In every apartment complex, sooner or later, the central unit tends to fail. It's just one of those things that happens. So I woke up in the morning to a cold apartment because the boiler was not providing any heat. It was Sunday, and I was very sure no one would come and help me. I left a message on the voicemail of the emergency maintenance and was pleasantly surprised to find them at my apartment when I returned home after 2 hours. I couldn't believe my eyes! The heat only lasted for a short period of time after they fixed it, and I had to call again. But you know what? Jerry, the maintenance guy, was amazing! He was so kind and dedicated, spending a whopping 3 hours fixing the central unit. The team provides absolutely outstanding service every time I need them. I am truly grateful! The complex is pretty awesome overall. It has so much going for it that I was almost ready to give it a perfect 5-star rating. But here's the thing that's been upsetting me: when we first moved in, the amazing ladies at the office told us we'd get a brand new fireplace. And guess what? It's been a whole year and still no sign of that fireplace. I gotta admit, I'm a little disappointed. But hey, other than that, everything's been great! read more

If you want to live at an unsafe environment where the staff does nothing to alleviate due to the leasing agreement. A quiet and peaceful environment then they are liars. Erika has made in known that I had to call and visit the office multiple times to get anything done. Like move a company truck they hire to clean outside in the little puddle. As that car was blocking my assign parking space multiple times and I was late to work because of them. How I couldn't enjoy the pool as I told the front desk Abby to let the kids not jump out of the pool from the chairs. She said they don't listen to her when it's obviously her job to great a peaceful environment. Katelynn giving attitude and being so unprofessional when I ask her to let the company truck to stop blocking my parking space multiple times. Nick the maintenance worker being nice at first and then telling the whole staff about your business. He also asked very intrusive and inappropriate questions. Having a private conversation with Erika and finding out from other staff that she has been saying my private information to the whole staff. So unprofessional and disgusting. Just follow all the bad comments and save your time, money and nerves and don't rent this apartment, and even if you do, don't agree to pay huge deposit, you will not get it back . And it's not that they will charge just for regular cleaning. On the inspection day, they will come to your apartment, smile on your face and tell you that everything looks good and for the question 'how you gonna calculate my deposit' you get the answer 'don't worry , everything should be good' and 'that should be good' will cost you a lot of money as they will invent things in the final report and charge as much money as they can. And they sent you the report after a while , so that you got surprised that no one talk to you and no one inform you in advance and they just changed how much they want. And when you call to talk about all this problems Erica will just ignore your calls and never call you back, I am waiting already 3 days , emailing and keep calling them asking a call back , they just ignore my request . You see how amazing is customer service here. Also still have problem with deposit refund and couldn't talk to them and understand what solution they gonna give to my issues. I often do not leave negative reviews but I am seriously blown away by the fact that this complex is trying to charge me for carpet that was already extremely damaged and in need of replacing due to circumstances out of my control. (A major leak from faulty plumbing upstairs and the resulting flood) I feel that because I have a disability and needed a service dog and I am legally not able to be charged a pet fee they are trying to recuperate those funds by falsely siting my service animal for damaging areas he A. Was not in and 2. Were damaged due to flooding. During my almost 3 year tenancy there was a leak in the roof that completely flooded the surrounding carpet and caused severe water damage. The carpet was not replaced meaning the water damaged carpet was still present. The managers argued that there was pet stains and charged me to replace carpet that had significant damage due to flooding. I am also Extremely disappointed in that this is the way my tenancy is ending especially because I was extremely understanding, did not complain, or ask for (rightful) compensation for the long period of time my newborn and I were displaced because of the leak. I had been a great tenant and again was more than accommodating when the issue of the leak arose and I feel that I am now being met with unfair consequences of my leniency and understanding. It appears as though my reasonable concerns and factual recount of events are being ignored, and that this establishment refuses to take them into consideration. I feel that because i have a service animal they are using him/ me having to have him and. Not pay a pet deposit as a way to get money to change an already damaged carpet. They sited pictures of unidentified liquid damage that i sincerely believe was from the leak, flooding and standing water from the leak. If you are a person with a service animal that falls within the Americans with disabilities Act BEWARE. Because of this incident as well as others that i overlooked during my stay (car being broken into multiple times homeless/ unknown people rummaging through the garbage cans and my car being hit and while in its parking space with no recourse . I WOULD NOT RECOMMEND THIS COMPLEX moving forward. read more

