The Management treated her awful. She had someone come in and professionally clean her apartment upon leaving. She gave Management her forwarding address and what did they do. The unthinkable just like several others who moved out within the same time my mother did. They charged her over $1600. They never sent her a printout of the charges and when they did the walk through with her they marked everything was okay. Seriously what company does that. Seriously and like I said they did this to several others. They are only about money not about there tenants. They say they help low income families and they actually dont. They let rude, crazy people live there and Management doesn't do anything about it. If you move there just watch yourself and when you leave watch also because they might charge you thousands of dollars for no reason. Just because they think they can because you are a low income person. It's not like these apartments are the best and luxury. These are small apartments and charging so much for what.

My unit was close to the rental office, which made picking up packages a breeze. The mail boxes are towards the back of the complex. Trash dumpsters are located around the property and there was one relatively close to my unit, maybe a one-minute walk. Maintenance was always quick to remedy problems, as was management. I never experienced any vandalism or theft while at this apartment and would often sleep with my balcony slider completely open. (Single female.) My favorite parts about the apartment itself was the natural light and the pantry cabinets in the kitchen. This complex is perfectly situated in a residential community with quick access (like you could walk) to Starbucks (also drive thru), a Straw Hat, Tower Mart (I think it's since changed), a nail salon, etc. Also, Winco is just a 5ish min drive up the 99. Parking was never an issue for me or any guests (although I didn't have many). An added bonus for me (as a military member) was there weren't *that* many military renters. Also, W/D in unit is a huge plus. I never used the gym, but the one time I went to the pool there was no one there. Quiet. Would rent here again!

She was so warm and took the time to talk to me about the property and the amenities. I really enjoyed speaking with her, and everything looked amazing. I hate to admit this, as I am trying to get on the waitlist, but it is by far the best apartment I've seen in Yuba City so far. Spacious, and clean, with a great workout room. Although I don't live here yet, I hope too soon.

They have fixed everything rather quickly without complications! I would highly recommend. 5 stars! Updated: parking is NOT enforced. People can apparently park wherever they please weather it's an assigned spot or a "free" spot. 4 stars. Updated: our wash machine stopped working (in the middle of a cycle btw) and was sitting with water in it for over a week before they ordered a new one and had someone come drain the current one. The order date for delivery & installation of the new keeps changing. Extremely frustrating... Now that it's FINALLY installed...I get to use a dryer that's been installed UPSIDE DOWN....

When we first moved in, we were given Jennifer's personal number and told to report any issues we had or seen. My guess is she didn't expect us to actually follow through, because we've made so many reports that she'd just start ignoring us for weeks on end. It took her months to deal with any issues, if she dealt with them at all. We've had neighbors abusing their children out in the parking lot. We've had neighbors dealing drugs both in-home and in the parking lot. We've had domestic abusers, to the point where we had to call the police because at one point they brought out a metal bat. We've had multiple animal abusers, from people tying up their dogs outside on the metal railings for multiple days on end to someone who is still locking their excessively-nonstop-barking dog in a kennel for up to twelve hours by itself in an unfurnished room while they go out and have fun. We have many MANY stray cats abandoned by previous owners. The neighbor problem will not stop because Jennifer will, as a couple other reviews have mentioned, let literally anyone live here without actually doing any looking into their character. We've had MULTIPLE shootings, here at the complex. Jennifer showed up to check up on us, but was on-site for maybe ten minutes max. No email was sent out to address the fact the complex got shot up, that multiple apartments got hit multiple times, or even that one or more bullets made their way into the apartments itself, endangering lives. No email was ever sent out to address any issues, to prompt for reaching out if we needed to talk to someone about the stressful events, or to reach out if anyone had any information. People will park wherever they want, from the parking spots specifically for the tenants to the red fire lanes. No one even tells their guests to not park in certain spots. On three separate occassions, we've seen tow trucks come in, but ONLY after being called. The guests will leave trash EVERYWHERE. Speaking of trash, no one follows the rules of the dumpster. It specifically says no furniture, yet every few weeks we'll go out and see shelving, we'll see bookshelves or couches, even a refrigerator at one point. One of the screen doors was put out to trash, and wasn't even taken because it was placed between the dumpsters, then slipped down to the ground, and a dumpster was places on TOP of it. There are multiple lies you'll be told by Jennifer upon getting this apartment. The first is that she'll come and inspect every six months or so, check up on you and see how things are going. We've been here two years, not a single time she's come over EXCEPT for the time we had the shooting. We talked to another tenant who's been here almost seven years, never once did Jennifer follow up with her statement to him either. The second lie is that the tow truck company has someone come in to the complex EVERY NIGHT to check if people are parking right. Like I said before, in two years I've seen a tow truck three times. If someone did come in every night, half of the guests and tenants would be out of a vehicle. There's also the bug issue. Trash is one thing, what with the wrappers and plastic containers, tuna cans and papers and junk mail flying around into the bushes and all over the parking lot...but the bugs are an issue. A couple of the cats had flees at one point, which can get in the house. We've seen a couple cockroaches here and there, too. We also get these gnat-looking bugs every few months that will straight up swarm the place, get into the food so we have to throw out bagged or boxed food that are in the cabinets, and even have to wipe down the bathroom ceiling due to how many just die up there. Again, Jennifer hasn't done anything about these, except for the occassional email for bug extermination dates. For anyone who wants to move in to the ground floor and want to put out decorations or special plants outside your door, don't. Whoever Jennifer hires for gardening work is terrible at judgment and terrible at their job. They butcher the outside bushes and flowers and they'll weed-wack whatever decorations you have outside. We've had countless holiday and seasonal decorations ruined because of them. Don't even get me started on the lawn at the entrance, which is consistently covered in piles of dog poop. This is not a place to raise a family, nor to retire to. This is a place to party, have fun, and not care about the consequences, which, don't worry, 9 out of 10 times there are no consequences anyway. So if you want to do illegal activities in your home with no risk of being caught, party like you just don't care and do whatever you want even at the risk of others around you, sure, this is the apartment for you. But if you want a nice quiet community-driven neighborhood that's clean and respectful, you won't find it here.

From our first moments on the grounds before being tenants, we noticed it was so calm and serene, almost like a vacation getaway, seriously it was beautiful. Patti was kind and awesome to take us on a tour, answer all our many questions (including my 1000 random questions about the place) and she was so personable and still is! When we moved in, there was so much more space! We even got a patio!! You ever want to just lay in the sun and empty your mind for 20 minutes? Yeah it's pretty cool! Any of our maintenance requests were done so fast and efficiently! Maintenance rocks!! The parking may be a bit tight, but a perk is Patti holds a parking spot drawing every month! It's both super convenient and it really makes you smile when you know you win! Patti, both my wife and I know were in good hands with you at the forefront, thank you for welcoming us with such brightness and laughter and vibes, we will continue to say positive things, not just for those reading, but for a great person!     Patti the leasing manager is rude, inconsiderate and nosey. She will try charging for extra stuff…read moreincluding carpet cleaning that "requires" a professional carpet cleaning that wasn't mentioned when signing paperwork. On top of that she lives in the apartment complex and watches your every move with cameras including a dash cam on her car. Parking is limited and so are guest apparently. Gym is mediocre and she will tell you to remove anything that's in your patio. Wish I could give 0 stars in my short time of staying here, dont recommend these apartments to anyone!
