We moved out awhile ago, so I felt it was a good time for the review. The parking situation here is bad. I understand there is the one reserved parking spot and the permit you can get, but there is still not enough parking spaces to fit everyone, and also we are threatened of being towed if we don't move our car with a parking permit every three days?? This was how it was over a year ago, hopefully they changed it by then or the leasing consultant just told me incorrect information. If we missed unintentionally miss a payment, we are locked out of the portal to be able to pay it. Then we cannot pay it in person neither, however we're being demanded to pay the rent but it is made to be very difficult. Overall our experience here has been pleasant. We enjoy the quiet and the privacy offered here, however the rent goes up every year it seems making it not worth it. We want to move somewhere more affordable, with nicer weather and get a change of scenery. If I were to list the cons, parking here is bad, the handling of missed payments is horrible, the washer and dryers are bad and do not work half the time. Be careful when you move out because they'll try to say you owe a lot of money for damages or renovations. The location was nice for privacy and being close to things. read more

I initially inquired about this apartment because the advertised rent appeared affordable. Unfortunately, after learning more about the additional fees and experiencing the leasing process firsthand, I was extremely disappointed. First, the parking situation is unreasonable. Charging $250 per month for parking is excessive, and on top of that, residents are expected to pay an additional annual fee for a parking permit without any guarantee of having a parking space available every day. Paying for parking without guaranteed access simply does not make sense and adds significant hidden costs to what appears to be an affordable apartment. My experience with the leasing office was equally frustrating. I scheduled an apartment tour earlier in the week and received multiple text reminders confirming my appointment for June 6 at 2:00 PM. However, when we arrived at the leasing office, we were informed that there was no apartment available to show us. When I pointed out that I had just received a text reminder confirming the appointment, the staff member blamed the issue on having no internet connection that day and stated that their phone system operates through the internet. This explanation did not seem reasonable given the multiple confirmations that had been sent. Instead of providing the tour we had scheduled, we were simply offered pricing information for one-bedroom and two-bedroom units. While we agreed to review the pricing, that conversation revealed just how many additional fees are attached to living here. The overall experience left me with the impression that attracting applicants is a higher priority than providing transparency and value to prospective residents. Between the excessive parking costs, questionable parking policies, and the mishandled tour appointment, this community is not a place I would recommend to friends or family. read more

This is a review for the tour we booked this past weekend. We tried to call earlier before our appointment to ask a few clarifying questions which would help us decide if we should go through with the tour or cancel it. No one picked up after three tries, so we just went to our scheduled appointment. When we got there, we were told there were no available apartments to tour?????? They couldn't have sent us a text or email? I don't understand. They even said "we have your info so we can call you back or email when we have availability." Why couldn't they let us know prior to the appointment? What was the point of wasting our time showing up just for us to turn around and leave?! 1 out of 5 stars I could not be more disappointed with how this property has been managed in recent years. The owners clearly care more about how the outside of the buildings look than the actual health, safety, and wellbeing of the residents who live inside. When I first moved in back in 2022, this community was clean, quiet, and well cared for. Fast forward to 2025, and the property has gone completely downhill. Most of the units are now infested with roaches, some worse than others. Yes, management offers pest control--but it's purely a surface-level fix that does nothing to address the source of the problem. It's unacceptable to live in a home where you can't even lay on the floor or use your bathroom without worrying about a roach crawling on you. These aren't just a nuisance--they're a public health concern. The CDC has extensive information about the bacteria, allergens, and diseases that roaches carry. Yet instead of addressing this, the owners are spending their efforts and money repainting buildings and upgrading landscaping--cosmetic changes that do nothing to fix the unsafe conditions inside the units. also, they can raise their rent. There are also serious mold issues, especially in bottom-floor apartments. Instead of resolving the root cause--like leaks, moisture buildup, or poor ventilation--management hands out dehumidifiers or cuts out sections of moldy wall and simply patches over them. It's a temporary "band-aid" that ignores the bigger problem and puts residents' health at risk. It's truly disappointing to see a once-great property decline like this because of misplaced priorities and neglect. Residents deserve safe and habitable living conditions, not constant exposure to roaches, mold, and poor air quality. Absolutely would not recommend living here. I've been a tenant since November, and I've had nonstop issues -- from broken things that take months to fix, to truly awful communication and ongoing disruptions that management seems to think are no big deal. Just this month alone, we've been told twice to close all windows and doors for unknown stretches of time due to cleaning and painting. This means I can't use my balcony -- one of the main reasons I chose this unit -- and my pet can't access the outdoor space either. The latest notice was posted with no real timeline and no warning, just "immediate" effect for possibly weeks. I'm paying for amenities I can't use, and when I ask about compensation, I get either ignored or brushed off with "thanks for sharing." And this is just one example. Here's more: When my bathroom flooded at 3am, there was no emergency line to call -- because management changed the number and never updated their voicemail or documents. The parking lot was repaved and we were told it would be blocked from 8am-3pm. That changed last-minute to 8am-5pm, again with no regard for the fact that tenants pay for parking spots they couldn't use. When I moved in, the screen door was broken. It took months to fix -- and when someone finally came, it was resolved in 30 seconds. That's how most maintenance goes: ignored until it's convenient. I've filed two separate complaints (with video evidence) about the microwave "ventilation" that just recirculates air back into the apartment. No one has ever come. Now every time I cook, the smell sits in the air for hours or days. I never even got the correct keys when I moved in. I had to follow up a month later just to access the mailbox and pool. And possibly the most telling: I was overcharged by hundreds of dollars at move-in. It took FOUR emails and over a DOZEN phone calls to get my money back. That should have been the first red flag. The overall vibe? Incompetent management, bare-minimum maintenance, and zero urgency when it comes to tenant experience. I've never felt more ignored -- and I'm actively counting down the days until my lease ends. Avoid this place if you can. read more