Letting tenants know who are leaving. A package of mine was delivered a month ago to our old address here at Salishan we contacted Amazon as it was a gift for a baby registry. The day we dropped off our "floor fixing" payment to Erica we get an email stating that the tenant who now lives there brought a package to her with my name on it. They literally held our mail (which is illegal) until we paid that payment to them. She then told My husband another story as to why our package wasn't given to us until a month after delivery .This is not ok and we will not recommend living here to anyone since Erica has taken over. I hope this is my final dealing with their office. She says "Diamond service " You sent pictures when we asked for a breakdown on floor pricing so no you never addressed our concern you also didn't acknowledge the previous promises given to us about no additional charges. And now you illegally kept my mail for a month . read more

I lived here for two years so I'll make this review simple with a list of pros and a list of cons. Overall, I would recommend this place to someone if you can afford their absolutely insane rent prices, but I personally wouldn't pay what they're currently charging. In the two years that I lived here, the listing price for my apartment went up almost $300 a month and while I think what we originally paid was doable for the size of apartment we had, I wouldn't pay the new price. I'm aware that the price of everything in the Sacramento area is increasing so I'm not surprised that they're doing the same. I'll start with pros: 1. I generally felt safe living here and being slightly hidden from the main road I think helps keep people out of the area 2. We rarely had anything serious go wrong with our apartment. The appliances are old, but they worked fine. Plus I believe they're mostly all being replaced for the new tenants coming in. 3. The maintenance staff was always super quick to arrive and fix any issues, even if it was something small like a burnt out light. They're also really friendly. 4. The office staff is nice as long as you don't have any issues. 5. The new gym, pool, and package lockers are nice. 6. Parking could sometimes be annoying with needing to park across the complex from your apartment, but there's always a spot somewhere. 7. We had one grumpy old neighbor but other than her all the people we spoke to were friendly 8. While the town itself isn't great, it is close to the sunrise shopping area and a short drive to Roseville and sacramento so that was really convenient. Here's the cons: 1. All of the construction projects take at least double the time that they claim, which can be super annoying because you may not be able to use your parking spot and it can be super loud. The construction also felt almost nonstop. And the construction crew would park their trucks in the open spots (sometimes taking up two spots for one truck) so there were barely any spots for residents. 2. When construction or covid closes down your parking spot, the amenities, etc they don't offer any kind of reimbursement. We signed our lease with the promise of a new pool and gym within a month of signing and then construction took so long that we ended up barely being able to use either before covid shut everything down. 3. They claimed they weren't offering reimbursement because they had their staff still working during the pandemic to support them but we couldn't go into the office and I sent multiple emails that were never responded to so that was irritating to deal with. 4. I have it listed that maintenance can't enter unless I let them in (because I have dogs that are protective of the apartment) and one of them opened my door while I was home alone in the bath. The only reason he didn't enter was because my dogs went crazy. When I told the office staff what happened and asked for a sign for my door that says they can't enter without permission, they called me a liar and said that didn't happen. My neighbor literally caught it on camera and I asked if they wanted the footage and they declined. 5. The pretty stream in the back didn't have any water in it for most of the time we lived there. 6. The bar next door is very loud into the night and can result in drunk people wandering around the apartments. We had some guy continuously knock on our door and then he went around knocking on other peoples doors too. 7. The wood on the patio is all worn down and it's splinter central 8. This is just a visual thing but the landscaping they added is so ugly. It looks like they just randomly threw plants around without considering light or ability to grow. 9. Our apartment was so dark it was like living in a cave. If this is something that matters to you make sure you check that before signing. 10. The office staff seems pretty undertrained. Every time you call and ask them a question none of them know what the answer is and they say they have to wait to ask the property manager and she's often not there. They also are unaware of what's in the emails that are sent out to all of the residents. read more

