Alicia Kinney/Cozy Cabin Connection

We recently rented a cabin Managed by Alicia Kinney in Kingvale…read more We had our best experience yet. Alicia was absolutely a pleasure to deal with and she went above and beyond her call of duty to accommodate us. She answered our million questions multiple times with a lot of patience. She answered her phone after hours as well even with an infant and a sick dog. The place she managed was as described. Very well maintained and clean. with quality supplies. We highly recommend her services to property owners and renters without any reservations. Thank you Alicia. It was a pleasure to deal with you.

I had to take a day to calm down before I wrote this review…read more We needed a property manager and cleaner for our rental cabin, and so I emailed a number of fellow listings on VRBO, introduced myself, and asked if if those property owners knew of any reliable services. I received one email response from a woman I THOUGHT was a cabin owner (more on that in a moment) with a glowing recommendation for Alicia and Cozy Cabin Connections. I then also looked here on Yelp and saw two positive reviews. Initially, I called and emailed, a few times, over a week's time, with no response. Finally I received an email from Alicia saying she was in Disneyland for the week with her child and we could talk the next day. I offered some specific times to talk the next day; no response. Called the next day. No response. Finally, three days later she VM'd me that we could talk the next day. I called at the appointed time, and she answered. She was warm, friendly, very knowledgeable, and seemed like a perfect fit. I was super excited. I told her I'd talk to my wife, that we were highly interested, let's plan on working together, and could she send us a couple references that we could talk to? She said she would, and we agreed we'd talk in two days about how to move forward. Over the next month, I emailed and called her about half dozen times, and I never got a single response. My phone showed she'd read my texts. Miffed and disappointed, I gave up. On a lark, I decided I'd give her one more call, as I still had yet to find anyone and I was so confused by this bizarreness. She answered. She described a serious medical issue of a family member, and that she just had to drop everything to deal with it. I was sympathetic, and even felt bad that some of my messages to her had expressed some of my dismay at her radio silence. (But I also wondered, she couldn't just drop me a quick text?) But again, she sounded great. And she said she was actually interested; she just couldn't take on full service of our cabin right that moment because she was catching up from being gone and focusing on her existing cabins. But she would commit to doing at least do the cleaning and warming of our cabin for the winter, and take on the listing aspect as soon as she could. That worked for us. I asked her again for the references. She could only give me one other cabin on VRBO to look at (though she'd said she had "14" when I initially talked to her). She fumbled about on the phone saying her computer wasn't working just right to find others. She agreed to email the reference contacts to me. She said she would send them on Monday. The next week she was again unresponsive. When we finally connected, she said her child had broken their arm. (Again, sympathy, but could she really not just take a moment to text?) Still, we set a date and time for me to drive the two and a half hours to go meet her at our cabin to meet in person and show her the opening/closing. Over the next week I confirmed THREE TIMES the meeting day/time, and reiterated that I was driving up just to meet her. Each time she confirmed back the date and time (promising!). I drove up on a Saturday morning, confirming with her one last time as I left my house. She confirmed back that she'd see me a half hour later than planned. No biggie. Then, while I was driving up and the planned meeting was an hour away, I got a text saying that she needed to move the meeting back two hours to do some volunteer thing for her child that day that she'd forgotten about (?). I texted her back and said while I could try and rearrange my day, I was only a half hour away at that point, and I really needed to get back on the road home sooner than that. She didn't respond. I sent her a text when I arrived saying I was at the cabin, please let me know her timing. No response. I waited three hours at the cabin to the later time she'd mentioned in her text. She didn't show. I texted her and called her. No answers. I finally drove three hours back home, having been stood up. Needless to say, shame on me for sticking with it this long (I give myself one star for wisdom). But I can't remember ever being treated like this. I'm astonished. To close the loop, I went back to email the property owner who had initially recommended Alicia to fill them in on my experience (and maybe get some perspective on this maddening experience). When I went to the original email to reply, I realized that original glowing-reference email came from Alicia's email address (she was the property manager responding to the cabin inquiries). Barring some peculiar email sharing or cut and paste, apparently Alicia wrote her own reference posing as the cabin owner. At a minimum, based on my experience, she is too untrustworthy and unreliable to be a property manager. But moreover, my experience with her suggests borderline fraud. (Note: I also waited 24 hours to post this just in case something bad had befallen her...but no response/word.)