Ive had a few maintenance issues arise over the last few months (all not related to each other) and the maintenance team here is incredible. So friendly. Jo came by recently to help with some plumbing issues and fixed the problem so quick and was so kind throughout the process. Property management needs work. So much work. From their professionalism to how they treat residents. It's gotten somewhat better, but still far from making things right. Staff sends emails but no one is bothered to check it. They all have different emails so it's worse when it comes to their communication, they blame not reppying back on vacations or other people not being in the office. Then anything missed is then on the resident. This place is a hot mess. I can't even bring myself to reup my lease. I'd rather spend more and struggle financially than live here where I would rather KMS. read more

I wanted to write this review under Google reviews, but it looks like Google is mistaking Serramonte Ridge Apartments for a Memory Care facility in Lakeland, Colorado. Today, a little after 1pm I heard water gushing in the bathroom. There was water coming down from the apartment above. I headed immediately to the management office. I was lucky enough to run into Joe. I told him about the issue, and he said he would head right over. It was no less than 10 minutes, and he came to evaluate the situation. He headed up to the apartment above. He explained there was an overflow issue upstairs and one of his colleagues was already working on it. The water did not stop flowing down into my bathroom, but Joe said he would be back after his colleague was finished to make sure everything was good. He came a couple of hours later and changed the light fixture since it was falling apart after the water gushed down. Joe was fast, efficient, and explained everything that was going on. I truly appreciate his professionalism and prompt attention to the issue. He actually has fixed a few issues in the apartment before. He always does an excellent job. This place suffers greatly due to the awful management that is rarely on-site and can't be bothered to lift a finger when they are. There is garbage and dog poop spread from one side of the property to the other and no one ever cleans it up. We requested maintenance to fix our clogged drain on February 1st, in person, in the office, when we dropped off the rent. End of May, beginning of June, they finally sent someone over to fix it. And if you have any issues with your neighbors, you can forget it, they will do NOTHING to help. They don't even care if the problem neighbor is creating an unsafe situation for the entire community. Horrible.!!! We made an appointment to see 2-bedroom apartment listed at 2950$ on Monday. My son went there and liked the place but was told it's a sample unit and the same one would be available in a week or so. He wanted to put a deposit for it but was told to submit an application first. It was done at the same day around 9pm. The next day we were asked to provide proof of income, and we did it. 3 months of pay stubs and 1040 Forms. It took them 4 days to check on it :-( and I got a respond on Friday saying they couldn't verify my employment. What a joke. Then we contacted a manager asking what went wrong and were told that the unit is already rented and if we wanted to go forward with the application it would be a different one priced $3250 plus. So unprofessional and so slow on responding. We would never go back .!!! read more