You get what you pay for! I am an older single woman who drives in and out late at night a couple nights a week. I always felt safe here. One night, security even asked if wanted an escort. This is very important to me. The construction is really a pain. It took five months to complete my building, so for five months I had limited access to my parking space during the day and no access to my outdoor patio space. Residents seemed to be friendly and nice. It was pretty quiet for a family complex. Managers seemed to take care of noisy folks effectively. Fit the bill for me while I needed a place. read more

So I just got approved so I will leave a review after living there, I wanted to write this review for everyone whose having issues applying for places. I've seen these apartments and know that they're nice. After having so many horrible experiences, I decided to apply here. Within an hour, Ruth gave me a call and she is amazingly nice. I was honest with her about my situation and she was not rude or sarcastic at all which was nice. What I love is when you apply, you actually pay a holding deposit so nobody else can apply for that apartment. So when I applied I got the apartment all locked in. Also, when they run your credit, they don't ch cj student loans or medical bills which highly affects my credit. She kept me updated every step and made it an enjoyable experience. We can't wait to move into Salishan and highly recommend it if you are trying to get somewhere where they care and will give you options before flat out Denying you. read more

We lived at Salishan twice so far and it was the greatest place to live. The property has been upgraded with brand new gym and pool furniture. if they would have 3 bd we would of stayed living there. The update and response to their post: I have contacted them on three separate occasions. The politeness ends at the comments on social media. Do not be fooled by their ability to put on a front! I thought this place was great-at first. The management is rude and condescending. The porches, balconies, and the stairs are falling apart. Do a tour and look at all the wood rot! They keep saying that it's being worked on but I've never seen anyone working on any of it. The windows are all single pane, carpet is low quality, many of the outlets didn't even work when I moved in! The walls are thin so you'll hear your neighbor's conversations and all of their steps!! If you enjoy a peaceful life where your home and living circumstances stay consistent, DO NOT MOVE HERE! I've lived here for almost two years now and have experienced nothing but lies and difficulties since day one. I am a fairly rational and levelheaded person who keeps a tidy apartment, is as quiet as possible for neighbors, and HATES making a fuss. But, as of today, we can no longer stand how disrespectful management/cooperate has been to us and other tenants. Below are only some of the issues we've experienced since moving in July of 2018. *When we moved in, Salishan was doing some remodeling. We were told that construction on our units would be done by September of 2018. Construction wasn't started until late September. The patio still to this day is not finished (nails sticking out everywhere). Construction on our unit took months and we had people entering and exiting our home constantly. During this time my partner had a medical disability and I had just experienced a bad car accident and all of the loud construction noises and people entering our home was very stressful. We would have NEVER moved into Salishan if we had known that not only would our patio be closed, but our carports, the gym, and the pool as well for months on end. *During construction that started in 2018 they closed our patio for many months and told us we'd have assistance moving patio furniture out of our home. We asked for assistance moving patio furniture on September 2nd and didn't receive help until the 7th of September. We were unable to use our living room and second bedroom for those 6 days. In addition to this, we were told they couldn't store some of our items out of fear of someone stealing them from the gym. We had patio things taking up our hallway for months. *Shortly after moving in, all of our light bulbs started burning out and our doors started falling off their hinges. Not a lot of care goes into upkeep before a new tenant moves in. *Construction would work around our cars in our carport, but there weren't any updated signs telling us to move our cars. Large scratches appeared on my roommate's car during construction hours. At a later date my roommate had paint spilled on his nice, expensive sports car and the apartments did little to help. They deferred it to the painters who merely SCRATCHED the paint off his car. My roommate was parked in a spot that was designated to be open and available to park in during construction. *We were told before moving in on July 1st, 2018 that the gym would be finished shortly after. The gym didn't open until spring of 2020. We were also told the gym would be two stories when we did our tour. The gym isn't two stories. *Just recently we had our parking spot changed from right in front of our apartment to way around the corner and out of site. When my roommate tried multiple times to get help with this matter and voice his concerns (due to all the things that have happened to his car), he was told nothing could be done by them without cooperate approval, even though the letter was signed by the