Look at their unrecommended reviews. They create fake profiles for fake 5 star reviews which were reported and removed and they lie to try to delete negative ones. They are so desperate to censor negative reviews because their entire customer base is Bay Area people no one here will work with them. I PAID their commission and I SIGNED their agreements. That constitutes working together in CONTRACT LAW. That they represented a buyer has nothing to do with the fact that we worked together. They also have not responded once to the emails on their agent Matt Smith breaching the realtor code of conduct, being unethical and directly lying. Article 1 of their realtor code of conduct is to be HONEST with all parties, whether representing a buyer or seller. They also don't know that censoring honest reviews is actually illegal and enforceable with the FTC. They were paid on the sale of MY home because I accepted their offer and I want to share my story so you don't make the same mistake. 24 hours after acceptance we were advised to delay our sale due to an unforseen 84k tax liability. We learned fast they didn't care about a win win, our family, their clients, only when they would be paid. True character is shown during times of trial. I wouldn't wish these liars on my worst enemy. They involved their lawyer immediately (see attached email) to threaten us to keep a bad deal going! They made negative statements about our financial situation with others copied, lied in legal documentation and gave us no notice that their clients couldn't close after we were forced to move with an infant in four days. Their behavior cost their clients tens of thousands of dollars in penalties because they couldn't close on time. They also used unethical tactics to try to get information from my contractors and lawyer, who told me everything. It was awesome after forcing us through a bad contract they had to turn around and plead for goodwill and flexibility (see attached letter) their clients had to pay us $10k to keep the deal going because they broke the contract. That's the ONLY reason this escrow closed. Instant legal karma my lawyer called it. Look, they are STILL lying in their response and no response to the actual facts and I've posted emails and documentation of all my account. Do business with good honest people. Team Blair really are dishonest, unethical, exploitative, selfish - despicable in the current times. Don't worry Team Blair, I won't be bullied or censored by a group like you. People should know how you do business. Beware Tahoe!

In person, Phoebe visited the home and had a genuine "real person" vibe that is so refreshing in the real estate world, bringing a careful analysis of what to expect related to the business of selling a home. Her background in biology/science leads to a unique and focused application of data analysis related to pricing and sales, but in an accessible way. True to our first impressions, Phoebe handled several challenging bumps in the road with aplomb and was always an in-person visit, email or phone call away if a problem came up. She was flexible, open-minded, and level-headed through the crazy ride of selling a house. My parents really wanted to sell this summer, and the right buyer came along for their unique but in-need-of renovation home. Our family is also unique (and a little crazy!) and our requirements were challenging for a number of reasons. Phoebe rose to the occasion, securing amazing photos of our house and creating a virtual tour through her realty company, Dickson, arranging for a Broker's Tour, and having a discussion when we needed to adjust the asking price after zero offers. Phoebe was invaluable in her commitment to our family and maintaining her professionalism and attention to details. Their house was sold, signed, sealed and delivered in a dizzying 60 days from listing, a feat considering the age and need for remodeling and the unpredictable second home market in Truckee, especially Donner Lake. We highly recommend Phoebe for her work ethic, attention to detail and knowledge of Tahoe/Truckee/Donner Lake area. She's a pro and gets the job done.

I have now bought 2 homes using their services, and also sold 2 homes, and wow I was blown away at how quickly and efficiently they worked, while being fully transparent and always keeping a positive "let's do this!" attitude. A+, 5 stars, flawless service, excellent outcomes. Over the summer of 2021 my fiancee and I made the decision to renovate our kitchen. In order to do so in the timeframe we wanted, I needed to sell my cabin in Tahoe. I synced with Alison to understand her thoughts on my home, the market in general, and thoughts on the future. She took time out of her day to educate me, and 24 hours later I decided to move forward. Alison's team quickly provided me with a checklist, we all split up tasks (including her team completing tasks on my behalf), and within 5 business days we were on the market! I love moving quickly and even I was blown away! Alison was able to move the house in less than a week (if you do not consider the week of wildfires). Her staging decisions were amazing and ultimately we got 3 offers, one of which stood out which we decided to move forward with. The buyer wanted to move quickly (cash and lifted contingencies), and in all of 10 days (!!!) we completed the entire checklist and closed. And to be sure, my cabin's value/listing price was probably in the bottom 50th percentile (maybe even lower) for her, and she still treated me as if I was one of her top clients. I cannot express how amazing Alison and her entire team is. When the day comes and I purchase my forever cabin in Tahoe, she's the only person I'll trust. If it's in 20 years and she's retired I'll knock on her door and beg her to come out one last time! The entire Elder Group team is amazing. THANK YOU!