Beware this place. There's a lot of staffing issues, maintenance issues, mold, plumbing, I don't know what else I could mention. Moved in, unfortunately everything seemed ok on first walk through. BUT, I did not run enough water through all the plumbing. The day I moved in there was 1-2inches of sewage in my kitchen. They said they would come clean it, but never did. Had a plumbing issue at 1-2 every month, and it would take basically over a month to get anyone to help. Had to call a private plumber and fight for reimbursement. Wasn't too big of a deal, but I suspect there's large scale plumbing issues that's effecting the entire complex. There's pools of water constantly throughout the entire building. I made a complaint to the housing authorities, if you live here or plan to live here, just make sure the unit you move into isn't having any plumbing issues. Reply: I tried contacting the office numerous times via telephone, email, and in person and was ignored 75% of the time. I've submitted a complaint to the same Mateo county housing authority, and encourage anyone else in a similar situation to do the same. read more

Where should I begin.... Lord please help this place! Lol I've had the worst experience of my life with this place. Only reason I'm still here is because my rent is extremely low. If it wasn't for that I would've left along time ago. First off if you dislike bugs stay away, its infested with cockroaches, rats and mice. The cleaning staff never cleans anything yes they might mop the front area of each building but that's about it. Management is extremely rude and honestly I don't understand how they still have jobs. Every time I go into the office I feel like nobody really wants to help me they seem so disgruntled unorganized and unprofessional. The HR coordinator that hired this team should be terminated. Does your property manager do walk throughs? If so he definitely needs some bifocals I can recommend an optometrist if need be. Since they haven't had a chance to fill his prescription let me Q you in on what the property management should be reporting to the staff. 1) there was mold everywhere black mold white mold I've talked to multiple neighbors everybody has this problem and if you bring it up to any of the management they'll act like there's no problems. And I get it it's a business and they would hate to stir up the pot but I guess one of us needs to call the state and have somebody come down here and really look because that's the only way I think we'll get some real answers. My suggestion for anybody that decides to move here invest in a dehumidifier a large one not a small one because you will definitely get a gallon and 2 gallons every day. 2) Cockroaches there everywhere and when we tried to get them taken care of we get the hugest runaround and it is ridiculous. 3) Mice rodents they're everywhere I've seen them in the hallways. I've seen them in the parking areas watch out. 4) Dogs I love them to death but my neighbors have them and they piss all over the carpets. What do you think management does? They don't care let the stain stay there for as long as they can until someone like me makes complaint and they feel they must do something about it. I like to call this the reactive not proactive great job management you're doing a stellar job. 4) Retention. You might want to look this definition up good thing to know when you're running a multi million dollar business. If you had any sense of how to retain clients you wouldn't reply the way you have on most of these posts we strive for a five star experience. First you have to do certain things to strive for a five star experience and that starts by doing your job without people complaining. Like I said proactive not reactive. I can go on and on about this place but they're probably going to delete my post hopefully somebody with any type of sense will look at my post smile and really do what they should be doing when it comes to having a job For Serramonte Ridge. I don't know where to start but I do not recommend living here at all. My entire living room flooded due to poor construction causing mold to grow up the walls and on my furniture which I had to replace and it took them 2 weeks to come and fix the leaks let alone do anything about the mold! Plumbing is also terrible between washers leaking, my sink has back flowed multiple times, and my living room has now flooded for the 3rd time after they claimed to have fixed it. They also leave fake emergency maintenance phone numbers so good luck if u ever need actual help!! read more