office manager Ruth. The lady in the office went as far as saying he was "just venting." What horrible customer service. Just today they gave our old spot that no one has been parking in to our neighbor (great neighbors, unfair management). We've been trying for days to resolve this issue and possibly get that spot back. We were told there was nothing they could do-it was all corporate. This is extremely frustrating as we went in many times, called many times, and have been drafting an email with concerns for a while now. *Finally, at the start of construction we were told that at the end of construction we would be able to receive compensation for our inconveniences at a meeting in the club house. To this day nothing such as been done. Overall this has been a horrible experience and we pay buckets of money for rent ($1550 total to be exact). I understand sometimes construction can be tricky or that new things change/pop up but this has been a joke. Just be honest with your tenants' people and actually try to help us. I hope this encourages others to take their business elsewhere so you can live peacefully in the home you pay hard earned money for. Hopefully this review can get us some help from corporate so we live here without such a sour taste in our mouth. We want to love it here but we've been treated so poorly. The upgrades are nice, but we're tired of always having things changed on us in an unprofessional manner. We were so excited to live here but have faced nothing but lies. Ruth is the most unprofessional and disrespectful manager I've seen in my life. She can't count till 4, she sabotages, she never calls back. She always asks about "documents" even if you already provided everything they asked before. And the "most perfect" thing in that performance is she will never let you know if she decline your application, she will not even send you an email or a message. I don't like giving 1 stars but....this place deserves 0 stars or negative stars really. This has to be the worst place to live. When we moved in everything was great, Krista the person who signed us up was phenomenal, but then unfortunately for us she was transferred to another location. This put us in the unfortunate position to have to deal with Ruth the "manager." This person has zero customer service skills, and she lies when she is wrong or fails to follow through on something. Ever since we moved in we had issues...the dishwasher, the laundry, the sliding glass door, the AC Unit...just to name a few. System errors when paying rent. Instead of being apologetic for all the inconveniences they cause or discounting our rent for all the issues they turn around AND BLAME THE TENANT?! Are you freaking kidding me? This place needs to be sold or needs new staff. One month the rent didn't come out automatically due to a system error, we were blamed and inconvenienced because they wouldn't accept a check or cash. This place is ridiculous. They were treating us like we didn't want to pay rent even though they knew the issue was a system problem. And if you mention something to Ruth she becomes super condescending and has amnesia. Demands email proof and she belittles the situation. Now...and the reason for this negative review, their system didn't take out the rent like it usually does AGAIN. So to avoid getting blamed like last time I went out of my way to get the rent paid. So again RUTH advised to make a manual payment, which we did. Then...guess what? The auto bill magically worked. So we were charged for the rent twice, causing an overdraft charge. Instead of being apologetic we were blamed again. The bank waived the fee and after hunting them down for our money they agreed to refund the double charge ((after 14days)). Then guess what happened? They are taking their sweet time and have caused us to overdraft two more times, and guess who's fault that is? OURS OF COURSE. Because that's what they do. Blame the tenant instead of taking ownership for their mistakes and their flawed system. This is completely unacceptable and if you don't want to deal with things like this -look elsewhere. Almost forgot to mention, they are in constant construction and remodel which is super inconvenient and noisy. No parking. They even broke our plants and it's been a challenge to get that reimbursed. Guess what? THAT WAS OUR FAULT TOO. I am so done. We will be contacting the BBB and whoever else on this place. It is unacceptable. And the Regional Manager was no different (Patrick). He had me fooled he was not like Ruth only to blame us again even though THEY STILL HAVENT REFUNDED OUR MONEY causing the overdrafts. RUN AWAY. I have email evidence to all this, don't be fooled. I am writing another review for the Salishan apartments. I hope this review helps people when making a decision as far as living here. I have already given this place five stars a while back, now I would give it 10 stars. I have now been here almost two years. My daughter and I still love it here. The community events they do, the awesome prizes you win and again the amazing staff:) I will be walking to my car and see a staff member and they always wave and say hi. Plus they have remodeled the gym and it looks great! If you want a SAFE, kid friendly, pet friendly place to live, the salishan apartments are the right fit for you. I am a single mom and my daughter has met some amazing friends in this complex, infact ones that come over frequently to play with my daughter. Hope this helps! read more