Lost another package today. It was left in the locker room at 11:08 and was no longer there at 11:40. Only if the cameras do really work, they can easily evict the thieves staying in this complex. To anyone who orders a lot online and plans to move in here, save your time and look elsewhere. Btw, I've been losing packages here and there since end of 2020. I'm tired of asking for my items to be redelivered and demand for a refund from the sellers. Tip to lessen theft: Unlocked packages should be held inside the leasing office instead of the locker room. We moved here because it seemed like a good deal for all the amenities. Turns out we're paying for amenities that we never get to use. I've been living here for a year and I've gotten to use the pool ONCE. The hot tub by our building has been broken since before we moved in. The elevator in our building is always broken, usually for months at a time. It's so disheartening having to see the elderly residents and disabled residents be forced to take the stairs for MONTHS at a time! It just feels like a lawsuit waiting to happen! When we moved in no one told us the elevator was broken until we got there, and we had to move all out stuff up four flights of stairs and I threw my back out trying to get my mattress up and had to miss work. There was ALSO nowhere for us to park our U-Haul to unload it so it ended up getting towed when my husband was helping me after my back went out and I couldn't move. The hallways always smell like garbage and the carpets are always gross. The fire pit and grill area they advertise are always out of order. All of this, and they had the NERVE to raise rent again. This was such an easy move in process. Adriana has been so helpful and responsive! We were able to get things done in a matter of two days! Adriana was nice enough to answer any question that I had, and also gave me additional information that I didn't think to ask. I lived here for 6 years and would not recommend anyone to move here unless you're desperate. They never answer their phone, so your best bet is walking in! My maintenance requests take a while or gets done to the completely wrong apartment. Often times, I tell them what's wrong, they "fix" it and then I have to go in again and tell them it's still not fixed. The last straw before I moved out was my kitchen and bathroom sink getting backed up due to the floors above me - I wouldn't recommend 1st floor but the elevator is also always broken so choose your battle. Limited parking, a lot of residents have more than one car that they leave in a guest spot and rarely move. You're lucky to find a guest spot. I've had to tow about 5 cars because someone always parks in my spot. There's constant dog poop everywhere even though they provide free poop bags. These apartments are fond of mold forming, I had to purchase a de-humidifier to help out but my furniture has mold on the bottom of them because of how small and stuffy it gets in here. Overall, the updated units are nice. I like the dog park. Maintenance and management suck at this place. Rent goes up almost every year - not really worth the money. No one really cares to take care of this place. I would move to a smaller apartment unit people actually tend to! read more

This place is not a home. My family and I tried to give this apartment a chance, but we cannot tolerate this anymore. 1. Too expensive... even with the amenities included, gym equipment does not work and the washers are always broken. 2. Leaks, leaks everywhere. 3. Due to the leaks, my bathroom ceiling fell within 3 months of living here. Which took two weeks to fix... Luckily, we have a second bathroom in our unit. However, what would have happened if we did not have a second bathroom? 4. They had to replace a ceiling in the master bedroom bathroom ceiling due to... leaks. 5. A septic pipe, located above the kitchen burst. It took them days to respond. At this moment, there is a large hole in our kitchen. As a result, a piece of feces landed in the bucket under the hole. I understand that our kitchen is in the middle of the repair, but why did it get this bad? My family and I do not want to touch the bucket because who knows who this feces belongs to. Now, we do not want to use our kitchen. This is a health hazard. 6. Bathroom light ceilings are left open, I can nearly see the inside of the walls. We have addressed this to them before, but it was ignored, and we were told it was "normal." 7. You cannot get a hold of anyone for maintenance issues/work orders. When you call, you are sent straight to voicemail. Because of this, I must walk to the leasing office to get help. During one of the instances, an employee in the leasing office made a comment on how she was occupied with corporate paperwork. I felt like I was being rushed. I work in customer service, and first rule is to never make anyone feel bad for trying to receive assistance. Her comment was very unnecessary. 8. During heavy rainstorms and high wind weather, this area (Serramonte, Daly City) is a hot spot for power outages. If you are looking for an apartment in the SF Bay Area or in Daly City, do not move here! ***All of this happened with a span of 18 months. read more