I lived here for one year and I'm shocked at some of the negative reviews I read. The staff is great and has accomadated every request I made...timely and resolved completely. Ruth is extremely pleasant, approachable, and professional. I've seen her interaction with others and she's always been friendly and considerate. The grounds are clean, manicured, and very nice to walk the dog or just an evening stroll. The complex is undergoing construction so additional noise and traffic is expected...but the renovations and upgrades are much nicer and worth the temporary issues. Rent is a little high but given the ammenaties, responsive staff, security, and location proximity to stores, highway, and restaurants I think it's a great place to live. read more

I know this place receives a lot of negative reviews, but I have to say that I haven't had any of the issues that the other reviewers have mentioned. My boyfriend and I moved here four months ago, and we really enjoy it here. The price is worth what you get. Are these luxury apartments? No, but you're not paying luxury prices! The apartments have a nice layout and don't feel small. I like that we have a nice-sized balcony (no wood rot with ours!), fireplace, and washer/dryer. The little man-made creek that runs through the property is also very nice and relaxing while walking our dogs (they accept dogs up to 75 pounds). They have community events, although we haven't been able to make it to any yet because of work. Some negatives: When it rains, some of the walkways and other areas flood, causing it to be difficult for some people to get to their apartments. Some of the office staff can be rude and misinformed, but I love maintenance. It can also be difficult to get into your apartment if it's right next to the parking lot due to insufficient space between cars at walkway entrances. read more

My husband and I lived at salishan from August 2014 to May 2016. We were always very happy with the community despite some rowdy neighbors and police visits to those neighbors towards the end of our tenanacy. The office lady Bethany was always a bit rude and unprofessional to not only us but our insurance agent as well but we had always had great encounters with the maintenace staff and manager. June 14th 2016 we received a statement with a check for our deposit refund and found that it was made out to my last name prior to being married, which was not on our most current lease or my 30 day move out letter. I immediately called to let them know we tried cashing it and were having issues doing so and would need the check reissued. Most other companies would have offered to cut a check right then and there with proper identification. When I called it was a Thursday and I was told the office manager would be in Monday and could help me get a check reissued. Come Monday June 20th I called and spoke to Jeremiah and asked to speak to Brandy the office Manager after a brief explanation of the situation, I was told she was unavailable so I said I would come in and even verified when her lunch was so I was not disturbing that and explained I needed to get the matter handled asap. I come in within that hour and am told the Manager is in a meeting and can see she is in her office with the doors closed (possibly in a phone meeting). The man I had spoke with was basically trying to get me to leave. I said I had put alot of time into this and needed someone to reissue a check and said I was told last week a Manager would be available to do so today and I could wait but needed this done today and nobody said don't come down the Manager has a meeting, so as I was talking to Jeremiah Brandy comes out (the manager). I explained the situation to her and sense she is maybe frustrated with me which I explained I did not intend to make things difiicult for them but we can't cash our refund check without it being reissued in my married name which I did put on our 30 day notice letter to move with our forwarding address. Brandy worked it out with me to reissue a check on the 1st of July and send out to us on the 1st. I agreed and confirmed it would be sent out on the 1st. Come July 12th nothing is received yet. Mind you its now been well over a month since we moved out and should have had this resolved. My husband goes into Salishan on the 12th to be told Brandy emailed the Corporate office a few days after I came in requesting a reissued check and they never got back to her and she never followed up. My husband assured her if they cut us a check this could be over with and him and I would no longer have to take time out of our days dealing with this. Finally, July 13th they call my husband saying that they are mailing us out a certified check we hopefully will receive soon. I am disappointed that this was handled the way it was. I feel strongly that had I been a perosn seeking tenancy with Salishan they would have handled the situation with more urgency. As I said in the beginning of the review and as I stated to them in my move out letter, we would have referred people to them had we not had this expereince with our refund. read more