We set up appointment to tour on 6/1/24 @ 2 pm and lady in the office was not interested in helping us at all. We were coming from out of state and got to the place early so we asked if we can tour but was told no our appointment is at 2, no big deal we said we will grab something to eat and we will be back at 2 . We came back at 2 and was told by the person there that the staff went to lunch and they will be back around 245. WTH! So we waited around 245 and went back to see if we can finally tour since again we had an appointment. The lady in the leasing office was not looking like she wanted to be there at all She was assisting two other couple and another couple was also waiting and then us. It was around 315 now and she hasn't seen us , at this point since she completely ignored us the entire time we were there, we left because we had a flight to catch . This trip was an absolute waste of time! But I will say, the staff in the office gave us a glimpse of what it would be like to deal with them if we were a tenant!!! Last update (with a sigh of relief): Save yourself the trouble and look elsewhere. We stayed here for 2 years and it was filled with headache from the incompetence of the staff namely, DJ. We have texts from the past management with proof that DJ was intentionally trying to charge us with miscellaneous fees and move our checks around because he believed we caused him trouble during move in day (we were just trying to live in a clean, safe apartment is that so much to ask for?) They did recently get a new manager Dulce who is much more reliable and actually follows up with our emails and concerns so kudos to her. Hopefully she will find sense and build a stronger core team and let go of the weaker, incompetent ones. I write this review with bitterness because during the move out they faulted us in a $250 charge that was resolved because DJ placed our security deposit check into another persons account because our last names were the same....( Lack of attention to detail or sabatoge who knows). They did not reflect back on the initial move in check off list with our notations of previous damages to the walls, and charged $500+ on carpet cleaning and touch up paint. I really only try to give good reviews on yelp, but this has to be said. I've been waiting a while before coming here to share my experience, but it seems like the only way to get ahold of the property manager here is through leaving a yelp review. I don't like leaving negative reviews about customer service and I don't like being this person but I am just fed up. During my stay here at Serramonte Ridge, I loved my unit. The only issues I really had was having to report several times to the leasing office whenever I needed maintenance. You had to keep going down there asking for them to schedule maintenance to come up because they don't answer their phones and don't document what apartment needs what apparently. I was super patient with them just dealing with this alone. As of recently due to COVID, me and my partners stimulus check as well as his unemployment took over two months to receive. So after never being late on a payment, we became at least two months of rent behind. Although I was still working we needed food on the table and all our other bills needed to be covered. Despite explaining that, this didn't stop them from literally blowing up my phone, Dolce was always super nice and patient up until the last time I spoke with her, she was sternly insistent and was threatening to come up and "take keys" if we didn't make a payment. Talking pretty insensitively as if we're not in a full blown pandemic right now. Later that night my partner and I borrowed almost $4,000 to catch up so we didn't loose our keys. We payed what we owed in FULL. That same night after we make our payment may 19 2020, I find a cockroach in my kitchen. (Not the first time I've seen or communicated to the leasing office I saw one.) the next day I called the leasing office and spoke with Ramon, he questioned me as to why I hadn't told him about the cockroaches the day before since I had spoke with him and dolce and insinuated I was using this to get out of what I owed to them. Despite already paying in FULL. I then got transferred to the office manager, with whom I've always never had a problem with, in my eyes DJ always gets things done. I only received help with anything if I went straight to him. After speaking with him he sent up an exterminator in the soonest appointment they had. Exterminator came on may 26 and said we had a full infestation and nothing in our unit is salvageable, after his visit not a single person from the leasing office or the regional manager reached out or emailed us to let us know our next move. So I called. Every single time I called it goes to voicemail, no one ever picks up. I finally got through and asked to be transferred to DJ, and he couldn't give me the regional managers number for some reason so he gave me her email and told me he would have her call me. That was literally 4 days ago. I sent her an email no response, I call the leasing office almost daily no answer. I would think if someone had to shelter in place with a HEALTH HAZARD, as a regional manager I'd be on top of that. I have not been back to my apartment since may 26th after the exterminator sprayed our unit, I was really relying on my apartment to self isolate before moving in the beginning of July, since I work in health care and am on the front lines of this pandemic and really avoiding any and all family right now. But since I don't want to Live with cockroaches I have to risk that while my partner and I both are couch surfing at the moment putting others at risk with whatever I am bringing home with me every day from the hospital. Not to mention the never ending plumbing issues in our building, it's like every single time you go to the restroom no matter what the toilet floods. They were supposed to send up a plumber for that but guys what?? They Never came. This place is just over all filthy. I have never experienced this kind of negligence from any Apartment complex before, for the amount of rent we pay monthly for our studio I didn't realize it's that much to ask to live in an infestation free unit which is just a basic human right and have basic communication with our leasing office. read more