My family moved in about two and a half months ago and we love it!!! We have the two bedroom two bathroom apartment. It's huge and beautiful. There is a ton of storage. We also have a large beautiful covered patio that I can't wait to decorate. I love that we are allowed to decorate our patios however we want because most places won't even let you hang lights. The grounds are well kept and beautiful. I love that there are a ton of trees and plants. The staff has always been wonderful. I also love that our parking spot is close to our apartment! I only gave it four stars because noise is the only thing I don't like. The windows are single pane and there isn't great insulation in the walls so we can hear everything and some of our neighbors are often loud at all hours of the night. We can even hear the alarm clocks of all our neighbors. All in all I love it here. I feel safe and comfortable, just wish it were a little bit quieter. read more

I have lived at Salishan for about 8 months and I couldn't be more impressed. This is the 3rd apartment complex I've lived in and I am so beyond happy to say I've finally found an apartment where I'm not counting down the days until my lease is over! The maintenance team is AMAZING!!! Every problem I've ever had has been solved without issues and in a very timely matter. As long as you don't have an overly large vehicle and you aren't a crappy parker, the parking situation isn't bad at all. The grounds are gorgeous and very well maintained and all the neighbors I've come across are very nice and respectful. I'm thankful to be able to call Salishan my home! read more

I love living here, My neighbors are really wonderful people, beautiful views, and my dog is finally getting more acclimated here! Andrea was so kind and I highly recommend her to take you on tours because she has such a great personality and is very reassuring! One thing that I am a bit sad about though is that a few of my appliances were damaged before I moved in and now I'm noticing they're getting worse (I.e fridge and microwave have a few cracks, my stove has a chip that resembles a spider)... and all of my doors inside had an issue. Salishan is the worst place ever, wouldn't even recommend to my enemy! Easy move in but beware that they will do anything to take your entire deposit when you move out. Management is def. lacking professionalism, they don't care about their tenants, it's obvious by the way they treat you. No upkeeping with the dog shit, homeless people problem on a daily and not to mention expensive rent for a dump place. Gates and doors are never working or locked properly. Whatever you do, be present during your walk-through or you'll regret and can kiss your entire deposit good-bye! I had already moved an hour away so didn't have time to come and complete my walk through. They only scheduled walk throughs with maintenance and it has to be convenient to their schedules. It was a mistake. They accused me of having a cat and said there were years of urine stains on the new carpet. They also accused bleach stains on the carpet and charged me $300 to clean the "new carpet" and another $200 to repair the carpets. Also, during construction my personal belongs were stolen and used by the maintenance guys. I called the office and they didn't do shit. Ruth always created a hostile environment every time I called or went in to check up on my notice and deposit refund. She's so unprofessional and toxic! And the new girls were nice but very incompetent, just a bunch of imbeciles! Note to management, customers are the backbone to EVERY business! Not only did you lose a great customer, be sure I will share with everyone how you guys run your shady business. Don't bother to respond to my review and try to mask your unprofessionalism and unwillingness to resolve a small and simple problem, it didn't have to end up like this and now the world will see how shady and unethical you guys are! I'm so done with the false accusations and selfish games you guys are playing! I'm done and good luck to those that decide to lease with Salishan! Ruth and her office staff are incredible! Anytime that I call I am greeted kindly, respectfully and promptly. I originally moved in for the dog park in the complex and of course due to Covid the pups and I haven't been able to use it, but that didn't stop me from loving it here. The complex is always clean, the residents are extremely friendly, and the creek infront of my unit is so refreshing. I love how spacious my floor plan is and how safe I feel here. Thankyou Ruth for always making me feel like a priority during my time here! read more

I really wish dumpsters were by located right below my balcony. The smell is awful as well as the dog poop trash cans. It's really hot sanitary to have both of these so close to people's homes. Is it possible to move them further away?! My building has yet to be under construction but maybe it would help to move this stuff further away. read more

The office staff and Ruth are the best! We had a "ugly" situation that possibly could've ended our lease here but she and her team did what they would to make sure we were able to stay The staff is very professional and caring when it comes to you living here and have shown nothing but kindness even during this crazy pandemic! I wish we had some better neighbors but other than that this place is a hidden gem. read more
